Houston is going to blow your mind in 2025. There are new skyscrapers, insane development going on, billion-dollar projects everywhere. So, if you think you knew the city of Houston before, wait until you watch this video.
Hey guys, I'm Natasha Tessier, and I keep a pulse on all of Houston. Everything happening from new developments to real estate gems to investment properties and everything you need to know to buy or sell or live in the city of Houston. Houston is changing really, really fast. Some huge projects are coming this way, and some have already come here. So there's a lot of change going on in the city. A lot of growth, a booming economy.
So the first thing is our tech scene is really heating up, and probably the biggest thing that's been announced just in the past few weeks is that Apple is building a cutting-edge AI server manufacturing facility in Houston. It's part of their 500 billion US expansion. They're going to Houston and one other city, and they are saying that that is going to bring 20,000 jobs to the city of Houston. So that is absolutely huge. Impact the real estate market in a good way because more people will be buying and moving here for those jobs. So that is absolutely probably our biggest news.
Tesla is building new energy storage and manufacturing facilities near Houston. So that's going to be great engineering and tech jobs coming here. So that is also expanding. We've talked about before Chevron bought 72 acres just outside of Bridgeland, and they are moving here. So that is going to be a lot of tech growth in the city. Another company moving here is Amazon. Chose Houston for a major, major tech hub with a $10 billion investment in 2010. You can see these huge Amazon hubs out in Katy, kind of in the flat areas, you know, 25,000-foot buildings across the state.
So, let's talk about why so many businesses are moving here. There are a lot of corporate tax benefits. So, there's no corporate tax, no state income tax, and then of course the cost of living. Now, within that cost of living, you do have to be careful with property taxes and things like that. That's where I come in to help you. I help people like you every single day move here. My contact is below. That's what I do is help you figure out what makes sense, what makes sense with your commute, what makes sense with the tax rate, the HOA, all the things. But that's why so many businesses are moving here.
So Tesla's already moved from California to Austin. Hewlett Packard has a huge, huge presence in Houston. They're moving their headquarters from San Jose, California to Houston. The Dropbox CEO and other large tech leaders are relocating to Texas. You've got Joe Rogan and other influencers moving all because of all these corporate tax benefits. No state income tax. It's smarter for the business. It's easier for the business to expand.
The other thing we want to talk about is, you know, our traffic is supposedly horrible. I'll be honest, in the suburbs, it's not horrible. I barely wait in traffic. There's a light that is near us at Hona that can get, you know, three or four light cycles in the busy rush hour, but other than that, out in Montgomery Magnolia, you're not really waiting in traffic. Now, if you work and live in the city of Houston and you're on 45 and 59 and I-10 and all those, yes, you're going to wait in traffic, but there's a new 25-mile bus rapid transit going in. It's a system with 39 stations, and it's going to connect uptown to UFH to all those places down through there. But anybody knows sitting on 45 or 59 or I-10 at 5:00 is never fun. It's a huge city. It's the fourth largest city. So the freeways are going to have traffic.
Of course, we can talk about other things that have happened. So you have three rings in the city of Houston. You started with 610. That was their, you know, when I was born and lived in the city, that's the 610 loop. Then they, when I was like in high school, college, they built Beltway 8. That's the second ring around the city. Now we have the third ring, which is almost complete. And that's 99. And it's been going and it's connecting Katy to Cypress to the Woodlands and all the way around the outskirts. So all those suburbs are connected by 99. It is a toll, and it is expensive. So you have to keep that in mind when you're traveling for work or you know when you're looking at a job or a house or whatever. You want to make sure you account for that cuz it can add up.
Another huge, huge expansion coming to Houston is the George Bush International Airport. And it is a $1.3 billion expansion merging terminals D & E to handle 33 million international travelers. That is expected to be completed. It's been going on. It's kind of a pain when you have the merged terminals right now. It can be very traffic and crazy, but it's going to get better because they've expanded it. It's going to be beautiful and it'll be a major travel hub.
Let's talk about the powerhouse of Texas in general and what that means. So, it's the ninth largest economy in the world, top exporter in the US for 20 years. It leads in high-tech exports. It's a large energy-producing state. There's a 90% graduation rate, which is top 5% in the US, 14.5 million workers. You know, there's massive job growth, all the things. We can talk about who is moving to Houston. So, 55% are between the ages of 25 and 44. 67% of the people are families moving here. So, it's mostly families, which is what I usually do. Although, I do have some single people, some entrepreneurs moving here. Texas is obviously known for a family-friendly environment, high job availability, and business opportunities.
The other big industry we're going to talk about is healthcare. So, Houston has the largest healthcare facility in the nation. Obviously, with MD Anderson and that whole hub, there's a ton of healthcare jobs and opportunity in downtown Houston and actually in every suburb. So, The Woodlands has four or five hospitals. Katy has five hospitals. Cypress. I mean, all those that's a huge, huge industry for employment. And then our other biggest industry in the state of Texas is actually construction, new construction, whether that be commercial or residential, that is where the most jobs come from across the state.
So, I think a lot of people are moving here. There's a lot of opportunity. And then when you've got all these businesses relocating from California and different areas to Houston and all those people relocating, I mean, there's so much growth and expansion. So, with that being said, that helps our housing market. Now, let me just kind of pop in here and update. We've kind of had a slow market. It has been a buyer's market. However, the rates have dropped six weeks in a row, and it's pretty out, and people are thinking about what they're going to do for the summer, and it's slowly picking up. So, the busy season is kind of end of March to August before school starts. So, if you're thinking about selling or even buying, you will have a lot of opportunity in a lot of homes. However, it might get more competitive as these rates drop for my buyers. So, if you're looking for a good deal, I would move quickly rather than slowly because if April or May comes and we're in 5% interest rates, then I think this whole thing is going to blow up. The last thing I want to go over are the Fortune 500 companies based in Texas, which is pretty cool. So you've got AT&T, Caterpillar, Chevron, Kico, Exxon Mobile, Hewlett Packard, Oracle recently moved here, Southwest Airlines, Tesla, Texas Instruments, USAA, and Waste Management.
