Going over, we had one earlier that, uh, really did well and you guys were asking about more of it. It is just minor subdivides and going over how to target them. All things, you know, what they are, how you can make money from them.
Subdividing is really cool because it's one of those things that sounds like it's going to be, uh, such a huge learning curve, but minor subdivides aren't too complex. So that's why I like it. All right, guys, today we're talking about subdivides. We got a lot of people trickling in right now. We're going to talk all things subdivide, how to target them, uh, talk about, um, how they work, how the pricing works, how they sell, marketing, all that good stuff regarding subdivides. We're going to walk you through all of it here. The way to said Road Frontage. Deon, I heard some good things from Brian, uh, about you. I talked to Brian a few 30 minutes ago, um, from Florida. Brian, who Luben? Oh, okay. He's an Action Academy guy. Very nice. What price point do you look to get into a subtoi deal? Virginia, Devin. Awesome, awesome. Happy to have everybody here. Um, like I said, I want to give this a few minutes to before we get started. We send out a high volume of text at the same time. And, um, we got a lot of good people in here with a lot of different backgrounds. A lot of you have no experience, which is great because this is going to be an introduction to subdivide for you guys, along with people that maybe are, uh, land flipping, want to learn how to target subdivides better and utilize, um, you know, the same concept of buying a thousand hot dogs at Costco versus buying a hot dog at a ball game. It's your bulk buying, splitting it up, and selling them for, you know, max value essentially. So there's tons of money in it. It gives you a unique ability in the marketplace, uh, to acquire land for higher prices and, and open those doors as well. So we're going to get all into that today, guys. Welcome in. So we are going to go ahead and get started, guys. I know a lot of people are in here. Um, uh, like Dan said at the beginning, we did a subdivide one in the past. This one is going to be more around getting the data around subdivisions. H, how do you actually target them is what we are really going to focus on more today. If you guys haven't watched our previous YouTube live, um, you can find that on the channel. Just search subdivide on the APY Brothers Channel. Um, but let's get to it here. Dan, might keep that question up here for a minute. What's your thoughts on that question, Dan?
Yeah, that's what I'm kind of going back in my head about, uh, uh, for minor subdivides. Are we splitting those up? So this is for minor subdivides. I think Road Frontage is the most important thing. Yep. Um, but that being said, if it's like cleared land and you can put a dirt road on it and it doesn't have Road Frontage, you can, and, and there's like cleared land and you can just put a dirt road on one of the sides, you can that can act as the road Frontage and split it up along that. I do think, um, there's tons of opportunities for that as well. But the easiest way to subdivide for minors is, um, for minor subdivisions is definitely Road Frontage. If you just want to chop it up like pizza along the road. What Mark said, which got me thinking, and it, it literally wasn't even my thought, which I have on this slide, is, is, uh, he said County regulations, which might jump above Road Frontage for me because if a county is not letting you subdivide, it doesn't matter. Oh, absolutely. That's definitely number one. But that's, I was kind of thinking past that fact, um, of the actual, yeah, I guess we're talking about a single piece. No, that's a good point, Mark. Like if you, if the county only lets you put into two, then then for sure, yeah. But, um, let's get to it, guys. I, I agree with Dan. I think County regulations. Um, I'm not as big on utilities, Dan, for minor subdivisions. And even if, if you're doing a major subdivision, you're gonna have to put in utilities. So how small you're chopping it up though, like for water, essentially? Or I mean, if you're in city limits and you can subdivide into one acre parcels and you have Road Frontage, I think that's going to be a lot of value for sure. Having the water or whatever. And if the, if the lots are over, you know, two, three, four, especially four acres and un, then your ability for septic and, uh, well, especially, I mean, it depends the part of the country you're in and all of that too. But then your ability goes up as well. It's the, the fact that the septic and well on a small tiny piece of land is the, you know, if it's one acre, that's where the hurdles would be. Exactly.
So let's get to it. Today's topic: Targeting and acquiring your first subdivide. Um, first, I just want to talk about kind of major versus minor subdivides. Dan, um, major on the right. Major and a major in rural Mississippi can be different than a major in urban Atlanta or something like that. A major. Counties have their own regulations on what a major and what a minor subdivide is. Minor subdivides, a lot of times are only going to require a a plat. There's not going through county approval, you're not going through any of this stuff. The minor subdivision regulations are going to say you can do this if you have X amount of road frontage, you can break it into X amount of parcels, and it's very straightforward. And it says if you do this, you are deemed a minor subdivision and all or minor subdivide, and all you need is a plat. That's what you can see on the left of this is an actual one that we completed probably about two months ago or so. We bought for $135,000 and sold for $350,000. We bought it. It was 70 acres. We bought, got it surveyed off. This is all road frontage here. We also had frontage down here. We did have to keep it over 10 acres in order for mobile homes to be allowed. We wanted mobile homes in this area to be allowed for it to be easier for us to sell, um, but we broke it up. We paid $5,000, $7,000 maybe for a survey, breaking these all up, and sold them for combined for about 350. I believe these two were sold together. Believe these two were sold together, and then three middles were actually sold, um, all individually. So that's just this little example. And the thing is, we bought that for $135,000. It was worth as is about $160, $170,000. We didn't buy that at 50% of market value because we knew how much value this road frontage is. Road frontage has so much value in these because you can break them up. If we, sorry, if we could break them under 10 acres, we would have done that and probably got another four or five parcels. Daniel, Dan, and probably sold for four or 450. Yeah. Oh, we would have split this up, especially that South parcel, like we would have split that up into much smaller. We would, we would have done this a lot differently. But going back to, I think it was Mark and King David here who said zoning, that is like the one of the, when you go and target subdivides, you want to know the county restrictions before targeting them because some counties won't let you split any lots up, some will let you split them up as much as you want, and then some will let you split them up into 10 plus acres. So that's why we kept this over 10 acres. Like Ron said, is to allow mobile homes and not restrict the land at all. And these sold really well. They did phenomenal on the market. We sold a couple really fast, got a lot of our money back, and then, you know, trickled the rest out. And, um, this was such a simple, and I've showed you guys this if you guys have been in here a while, this subdivide on the left before because this was like the ideal subdivide. We bought it above, you know, what we usually offer 75% or whatever that was, and it gave us the ability to just work on the back end. And we had good relationships with this. We had a realtor who knew the surveyor who pretty much organized everything for us. Yeah, exactly.
I'm going to try to pull up this other one, Dan. So some, they can see kind of a, uh, smaller example here. You want to talk about major real fast as I'm getting this? Yeah, so major subdivides are anything what the county actually decides that typically in the local municipality. But it's like on the example on the right, it's a, it's a, it's a traditional subdivision, what you think of like a neighborhood subdivision. It's where you take a big plot, put roads, put infrastructure, put sewage and drainage, and get the engineering approvals and all of that good stuff, and you actually split the lots up with proper engineering. Um, there's a lot that goes into it. There's also a lot of money to be made if you do it right on that. It's just they're longer projects, they take a long time, multiple years, take a lot more money. It's, it's just, uh, few levels up from a minor. And I, I'm not against major subdivides at all. It's just a lot, a lot. They fail too. Like they, there, you guys, if you look on a map enough, and we do it all the time, obviously reviewing deals and everything like there is a, not a high percentage, but there's a percentage of major subdivisions that completely fail. No builders want to build there for whatever reason. So if you do things wrong, like you can be in a weird position.
Going back, I just want to show another minor subdivision that we did. Um, like this is as simple as they can be, Dan. We bought this, what is this, 35 acres or so, I believe. We bought it for like $60,000. We could have probably resold it for $90,000. We split this up just to get two parcels. Like this, probably one and a half X our price per acre, honestly, when you're going from 35 acres to selling 17, 18 acre parcels, um, it greatly increases the amount you can sell something per acre. And we ended up selling this for like 140, 150. But it created a better parcel too, was one of the big reasons. Awkward. This was awkward because that that portion in the middle that's not our property, so it created this weird like U-shape, backwards U-shape, more of an N property. So this split the up better. Like looking back at that, why don't we do two eights on the right side? I don't, uh, that was a similar county where you had to be, I mean, I guess you could have done a 10 and a six. I, I don't, I feel like we did three parcels. I think we might have had a buyer actually lined up. We are going to do two smaller on that right, but someone offered for that 17 acres on the right side, so we just kept it like that. And they wanted one parcel because we were going through the survey and selling at the same time. And that's a big part of subdividing too. Sometimes you can make land like that was just odd land that buys splitting up, we can make it, you know, normal, attractive land in a couple different parcels. And that was the main reason for that. And you can do that when you have odd-shaped properties or a property that's, you know, kind of like this where there's a floating property in yours that you can subdivide off and get proper thing, get a proper parcels around it. But, um, let's go to the, uh, exactly.
Let's go to the three steps. And I'm going to focus a lot today on step number two. But let's just go the three steps of kind of doing this. And we're talking about minor subdivides. The first thing you do is find an area that is ideal. We've talked about this already today. You want low restrictions in terms of, uh, their county subdivision regulations, minor subdivision regulations. So you'll literally type into Google X County, Make County, Georgia, subdivision regulations. They're not all going to have long documents, but the ones that are good, the ones that some counties are going to have very detailed. This is what you need to do. Other times, you need to hop on the phone and give them a call and just ask them like, listen, I, I'm, I'm trying to do a subdivide in your parcel. I want to keep a minor subdivide. I don't want to go through long approval. Um, what, what do I need to do? What acreage? How much road frontage? Those are the key things that you're going to get from this. Is, uh, you want to do. So what you're going to have from these, I'm just going to put a few things down here. So minimum road front, road frontage, and usually it's per lot. So minimum road frontage you need for each lot, um, uh, minimum acreage, and then also number of parcels you can break it up into. Some people are going to say you have a 10 acre parcel, you can go as long as you keep it over over one acre, you're fine. But you also cannot break it up into more than five parcels. Um, so those are really the three things that are key with step one. And that's just finding an area that you like. So you're looking at areas you like, then call five, 10 counties' regulations. So you have your market. After your market selection, so you would have do your market selection, have your markets, and then kind of dig into those markets separately, uh, and, and figure out what the restrictions are and ask the county those questions. Those three questions below. So you know how to target appropriately. And, and this, this topic today, guys, is if you are going in, I just want to do subdivides, I just like, that's what I'm talking about when we're talking about this today. Um, we're not saying doing this for new people, but if you've been in our program, if you sent some mail, if you sent some marketing, if you've done some deals, you're like, I want to do this. This can be a portion of your business where you're doing something very, very sniper approach. And that's what I want people to get out of this. Dan, this shouldn't, I don't think, be your full business if you're just getting into this. Yeah, but it definitely can be in the future. 100%. Um, so going from there, and this is our main focus of today, number two is going to be pooling data. We do it from the land portal. Um, I'll show you a few different things that you can use on there. You can use road frontage, you can hand select, you can build lists on there. So you can have a very, very targeted list of 50, 100, a thousand pieces of land from multiple counties, even if you want, that fit this criteria. But let's go to number three before I go through this walkthrough. Any, anything to add on there, Dan?
No, I think that's self-explanatory. The land portal gives you the ability, ability to target what was one of the top things that's crucial for minor subdivides, which is the amount of road frontage you have. And we're going to dive into that and show you guys how that works. Exactly.
And then number three, you're marketing to landowners. So you are trying to get under contract to landowners. You can do this via direct mail, cold calling, texting. We're not going to go into this as much, really much at all, um, here. The thing about this step is, if you know you can subdivide, you can be a little more aggressive with your pricing. Like I said, on that, uh, that 70 acre parcel, we bought that for 80% of market value because we could sell it for so much more once we subdivided it because that road frontage made it so valuable to us with our improvement of cutting that up into 7, 10 acre parts. Yeah, and that's the sustainability of this and the reality of it. If you, like, if you can start paying people 70, 80, 90, 100%, you know, uh, it's kind of like R, how it kind of works like that, just because you're splitting it up. But at the same time, it's similar philosophy, Ron, to where we buy the parcel in front of a landlocked parcel to get access, and then it adds the value on the back end. If you can start offering 80, 90% of these people, you'll get so many deals under contract. Ask questions as we're going through, guys. So right now, I just pulled up the land portal. Let me know if this is too small for you guys to see. Uh, I'm going to try to keep it as this view. I can always put Dan M in the bottom right, but then we can block might block some things. Um, hopefully you guys can see this okay if you're on a computer. Um, so this is the land portal. I put a free 14-day trial link in the description. Um, but let's get to filtering out. So again, we're kind of skipping through. I'm going to have a few counties in mind. We're going to kind of skip through. What I'm going to do to start in, I'm just going to go filtered search and let's do. So what I'm going to do, let's go Georgia. Let's go Georgia County map. And I'm going to assume I did my due diligence on these counties and we have a few counties. I don't want to go there and we have a few counties that we want to target in Georgia. And we're going to pull up this area right here. It's going to be, we'll do where's Mon, Dan? Um, Houston, Mon, right here. I'm going to, I'm going to pull up some counties in this region right here. We're going to look for things. So what do you think, Dan, as we're going through here? What acreage are we looking for? How much road frontage are we looking for relative to that? Well, you can play around with it and see it's, try on, that's what I like about this a lot. You can even go through and do it by hand, is what I said. I would start with 20. I would start with, I would start with 20 to, and you want to do it based on the regulations too, obviously. We're, we don't have regulations in front of us, but what I did here is let me walk through vacant lots, Making County, Georgia, um, and then I'm going to do acres. Let's just go 20 and above. And here's where you can do road frontage. It, you could just say like, I want to do, you could be more select. I want to do 40 to 60 acres. And I want to do, let's say you have 40 acres and you have 2,000 feet of road frontage. You can cut it up into. Do 2,000 to 5,000. 2,000 to 5,000. Yeah, it would be good properties. So 2,000 to 5,000. I don't think we're going to get a ton of properties here. We'll get it a little bit. Get 34 here. And what you can also do if you want is do FEMA because it can be, if you want, I'm not going to go over this too much, but if you wanted to do things with zero, let's see what if we do 0% flood plane. How much this is going to reduce? 0% is a lot on 40 acres. Like we have 26 parcels with no flood plane. 40. Do zero to do zero to 25%. Yeah, I like that. And see what happens. That way we, we're only going to have properties now that are 75% or less in flood zone that have 2,000 to 5,000. Like this list of 31 is going to be very, very good properties. I'm excited to show you guys these. Uh, 473. Crown just asked, is it worth adding roads for road frontage? Yeah, if it makes sense financially. On a lot of times, it's not going to make sense financially. Correct. A lot of times, like it is very, very. So you, you want to ask the county when you're doing, you can do a dirt road. Some counties, you can do a dirt road and they're fine with it. Other counties, like for you to have legal road frontage, like you need to have it gravel, you need to add utilities. So there's different restrictions. Like if you can do a dirt road and split off of it, that's not that expensive. Add that. Yeah, maybe add that on the past slide. Then that's another good question. Is what kind of, because there's Class A, a lot of them break it up in Class A, B, and C roads. Um, so I think you put it, yeah, that one. So if you can find out if you can just put a dirt road on it, that's not going to be expensive at all, and you can create a ton. But the problem is, if they start requiring Class A and B roads, and they need gravel, or it needs to be paved, and it needs to be X amount of feet, 30 feet wide, a really good question with drainage. That is a, yeah, that's a solid question right there. That's why we, that's why we're targeting this with road frontage because it, uh, eliminates a lot of those issues. But if you find counties that you can do it in Class C roads, then you should be in good shape.
All right, let's hit, uh, list view here. So we have 31 parcels. I think we said 0 to 3, 25 flood plane, and we say 2,000 to 5,000 feet of road frontage. So what I'm going to do, I'm going to hit show on map. And you have a choice here. I'm just going to go through a few parcels and then we can start building our list out. But you have a choice here. You can go by one by one. And the thing about this software, let me exit out of here. Um, the thing about this software is it is going to show double-sided road frontage. So when you go to a parcel like this, incredible parcel, amazing parcel, those are the type of parcels I said we're going to get. And you split in here and you see 3700 feet of road frontage. This is road. Oh, this is not road frontage right here. This is not counting this. This is right here. Yeah, and right here. This is a railroad. This is not counted as road frontage. Um, but this makes sense, Dan, for this thing. 3400. This would be more, um, but absolutely perfect piece of land. If you go through and you see one like, okay, this one might not make sense. Like look at these things. I know I did this. I did this was demonstrating this the other day to a group of people and it was like, this, this tool is beyond powerful with how much money you can make. Like you buy one of these, just split it right up on the road, buy it at 100% margin or 100% market value, you'll make a ton of money doing this. I was reading through Sean's comments. I'll read through in a second. Um, I mean, the quality of parcel you can get with this is just unbelievable. But I'm trying to find one that I don't like. And let's see if we can find one that we don't like. This one's a little weird. This one's going to have some flood plane, but look at that. Yeah, I like that. I, I'm not going to cut that one off. I want to find one that I don't like so I can uncheck it. I'm just going to probably, I like that one. Yeah. Uh, I don't want to show you guys a bad one to uncheck, but the point of this is, and you don't need to go through each of them either. On, no, you don't need to. But like, if you did go through and you uncheck one, I just wanted to do that for the add to list feature. You don't have to. Like, I could just keep this checked actually and go to, uh, list view right here. And we hit save list. And we're going to build our list. So, and we can have, if you already have your counties in mind, is what I'm thinking. So Mak, not Mak, let's go Mak, Twigs, and let me get one more. I'll do this kind of fast. Making Twigs, where's Twigs? Twigs, Making, Houston. Houston is a lot more populated. Yes, but we can do it. What city is Houston? And you want to be direct with what you're doing. 40 to six. And we're going to do the same exact filters. What did I do? 20. Do I do 40 to 60? I, yeah, do 40 to 60. 2,000 to 5,000 feet of road frontage. That we acres. 2K to 5K road frontage. And then you can also, I mean, I, I don't know if there's a limit to this. 0 to 25 percent FEMA. So we filtered out by the FEMA, the wetlands percentage, and then the, or the FEMA percentage, and then the road frontage and the acreage. Acres. And if you guys just wanted to target this, just real quick to run over. Ron's going to pull it up now for Houston County. And if you guys wanted, or Twigs County, if you guys wanted to run this and do it just with road frontage, there's a road frontage, uh, yes or no button. So you could eliminate anything that's landlocked as well here. But obviously, if you're targeting subdivides, this is the way to do it. So now Ron's data it for. We see on the left there, road frontage. We have 2,000. These properties are all going to have 2,000 to 5,000 feet of road frontage and be between SE or have less than, uh, 25% of their property or less is going to be in a FEMA flood zone. That way, when you're subdividing these off, 25% if you have 40 to 60 acres, that means 10 acres, uh, can be in a sub, can be in a, a flood zone. So you could really put zero to zero if you wanted to, or whatever you wanted to do and tweak that. But we just did that for like this, the this example. Yeah.
So again, we're going to, uh, Twigs now. Same exact things. So what you can do again, you can go through if you want. Like these parcels are just unbelievable. If I had $1,000 to my name, Dan, and like that's all I had, like you go through this, you start cold calling some people. What did you say? That's double-sided. You get of double-sided road frontage, which is very, very advantageous for road front for, uh, minor subdivides. You can pay these guys a lot of money. That is the best thing about this. Everyone always asks, how do you buy land for 40% of market value? And we do over and over. The thing about this, you don't need to, like, you can cut these up and you can buy them for so much. Um, this is one I would take off. So here's the first one that I've seen that I would take off. This is road frontage right here. It's pulling up as road frontage. This is a highway though, that I'm pretty conf. No, that's a parkway. It's off the highway. That's why that's pulling up because they don't count highways. Oh, okay. So let's keep it. Um, but what I'm going to do, I'm going to hit add to list. So you can, when you hit save list down here, you can create a new list or you add to a list. And we're going to add to this list. And we're going to have this here. And then I'm going to go to our last one, which was, uh, Houston, you said? Yep. And you don't have to put it. These filters are going to stay. Hit apply. This is the land portal. I've heard a few people ask. There is a, uh, free 14-day trial in the description. You cannot, uh, you won't not get these features with the basic. You, you would need the middle or the top package to get road frontage, FEMA, or landlocked. Pull up a double-sided road frontage property. Someone asked, who was it? I think it was Chelsea. Um, yeah, Chelsea asked, why is the double-sided road frontage more advantageous? Is just because those corner lots, you can continue to split up. If you can find one, Ron. Yeah, no guarantee I can find one. Yeah, you can just, here's one. Oh, yeah, this is kind of double, but think about this whole road going all the way down here. Like you can cut these up so much more. And, uh, you have two sides. Yeah, exactly. Like you can just do so much. I'm going to add instead of cutting just a straight line all the way down through, you can cut two, you know, a straight line and then cut that parcel in half because you have road frontage, or you can cut that parcel more along that double-sided. It's a good question, Chelsea. I'm going to hit save here. And I'm going to have my saved list. I'm going to hit go to save list. And now we have our full list. We are, uh, so you can see how many, how do I see where, how many it is, Dan? Oh, 69 right here. So we have three different counties. These are all different counties. You can see right here. Uh, this is what your export would look like if you end up exporting. And you can see here what county it's going to be. So when you export, you're going to have all the data. So you can split these up for sure. You could export these all at once without adding to list. You can just export individually as you're going through if you wanted to go here and just export directly from here and not build a list. You can do that as well. But you have a, this is only 70. I don't know how many contacts it's going to take to get a deal down, but the quality of this. We also were very specific. If it was me, I'd probably do 20 to 500 or 20 to 400 acres. Let's go here and see what happens. Let's just go back to Mak, which I think we had 31 results. Maybe I do want you to export so they can see that part too. Yeah, let's go there. Actually, let's go to export from there. I'll do that. Let's go back to our saved search. You're right. And then you can edit this list within here as well. But now you can, so if you're going to cold call, hit that skip trace button with all these checked. If you're going to export and you want to send mail, text, etc., first export it, then. So click that export button. Run, confirm it. Oops. You can remove duplicates, which they, I guess there's a few in there. Is there? Yeah, five duplicates. I would keep them. Keep it. Yeah, I'm not going to get rid of those because I want those. Yeah, I think that's good for something this specific. That button's frozen. Feel like it's, it just froze me too. You're on it. Me go filtered search, vacant lots, let's just do making real fast. We'll do go making. We'll do the same thing so you guys can see and see what it looks like.
