Hey, welcome to your action plan, action plan, action plan. This is all about building an action plan for your success. And what I'm going to do inside of here, I'm going to take a couple of minutes to just give you the clarity of the certain things that you need to be getting specialized knowledge in, to know what it is that you need to be taking action on.
And so, you know, for a lot of new investors, they get started in this business and they get really overwhelmed very quickly because they just don't know what to do first, what to do second, what to do third. Well, hopefully inside this action plan, I'm going to be able to kind of create some clarity for that. But yet, you will still need to go again, the specialized knowledge. And you'll hear me say that a thousand times. That, you know, really what we're doing here is we're kind of opening the door and showing you, you know, the new found the land. But you still have to identify where you're going to go, where the trail is, how do you clear the land to build your house, which starts with the foundation, then the walls. And there's still this journey that has to be going or that you have to go down.
And so, inside this action plan, I want to kind of break this down into certain specific buckets for you to start mapping this out. Whether that's getting a notepad out and writing these down into sections, or a poster, or a post-it note on your wall that you can say, "Okay, these are the things I need to be focused on." And under each one of these are the specialized knowledge I need to get in place to be successful.
And so, let's get started. So the first thing with your action plan is, is obviously setting up your systems. What systems do you need? What systems are important? Well, inside the guide center, where you're probably at on this, or if not, it's in our Facebook group, which you can easily come join us there. Join, um, you can join the group and we have a guide center which has all these resources in there in it. Um, but my point is, is this is inside the guide. Whether you're in this guide watching this right now, below this, you'll see a section called resources. Um, and when you open that up, there'll be a bunch of word or, uh, word documents or PDF documents and you'll be able to open them up. And there is a whole section called tools and systems that has all the tools and systems that we use that you can start going through and getting the ones set up in your business right now that you need.
The second thing that you need to start really focusing in on is part of obviously pillar number one, which is the foundation, which is building your real estate team of the future. What is your team that you have now? What is the team you're going to need moving forward? And how and where are all they at? And have you acquired them to be part of your team yet? If not, you need to get busy on that and really identifying who all needs to be on your team.
Your third part of your action plan is your funding. And you need to get real clear on this. And it breaks down all the different funding sources that you need. One of the most important funding sources that you will ever, ever, ever go after is your private money funding source. So raising private money is a crucial part to this business to have long-term success in this business. But we talk about in depth inside the book, the different categories of funding from traditional to asset, hard money, to bridge and gap, to them private. And it's important that you line these funding sources up ahead of time before you start going out looking at deals.
So, action plan is about number four is market research. This is still part of pillar number one. And you'll see why I spend so much time expressing the importance of pillar number one and building the foundation. It is really very important for you to get clarity on this. And so, inside market research, this is where you're going to remove a lot of the risk in this business. You're going to be able to know your market. You're going to be able to know it very clearly. You're going to know are you in a tier 1 market, tier 2, tier 3, or an isolated market? You're going to also know how to dig down into what's known as the zip code matrix and identify those zip codes based on clustering so that you know what investing strategies, the smart investing strategies will work best in which one of these segments of the market, which allows you to be a better investor. And it also removes a lot of the risk that's involved in this business. And you can be moved much faster with confidence knowing how to implement this market research.
Now, once you've done that, now we can move into, uh, your action plan of number five, which is start your marketing. Start understanding a lead network. Build that lead network so that you can then really maximize the pinwheel marketing approach that we talk about all the time and truly start to have leads coming in from multiple directions and multiple angles and not even paying for leads. And a lot of people talk about, you got to spend all this money on leads. But look, for me and my coaching students, we disagree with that. We just don't agree with that model because it's not been proven. We, we see something completely different. When you build a lead network, the marketing becomes an organic process that brings you tons and tons and tons of leads.
Now, once you've started doing that, then you can get real clear on picking the right strategy because you will be leaning in on understanding smart investing. And I'm telling you, this is what will allow you to close more deals consistently and not be a one-trick pony. Yes, does it require you to put a little extra studying in? Of course, it does. But it gives you more tools for your tool belt. So your specialized knowledge will need to be a little bit longer in this column, but I promise you, this is what will create longevity for you. And if the market turns and shifts, you won't be worried because you will have different tools for different approaches to be able to work multiple leads and truly be a transactional engineer so that you can get more deals closed consistently.
Now, when we move on, you're going to have to spend some time really digging into understanding the purchase contracts. Which contracts work best for which strategy? And how do you fill those out? And how do you move those into closing? Which are the special clauses that need to go into these contracts? And how do you keep yourself safe by having the right clauses in the right contracts depending on which investing strategy that you use?
Then obviously, we move into closing deals. And so this goes all the way back to pillar number three, which is contracts to closing, which helps you truly understand how you get these deals closed. Whether it is a wholesale or a quick cash strategy, or which one of the six types of quick cash strategies you're using will require a different closing. Is it a creative financing strategy and which one are you using will require a different type of closing? Is it a fix and flip? Is it a buy and hold? All of them will require you to have some specialized knowledge on the different ways that those deals get closed. And the more you learn this now, the faster you'll be able to close more deals consistently and truly have the confidence to move forward on these deals.
And ultimately, and finally, you will need to understand clearly these four main pillars. It is the lifeblood to the success of your business and the longevity of your business. If you just want to be a one-trick pony and go out, learn how to wholesale a contract here and there, then this is not going to affect you at all. If your goal is to build long-term wealth and to build a long-term business and to do it with confidence and to have the right processes in place so that you can execute quickly and be a transactional engineer to close more deals, then this is where you need to be leaning in on and truly getting your head around these four pillars to investing.
