You're about to watch a live sales call of me closing a $10,000 wholesale deal. And to give some context before we jump in, this call was with an inbound lead from Facebook who I had already been following up with and trying to get on the phone for multiple days up until this point. He wanted $8,000 for his house that was only worth about 10 to 15 grand. But when I finally got him on the phone, I was able to get a contract signed for a $500 purchase price in the span of just 30 minutes on our first ever phone call.

So, made sure to pay attention because you're about to see exactly how I framed the offer to get him to say yes immediately. How I prevented all of his objections before they ever came up and how I got a contract signed before we got off the phone. All while still disclosing that I was wholesaling his house and never having to lie to him.

With that being said, grab a pen and paper and get ready to take some notes.

>> Yeah,

>> this is Oliver Con. I was just calling you back. You called us and texted us last night and submitted a form on our website about selling your property.

>> Yeah.

>> Are you still looking to sell that property or?

>> Yes, I am.

>> Okay, I got you. Fill me in. What's going on? How can I help?

>> Um, I was just trying to sell it because I have a family emergency. I have to get up to Massachusetts. my little brother's soon to be wife is he just found out that cuz he went down in 2022 and she found his wife just found out that she had cancer. She's going to have to have surgery coming up soon and going to all her family up there and I don't have the get the money for get down there.

>> I'm so sorry to hear that. I hope he's okay. I hope nothing bad happens and I completely understand why you would want to be able to to move up there. Okay. Well, this is definitely something we can help you with, Mr. Kevin. So, my job is to see what we can get you for this property to make sure you have enough to move up to Michigan. Do you live in this property currently?

>> No, I own it, but the city won't let me stay there because it doesn't have water lights on because my uncle cut the no wiring or no piping in there because one of my family members, my uncle was mad at me one day and he went in there to cut the copper piping and wiring and took it in for metal money.

>> Okay.

>> And that's what's all wrong with it really is the wiring. That's the main parts that are wrong with it is then little stuff. The floors, the floor just needs plywood on it and then tile over it and then that's done. The wall panels on it and then that's done. I haven't I started to do the wall panels, but I just got sick of trying to spend all my money fixing it and then my uncle goes in there when they condemn where I said I can't stay in there to fix it and then he goes in there and damages it more.

>> I gotcha. Okay.

>> Just I get spending my money on fixing it and then it gets damaged.

>> Yeah, I completely understand. And that's usually why sellers will reach out to us cuz with this you just sell it as is. No nonsense, no repairs. So, it's a lot easier. Let me ask Mr. Kevin, are there squatters in the property?

>> No.

>> Okay. And when was the last time somebody lived there?

>> In 2024.

>> Wow. Okay. So, it's been quite some time. And do you have a mortgage on this property?

>> No.

>> no mortgage. And do you own it with anybody else or is it just you?

>> Nope, just me.

>> Okay, I got you. So, the house pretty much needs a full renovation.

>> Yeah.

>> Okay, not an issue. And it's about 650 square ft. Does that sound right?

>> Yeah.

>> Okay. Amazing. And how soon would you be needing to get to Michigan?

>> He said that she goes in this next week on Friday to be the stay there overnight. That her surgery is Saturday.

>> Okay. And do you live in

>> Yes, I do.

>> Okay. Are you in or are you somewhere else?

>> No, I'm in

>> Okay. Amazing. Okay. And are the taxes on it current or are there some back taxes?

>> There's a little bit of back taxes, but I I'm thinking about paying. them before. If you guys want me to.

>> you can pay them when it sells. That's not an issue. Yeah, you would just pay them. Well, you wouldn't have to pay anything out of pocket. It would just come out of your amount. So,

>> okay.

>> It won't be an issue there. And what had you interested in selling this, by the way, off market instead of listing it with a realtor and trying to get the most amount of money that way?

>> I thought it'd be more easier to do it without a realer because they it takes more longer to go to the realers and I need to get up there in case if anything happens. Yeah.

>> So my brother can't do it by himself. My mom can't go out of state because of our heart. I'm the only one who's gone out of state to go be by my brother's side. Me and my sister Elizabeth. We have to stay at a hotel.

>> Okay, I gotcha. So, what were you needing to get for the property, Mr. How much do you owe in the taxes?

>> Just 400.

>> 400. Okay.

>> I was trying to get 8,000.

>> 8,000?

>> Yeah.

>> Okay. And how'd you come up with that number if you don't mind me asking?

>> Cuz the original land on Zillow is 45,000 and 500, but I just said because of the damage, I'll go lower to 8,000.

>> Do you have pictures of what it looks like now?

>> I can go get him. I just have to wait till my roommate get out where I'm staying at right now get back because we have a dog and I can't let the dog run around without someone else here.

>> Okay. Is the roof also needs to be replaced, right?

>> Nope.

>> How old is the roof?

>> 2021.

>> Okay.

>> The only thing that needs to be placed outside is some windows and the siding.

>> Okay. And if we were able to get the property qualified, Mr. Kevin, for a cash offer and it was something that made sense for everyone that we could agree on. Would there be

>> Yeah.

>> anything holding you back from moving forward and getting the property sold today if it did end up getting approved for a cash offer?

>> Not that I know of.

>> Okay. Well, what I can do for you, Mr. Kevin, if you can wait on hold for like 2 or 3 minutes, I can go over to the underwriters right now to see if they can purchase the property. And if they can, we can get the process started for you right now while we're here on the phone so that we can actually get this closed out as soon as possible so you can get paid.

>> Okay. Okay.

>> Okay. Give me 2 or 3 minutes. I'm going to be back and hopefully we can get you an offer.

>> Okay.

>> Okay, Mr. Kevin.

>> Yeah.

>> I do have some good news for you. Congratulations. The property has been approved to be purchased in its asis condition. No fees, no repairs, no realtors, no nonsense. And like I said, with the fees, we would be coming out of pocket paying all the closing fees on your behalf, which is going to be about $1 to $2,000. So, we're paying all the fees. The only thing coming out of your amount is any unpaid dues on the house, the taxes you owe. And the cash offer, Mr. Kevin, it got approved a lot higher than they were initially expecting. They were able to get you qualified for an allcash USD offer net to you with no nonsense closing immediately for $500 in the property's asis condition.

>> 500?

>> Yes, sir.

>> When do I get it?

>> The closing would be as soon as possible, but no later than 30 business days from today because that is it can take up to 30 business days in county for them to pull the abstract and title of the property. But the closing is the fastest option available.

>> Can you guys send that money to my bank?

>> Yes. Would you want it via a cashier's check or a wire transfer?

>> Wire transfer.

>> Okay. So, yeah, the title company will wire transfer it to you, Mr. Kevin, on the day of closing. And like I said, we would just get the process started for you now while we're here on the phone. And then that way,

>> never mind. Just do a check.

>> Check. Okay. So, they'll do cashier's check. They can give it to you in person or they can mail it to you if you're in Michigan at the time. And like I said, we would get this wrapped up as soon as possible. So we would get the title search started. I said, we would get the

>> Okay.

>> Yes, sir. So, like I said, no nonsense, no games, just the taxes are going to come out of that and then we would be closing ASAP. So, we would get the title work started immediately, right? We're going to get the agreement signed on this call and then we get the title search started tomorrow. And as soon as the title search and abstract work is done and we've been able to do our walkthroughs of the property, then we're good to close. Is the property just left unlocked or would we need to put a lock box?

>> Yeah, the front door is unlocked, but I have stuff that's still in there that I have to move out.

>> Yeah, that that's also the that's the good part about it, Mr. Kevin, is that you get enough time to move all your stuff out. While they're doing the abstract search and all that, you can have all your time to move everything out of the property. So, yeah, like I said, it's closing as soon as possible. It's the fastest closing you can get, but you still have the time you need to do what you need to do. So, are you excited or happy to have the property sold?

>> Yeah.

>> Okay. Fantastic. So, let's get it started for you, Mr. Kevin. Um, I have your email here. A Gmail.

>> Yeah.

>> that sounds correct. Okay. And then, are you the only person on the deed?

>> Yes, I am.

>> It's going to be in your email in one moment and then I'm going to also text it to you right now.

>> But, yeah, if the front door's unlocked and since you don't live there, it's going to be very easy, Mr. Kevin. This is going to be a very easy sale for you. And do you have any other properties you'd like to sell or is it just this one?

>> Just this one.

>> Well, first let's just read through it real quick cuz I don't want you to sign anything you haven't read, Mr. Kevin. So, we're going to read through it. It's very simple though. But yes, we're going to read through it real quick. I have to do that for compliance purposes. Okay. And then we're going to sign it. Refresh the page cuz there was an error I had to fix. >> You're on it? Okay. I also texted you the link if you wanted. Okay. So, do you see at the top, Mr. Kevin, it says residential real estate purchase and sale agreement?

>> Yeah.

>> Okay. So, below that, you're going to see your name and then RLLC, right? And then you have the description of the property. So, you see the address, the city, state, and zip code.

>> Yeah.

>> Okay. So, that's the correct address. Just confirm that for me. And right below that, Mr. Kevin, you see that the property is sold in ASIS condition. Okay. So, the way the property sits today is the way that it's being sold. You do not have to do any repairs, right?

>> And the purchase price is right below that. That's what we agreed to, $500. Um, and like I said, the only thing coming out of this is the taxes. Okay? But there's no closing fees. You see right below that, it says the closing costs, Mr. Kevin, were the ones paying all the closing fees with the title company, which for this county specifically, it's usually $1 to $2,000. Okay. Now, we can go right below that and you'll see the closing timeline. As you can see, Mr. Kevin, it says, "Closing shall occur as soon as reasonably possible, but no later than 30 business days from today." Right? That way, there's enough time for us to be able to do the title search, the abstract search, and also any walkthroughs of the property we need to. Okay? And then,

>> you'll see below that if the property is vacant that we just need to be able to access it uh to whenever we need to do our walkthroughs. So that's why I asked if it was locked or not. If it's unlocked, you can just leave it unlocked. If it were locked, we would need to put a lock box on it. Okay. And then you'll see below that tenants. That doesn't apply since this is vacant. And then additional terms. So the second page, these are just some disclosures, Mr. Kevin. I am of sound mind. This just confirms you're not under any sort of illegal substance or alcohol at when we're signing this agreement. Right. Number two, agency relationship. This is just stating that you're not represented by a licensed realtor, so you don't have to pay any commissions. Right? Number three and four, this is just legal protection outlining if a dispute were to arise because of this agreement, this is what happened. This is the county would be handled in who would pay the legal fees. But I don't see that being an issue. Once again, as long as we both uphold our end of the bargain, right? Number five and number six, Mr. Kevin, these are just our investor disclosures, as I like to call them. Okay? So, this is just disclosing that you understand we are investors and our intention with working with you and purchasing this property and helping you sell it is to make money, right? And so, what we plan to do is we plan to resell the property at a higher price than obviously we're paying you for it, right? That's how we make our money. And so, that's just disclosing that you understand that and that you also understand, Mr. Kevin, that one of the things that we do to save you time and to save us time and to pay you more money is we actually will do our marketing for the property, Mr. Kevin, in advance prior to closing. So, what that means, Mr. Kevin, is that I said once we get this signed now, we're going to begin doing our marketing to find our end buyer for the property soon as we get off the phone. And so, one of the marketing tools that we may use is listing the property on the MLS. And this has no effect on you. This is at no expense or no delay to you. This is just what we do to make our money and to find our buyer and who we're going to resell it to.

>> Does that make sense?

>> Yeah.

>> Okay. Amazing. And then below that, that other page for the default and affidavit, this just outlines what happens if you were to default on the agreement or if we were to default, stating that basically if you were to default, we would have the right to pursue legal action and protect ourselves just as you do, right? And it also says right below that, if like I said, you were to default for whatever reason, we have permission to file an affidavit with the county, which basically just protects the both of us and lets the county know that we have a contract to purchase your property. Right. And then below that, Mr. Kevin, the final page, it just expands on what we already talked about, which is just stating that give us authorization to market and list this property on the MLS and for us to be able to resell it obviously to our end buyer at no expense and at no delay to you.

>> Okay.

>> but that's it. So, I think you already filled everything out. You just need to click the finish button. It'll be at the top or bottom of your screen and you're done. Okay. Amazing. You're done. Congratulations.

>> And how long does it take to sell? Cuz I can go get this stuff out right now and you guys can go there today or tomorrow.

>> Yes, sir. So, as described and as it's in the agreement, it will be as soon as possible. So, as soon as the title work is done and the abstract work is done, but no later than 30 business days from today. That's the longest.

>> All right. Thank you.

>> Yes, sir. But yeah, like I told you, we close as soon as possible. So, we're not going to waste any time. We only get paid when you get paid. But, as you know, obviously the title search and abstract search takes a little bit of time with the county. So, that's the main thing we need to wait on. And like I said, for us to walk it, but yes, you're in good hands. And like I said, within no later than 30 business days from today, will this close, but it'll you probably be before then, right? But what I need you to do, Mr. Kevin, just before we get off the phone, cuz I I know you're busy, so I'll let you go here. But just before we get off the phone, I just sent you a text cuz this number I'm calling you from, Mr. Kevin, is a call only number. So you can't text this number. I just texted you from our number that you can text. Well, today is Easter and then Sunday and tomorrow's Easter Monday. So, the title company probably opens up on Tuesday. So, as soon as they're opened on Tuesday, then we'll be doing the title search with them.
