What is going on everybody? Man, in this video I'm going to show you how you can build an unlimited list of profitable leads. And this is a list that I just pulled back. And these leads we turn into paying customers in our business. So in this video, I'm going to show you how to build a lead list, connect with the lead, sell AI software services. In the last 30 days, we've collected over $60,000. And I'm going to share all of that with you in today's video.
Now, unlike all the other YouTubers out there, this information is value-based. I'm not trying to sell you anything. I'm going to give you all of that. In fact, I'm going to—I'm on kind of a time crunch—I'm going to do it as quickly as possible. I'm going to give you all of that for free. I'm going to give you the prompts, everything that I've used to build a list. I'm going to show you how to do it for free and use Manis AI, which is a much more comprehensive way to build the lead list with lots of different data points.

So, let's dive into it because, like I said, I'm on a little bit of a time crunch. Now, um, what we're going to do in this video: I'm going to show you how to build the lead list using AI. Show you how to connect with the leads. I'm going to show you how to sell AI software or service-based stuff. Uh, we do both. And then how to outsource fulfillment if you're going to sell a service because, man, in the past, I can't tell you how difficult it was to build a list of leads that we could sell stuff to. And now AI and especially AI agents have massively changed the game.
So, I'm going to show you right now. This is a list that I built. It took—or I didn't build it. AI built it—and it took uh about I don't know, 10 minutes or so. But look at all this metadata. I picked the niche. Let me zoom in a little bit here. I picked the industry: Travel and activity, home services. These are great industries to target to sell services and AI software to. They give me the business name, the address, the city, the phone number, the website, the email address for over 90% of them. And these are great email addresses. These aren't like bunky email addresses. So you can tell that these are the individual owners, decision-maker names, uh marketing ideas that you can sell things to them, and you can see: optimizing Google business profile, uh encouraging customer reviews. We use AI software to do these things. Develop a mobile-friendly website with clear calls to action. We use uh GoHighLevel, the tool that I give you the 30-day free trial to if you comment below to deliver on that. Right? So, you can be a newbie, you can have experience, uh it doesn't matter. Having these types of leads, whether you're new or seasoned, is the lifeblood of any business that is trying to make money online from your computer.
And so, I've used almost every scraper tool out there. I've used the best ones in the past. And I can tell you right now that especially if you're new, this is changing the freaking game. And you know, you got to look at this with a trained eye. All of these leads could potentially turn into paying customers, right? So, uh, for us, in the last 30 days, we've collected $60,000 in revenue working with clients, right? My—my online company is called Minor Marketing. We sell marketing services to small businesses because small business owners have some disposable income to reinvest in their businesses. It's pretty easy to convince them that they need social media content on their social media or they need to have a website or they need to show up higher in Google or they need to use an AI chatbot to replace somebody answering phones that might cost them $40,000 a year—or not even replace—that's a bad way of putting it. Use the chatbot as an extension to be more effective so that that frees their person up to do other things in their business, give them more leverage and uh create more uh responsibility for them and more ROI for the business owner.
So I want to uh give credit where credit is due as we dive into this. Um this all came about by uh a guy in my community named Bones and he said that here's a solution to scraping leads for those who don't use GoHighLevel or scraping tools and he shared a way to get free leads off using Gemini. And I'm going to use Gemini too. I'm going to use Manis AI and Gemini, both of you, because uh Gemini is completely free. Manis AI is a paid tool unless you use my secret method to get in. So, um, Bones first shared this idea with me and other members of our community and I took it and I spun it and I'm used it to build an even more powerful lead list, which is crazy. So, I'm going to give you the—the prompt that I used, right? So, for those of you that don't know, this is Manis AI. And Manis AI is uh autonomous—autonomous agent, right? It will take action for you unlike any other AI bot um or AI chatbot, whatever you want to call it. Uh not chatbot, sorry, AI um LLM. And it actually takes action for you. I'm going to show you what I mean. So, I use this prompt and like I said, I'm going to give you this prompt. I actually have it pulled up in this screen here. So, when you comment below, you guys, this is the document that I'm going to give you. Uh this is the entire prompt that I use. You're going to get the link to the video to get man access to Manis AI. Then you're going to get my four-part AI fasttrack training with the 30-day trial.
So, this is the prompt I use: I run a digital marketing agency in Maui. Looking to expand my ideal clients are in the travel and activity and home service space. Obviously, you're going to change all this stuff for you. Make me a detailed list of 25 leads including the business name, address, city, phone number. Uh, finally, give me an idea of what digital marketing service I can offer each of them. Wow. So, what's so cool about ManisAI is uh you can look up while it's—while it's doing its digging, right? Because it—it originally got popular by its ability to multitask, I don't know, dozens of different way uh things at the same time. So, when I give Manis AI a query, it goes out there and not only does it look up, scrape the internet, verify, crawl websites, you can actually watch it do all those things. So, I—I did that query. I pulled it up and look at this. I can just show you when I pull up Manis' computer: Browsing, scrolling down, scrolling up, clicking element. So, it's—it's verifying all these websites. These are all websites that are travel leads and it's really building a very superior list of leads. I can tell you that other scrapers out there don't verify to this detail, right? like verify phone numbers, address names, cross-reference to multiple different databases. And so I thought that that was insane. Insane.
So, uh, it also asked me some clarifying questions. Before I begin, could you clarify, do you need 25 leads total, 12 from each niche? And I said, just give me 50 total. And so, it did its thing, right? And I'm gonna just show you the lead list that I got from it. One second here. It asked me to uh continue it and it took about I don't know, 10 minutes and this is what it came back with. I also asked it to write me some email templates I'm going to give you as well. So here it is: home services lead list which I've downloaded and this is it. This is exactly what it gave me. So you know if you have access to Manis AI using my method you can build a list just like this. I use this same query in Gemini. So Gemini is completely free. Google Gemini, go to Google, type in Gemini. Completely free. I asked it the same query, gave it the same exact thing, and it came back. This one took a little bit longer. I'd say it took about a half an hour. I actually came back and I was like, "Hey, are you almost done?" And it said, "Yes, I'm working. I'm compiling your lists, gathering accurate information." I like that it took a while because it means that the lists are high quality, right? I asked it again, "Are you done?" And this is the list that I built. And I'm, you know, I live in Maui. I have a lot of clients. Uh Maui Kayak Adventures is actually one of our clients. Um these businesses are here. I can totally verify it. I have the phone number, the website, the email addresses. Beautiful. This is an incredible way to build leads that you have never had access to before.
And so I also asked Manis AI to give me outreach templates to these businesses. So if I wanted to bring them in as a paying customer, I would outreach to them maybe by phone, maybe by DM, maybe by email. So I asked to write me the email templates and I would say the same thing whether I'm doing this on DM. I would maybe break it up into a text message rather than email. Uh I would use the same topic strategy, foot in the door conversation if I was going to call them. Um you know, I'd use the same word track if I was going to walk into the business and bring them in as a customer. But remember, these leads, if you want to turn them into paying customers, we have free training on that and my four-part AI fasttrack. But in this video, I'm going to just kind of scratch the surface. Obviously, you can build your lead list. You can send them these emails and you can close them and you can sell them, you know, GoHighLevel software or you can sell them marketing services like Google ads, SEO, websites. I'm not going to go through every single part of selling those services and tools right now. I'm just going to show you kind of a higher level view of what you can do, but just consider this. You know, you send them this email to boost their online visibility: Hey, business name, my name is Nick. Uh, I run Blank, a marketing agency based here in Maui. Now, if you don't own a marketing agency, why not start one? I can tell you right now that businesses more than ever before need more customers, sales, and leads. And when I first got started making money online, I didn't have a lot of experience in this. Actually, I didn't have any experience in this. I was a mechanic when I got started. And the way that I got started was I started to invest the time and learn some of these skills that I'm sharing with you today. And unlike then, it is so much easier to start out and build these valuable skills and use tools like this to help you be more successful. I—I could only dream of having these types of tools when I was just getting started to build a lead list to help consult with me on, you know, delivering different services, what are the best ways to—to make money online and—and—and sell things and help me come up with templates and scripts and things to say because I'm inexperienced and I don't know those things. You guys all have that ability right now where I did not have that ability before. You know, these are people that are following the strategies that we share with them. Randy and Jocelyn, they actually met in our Facebook group and got married recently. Look at this. This is posted three hours ago: Sold an SEO package for $1,500. So, this is over the course of the month. $1,500 a month to this company, this company, $2,000 to this one, 2,000. This is a—a freaking six-figure business right here just for these two uh over the course of the last month selling monthly subscription services. And these services right here, these are the exact types of services that we talk about in the AI FastTrack training that I'm giving to you for free.

Well, you know, this is just our initial invoicing payment provider. We actually once somebody pays an invoice in Square, we move them over to recurring payments in QuickBooks online. So our business, the way we run is that each month all the bills are automatically paid. Our clients either give us our—their—a file and we get subscription payments each month. And that is why this is such a lucrative business model to be a digital marketer to work with small businesses. Because unlike being a mechanic like I used to be, I had to go to the shop, work 40 hours a week, I would get a paycheck. With this model, you get paid every month no matter what because you're selling subscriptions. And you know, in today's modern day and age, I feel like selling subscriptions is such a breath of fresh air to just living life, you know, not worrying about having to go to work every day and knowing that no matter—I mean whether you're doing a good job for your clients, are they going to keep paying their bills? If yes, that you're going to make $2,000 from this client, $3,000 from this client, $1,000, $5,000 every month and not have to start all over again working 40 hours a week. You know, that is a total game changer, that will change your mental health, your life, the way that you make decisions in—for you, your family, your business, and just how to navigate life.
So, I really wish that everybody would, if nothing else in this video, consider building a lead list in the way that I've shown you with Manis AI, right? It's so simple. I give you the prompt right here. Give it the prompt. Put it in there. Tell it to build you a list just like this. Uh, reach out to some of those businesses, offer to help them. You know, you can take this list and do some digging. This is again more—more stuff that we talk about in the fasttrack, right? But like if I wanted to prospect this business in this lead list, I would take their name, Kai Kanani Sailing, right? This is one thing I do. I just go to Google, Kai Kanani Sailing, look them up, and I'd see how they are doing online. You know, is their website good? Yeah, their website looks to be good. Okay. But what else is—what—what else could I potentially help them with? You know, can I go to Facebook and can I find them online? Kai Kanani and is it clear to me that they have posted on their social media within the last 30, 60, 90 days. So these guys are right, they've been posting every single day. This is what I would say an example of a healthy business looks like. You know, this is what you might set your benchmark as. Like if somebody's not doing this, posting every other day, if they don't have a good-looking website, if they—if I go to Google and they don't have 3,000 reviews, then I would offer to help them with those things. And you can ask Manis AI, you can ask Gemini, you can ask us in our Facebook group or the four-part AI fasttrack training how to help these businesses. What are the ways that you can offer to help them? the things that you can do.
Um, so if this is the benchmark, go out there and look at your list of leads and find the ones that haven't posted and then, you know, do something like go to—go to GoHighLevel. This is GoHighLevel. Find the ones that haven't posted to social media in 30 or 50 days. And then just offer to be the person that posts their social media for them. And then, you know, this is—this is GoHighLevel, right? You just use their social planner feature right here that connects all of their social media accounts, Facebook, Instagram, LinkedIn, Google business, and you use their AI tool to create posts just like we do. These are all posts that are scheduled to go out. And this is for our business, right? I'm showing you—this is my marketing, but we have uh probably 50 to 60 clients in here as well. We give them a license of GoHighLevel because it allows us to deliver value using this AI software tool so that we get paid. And then you just schedule this out. You know, if I want to create a new post, I no longer have to be a creative writer. I no longer have to hire somebody that is a great writer, which is what I used to do when I first got started. I just come here, I select the social media accounts, my client social media accounts that I want to post to. And then I hit the AI button and I ask it to write me some content using AI. So, what's the content title? Well, sailing on Maui. I'm using the—the reference for the Kaikanani business, right? Uh I want to create a post to create—I'm giving the AI some information to create a post for me. I want to create a post about why sailing on Maui is fun and you should do it too. Now granted, for the sake of brevity, I'm just writing damn near anything so I can uh show you that this is super easy to use, right? professional, number of variations. So, you can choose your writing tone. You can make it funny, casual, excited, professional, witty. I'm going to ask it to write me three different versions. And then it's writing the content for me, you know, and I can ask it—set sail for unforgettable adventure on Maui's pristine waters. Look, it's giving me five different versions. If I want to just use this one, I hit copy. I hit continue. I'm already building some social media posting for this new business. Uh, if I want to get some images, I can use AI to create images. Sailing on Maui, describe your image. Give me three variations. I'm going to choose, I don't know, dreamlike, digital art, poster, colorful. Let's just choose dreamlike. We'll see what it does. Creating images with AI is a little wonky. Um, I like to use ChatGPT to create my images if I'm going to do this with social media. But oh my gosh, look at this. This is a social media post. It took me 30 seconds to make. I'm posting it to 1 2 3 4 different platforms. Now, imagine doing this upfront without having a customer yet, but maybe to somebody on your lead list that you've identified would be interested in paying you for this. Give them 30 days of posting for free. If they like what they get, they can start paying you $500 to $1,000 a month. Consider how low the barrier to entry to do something like that is everybody.
