Today I'm going to show you how to get gohighlevel SaaS clients at scale, and it's probably not what you are thinking. I'm going to show you the exact sales funnel. We're going to actually build out the sales funnel together in this video, and then at the end of this video, I'm just going to give you the sales funnel so that you can start implementing it into your own business.
Now, I kind of came across this whole model about 10 years ago when I was starting my own real estate CRM software business. And I ran into several problems when I was first getting started. The first problem was I felt like I could only charge $39 per month because we were building a software platform completely from scratch, and I didn't feel like it had enough value to charge more than $39 per month at the time. And I looked at a lot of these other self-served softwares, and I saw they were $20, $30, $40, $50 per month. I was like, "I'm just going to do exactly what they're doing." However, I was totally naive and didn't realize how hard it was to get a thousand or even 2,000 paying clients, even on a low-ticket software like that.
So, I hadn't changed the model completely. So, I thought, "You know what? I'm going to take my software and I'm going to sell it to enterprise-type clients where I'm going to go into their office. I'm going to break down exactly how they could go through and use it in their business, and I'll be able to make these big sales, close one deal, bring in tens of thousands of dollars of monthly recurring revenue, and I'd be set." However, the problem with this is typically one sales meeting would take almost an entire day. So, it would eat up so much of my time driving into the office to the appointment, having the appointment, then getting out of the appointment. I'm probably hungry, so I got to go grab some lunch, then I got to drive all the way back home. Then I kind of got to recap what we were talking about in the meeting. So, it sucked up almost an entire day, and then on top of that, it would usually take months before those deals would actually close.
So, once I realized I didn't want to be driving around town closing these big enterprise deals and realizing that I needed a much faster sales cycle to actually bring in revenue and cash to pay my developers that were building out the software at the time, I knew I needed a better model with a much quicker sales cycle. So, it was then I turned to more of a standard sales call funnel. That way, I'd be able to generate a lead. I'd have someone watch a 10 to 15-minute video sales letter, and then they'd book an appointment on my calendar, and then I'd jump on a phone call and go and do a sales pitch. However, this turned into literally non-stop sales calls trying to find out how to eliminate no-shows of people booking on your calendar. So, you're setting aside time for that person, and then five minutes into the call, and they still have not shown up, and you've just kind of killed 10, 15 minutes of task switching. And this model, it can work, but it also takes up so much time where you feel like you're just literally married to your business and you have no life outside of work.
Now, I don't know about you, but I am married. I have three young kids. I have friends. I want a life outside of my work, although I really enjoy my work. And so, it was around this time that I discovered this model that I'm going to be showing you inside of today's video. And that is the webinar model where I could do basically one sales call, one 90-minute sales call, every single week. My goal was to get a thousand registrants onto this one sales call every single week. Show up, deliver the presentation the best I could, and then most weeks, I'd be making 20, 25, 30 sales in one live 90-minute session. And the beautiful thing about this is the sales cycle was quick. I was typically able to recoup all of my ad spend within the first seven days of spending that money. And then also, I wasn't having to drive around to all these different appointments. And then instead of selling a monthly subscription service software, I was able to build up enough value on this 90-minute presentation where I was able to pre-sell multiple months upfront and capture $1,000 in revenue so I could subsidize my ad spend and get cash in the bank quicker so I could fund my marketing efforts, I could fund my development efforts, and really scale my business.
So, with that said, let's jump onto my computer. I want to build out this exact webinar funnel with you today. I'm going to show you guys exactly how I set it up. Show you step by step. And then throughout the rest of this week, I also want to show you guys the downsell funnels, the upsell funnels, everything step by step that I would do if I was starting all over again from scratch today. And just so you know, this is not just one of those YouTube videos to get clickbait views or anything of like, "Here's what I do if I start all over." This actually is exactly what I would do if I started all over because I went through and used this exact model I'll be showing you in this video to grow my real estate software business from zero to over 15,000 paying clients in just six years. And then when I started over as a high-level affiliate, this is the exact same model that I went through and grew my high-level affiliate business and became the first person ever to earn over $10 million in affiliate commissions from the high-level affiliate program. So, this has worked. It's worked extremely well for me, and so I want to go through and break this down, share the funnel with you guys so you can go through and implement it into your business as well. The cool thing is, even if you're not in the real estate space, this works for any industry because, as I said, I did it in the real estate space, and then I did it in more of the agency space selling high-level on the back end.
So, with that said, let's jump on my computer. I'm going to show you guys the exact funnel template. We're going to build it out together using High Level's AI Studio. And then if you stick with me till the end of this video, I'm going to just give you the entire webinar sales funnel template as well so you can start implementing it into your own business.
Okay, so we're going to be building out three core pages with this webinar sales funnel: the webinar registration page, you can see right here. We're going to do the webinar confirmation page. This is before they go through and enter into the webinar. This could be for live or automated. Either one. You want a confirmation page to look similar to this. And then also the sales page where you're actually selling the offer that you are presenting on the webinar. All right. And you can see this is for a different offer, but we're going to go through and build this together specifically if you are selling a real estate SaaS white label on GoHighLevel, because that is what the focus is here. The cool thing is, if you're watching this and you're like, "Oh man, I'm really interested in this, but I serve roofers or insurance agents or whoever it might be." This same exact model works, okay? Because this is exactly how I grew my own real estate software business, but then it's exactly how I went through and started selling HighLevel as an affiliate. So, this model works. All right. So, the first thing we want to do is build out this webinar registration page. And if you watch yesterday's video, build out the real estate website, what we want to do is we want to figure out who we are actually selling to. Who's our ideal client avatar? Because then we want to make sure that our sales pages, our funnels, our ads, our email marketing, everything is speaking directly to this person. So, if we haven't nailed that down and we're just being very generic with like, "real estate, real estate agent, real estate investor," whatever it is, it's not specific enough because you've got real estate brokers, real estate team leads, solo real estate agents, you've got, um, real estate investors, and every single one of them have a very different marketing message to go through and connect with them, and different pain points, and different solutions we can offer. And so, as I showed you guys yesterday, I have all of these different avatar docs. This one right here is the burnt-out solo agent. This one right here, um, the tech-paralyzed team builder. So, they're a real estate team lead. They're building out a real estate team, and they're really good at sales and selling homes, but they are absolutely horrible with tech, okay? And so, we want to simplify that. So, we speak to these people in different ways. So, yesterday we used this avatar template. So, we're just going to continue this theme. So, let's go through and build this out. So, like I said yesterday, what I like to do is I like to open up ChatGPT and I like to voice out what I am thinking. Okay, I'm looking to build a webinar registration page and full sales funnel. First, we're going to start out with the webinar registration page. I'm going to give you a copy and paste of the ideal client avatar of who I want to the, uh, webinar registration page, the headline, sub-headline, call to action, everything to speak to. I'm going to give you an example of what I want the webinar registration page to look like. And the call to action button is going to be to "Get the Free Workshop" or "Get Instant Access to the Free Training." Whatever you think is going to help boost the conversion rates of people visiting the website to actually convert into leads to not only become a lead and register for the workshop, but also attend the event. So, I'm going to do that right there. It's going to transcribe everything. Then, I'm going to come over here. I'm just going to copy and paste all of this and then come over here and, um, Oh yeah, one thing that I want to do is just say this: I want you to give me a copy-and-paste prompt that I can copy and paste into GoHighLevel's AI Studio that will build out this webinar registration page for me. Okay, so I forgot to add that. So now we're going to have ideal client avatar. Boom. And then I would probably also say you want to kind of say like what you're offering. And this is what we made yesterday as far as like going through and like biggest obstacles or overcome, which I might throw that in there as well, just as more data. And then I'm just going to hit enter right here. And then it's going to build out the whole prompt that I'm just going to now copy and paste into HighLevel's AI Studio.
So, let's come over here to HighLevel's AI Studio right there. And like I said yesterday, if you guys are just watching this, catching in here, and you don't have AI Studio on your, um, computer, you just got to go to settings, you got to go to labs, and then scroll down. These are all the new features that they're using, and you got AI Studio. Make sure that's toggled on. Okay, so we're going to come back over here, go to AI Studio. This is the website that we built yesterday. We're going to come over here to the webinar registration. Okay, so we're just going to come over here and we are going to select all of this. We're going to copy and paste it into HighLevel's AI Studio to build out the first page of this webinar sales funnel. All right. And then I'm going to show you guys exactly what I would do once this is all built out to kind of maximize the conversion rates. Because honestly, AI Studio can get us like 80% of the way there. But typically, when I'm going through and building out these websites and sales funnels, there's just some things after doing this for over 15 years that I can just pinpoint of saying, "Hey, we need to do this to boost the conversion rates, to get more opt-ins, get more sales." And so I want to walk you through some of these different things after we go through and build this. So you're not just left on your own and building out a V1 which is maybe 80% good and it can still work, but honestly, an additional 20% on conversions that can give you a massive lift in your business, and it honestly could be the difference of having a profitable webinar versus a break-even webinar or even a webinar that completely loses money, and I don't want that for you. So hang tight, sit with me here so we can see step by step how to go through and do this.
Okay, so I went through and built out this whole webinar registration page. And if you look at this one, this is very simple. It's got headline, sub-headline, call to action, three core things that they're going to learn, and then a call to action right here. This one right here, it's got a lot more information, which this is something that I would probably just split test. I don't love a ton of information, especially if you're running paid ads to a landing page opt-in like this. If you've seen a lot of my opt-ins, it's very simple: headline, sub-headline, call to action, maybe some social proof, but like that's it. Um, so that would be like one thing where I'm like, "Okay, they just built this." It's not that AI Studio is always right, or that I'm right, or it's wrong, or whatever, but I think it's something to split test. Now, for this example, I'm actually going to go through and have it tweak it to be more along the lines of this webinar registration page. Reason being is that is exactly the model, the format that I have run for over a decade, and so I know that it works. Okay. So I'm just going to write out some tweaks over here, and you guys can like see me building this in real time. Okay. I'm just going to walk you through exactly what I'm saying here. So I put too many sections. I want the layout, the whole page to be similar to this one, which is this page right here. Okay. And then I said I like the "Free Live Training." So, all of my pages, I just broke this down at an event I was at last week, and I was presenting on stage and showing everyone the kind of like the whole opt-in pages and why they convert well. And I've been doing this for a long time. So, these are all like the format of what has always converted well for me. So, I always like this right here at the very top: "What is it and who is it for?" Okay, "Free Live Training for Real Estate Agents." So, I love that. That was great. I usually like this centered, though. And then I like the headline. So, we've got, um, at the very top, but I like to have the headline directly beneath that, sub-headline, then call to action, all centered on a white background. All right. White is just cleaner and easier on the eyes. Sometimes I see people build out these like webinar registration pages or opt-in pages, and they're trying to like use my methodology. However, they are just like, it's very hard on the eyes. It's very distracting, and so it's very hard to like read and see what's going on. Okay. And then it says, with the call to action button and the form only shown when the CTA, the call to action button, is clicked and shown in a pop-up modal. So I said, "Rebuild." Okay. So I'm just going to have this rebuild this here really quick. Um, but the reason why we want this is we want simplicity. We want the white background. We want as little, as few details as possible. So if somebody's clicking on a paid ad or even coming from organic YouTube, Facebook, Instagram, whatever it is, they can land on the page, instantly know what it is and who it's for. So that's where the "Free Live Training for Real Estate Agents" comes in. And then what the hook is. That is the core headline. That's what is in big font. And then the sub-headline is usually kind of like building on top of that, or it's eliminating any of the pains or things that they have done previously. Okay. And then we've got the call to action button. If you don't have the form, it just keeps it a little bit cleaner. Or another way that I like it is like having to put in, if it shows the form, just having like their first name, and then they hit enter, and then email, and then enter, and then phone number, then enter. So it's kind of like broken down as opposed to this long form that's a little bit intimidating if you're clicking from a paid ad, cold traffic, to this website.
Okay, so let's check this out now. "Free Live Training for Real Estate Agents." I like that. The red, I kind of like the green before. So I'd probably go back to green since green means go. Red means kind of like halt, uh, mentally. So, "How Realtors Are Using AI to Get More Leads, Follow Faster, and Book More Appointments Without Working Nights and Weekends." This, I think, is a little bit too wordy, to be honest. I would honestly like it to cover like just those three lines right there. Um, "Discover the simple system, helping busy agents instantly respond to new leads, automate follow-up, and fill their calendars with more qualified appointments without hiring staff or learning complicated technology." Okay. And once again, I'd probably just want to do it simplified, so it's just literally like one line right there. Okay, "Reserve My Free Seat Now." Perfect. That's looking much better. "Free Live Training, Limited Availability." And then this right here, this would be like, if you look at my page, it's a picture of me. So, it's kind of like the branding. So, you'd want like either a picture of you or whoever in your team is going to be delivering the webinar. Um, just a little bit of more trust right there. "What You'll Learn Inside This Free Workshop." "Generate More Qualified Leads." I, I don't mind this. This is not too much. Okay. And then "Meet Your Workshop Host." That's totally fine. "Freely Ask Questions." I still think there's probably a little bit much here, more than we need. Um, but that is kind of like a step one. Okay. So, this is a lot more along the lines of like how I like to structure these webinar registration pages: headline, sub-headline, the what it is and who it's for. Um, this little button right here with the form, looking great. Here's what you're going to learn. Great. And a little footer. Okay, so that's perfect. We're just going to, um, keep this as is for right now, and we're going to move on to the registration completion page.
Okay. So now I'm saying, "Now build out the confirmation page model." This confirmation page, the one I have that has messaging that aligns with the registration page because we want to keep consistent messaging throughout, right? And the call to action button is to "Join the Webinar." So we're just going to hit enter, and it's going to give us a little prompt here. So you can see right here, um, it's basically same headline, same sub-headline, "Join the Workshop." That would then kick us into the workshop. And you want to have something like, "Success, you've been registered." So, let's see what we can go through and get on the first try. So, we're just going to go through and copy and paste this into HighLevel's AI Studio.
Okay. So, build out this confirmation page. And honestly, this is fine if it's going to be like a live webinar. So, I was doing live webinars every single week for three and a half years straight. U but then I just told this "Join the Live Workshop" right here. That would be more for like an automated webinar. So, if it's not an automated webinar and it's not like an on-demand one, then you probably don't need that right there. It's fine with just like, "You're registered," kind of like a headline, and it says, "Workshop begins in," it's got the countdown timer, has the, the easy buttons to add it to your calendar, and then, "Hey, here's the webinar access link," which obviously this is not going to be the only place where if it's a live webinar, they're going to get access. We're going to be sending emails, we're going to be sending texts directly with the link, all that stuff. Uh, but we also like to break down what is going to be covered, and then, um, kind of like, you're always selling. You're, you're selling on every single page. And so that's why it's really important to go through and still break down things like this. Then obviously, you'd probably want to throw in, um, a picture of yourself as opposed to the stock image right there. And so you can see that this page is actually pretty good. Um, but like I said, if you're doing like an on-demand webinar, which is that is kind of like what I did once I started selling to agency owners with HighLevel as an affiliate, you want your call to action to jump into the webinar room, which once again, you don't want to be like "Live Workshop" if it's not really live. I was really doing them live for literally three and a half years. So, that was kind of like that, that experience where you're going to have higher conversions on a live webinar, but you're going to be able to get more people to show up on an on-demand webinar. Okay? So it kind of like balances itself out. But if you do do on-demand, you want the call to action button to actually jump into that webinar room as high up as possible. Especially on mobile, where they don't have to go through and scroll down, that they can just click there and jump right in. Okay. So honestly, this page is pretty good. And so what we're going to do now is I want to go through and build out the sales page, which we'll just come back over here. And I'm going to go back over here to ChatGPT. I'm going to create a quick little simple prompt that we can then go use to copy and paste into AI Studio.
Okay. So, if we come up here and read what I wrote, I said, "Last, I want you to build a webinar sales page. The page is going to offer a $9.97 webinar offer." And I said, "Model this sales page right here." And we'll kind of see that here in just a second. And then I want to have a two-step order form: $9.97 or three monthly payments of $367. And as the page is building out in AI Studio, I'm going to want to break this down and also what the offer is and why I do, um, those different things on the offer. So, I'm just going to come over here, copy and paste this, and then we're going to break that all down while AI Studio is building this all out because it takes a minute or two for it to build it out. And so I just want to maximize our time together.
Okay. So, while this is building out, I want to jump back over here. So, the offer. Okay. So, when I first started running webinars, I thought, "Oh, I'm going to sell an annual plan for $997, $1,000, so I could get more revenue coming in and so I could help fund the development of my business, plus subsidize ad costs and just bring in more revenue, right?" Um, however, after a little bit of doing that, I was like, "Man, that's a long time before we see rebuilds. 12 months. I don't have that type of runway." So, we cut the 12 months down to six months. And guess what? Conversions did not change. And then I was like, "Man, we actually would be really nice to have rebuilding happen even sooner." So, we cut the six months in half again down to three months, and we would give a three-month unlimited account access to the software, and that the conversions stayed the same, once again. So, what I like to do in the offer, if I'm going through and selling my white-labeled real estate SaaS offer, I have three months unlimited access to the software, and I usually like to have like an unlimited leads like digital course. It's like for real estate, I have like how to generate buyer leads, seller leads, and these are all different modules, right? And showing the templates, the scripts, and showing how to go through and and generate these leads inside of the white-labeled HighLevel account. Um, open house leads, and all the different types of leads. Along with that, pre-built templates and scripts. You want to be able to remove friction. So, as you're creating your value stack for your offer, you're not just throwing crap in to throw crap in, okay? You're throwing things in to simplify things for them, to make the things go faster, be more efficient, to cost less, or make them more money. Okay. So, as you're going through and thinking about that, um, so the leads, the digital leads course, okay, that's great, but how can we make it faster, simpler, easier, better for them? And that is through pre-built templates and scripts, a private community. A lot of realtors, and depending on the market, they like to network with each other, weekly coaching. And then one spin that I did on this was the first time I was like, "Man, I got to boost conversions." So I was like, "I'm going to do like more of like a." So I thought, "I'm going to do more of an urgency play and say, 'Hey, I'm going to do a done-for-you setup for the first 10 people to get started right here on the webinar.'" And the craziest thing happened. No, what my conversion rates actually did not change, and I was shocked that, and I was like, "Wait, we're doing a done-for-you setup to get your first lead campaign set up, and only the first 10? Like, why are not more people buying?" And then I realized I'm not speaking in the lingo of a realtor. So they thought a done-for-you setup of a lead campaign, they're like, "What does that even mean?" And then I switched the language that I was using and I said, "Hey, for the first 10 people when you get started right now, we're going to set up your campaign and help you start generating your first 15 leads every single month." And so when it was like, "Okay, we're going to set up your first lead campaign," they didn't know what that was actually going to do for them. When I said, "Hey, we're going to get 15 exclusive leads every single month for you. That is what the lead campaign setup was actually going to do for them." That skyrocketed our conversions. So, that's what I kind of put into that little prompt right there. Let's check back. Let's see how it looks. Uh, "Build real estate lead generation, um, follow-up system that helps you generate more opportunities." I'd probably tweak the lingo here a little bit, but overall, this page, let's see, it's looking pretty good. So, it's got the breakdown of three months unlimited lead generation training, pre-built template scripts, private community, weekly coaching, coaching sessions, implementation assistance, and so you can see right here, $9.97 or three payments of $367 to break it down, make it a little bit easier. The nice thing about this is because we're giving them three months access to the software, if they chose this, which 60 to 65% of people on the webinar that were buying did choose this option, they kind of got used to that monthly recurring payment right out of the gate. And so then they do the first three months payments, and then after that, the three months access was done, and so they roll into our $199 per month software plan. Obviously, the goal was to help them see results in those first three months so they wanted to stay on board. Um, but that's where we would go through and sell it for $1,000 so we could stack more value on the front-end offer. And, uh, overall, this page is looking great. Um, I like to have a big testimonial wall when you're selling a $1,000 program and you're hoping to make sales without even having to get onto a sales call. And so, that is where you want to have, honestly, this is a start. Um, actually, that's a good amount. Um, but you want to have as many testimonials as possible. And if you're brand new, just getting started, don't worry. Start with what you've got and kind of build from there. And then the frequently asked questions. This is going to be crucial as well. And so you want to be able to go through and have everything listed out. I see this, the secure checkout, the two-step opt-in form. I'm loving this. We then want to go through and make sure this is connected to our CRM. So we want to connect that and then go from there.
All right. So anyway, guys, I know this was a very in-depth, detailed video. I hope it was helpful as far as breaking down this model. Honestly, I don't know of anyone else on the HighLevel affiliate side or even the HighLevel SaaS side who has built out a scalable SaaS business with this model. Like I said, I built this company to over 15,000 paying clients. I was the only salesperson. I was the only marketing person. I was building the entire thing. And guess what? I didn't feel like I was strapped for time. I was doing one live sales call every single week for 90 minutes. And then we were bringing in 50, 60, 70 clients sometimes with our downsell offer, which I'll be showing you guys in tomorrow's video. So, make sure you subscribe, tune in for that.
