In the next 30 days, you can get your first wholesaling land deal and make $10,000, $15,000, $20,000 wholesaling vacant land. To be completely honest with you, wholesaling vacant land completely changed how I look at wholesaling houses because it flips everything I know about wholesaling real estate upside down because the buyer side is super simple, the seller side is super simple. It's almost like a super stripped-down, dumb version of wholesaling houses. And that's not me making fun of wholesaling land.

In the past week, I've done over $100,000 in just land deals. Wait, no, that was one land deal. I did one land deal last week where I'm making over $100,000 and another $100,000 racks. Almost a quarter million dollars I've been making in the past week wholesaling land. And to be frank, I don't know what's happening. I don't know what's going on in the wholesaling industry, but either I'm turning into this wholesaling land like master or something's given, but I'm making a ton of money wholesaling land. Like, it's, it's actually getting kind of insane. I, I, I, I don't know what's going on, but all I know is the stars are aligning where wholesaling land is becoming somewhat easier around the country. And I just want to break down exactly how you're going to get your first wholesaling land deal in under two weeks. It's really not complicated. All you have to do is just do what I say and I will make you wildly rich wholesaling lots, wholesaling vacant land, the entire gamut. The problem is you have to do exactly what I say. Get your first wholesaling land deal in under 14 days. That's the question.

Well, the first thing we got to understand before we start getting land deals is we got to understand what's the difference between wholesaling land and wholesaling houses. In my opinion, wholesaling land is a million times simpler. There are pros and cons to each. So, what I want to kind of do is just illustrate the difference between the two just so we can understand this. And so, let's make sure this is working. But what I want to just show you the difference between wholesaling houses versus land. So, let me share my screen really quick and just break this down for you.

Okay, so this is a house, right? Everybody knows a nice little beautiful house. This is a piece of like raw dirt. What's the difference between the two? Well, there's some pretty easy similarities between the two here. Number one, a contract still works. The wholesaling house contract, the wholesaling land contract is the same. So, bonus for both. Okay, this is a house. This is land. Okay. Well, what about the volume? Where can you do more volume? Now, just so you know, when you wholesale a house, there's land and then a house on top of it. The contract lets you sell the property, which is technically the land. That's what real estate is, and then anything on top of the land. Land is just the land with nothing on top of it. There might be something there, but probably not. Okay? So, what you got to understand here, and this is very important, is the contracts are the same. You're just buying the parcel and what's on top of it. That's why when you go to property appraisers and stuff, it's land value and then the improvement value. Okay? And so, usually it's just the piece of land right there. Pretty simple.

Now, volume is a little different story because it's so simple to get the cash buyers buy boxes on this. It's kind of a, I mean, I would honestly just call it like a cheat code. And what I mean by cheat code is you could do probably 1.5 times the volume on land that you could do for one. So if you could do two wholesale deals a month, you could probably do about, I'd probably say three or four land deals. Now, the problem is the profit per deal. That's where it kind of ends up being the same. If you make $20k per wholesale deal, you should expect to make probably $10k on the land deal. That's the problem about land that kind of sucks. It's simpler, but the margins are thinner, but the dispo is easier. So, it's kind of a push and a pull. It's like the taller you are, you know, obviously you're taller, but it's a lot harder to build muscles. So, it's kind of like a, you know, it's like a push and a pull. You get something, but you got to give something to that. That's the hardest part about wholesaling land versus houses is I prefer both. Obviously, I think you should do both of them. They're great opportunities. You're going to make more per deal on a house than you're going to on land. But land is just a million times easier. If you're virtually wholesaling, land by far is going to be some of the easiest things you can possibly do. And I think a lot of wholesalers see these opportunities with probates and judgments and they're like, "Oh man, no, it's not worth a lot. It's just a piece of land." But there's a lot of money in this land stuff, okay? And so the thing is, you do not start chasing random pieces of dirt. You don't start chasing around, you know, "Oh, I'm just going to try to find land everywhere." No, that that's not how it goes. You're very, very targeted on how you find your land deals. And that's what we're talking about tonight. You got to remember, the product is the contract and the customer is developers.

So, if you ever want to know why wholesaling land works so well, it's the same exact reason why wholesaling, why wholesaling land works well is the same way houses work well. What is the American dream? The American dream, as we all know, is to buy real estate and own real estate. Well, that means there's money in house flipping, which is if a house is ugly, disgusting, it won't pass any inspections or anything like that, right? That house can't sell to the retail buyer or someone who'd pay the most for it, right? It goes to someone who actually put in the money to fix up the house and do it for a profit, which is a fix and flipper or a person that wants to put some money into it and rent it out, right? There is a huge demand for real estate investors because real estate investing is one of the best ways to go out here and invest money in the entire world. So, what's so awesome about this? It's because me as a wholesaler, I can get these ugly, disgusting houses at deep, deep, deep, deep discounts and then go out here and sell them to a flipper where he'll give me a $20, $30,000 finder fee. I make $30,000. Awesome. And the flipper makes a ton of money. Everyone's all making money. Land's the same thing, guys. There are so many dang developers out here. It's, it's, I don't know if you guys ever, I don't know if you drive around wherever you live, but like there's literally development going on everywhere. Like, bro, there's development everywhere. And kind of my secret that I found is if you're about an hour away from like a metro market. So, just take Houston on a map. Then all you have to do is go an hour outside of Houston or an hour outside Dallas. And if you just literally have have the market, go an hour drive from it and then do a circle around it, you are going to be finding all these new properties that are coming out because these are like commuter areas. There's all these cities that are 30, 45 minutes away from like the metro center and you're going to be finding that wow, there's development going on everywhere and there's just a lot of land out there. If you look at the city of Houston, there's not a lot of land. You go an hour, two hours away outside of Houston, there's a ton of land. And if you look at like the yearly changes of the cities, the land starts getting developed more and more because more people go into these areas. My top five states for wholesaling land are Texas, Florida, Arizona, Tennessee, and a very underrated one. That one's for a little later. I have a special project about that one. But I'd probably say North Carolina for land has been really good too because these are the areas that are getting the most people moving in the area because basically what happens is we, if we pop up a map here, it's probably the best way I can kind of describe this. Let's go to Google Maps really quick. I just want to show you what I mean here. So, why, why you make a lot of money wholesaling land. So, let's pop this up. So, let's go here and just show. Let me just show a map. I don't want to use Florida for an example, but like we can use Georgia. That's fine. We can use Georgia. So, let's see. Should I just look at development? There we go. Okay. So, if you look at Atlanta, Georgia on a map really quick. Okay. You see this is the city of Atlanta right here. Like absolutely like built to the to the tea. But if you go out and you go like an hour outside. So, if we go like an hour out, which is going to be like East Cobb all the way in this circle over time, it's just been developed and there's all this land outside of here that why Atlanta gets more people. You can't build, you know, more houses in this developed area. They sprawl out to Decatur, Clarkston, Stone Mountain, Snellville, Lilburn, right? I'm doing, I, I, I own this insane deal right now, this flipping Lilburn, Georgia right now. I love Lilburn. But like all these areas have developments, but there's all this land in that area and there's a massive demand for builders to build in areas like Lilburn. Just think of Lilburn. Dude, you probably haven't even heard about Lilburn, Georgia. There's a ton of lots in Lilburn right now that developers want to buy. It's just finding those type of deals. So, if you go out here too, I'll show this, but I don't know if you ever look at the U-Haul market index, which is right here, but U-Haul does all those like markets that move and and like, "Hey, where are all the U-Hauls going and where are they being bought and then moved over?" And you can see here in this trend here for 2026, this is 2025. Do they have 2026? Not yet. But basically, these are the areas where more people are buying U-Hauls and where they're ending up being. And you are finding that everyone's leaving California, Illinois, Ohio, Michigan, New York. I mean, all these high tax areas and cold areas and they're moving down south. That's just the current population trends in the United States of America. Okay? And what's hilarious is they're all moving here. Here's the problem. I'll just use, I live in Florida, so I'll use Florida for example. I don't know if anyone here lives in Florida, but have you ever heard of, and again, I, I'm, I'll get a, I guess I'll get a little political for a second, but have you heard people say that Florida's full? We can't take any more people. Like, okay, Florida is not full and Florida could theoretically take a lot more people. It's just where. Like, for example, if you want to move from Massachusetts to Miami, Miami is full. That thing's 95, 97% developed. But I'll tell you this, if you're wanting to live in the city of Miami, it is full. Yes. But why don't you just go move to Homestead? Homestead, Florida, bro. Homestead, Florida has all this land. I have another one. Has anybody ever moved to Mulberry, Florida? Perry, Florida. Anybody wants to live in Okeechobee, Florida? Because there's a lot of land there and a lot of development being done there. You see, everyone's living in like the really like hot areas, Miami, all that stuff, all the jobs. But like everyone says Florida's full. Florida's not full. Florida can take in two to three times more their population if people go in the what I call the hillbilly areas. Okeechobee, Florida, Palm Bay, Florida. There's a lot of development still need to be done. There's all these areas where there's just a ton of land. Anything north of, to be honest, anything north of or anything north of Palm Beach, south of, north of Palm Beach, south of Daytona Beach, there's all this land there. Like I'm just telling everybody. So, a lot of people think, oh, you know, there's no one can move there, bro. There's so much land. It's mind-blowing. Like, especially the northern part of Florida. Oh, you know, Alabama's full. Alabama's not full, bro. I don't know if you've ever been in the boonies out in Alabama. There's lots of land and lots of development to be done there. The trend is everyone in these high population, high area like areas move. And people have been saying Florida has been full for 5, 10 years. I just want to show you what Florida's population is. Florida's population, let's just look at a little chart really quick. Pop it up here. Let's go back the past five years. So, people said there's no more development in Florida. There's no, guys, there's so much land in Florida, it's insane. It's the parts nobody wants to be in. But guess what? Orlando used to be literally a swamp. They basically got rid of all the water and they built a bunch of land on there. Miami used to be a swamp. All these areas used to be swamp land. And basically they drain the swamp, like no pun intended with politics. They, they literally drain the swamp and they just build. And as you see here, millions of people go to Florida every single year. The population is not going down at all. Even though there's a lot of old people that die every single year in Florida, it's insane. So, you got to remember that you're being told in politics that, you know, "Oh, Texas is full. There's no more development in Texas." Bro, look, we can look at Texas population too. Skyrocketing. So, the truth is anywhere that's in orange right now is absolutely skyrocketing, skyrocketing. I just, I, I just went to Tennessee and I went to like the eastern part of Tennessee. There's a lot of people moving there and the population is exploding, but there's so much land there. There's so much land out there. I don't think people truly understand how large the United States is. The United States could suffice landwise. There's so much land, dude. It's about, it's like feeding America and drinking water. That's actually a bigger issue, but I don't want to get into that right now. Basically, there is enough land to develop the United States to get, I'm not joking. There's going to be a billion people in the United States of America, and there will be enough land for everyone. Not even a problem. Okay. United States can handle a billion people landwise. Food-wise, I don't want to get, or water-wise, I don't know. But I'm just telling you that there is so much land and I just want you to understand this. I just, just understand how, you know, USA population 2100. I want you to understand that this is what's, this is what's happening and this is why I own a lot of real estate. Okay. And this is why I really love the United States of America. But also just understand this. Everyone gets all t, everyone loves to talk about like, you know, everyone loves to talk about, "Oh, you know, politics and stuff about." Here's the US population. If we have similar immigration levels for the next 100 years, I just want you to understand this, okay? This is the projections. By the time I'm dead, I'll probably be dead by 2100. Knock on wood, I live longer. But the United States is going to just keep growing. Okay? I would probably tell you if you look at, uh, if I go between red and green, we're going to have over 400 million people in the United States of America. We just bring in so many people and so many people get born here. So many people here, it's insane. So, what this means is in the next 100 years, there's going to be constant demand for land and development in the United States of America. This is a massive opportunity for us in wholesaling. So, what we need to do is we need to go out here and find the pockets in America where everybody's moving to, where the highest demand is, so we can sell these to developers, make a ton of money. Well, guess what? Pretty simple. U-Haul movement index. I told you the whole areas. It's pretty simple. It's pretty easy. So, you are going to become a waiter. America's developers make a ton of money developing. I looked at, uh, D.R. Horton the other day. I think they make $1 to $2 billion dollars a year just developing real estate. I don't know if you ever talked to like anyone that's like college age or like they're 23, 24. "We want to buy a new house. We don't want to buy an old used house." That's what literally people are talking about. Like young people are talking about this. I've talked to five or 10 young people, couples that like come up to me like talk about, "We're looking to buy a new construction house." Like people just are obsessed with buying new houses in the United States. I don't know why, but this is the best opportunity for you in wholesaling. Do you guys have any friends that are like, "We want to buy a new construction. We want to build. We want to build." I hear it's, it's all the time, dude. There's going to be no shortage of these developers. And they love dealing with wholesalers. So, you're going to become their waiter. How do you become their waiter? This is pretty simple. I'm just going to give you my whole breakdown right now. You find the builder. You find the developer. You get their buy box. You find the seller. You sign a contract. You sign it. They walk it through. They sign it. Close to end buyer. Make your money. Cha-ching. Simple.

Now, there's a couple things we got to talk about with land. That's a little different than wholesaling. Then we're just going to break down the step-by-step stuff. All right. We excited? And hopefully I got rid of everyone's objection of, "Oh, you know, that the United States is going to be, uh, the population's decreasing and the developed land's not going to be big because, you know, I saw a guy post the other day that he said real estate's going to crash 90% in the next two years." I'm like, "Dude, do you see the US population? Do you see where inflation's at?" I mean, the worst I've ever seen in my lifetime is 50% in in my own market. But 90 though, dude, crazy. But I'll tell you this. There are a couple things we got to talk about. Let's talk about land for a second. Land issues. First and foremost, land issues is a thing. So, when we're talking about land, right? One thing about land is slopes. So, you got to understand that if a half-acre lot is slanted and it's really hard to build, it's going to be very difficult to wholesale those. So, there's a couple things you got to understand with the land there. There's there's slope. There is soil quality. There was one wholesale deal I that died because there was oil. There it was a gas station and the house was next door to the gas station. Well, I mean, the piece of land and the gas station had some leak and it leaked into the soil of the lot next door and I couldn't wholesale it. Yay. Good for me. There's land issues. There's what we call zoning regulations. Uh, so you don't really need to know too much about this, but just think about this for a second. Look at those zoning for the land. If the thing's zoned multifamily, that thing's worth a lot more than being zoned single family. But understanding zones can change. You could call up and try to rezone a property. Like, every county is a little different, but you can rezone properties also. A really big one is what I call legal road access. So, I just want to show you an area where this is actually a massive issue. Um, they're also these are also called like easements too. But before we start wholesaling land, we got to understand how this works. Okay, let's load this up. So, this is Palm Bay, right? There's all this is, this is like the weirdest land development thing I've ever seen. But like this area right here, it, it's crazy. They, they built, it's a really weird area. I, I mean, you just put primer track. It's right by the paintball area. This is in Palm Bay, Florida. These are the weirdest lots ever. They built these in 2006. It was like a failed project, but they literally built all these roads. I'm not even joking. This is like the craziest like land development I've ever seen. They built all the roads and they sold the lots and then they all went like the builder went defunct. And so all these people just own these lots. They're just sitting here. Now, what's kind of funny is I've been trying to wholesale these lots. These people think they're the houses are worth a million dollars, but like there's some deals you could do here, but there's just the problem is nobody wants like here's the problem. All these lots right here, and I'm just using this as an example, all these lots are individually owned. Okay, that means if I buy a house and I develop it here, you're going to be living in this like weird world. And then nobody wants to develop out here. Like, it's, it's kind of strange. It's been sitting here for years. Like, you go through the layers for years. And so this little area, nobody wants to build out here. It's kind of funny. Even go down here. This is all other stuff. But there are some of these lots that did sell like, like this one for example. This one sold and they built a house there. So, this is like easy land stuff. Like that one sold and they built a house on top of it, right? Very slow. But this area is ripe. If I go out here, I can just like Google Map this stuff. These are my type, favorite type of land deals where it's like, for example, look at like this is like Somerset Avenue, but like, let's go here. So, you see there's, there's house, house. Well, what about this little piece of land right here? This little, this little piece of land. I could get that sold, clear the lot, sell it to a developer. They'll develop and build a house right there. It's like a good area. So, it's like if there's a lot like, let's use this one next door to this house right here. This is a good area. There's roads, there's like a neighborhood, there's street connections, there's power, there's sewer. Pretty cool area. This is the type of properties we look to find. And I go to a developer and say, "Hey, I have a lot. How much do you want to pay for lots?" "Oh, if it's a quarter lot, I'll pay you $50 grand." Sell, sell for $20, I can make $30. That's wholesaling land. I usually just pull a software and get it. But like easements are a really important one. So, for example, for this property right here, this this lot uses Turquoise Street, right? You can go out here and and do it. Well, what if this happens all the dang time? Somebody owns, let's just use this for an example, like this lot out here and there's no road to get there. That's an easement issue. And that is a mess. That is a mess to deal with. There's land everywhere, though. I mean, guys, there's land literally everywhere. You can go out to CMI is actually really good, but Cape Coral is probably like the hottest area right now. You go out here to Bartow, go out here, you can just find all these lots and there's developments everywhere. Okay. Like there's developers everywhere. And so a lot of people, easements, easements are going to be more about access to the road or even access to power lines. I, I've seen too a lot. Like there's all these, like it's so shocking to me, but like, let's go out here and just like zoom in a random area. Like, it's shocking how much land there is out there. I mean, Bartow's pretty like developed area. But even looking out here too, let's just look like this vacant lot. I mean, there's vacant lots out here. There's vacant lots right here. Sarah's developed a little more than I'd like it to be. But even here, like this is a vacant lot right here. I mean, it is on a busy street, but like you can go right here and just find lots sitting. Like this is a vacant lot right here. You can even write a contract with someone and split the lot. Like this is a vacant lot literally right here. Developer would have a field day on this thing. You'd be, you'd just be shocked how much lots there literally are out here to wholesale. Okay. On top of that, there's protected wildlife. Sometimes if you watch the last season of like Euphoria where they had like the, whatever the fuss flower, whatever, if there's like a protected wildlife or plant or burrowing tortoise or owl, uh, you can't develop on it. It's actually kind of funny. There are wetlands where, I mean, I don't even start on wetlands. Not fun. But as long as you know, it's kind of the common issues of the land. I mean, guys, you want just cookie-cutter land. Okay, you want cookie-cutter lots of land.

So, how do you do it? First and foremost, you find demand first. What's that? You find areas that have high demand. What are high demand areas? I showed you the U-Haul index. Anything in the orange right here, which I'll show you one other time. Anything in the orange, I would start looking for land. All right. Arizona is a great one if you're not doing Phoenix. Outside of Phoenix, Arizona's hot. I would do all over Arizona if I were you. Just don't be in the middle of the desert. So, the thing about Arizona is there's areas in Arizona that are great, but there's other areas in Arizona that suck because they're like literally the middle of the Mojave. All right? So, you want to make sure you're in the right areas. Anything, anything in the orange, you're going to be Gucci. I don't like Washington or Idaho to be fair, but Arizona works well. Texas is amazing. There's oil basins there, so you could literally do mineral rights. I don't do too much of that. Florida is just my favorite. That's just where I live. I'll do land deals all over Florida, but Georgia, Alabama, Tennessee, North Carolina, South Carolina. This is just, just easy money, man. So, how are we going to go out here and find the big demand? Well, I just gave you some markets, but how about, how about I just make it really easy. The first thing we need to do is we need to identify what I call new construction. So, again, you don't need any money for this, but all you're going to do is just go to Zillow. Guys, give me a market. Let's see. Let's use, let's be fun. Let's do, let's do Oklahoma. Why not? So, I'm just coming to Oklahoma. Let's, let's do Oklahoma. Here's what I'm going to do. I'm going to look up Oklahoma. Let's do, uh, let's do Tulsa, Oklahoma. Why not? How about we go to Tulsa, Oklahoma, and we go out here and find some like builders and developers. Now, I don't know if you guys ever like know how to find developers in Tulsa. So, it's actually not that bad. But, let's go here and show. And by the way, if you're on TikTok, make sure you go to the Zack Gin, the Zack YouTube channel right here. And, uh, the replay of this and you watch me share my screen are going to be all in there, too. So, we go here and now we're on Zillow. We're going to go to the for sales and we're going to find the new construction houses on Zillow. All right. We're going to go to the new construction houses on Zillow. Okay. We're going to go to filter and we're just going to click on new construction and just press apply. And now we're going to see where in the world in Tulsa, Oklahoma all the new construction is. So, we're getting kind of a map in our mind here of what, okay, this is new construction. This is what, like this, what the builders in in Tulsa, Oklahoma looking at. Okay, cool. All right, this is makes, okay, this makes a lot, a lot of sense. All right, cool. So, here's what we're going to do. We're just going to click on one of the properties. You see this Burning Tree area? This looks pretty, pretty feisty. So, we're going to click a random address here. Let's just see this. We're going to click this random new construction. And we're going to pop it up. And I'm just going to do this live with you guys because why not? But a developer bought this property. And let's see if they want to build any more. So, let's pop this up. And what I want to do is we have this property right here. New construction. So, it looks pretty cool. All right. Built in 2024, 1909 plan, award-winning original exterior, blah blah blah blah blah blah blah. Okay, cool. So, what I'm going to do here is I'm just going to make this a lot easier to define the developer. I mean, honestly, what I would do, there's a couple things I can do here. I would probably just call the realtor and ask who the builder on this property is, and then they can give it to you. That works really well. What I'm going to do is just going to search this address really quick. I'm going to put into X Leads, and we're just going to see who the owner is. Builders are actually really easy to find on X Leads, too. So, I'll show you how to do that, too. So, I, I tell you the best software in the world for wholesaling is X Leads, obviously, because it literally has everything. But let me log into X Leads really quick and let's go out here and try to find some. I just want to see who the owner is. And then we're going to, we're going to go find their website and try to find them. So, let's go here. Load it up. All right. See what we got. And then on Zillow, too, while this is loading up, it does show you the developers, too. I mean, sometimes it does. Let me show you. All right. So, if you see this right here, you have Banner Custom Homes, Butler Homes, Concept Builders. So, all the developers' names are sometimes even on them too on the new construction. So, you can literally just go to newest Oklahoma new construction filter and we see, okay, we got Schuber Mitchell Homes, Capitol Homes. So, what I'm going to do is I'm just going to go to Google really quick and I'm just going to Google search Capitol Homes Tulsa, Oklahoma. Literally all I'm going to do. Okay, so we have Capitol Homes literally right here, Tulsa, Oklahoma. And all I'm going to do is just click on their website. They're a new construction builder in Tulsa, Oklahoma. Cute little Aussie. And all I'm going to do. It's an adorable, adorable doggy. They build houses all over Oklahoma. Awesome. Great. So, what we're going to do is, let's see here. Private tour, little studio, blah blah blah blah blah. We're going to go to the bottom. Okay. And we are going to find their contact info. So, they have communities, about, design studio, customer care, realtors. I don't really care about any of that stuff. I'm going to go to contact and click that and then call them. And I'm going to ask for one specific thing. I'm going to ask for their acquisitions department. Let me say that one more time. You're going to ask for their acquisitions department and see if they do like just regular lot builds where they'll just buy a piece of piece of land and just build on top of it. Usually they do for the right price. You're going to talk to someone in the acquisitions department that acquires land. And you're going to say, "Hey, I'm a wholesaler. What is your buy box? And I would love to go out here and fulfill your buy box. Are you looking for quarter-acre lots, half-acre lots in Tulsa? What are you looking to do?" And you, like a good, good boy, a good waiter, you're going to say, "Okay." And you're going to go, you're going to fill it out, right? You're going to, "Okay, you want, you want to, usually they're going to say quarter-acre lot, this zip code, you know, obviously easement is all good. Okay, cool. I want this, this, this, this." All right, awesome. And they're just going to tell you exactly where their buy box is. All right, simple. They're going to ask for, they're going to literally ask you what the buy box is. Easy. And then from there, you fulfill and go after the buy box. Now, that's how you do active new constructions. How do you find the other ones? Pretty simple. I like to go by recently sold vacant lots. So, you can do that inside of Zillow also. You can literally just go by land and recently sold. Or you can just do cash sale purchases, too. So, let's just do the Zillow first for my free people out here. So, let's go here. Let's just do Tulsa. Let's load this sucker up. All righty. So, we're going to go to property type. We're going to go to lots and land. Deselect everything else. And there we go. Lots and land. Apply. And we're just going to go to filters. Actually, sorry. We got to go by sold here. We're going to go by sold. Let's go past, uh, I don't know, six months. These are all the lots that sold. And all you have to do is just go to the property appraiser and see who bought these lots or call the realtor and see who bought it and if they have any buyers. This is a very easy, awesome little free way. Filter it out past six months. Simple. Call the realtors up. Say, "Hey, I'm actually a wholesaler. I see who bought this and if you have any buyers for me, I like to wholesale land in the area." It's really not that simple. Okay, sorry. Sorry. It's, it's really simple, actually. But if you want to do this with X Leads, it's probably the easiest one to do. So, let's, let's get another buy box, guys. Give me an area. Give me a market. Tell me where, and we will find cash buyers with X Leads. Really simple. So, someone just said Evansville, Indiana. I don't know why you want to do that, but we there's, you know what? I know there's land buyers in Evansville, Indiana. So, we're going to do this. We're going to go to xleads.com. Gonna go to Evansville. And while I'm doing this, I saw a guy comment. What is this? Where was it? That was kind of funny. Where was that comment? "My problem is I can't afford X Leads." But the thing is, I couldn't find a good free setup. So, my question for you is, where in the world do you live? Because if you can work an extra two or three hours at a job which pays $10, $14 bucks an hour, you can afford X Leads versus if you don't use X Leads, you're going to spend probably 10 hours a week doing skip tracing. So, you choose, do you to do 10 hours a week of skip tracing or work three hours extra a week at a job and then you don't have to skip trace because X literally has it all. The reason I say why you can't afford X Leads is when you don't pay for X Leads, you spend at least 10 hours minimum skip tracing properties. So, that's the biggest issue here. So, unless you live in like a third-world country, that's fine. But I'm just telling you, yeah, I would, uh, I'll look into it. But yeah, I would highly recommend X Leads. That's all I'm going to say. It saves a lot of time. So, all right. What I'm going to do here, okay, Dubai. I'm 17 and I can't work in Dubai. I'm going to do a Google search. Add the wholesale score and the messy title. All right. Let's clear this out. Clear the filters out. Okay. There we go. Okay. Cool. So, all I'm going to do is go to sales. All right. All right. I'm going to go to cash buyers. Click that. Now, we're going to go to single-family properties only. So, you're going to go by property types. Click single family only. Get rid of single family. We're going to press land. Literally just a simple little land filter right there. And all we're going to do is we got to figure out what the buy box is from our buyer. What did they say? What is the buy box from our buyer? "I want to buy quarter-acre lots, half-acre lots." Okay, I did Indiana, not Illinois. Oh, did I do Illinois? Interesting. All right. So, oops. See? Okay. So, you're going to press land. So, we got the land filter out here. And then what you're going to do is I like to go by lot area. Max it out an acre minimum. Let's do quarter acre. You do 0.2 if you want. But now we have 128. And what we're going to do is that's good for about the cash sales. And we're just going to do last sale date start of this year. And voila, you're going to have 21 sales this year for these type of lots. So, in Port St. Lucie, all the sales pop up right here and you can find all the builders and developers right here in your area, right there. All skip traced. Simple, easy, done. If we use this market and we want to go to another area, let's do Evansville. Is it Illinois or Indiana? I don't know. These are all the same filters I have saved. And these are all the lots being sold in Evansville, Indiana. Thompson Homes, Straughn Homes, Do-It Right Investments. I bet this guy, I bet Do-It Right Investments is a great builder. I mean, he's a great builder, man. So, this would be a great person I'd want to talk to. All I have to do on X Leads is I have to press contacts and the guy's phone number pops up. Now, on the big red play button, I can't legally show this. Really sucks, but I cannot. But yes, this would be the right person I would go out here and reach out to. Okay, I would just be a little, I can't show on YouTube, but his number pops up right there, and you can find it right there. So, X Leads, you can find them pretty dang easy. Uh, so that's what I like to use. There's also a dispo tab, and then you can use the dispo tab to go find them also if you have the X plan. So, if you, I'll show that a little later. I'll show that a little later. Okay, but use X Leads to find buyers. Pretty simple to do. I like to go by cash sale purchases and just call them out first, right? So, what you want to do, find the buyer first, then find the lot. Now, you're going to encounter basically four types of land buyers. Who are they? Number one, builders and developers. People who are looking to buy land, to build, or develop on top of it. Pretty self-explanatory, right? You have who I call land bankers. So, you're going to find those individuals that like buy land just to keep the land so it goes up in value. Those people aren't awful, but they're usually not people you wholesale to. I, you, you can find yourself wholesaling yourself wholesaling your deals to like mobile home investors. That's great, too. There's also RV park guys. I don't know why, but all of a sudden, they all just want to buy land and build like an RV park. So, I have a lot of people say, "Oh, I have like 10 acres in like this crazy area." I've been finding RV park guys are like starting to develop there trying to make their own or car wash people for some stupid reason too. Insane. So, RV parks are cool too. Uh, but what I'll tell you is once you find this buyer, you have to ask every buyer where they're looking to buy, what size, and what price. Then what you're going to do, this is my personal opinion. These are the type of properties that I would go after. I would go after HLH houses or sorry, HLH properties. Now, what's an HLH property? Well, an HLH property is what I call house lot house. So, they're also called infill lots. But I'll tell you is house lot house. House lot house. So, there's house and a lot and house. Remember I was showing you those those areas where there's houses and there's like land in between. Those are also what we call infill lots. Those are great, too. So, what's going to happen is you are then going to go out here and you're going to fill the buyer's orders. All right, that's it. You're going to go to X Leads. You are then going to go back and pull a land list. So, let's use Evansville, Indiana again. I don't know why we're doing this, but let's go back to Evansville, Indiana, and let's go pull a list. And then we're going to go out here and do it. So, again, I know all these land guys. I do not do land on market. Do not recommend it. Complete waste of your time. Don't be doing it. Do not, do not recommend it at all. Let's go out here and pull this really quick and I'll show you exactly what I do for this. All right. I agree. Tulsa, Oklahoma is a better opportunity. What are we going to do? All right. Filters. All right. We are going to just get rid of the cash buyer filter. And I like to just go to AVM. That's like the value minimum $10,000. Max out the value at $200k probably. So, let's say for example, this this builder, whatever you talk to in Evansville says, "I'll pay you $40 grand for a quarter-acre lot." That means we're going to try to find as many of these properties as we possibly can that are like under, under. If they want to buy for $40, you want to stay under that obviously, but like the value could be $70 or $80. It don't really matter, but you want to go try to get them under contract for at least $15, $20. So, let's go here. Now, there's 12 of these on here. So, oh, these are last sale dates. That's why. So, let's get rid of the last sale date. The lead should pop up right here. 623. It's not bad at all. I like to go by ownership type now. And I'll go by individual or trust. And then equity don't really even matter to me or how long they've owned it. It's not really like a big deal to me, but if you want to like, if you want to filter out, got a tight budget, I put three years ownership minimum on here. Only that's really like a bad option. And then from there, got like a little, like these lists are small. Usually you want to do like statewide. And then from there, you have 494. So, I would just exclude on here active listings and active investor-owned. Active investor-owned is a big one. So, a lot of people filter by like properties owned, but active investor-owned finds like activities of investors. So, buying and reselling. And so you might have a guy that only owns two or three houses, but he buys and resells them a lot. So, active investor-owned is a lot better. That's

pro and Xplan. You can do that. But now you have a list of 48 just pieces of land sitting here in Evansville, Indiana. And all you're going to do is you're going to export this list. So you're going to select all. Select all. You're going to go to residential. And you are just going to send it to the contacts tab in X leads. And right there, you're going to start SMS text blasting and cold calling.

Guys, there's honestly three ways people do deals with vacant land. They do direct mail, they text blast, or they cold call. You're not going to escape this. You're not going to PPC your way to land success. Just being honest. You're a gonna PP ppl your way there.

All right. So, what you're going to do is you're going to reach out to these people. Then you're going to have to have a conversation with them. They're going to MCTP. Same cold call script I always explain. They're going to say yes, they want to sell my house. You're going to go through MCTP, right? Motivation, condition, time frame, price. And then from there, there's going to be seven what I call my seven must know land questions for these people and you're going to have to ask them.

Okay, let's see. So, here are the seven must know land questions. Question one, what is your exact lot size? Very important you ask just so we're on the same page here so we know sometimes they might own multiple lots. They think it's one lot but it's like an acre. You should ask that. Question two, what is the zoning? Question three, why is the seller wanting to sell? Question four, what is the water situation? You know that what do I mean by water situation is well is there already like water hooked up to it or not? Then question five, what is the sewer or septic situation? Six, is there power available or can we get the power hooked up on it? Seven is the property buildable which is obviously just a simple question to ask and uh I put in like these seven little categories. So again, size. So you want to ask the seller this size, zoning, motivation for them, why they want to sell. You just shouldn't ask the motivation, but like why are they looking to sell, right? Water service, sewer, city, power, is it well, is there well on it, buildability, stuff like that. And then from there, you fill out the buyer. You basically fill out the buyer's orders. They want to buy for 50, you get a contract for 35. Cha-ching, you made 15 grand. It's pretty easy math.

I always describe it as like buying like $100 bills. So if you're in an area and they'll pay $100,000 for a quarter lot, I always look at it as buying a $100,000 bill. So how much would anyone in here want to buy a $100,000 bill for? Could you imagine somebody want to sell a $100,000 bill for 90 grand? That's a great deal. Write it on contract for 90, sell for 100, make 10 grand. Simple, easy, right? That's the way I always look at it.

All right. And so what's the process? Well, the process from there is you bring it back to the buyer, the builder. They say, "Yeah, I'd want to buy it." Yeah, sure. 40 grand a quarter acre. You have it for 20. I don't care. Here's 20 grand. Boom. Cha-ching. Guys, it's that simple. Then they walk through, they make sure the property's good. You sign the contract. Closing. Cha-ching. Make money. Everyone's all happy. That's wholesaling land, baby.

So, let's let's do it from the top. Let's break down my f my sevenstep land wholesaling guide. Make it really easy. All right. Step one, build the buyer list. All right. Go to X leads desk tab. Easy to go. Boom. All right. So, I just want to show really quick way I kind of do it inside of X Leads, which I'll show that at the end. and I'll show at the end. Let me break down the step by step and I'll show at the end.

Step one, build the buyer list. Step two, pull a targeted owner's list specifically of what the buy box is. Find accurate contact information. So, actually get their phone numbers and skip trace them. It's why I recommend X leads the best skip tracing in town. And it's X Leads literally starts at 97 bucks. I mean, you literally can't beat it. Get 25,000 skip traces. And you can literally use XE for the You can use it for the texting. I mean, step four, market consistently on there. Step five, you want to qualify the seller, estimate, negotiate, get the property under contract. All right? And then step six, open title, due diligence immediately, and then from there, you present it to the buyer. Guess what? You close on the property, you make your money. Simple as that.

So, that's pretty much how I do it. I do want to give a little bonus at the end here because I want to show how I am using the dispo tab. Well, I want to show how I'm using the dispo tab inside of X leads to find these type of buyers. But let me show that really quick. And if you got questions, let me know. Should probably help me out. Let's see. All right, let's pop it up.

Okay, so what we're going to do is this is Evansville, Indiana. This is the dispo tab. So I can find the top flippers, landlords, all this. This these are the top landlords in Evansville, by the way. So if you're wholesaling houses, these are the top landlords in the area, by the way. You can all you get all their phone numbers on X Leads really quick. Pretty cool. But okay, you also have to have the X plan, the 249 plan for this on X leads. But okay, what we're going to do is we're going to go to filters and go to flipper. All right. Now, what we're gonna do is we're gonna go to t flip flipped time frame. All right. And we're gonna go to one year. Cool. And then we're going to do average purchase price. We're going to max it out at 50 grand. So, we want low purchase prices, but we want them to be dispowed for over that. And we want their gross profit at minimum to be at least $70,000. Now, I might be like, "Zack, what in the world are you talking about?" I'll show you what I mean here. Max it out like a 100. Why not? We can do 100. Oh, wait. That's to That's average. No, we're going to do total gross 70. No, no, no. Average has to be 70 right here. So, flips. Let's just do all really quick. See what we got here. Average gross profit minimum there. Let's just do 100. We got to bring this up. Indiana's a weird area. So, there we go. So these are the top flippers they're making on average 149. So these are the developers and this will find you see homes by Eagle Construction. You want the average grow remember when you look at gross profit these softwares are not going out here and finding what the like construction cost is and doing all that. I mean any software doesn't it just says hey this guy bought this lot for 60 grand and sold it for 400 grand. Well he put 300 grand in construction but it doesn't tell you that. But that's a little hack inside of X Leads. You can find builders really easy. I don't really talk about it too much, but yeah, it's pretty cool.

So yeah, that is how you wholesale vacant land step by step. I could probably charge for a course here, but obviously I give it all to the people completely for free. Why not? Pretty gangster.
