And most investors think that RJ Bates' success story comes from his closing skills, but they're dead wrong. Don't get me wrong, I love R.J. They see the King Closer brand and assume that it's all about his sales skills and the phone techniques while completely missing the dark truth about how he actually dominates the industry.
Here's what nobody wants to admit. Arj Bates is the only person I know in the real estate space who has posted content every single day for over a year straight. Not Condon, not Paige Morvie, not any of these gurus. R.J. And that level of consistency is not just impressive, it is nearly impossible to match.
But here's the sinister part that everyone overlooks. That daily content isn't just educational. It's a psychological weapon that's behind systematically destroying his competition while building an unstoppable lead generation machine that most wholesalers don't even realize exists.

But you've actually been with the most sophisticated business domination strategy in the real estate space. And you don't even know about this. And I'm about to show you exactly how.

And fair warning, once you see how this really works, you'll never look at RJ Bates the same way again.
If you don't know who I am, my name is Esteban Andrade, and if you're new to my channel, I am the owner of one of the largest lead generation companies in the real estate space, and I also co-own a company called Remote Latinos. This episode, I'm not going to talk about myself. I'm going to dive into how our debates have created something that nobody will be able to actually do and I'll show you why this is so huge for you as a wholesaler.
All right, let's start with the thing that everyone sees but nobody actually understands. RJ Bates have created a content machine that essentially it's kind of like a TV network. And if you don't know RJ Bates and his YouTube channel, you can actually look for RJ Bates the Third on YouTube. Funny, he actually comes up as a music artist. I don't know why. You're gonna ask him, but he's one of the most well-known gurus in this industry, but not because of what you think he does, which is funny content or whatever, but because he actually has set up his YouTube channel as a TV network with different shows and different things that he's doing. So, matter of fact, I'm in one of his shows. If you want to actually watch it, it's actually pretty funny. "Between Two Belts with Estapon Andrade." But because he's actually done this, he's actually been able to go to TV shows like the one that he was in, I don't, I don't, forgot the TV channel, but he was actually able to go into a TV show. He created, he created his own TV show which was actually pretty successful.
But let me break it down to you, the content, because when most people look at R.J.'s YouTube channel, they see a wholesaling educator posting helpful videos about seller calls and lead resources and market selection. But this is not really what's happening. What is actually happening is a decade of long psychological conditioning. It's a campaign that basically RJ Bates has done that would have made you do the only logical choice in your mind, and any serious wholesaler in America, and is to continuously watching this person and trust this person.
Now, I'm going to show you how it exactly works. Let me actually prove you how this daily content machine is not what you really think. If we go to his YouTube channel, you can actually see that he has posted a video every single day for years. He hasn't stopped. He is a content machine. So, matter of fact, I actually posted in a Facebook group asking in a mastermind that we share asking, "How the [ __ ] do I create content like RJ?" Well, he doesn't give a crap and just start shooting. Well, the first thing he said that he said is like, "You stop being a [ __ ] and you stop start recording even if you don't feel like recording."
So, let me give you some of the numbers first. So, according to Apple Podcasts, The Titanium Vault has been publishing since 2017 with hundreds of episodes at a nearly daily cadence. And different, different areas that qualify his YouTube channel showed that he has had about over 786 episodes or so and over 4,000 videos now in just YouTube alone. So, this is not just a content strategy, but is an actual occupation. He made this his full-time gig. Well, kind of. I don't know how many times a day you're actually shooting content, R.J., props to that.
But here's the dark part of this. Every single one of these episodes ends with the exact same block. Who is R.J.? What does Titanium Investments has accomplished? The claim that his, you know, YouTube channel is the top YouTube channel for virtual wholesaling, virtual wholesaling, and the call to action stack that ultimately sends you to the King Closer for formula PDF, the Titanium Fleet workbook, and a $37 Closer Blueprint, which is actually a pretty insane deal. And a $99 Titanium Profits offer, and a $397 King Closers War Chest. And I know that sometimes he has a really good deal for for the War Chest and for access to his Titanium University.
Now, there is a content series that he actually created called the 50 States Market Breakdown. So on YouTube a few years ago, he actually created himself going into every single state and he was just recording content. 50 Deals, 50 States, 50 Days, 2.0. I think he's done it two times. That you can call him crazy, right? But he's done this type of episodes 100 times, over 100 times. And that is not just content distribution. That is an offer distribution disguised as content distribution. So every new episode acts like it's an always-on, low-friction video sales letter that runs 365 days a year without R.J. having to do anything new.
So let me explain to you. He does deal breakdowns, live challenges, public wins, case studies, and has put himself in a "King Closer" identity to turn proof into trust. And the more that you watch him, the more that you're going to feel like you actually trust him, but the more that you're going to feel like he's not selling to you. So when that happens, RGB Bates is delivering you psychological content that at the end is essentially selling you into these low-ticket offers. So the content earns the trust and the block makes the sale, like the package, the CTA, and the many times that he actually says that he needs to, someone needs to go to their Titanium Vault and grab this $37 thing or this lead magnet and so on, right? And because the content is genuinely valuable, I mean, let's take a look at this, right? He not only does like funny content or stuff like that, but there's live seller calls, there is hot takes, there is hot seats, there's reaction to stuff, there's actual foundational virtual wholesaling. Basically like a course. This is like an entire course on YouTube. A channel that always is going to exist and the videos are going to continue rolling and new people are going to see it. So, there's going to be views that are going to come in. And every single one of these videos will act as a VSSL, right? And because it's so valuable, because it's proof-based, not just advice-based, people consume it without feeling sold, right? And they want, they want to watch the deal breakdown. And at the end, look, look at the stats. Like I have a lot more views because of my shorts, but he has a lot more clients coming in from this, you know, and ultimately when they watch the deal breakdown or they watch something real, they learn something real and at the end, there is a natural step waiting for them, which is the machine, which is the actual funnel. And it has been running for years now.
But here's what actually makes it truly ruthless. And it's not just the volume, but it is what the content is actually made of. And most educators in the space are going to essentially just tell you fluff. They will explain the concept and they will tell you what to do, right? So if we go here, most educators will just tell you kind of surface level. But RJ Bates, he doesn't do that. He actually does something different. He shows you the call. He shows you the deal. He shows you the loss. And look at his most viewed videos. For example, at all times, there's one, if we go to his videos, popular videos, "The Hard Truth About Your First Year in Wholesaling" has 73,000 views. You know, this is an outlier. Or "16 Years of Brutal Honest Advice," right? That's 62,000 views. "Have You Ever Put Yourself Into a Seller's Shoes?" right in here. POV, 52,000 views. And there's more. RJ Bates at Third Greatest Closes and Case Study with R.J. Bates. Making an offer. The content that performs best is not the content that teaches the most. It is the content that shows the most. He's a show-and-tell type of guy. He goes in every single YouTube video and shows you something.
And in 2019, for example, he published The Titanium Vault episode built entirely around two wholesale deals that went badly for him, including one where bad square footage assumptions created a problem. And he talks about losing money to do the right thing. And most educators hide the losses and sell certainty, but R.J. publishes the losses and sells authenticity. And that is by far more powerful than anything. It's a huge psychological move because when someone shows you their failures, your brain automatically will trust you more because you're being real. So he's not just building credibility. He's actually engineering trust at scale, which is what this space actually is lacking.
So here's a part that his competitors absolutely cannot replicate. No matter how much money they spend on or how many ads they they actually post, no matter how much ads they actually are on, the King Closer identity was not invented in a marketing meeting. It was earned in public competition. So I'll show you something. Back in 2022, I think I can find it. He was actually one of the winners of something called the Closers Olympics. Let me see if I can find it. The King Closer RJ Bates identity was not invented in a marketing meeting. It was actually earned in public competition. So back in 2022, there was a challenge and there was a something called the Closers Olympics that RG actually won back-to-back. He won the 2022 Wholesaling Live Challenge. He won the 2022, 2023 Closers Olympics challenges, and then I believe he kept winning more. And these are live events. They're public. They're competitive events where closers go head-to-head in front of thousands of people. And this was way before R.J. Bates actually had a consistent YouTube channel. So he did not just win once, he won repeatedly, every single time. And then he took that competitive identity and built an entire brand architecture around that. His entire YouTube channel is about doing [ __ ] deals every [ __ ] day. So the cost, you know, the click-and-close or build type of thing on his profile or he actually puts it on all the time. It shows you proof that he actually knows how to close over 2,000 properties. I have competed. I am doing the thing as opposed to other educators that are just educating, right? And for example, his podcast talks about all of that. The product names King Closer Formula or the King Closer Blueprint or the King Closers War Chest. Every single touchpoint reinforces the same identity which ends up actually showing you proof that he's doing what he actually teaches you. It's not like he's not doing the thing.
So now think about what he, what this does to a competitor who just tries to enter in the space. He has some sort of success at the beginning but then stops and just starts teaching and that's it. They cannot claim to be the King Closer at all because they're not doing the thing consistently the way that ARJ does. Like for example, the last thing that he posted was literally a live calling leads from a paper company. He, it was, it was literally a live. I think I think it's in his live, right? So they cannot claim the same thing. And I love that he's giving shoutouts to all these people. They cannot claim that they have done 50 deals in 50 states in 50 days twice. That challenge has been completed and documented and the identity is a moat because the moat was built through execution, not marketing. He was actually doing the thing and you cannot buy your way into that position. You actually have to earn it. And by the time anyone else figures out that they just need to keep doing what they need to do in order to show proof that they actually are good at something, R.J. will for sure have another decade of proof on top of what he already has.
So that's the first point. And this is what creates most of his sales. I'm going to drive you through something that you may already know, but you haven't noticed. Now let me share with you the first layer of the actual business machine because the brand itself is not just building an audience. It's actually building deal flow. Predictable people that are going to come in and be indoctrinated, ultimately trust you so much that they're going to buy from you. So the way it builds deal flow is through a model that most wholesalers have never really fully understood and I'm going to explain that to you.
So look, most wholesalers build their business around the market, right? And they learn one city, they build a buyer list in that city and they run marketing in that city and then you know it works. They become an expert in that city. But until it doesn't, until it gets saturated, costs change, market changes, sellers' behavior change, market shifts, regulations, you name it, right? Competition. So, a hedge fund moves in and buys everything or something else happens and a recession hits and buyers disappear. And when your business is tied to one market, you're one market cycle away from starting over.
What ARJ did was build a company completely on a different premise. So back in 2025, um, there was an episode where he frames the building the business choice that he made was to build a virtual machine. So he was like, "Hey, do you want to be, do you want acquisitions to be hard or do you want dispositions to be hard?" And his answer is that a nationwide wholesaling business, a virtual approach made acquisitions easier because you cannot choose either or, right? Because you're not trapped by one zip code. You actually have an entire ability of moving from market to market and you're not trapped to specific set of comps, a specific set of market cycles. So if one market gets difficult, you move to another, and if regulations tighten in one state, you move to a different state, and if buyers dry up in one region, you find buyers in another. And the business is not married to geography or whatever you are. It is married to the skill, and the skill which is closing. It travels everywhere around you with the phone. And that's essentially how he framed it. So most wholesalers are competing in one market against every other wholesaler in that market. But R.J. is competing in every market against wholesalers who are only in one. And that is not a small advantage. That is a way to dominate in a different way.
So there are three systems that actually make virtual wholesaling work, and I'm going to explain to you the way that ultimately RJ works it. They think that just because you're working from home it does not get you results or that you have to have an office. Virtual wholesaling at scale requires three specific systems working together. And if one of them actually breaks down, the whole model falls apart.
Number one is having closing skills that work regardless of whether you know about the market or not. Because when you are doing deals in 50 states like R.J. did, you're not going to know every neighborhood in every market. You need a conversation framework that extracts the information you need from the seller without requiring you to be a local expert. That is essentially the King Closer Formula, and we'll get into the full mechanics in just a minute here.
The system number two, a comping and underwriting process that works remotely anywhere around the US. So you need to be able to evaluate a deal from a screen with public available data without walking the property or doing any of that stuff. So, for example, Cassie, who is RJ Bates's wife and the side of the operation, she uses the Web Formula, WBB formula. The Titanium Profits underwriting system basically talks about how you have the ability to comp a deal accurately while on the phone with the seller, and they teach it in the Titanium University.
And the third system ultimately is a buyers network that spans multiple markets. Because if you're closing deals in 50 states, you need buyers in 50 states, or you need buyers who buy in multiple states, or you need a disposition process and a system that can find buyers quickly in any market after you have it locked up under contract. And that is the buyer network and the dispo engine that R.J. actually teaches. So it's three systems. Each one is essential and each one built and is refined over a decade of doing deals in every single market in the country after R.J. has done, you know, two times, you know, around the world basically. He has to have a book called, you know, "RJ Bates Goes Around the World," literally. Well, actually goes around the US. And but the dark, the dark truth about those three systems is that they're not things that you can learn from a YouTube video itself or you can implement it in a week. They are things that you need to build through dozens of markets over years of execution, which is exactly why R.J. can actually sell them as products, mini products, because most people kind of build them on their own.
I want to go back to something for a second because the nationwide model did not appear fully formed. Like it was built through failure and a lot of calls that R.J. have done. And that failure is actually the most important part of R.J.'s story because remember where he started, $11 across all accounts, nearly bankrupt, coming from a contracting background with no real estate experience. That was literally RJ Bates. This man of this YouTube channel of 73,000 subscribers that actually talks about his story in all his videos and has gone across 50 states. This was, this was literally skill and grind that he had done over multiple markets and multiple virtual markets that made mistakes, lost a lot of money on deals, learning what not to do. And by 2018, R.J. was doing over a 100 deals a year and operating in multiple markets including the DFW and Hawaii. And by 2019, he was in 10 markets in under five years. And that progression, guys, from local operator to multi-market operator to nationwide brand to a nationwide brand and now having a YouTube channel that did not happen because he had a great strategy from day one. Like you can go to his oldest ones and he's been time, like RJ Bates has been in the game for a long time and he's been doing it and teaching it for a long time.
So the reason why it works is because he kept expanding the model every time he hit a ceiling. So if a local market got competitive, for example, then he would build systems. So if a local market got competitive, he would build systems and add another market. If a multi-market got complicated, he will build systems that work remotely. So at the end of the day, like this RJ Bates education products and info products that he has is built around proof. Like each step was built on the scar tissue of the previous step. And that is why the model is incredible, not because it was designed in theory, because it was tested in reality repeatedly at scale with real money on the line. And the scar tissue is the credential that he actually has over a lot of gurus that maybe did it for a year or two and then started coaching, or less than six months started coaching. So you cannot, you cannot fake that scar tissue. So you cannot fake that scar tissue.
Now, here we get to the part of the business that almost nobody talks about publicly, and I think is the most ruthlessly efficient deal source that exists in wholesaling right now. And if you do it well with the right connections, you can make a lot of money organically because it costs almost nothing to run. Just a lot of effort, connections, sacrifice, and systems, right? And it scales automatically with the right brand, which you got to build the brand.
So here's a fact about the wholesaling industry that most people do not think about. At any given moment, there are thousands of wholesalers across the country who have properties under contract that they cannot close. And that is a fact. And the seller is ultimately getting cold feet, the negotiation stalled or doesn't move forward, and the buyer they thought they had just fell through, and the numbers are tight. They do not know how to negotiate. The inspection period is about to expire, and they are panicking. So these are not bad deals. They're stuck deals, and stuck deals are worth money to someone who knows how to unstick them.
So, for example, R.J., he built a brand through content, right? Through his content machine, through competition wins, through live proof, and that made him the obvious person to call when he gets when someone gets stuck. So, a wholesaler somewhere in the country or in his community gets, for example, a property under contract and they cannot close. They need someone who can come in and take over the conversation and get the deal across the finish line. So, they ultimately call R.J. or R.J.'s team, and he helps close it. He helps dispo it. They split the profit, and that is the JV deal machine.
Here's the dark part about this though. His cost of acquisition for a JV deal machine is essentially zero because he's built such a credible brand that people actually come to him, which you should be doing. And actually, even starting a YouTube channel and start adding value to people. Start posting on Facebook groups. Add value to people. Tell people that you can actually close for others in case that they get stuck. Helps R.J. makes a lot more money because the other wholesaler already spent the money to find the deal. They already did the marketing. They already got the contract, and R.J. just comes in at the point where the deal is already locked up but stuck, either with dispo or you know, close to negotiation and closing the contract. And he provides the skill that gets it across the finish line without any marketing spent or lead gen cost or cold calling or direct mail. Just a phone call and a skill that took a decade to build. Again, took a decade to build.
So why does the brand create deal flow automatically? Now think about this from the other wholesaler's perspective. Because this is where it gets really interesting. You have a stuck deal, you need help. Who do you call? You call the person you have been watching close deals on YouTube for the last few years or months. And the person won the Closers Olympics, sorry, around the US, 50 states, 50 deals, 50 days twice. The person whose entire brand is built around being the best closer in the room. Like you do not call a random closer. You do not call a random person. You call the King Closer. You call RJ Bates. And that, and that is not coincidental. That is a brand strategy that has been executed for years. And you can actually take advantage of that same strategy.
And every piece of content that R.J. publishes is simultaneously educational content for his audience and a positioning statement for potential JV partners. Every live seller call again, every live seller call he posts is saying, "This is what I can do with a stuck deal. I can help you move it forward." Every deal breakdown is saying, "This is how I think about this difficult negotiation, and I have won multiple Olympics, multiple calls that you've seen me over time." And the content is not just building an audience. It's actually building a referral network of wholesalers who know exactly who to call when they need help. And that's what you're going to do. I'm pretty sure if you need help, you're going to call someone like that. So the brand is just a lead generation system which runs 24 hours, 7 days a week because you're watching people on YouTube without any additional marketing spent on R.J.'s side, right?
And what's the compound effect of JV relationships? Here's the part that the JV machine makes it truly dangerous for any competitor or competition. JV relationships compound. When R.J. helps a wholesaler close a stuck deal, that wholesaler does not just send him one deal. They send him every stuck deal they have from that point forward. And because they don't have that skill or a connection, and because now they have the proof and the system that works, and they have seen RJ operate, they have split a check with him. They trust the process, and they tell other wholesalers. And in fact, now you're going to go join Titanium because you get more perks, you get more perks, you get benefits, you get discounts, you get, you know, direct access to maybe to his network. And then ultimately all of that spreads around through the wholesaling community and with his amazing YouTube channel that he has built of over 73,000 people watching it and like literally, sorry, subscribe and literally like he's posting every single day. This is going to make him seem as the expert and the person to go to for the JV machine to actually happen. Right? So, it's superpowered by proof-based brand and it flows because every single time that RJ Bates makes a video, he's going to have a call to action at the end for you to buy his info products, and then it is ultimately a loop. And once that loop starts spinning, it's very hard to stop and you're going to keep buying and buying from his content.
Now, let me get into the mechanics that make everything possible because that brand that R.J. has created, that nationwide model, the JV machine, all of it actually depends on one thing working at extremely high level at the same time. So it's the closing system that he has actually created. And I want to talk about this because, and I want to walk you through this in detail, because the philosophy behind this is what separates RJ Bates from every single sales trainer in this space, and I'm going to tell you why in just a minute.
So before I walk you through the five steps that he uses to close deals in a consistent way, you need to understand the mindset behind it because without the mindset, the steps are just a script. At the end of the day, Arj Bates talks about this all the time and he'll call you out. And scripts don't work. Most sales trainers in the industry is actually building something around manipulation. And here's what to say when, in this industry is built around manipulation. Most sales training in this industry is built around manipulation. Here's what to say when the seller says this. Here's how to handle this objection. Here's the magic phrase that gets the seller to lower the guard or to lower the price. R.J. Bates explicitly rejects that approach. And in the King Closer Formula, he actually writes, "I don't buy into the idea that you need to have a script or play mental manipulation games with the seller or do things like pretend you have a finance department, which sounds miserable."
His philosophy is actually the opposite of manipulation. He's not trying to convince anyone of anything. He's trying to find motivated sellers and let them tell him or sell him their property. And the key mindset shift is this: We are the buyers. And the key mindset shift is this: We are the buyers. They need the solution. We provide it. That means that the goal of every call is not to close the seller. The goal is to find out if there is a deal. And if there is, to structure the conversation in a way that lets the seller arrive at the right price themselves. So he says it directly: "In the ideal scenario of following this formula, you won't even need to make an offer. The seller will simply bring themselves down to a price you are able to buy the property at." That is a fundamental difference between most closers and him. And it is, and it's why the formula works at scale because it's not dependent on the closer, because it's not dependent on the seller being a certain type of person or the market being a certain way. It is a filtering system, not a persuasion system. You're not trying to close everyone. You're trying to find the people who are ready to close and then get out of their way.

Now, let me just walk you through the actual formula and its five steps, each one building on the last, and I'm going to show you every single step the way that I have it understood without actually giving you anything that it's supposed to be paid away for free because you got to do it. But I'm going to walk you through the five steps. So, this blog that actually I put together here actually talks about that.
So, step one, you confirm that they want to sell. This sounds obvious, right? But R.J. says that the majority of people that he has watched trying to close deals struggle with opening the conversation when it really is as simple as verifying that they actually want to sell. That line that he uses every single time, like, "Hello, this is John. Hey John, I was reaching about 123 Main Street. Are you still looking to sell the property?" That is, that's it. It's clean, direct, no preamble, no rapport building, small talk, no fake friendliness, just confirming the intent. And why does it work? Because it immediately establishes that this is a business conversation, not a social call or a pitch. It is a business conversation between a buyer and a potential seller.
Step two, you establish the price. And this is counterintuitive because a lot of people, you know, teach to go right after to get motivation. And it is where most closers get it wrong because most closers spend the first 10 minutes of the call doing building, you know, rapport building or asking about the property or learning about the seller situation and then ask for the price at the end. But R.J., he asks the price second, right after confirming that they wanted to sell. Why? Because he wants a baseline number before the seller gets comfortable and settled into the conversation. Before they have had time to anchor their expectations, before they have had time to rehearse their justification for a higher number. "How much are you looking to get for a property?" That's literally the question. And most sellers will tell you. And now you have a number to work from before the conversation has given them any reason to inflate it.
Step three, discover their motivation. Now he goes open-ended. One question. "What do you have going on?" That is the entire question. Literally something you can ask. It sounds kind of vague and open, but it's designed to let the seller tell him what is important to them. Then he goes silent. Completely silent. He does not interrupt, does not guide, he does not fill the sentence with suggestions. He just listens and takes down notes because the seller will almost always tell you everything you need to know if you give them space to do it. And the motivation is leverage, not the price, not the condition of the property, the motivation. Because the seller who needs to close in 30 days for a divorce settlement is a completely different conversation than a seller who is just testing the market. And you cannot find a motivation if you're just talking all the time.
Step four, you revisit price and comp the property. This is where the skill comes in. And while the seller is talking in step three, RJ is already pulling up comps and he's running the numbers in real time. He's asking, "How did you come up with the number or that price or whatever?" For whatever. And that question tells him everything about the seller's motivation and flexibility. If they say, "Zillow told me it was worth that," that is a different conversation than "I owe that much on the mortgage." If they say, "My neighbor sold for that last year," for example, that is a different conversation than "I just need to get out of from whatever situation." So the answer to that question tells him whether to continue, move on, or just ultimately probe.
