Yeah, yeah. Basically, what tends to happens is that they tend to get the rent and then we don't get anything. Um, and obviously causes problems. Does that make sense? If you've got people that are trying to sublet it and then they're not paying you the rent and stuff. Yeah, that makes sense. I mean, I mean, I've, I've, I've got, I mean, my company's called Samuel Leeds Limited. They've got quite a good, quite good profits, quite good turnover. I mean, I'd be happy to be like a guarantor to on the rent, um, if, if that would, 'cause I think it was on, was it £2,000 that that you were looking at? Um, I mean, I'd be happy to kind of put my name down as a, as, as a guarantor just to kind of give you the peace of mind on the, uh, on the rent. But no, I fully understand what you're saying. I think it's, it's important that you ask the right questions and make sure ultimately it's your property. You know, I know what it's like 'cause I'm a, I'm a landlord myself. Um, so, yeah, I mean, what, what do you need from me? Um, and, and what, what do you want to do? I mean, how many work though? How many people would you allow? Because I want to be careful in terms of how many people leave the property. Yeah, yeah, yeah. So, I mean, I don't, I think it's advertised as a six-bed, so it would probably be a, I mean, it'd be a maximum of six people. Um, I don't know what the, in terms of whether we need a license or I'm not quite sure how that would work. I guess probably what I'd have to do really. I've got a couple of viewings next week on sort of similar properties. Um, I mean, potentially what I could do is come have a look around, um, tell you a bit more about kind of my setup and my company. You can see any paperwork you need to see, all references. And then if it, if it, if it looks suitable for what we're trying to do, you know, we can put forward an offer. And if, if we seem suitable, then, then great. And if not, then I guess that would also be fine as well. Um, how do it work like in terms of how do you benefit from it? So, we, so I've got properties in Birmingham at the moment which are all, which are all full. Um, I've got, I've got a company which we've got, um, hundreds of students in in Birmingham that are coming to our programs that are always looking for somewhere, somewhere to stay, whether it be for the month or couple months. So, what we would do is, um, we'd rent the property from you with our company. I'd be a guarantor. You'd make sure that the rent, you know, we, I'd obviously have to go through all the references, make sure you were comfortable. And then as far as you're concerned, we would then just be putting our people in there, um, looking after them, making sure they're all good. Um, but as I say, I need to see it 'cause I don't know. I mean, there was only a couple of pictures, but the location looks good. Um, and the condition as well, like it looks, um, it looks nice. It looks, it looks ideal. And for £22,000, I think it seems, it's certainly within budget. Yeah, everything's brand new, L, basically top-notch. Yeah, yeah. So, I understand, stand as well from your point of view. If you've got a nice house, you've done it really well, um, you know, you know, you say people coming for a month and then they leave, else coming. It just like, I just really want somebody who can like come in and have like a long-term. Makes sense having go. Yeah, yeah, yeah. No, it makes sense. And it might be that there are, I mean, it, as I say, it depends on, um, what, what kind of the angle of what we wanted to do with it. I've got a lot of properties in Birmingham that I own myself, and I've also got some that we lease, um, through our, through our company. Um, well, what did you want to do? I mean, I'm, I'm in the area. I'm, I'm local. I mean, should I maybe have a swing by, have a look? I can tell a bit more about the company. And as I say, um, I can explain a bit more. If it works, great. If not, that's fine. But it'll be, it'll be nice to kind of see or maybe, um, you know, have, have a look around, see, see what it looks like. And then I can kind of put forward a best offer and see, see what you think. Okay. Um, also, one more question. What would you need from my side? I mean, if you were happy with us as a company, and we could go through all the references and give you the security that you were going to get paid, and we're the kind of company, you know, we got the right kind of people in there, and you're comfortable, and the property is good, it would just be a case of working out how long the lease was for. And, yeah, you know, but not, not really. Basically, when you say a lease, would give you the property for, let's say, yeah, we get rent every month. Deal with it. Yeah, exactly that. Yeah. And let's say there's any damage to the property or anything like that, would that be by yourselves? Uh, yeah, well, I mean, we, we, I'd be personally, um, making sure that, you know, we were out, look regularly checking it and inspections and stuff. But we could talk about deposits and things like that to ensure that that wouldn't, you know, that wouldn't happen. But we've got, I could also give you references from some of our other, um, property landlords. Um, but, yeah, we, we, I mean, even the maintenance, if there's, with our other properties, even if something breaks, that's not, you know, just like a normal thing like the door handle falls off or whatever. We, we keep our properties in in pretty nice condition. Um, so that's for me, that's the main thing. Yeah, no, I understand that. Basically, it's been, you know, the things that we're putting there, they're not cheap. Yeah, yeah, well, that's, that's, that's one of the reasons I found you because I saw the kitchen and the condition, even though there's only a couple of pictures, and I just thought, okay, this looks, you know, it looks, it looks nice. So, no, I mean, we could talk about that. We could talk about deposits and stuff like that. Um, I mean, ultimately, if the property works for us and we wanted to take it, and, and we could offer you something, and, and, and it works for you in terms of the finances, deposits, then, then amazing. Easy. She was about as hard as they come, hey? Wow, wow. She was hard. She was hard work, man. I had a lot of questions. Now, in terms of story, I leaned heavily into the educational story, which helped me. If I had just said, "Oh, it's a brand new company, I'm looking to do service accommodation," she wouldn't have given me interviewing. So, that's where my story, that slight edge, helped me a lot. Um, sometimes it's easy, and they're just like, "Yeah, come." She was hard. She was hard work. And she kept talking about her husband. Her husband ain't the decision-maker. She is. Yeah, she's the decision-maker. She maybe just keeps mentioning her husband because that way he can be the bad guy. This is the thing, right? I have my story, and you might think I could never tell a story like that, but you could. 'Cause another thing you can do is you can borrow credibility from other people. When I was doing a Financial Freedom Challenge with Amelia, who was my videographer, what she said is, she said exactly what I said, but she said, "But look, this is actually a new company, and it's like a sister company, and it's going to be me that's going to be the director. So, you're going to be dealing with me direct." But ultimately, all she actually cared about, all she actually cared about was getting the rent and the property not being damaged. She didn't act, although she was saying, "Who's going to be in there?" And I was like, "Oh, yeah, I've got an education company," which obviously helped me. It did help me. But when I go meet her, and I can talk to her, and I mean, I managed to win her over to, to probably enough for her to give me a viewing, right? But when I see her, and she's like, "Oh, this guy's nice," and we get on, and maybe if she, you know, got, I don't know, a Mercedes, I'll be like, "Oh my gosh, my wife just got a Mercedes." We can chat. Got a bit of rapport. She's, she's going to be much easier to deal with in person because it's in person. The phone is a gatekeeper. You only let people in the house when you actually want to talk with them and you're serious. She's at the gate, and she's like, "Who are you? What's going on?" All right, come in, come in. Once you're in, then it's easier because you can just build a relationship. So, when I'm with her, I can tell her, "Yay, I've, as I mentioned, I've got an events company. I've got a few properties, landlord myself." And then I can say to her, "Listen, I will be advertising it to my students, but also there will be people in and out." But, you know what? As far as you're concerned, 'cause she was saying, "What happens if people don't come in though? What happens if I don't?" As long as I can convince her that she's going to get the rent, commercial lease, and I'm going to keep the property in good condition, deposit, or whatever, the regular inspections, she's happy. So, I'm, I'm feeling like I've probably got, and I know that property will work for me really well 'cause it's got six bedrooms, it's beautiful, £12,000 kitchen. Right, that's going to work beautifully. So, I think I'm almost there now. The rest is just, the rest is just going to be on Sunday when I'm actually there in person. And I tell you something, on Sunday, once I get that wrapped up, I can, I can then take it on myself. I could package it, I could sell it, I could bring in a partner. Easy. If you had a partner, if you've got someone at this course that says, "Yeah, I'm open to joint venturing," use their story. You could speak to someone today who's got a contract business, is turning over £100,000 a year, and like, "Yeah, so what we do is we've got a contract business, we're turning over £100,000 a year." And just put them on the paperwork, and you say, "I'll do all the work. I'll find the deals. You put the money in, and we'll go 50/50 on the profits." There is no excuses. So, first call, viewing booked. Tough not to crack, but we cracked her. Did you guys learn a lot though from that? All right, next. I'm wondering, where should I call? An agent or another landlord? Um, everybody that goes in is all kind of vetted by, by myself, by our company. Um, we also have like sound detectors to make sure that there's no one in there that's being noisy. We usually have minimum five-night bookings. Um, and we, you know, we're pretty, I mean, I've, I've gone through some pretty severe training, which is all CPD registered. Um, so, yeah, I mean, I'd be happy to sort of, if you needed anything that would give you peace of mind, or if you wanted to maybe, um, I mean, I could, you know, I could, if, if we come out and have a look at something, I could talk you through the ins and outs of the business, and I think you potentially might, you potentially might might quite like it. But I'll drop you an email and I'll maybe give you a call in a few weeks and see if we can grab a quick coffee around Birmingham. No, that's no problem. I appreciate it. No worries. I'm just too [ __ ] good. Just too good. So, so I ring this [ __ ] right. Here's what happens. I ring him up, and he's like, "Not interested. No, no, no." And at the end of the call, he's like, "Yeah, man, yeah, man, we can do a coffee. We can do business." Yeah. I didn't want to push it too hard. I could have locked him down if I wanted to, right then. I could have, 'cause he was really liking me. But, you know, when you know, when you're talking to a girl, right? If you're on a date, if you go up to a girl, right, and you're on a date, or same vice versa, whatever. When do you want to leave the conversation? When the conversation's on the high. You don't want to overstay your welcome. Then they're like, "So, I got him like, peaked interest, like, you know what? Yeah, I've got a lot of properties that could be really." And I'm like, "Well, tell you what, I'll drop you an email. I'll give you a call in a few weeks." Now, you're going to be thinking about me right now. Calling back in a few weeks is a totally different. Rather than me calling in a few weeks and saying to him, "Oh, hey, um, oh, are you open to come here?" I'm calling in a few weeks. I'll be like, "Imran, what's going on, man? I spoke to you last month. People remember. Yeah, yeah. Listen, we need to grab that coffee, old friend. I've never met you in person. It's crazy, ain't it? Feels like I know you, brother." Now, it's a different conversation. He's got a lot of properties. It might be that instead of doing rent-to-rent, because if he's a bit greedy and he's like, "I want that money. I want to." I can say, "Tell you what, let me manage your properties. Right? I'll run them to Airbnb. I've got 39 travel agents, right? I work with Vivo and blah, blah, blah. I've got cleaners. It's really complicated. You wouldn't want to do it, man. You're busy. You're a developer. You got all these houses, right? Let me. I'll start with one. I'm going to charge 25% of the turnover. But if you don't make £700, you can fire me, and I won't charge you a penny. But if you end up getting two, three grand from it, like I think you will, I'll just take 25% of the turnover." And you're going to be making a lot more money yourself. That he's going to say yes to that. Then what will happen? Get three grand. I make 25%. Three grand. That's £750 per month from a management perspective, which means I have to pay zero money down, no deposit, and zero risk for me. It just works. This is what I talk about being fluid, being able to adapt. I've had 100% success. Right. I was spoke like four or five people. What's the lesson? Turn your neighbor. Take one minute. Go. I mean, to be fair, I think you've seen me get rejected to a point. You've certainly seen me get grilled, but you've seen me deal with the objections, cool, calm, collected. Mhm. Right? That's why I can do a Financial Freedom Challenge. The reason I can start from scratch with no money. Most of those calls, I was just saying, "It's a new business." I only used, I only really leaned into my story that one time on the first call when she grilled me, and I just thought, "I just did." But like, I was just, man, that one guy, I was like, "I want you to be my testimonial 'cause it's my very first one. Are you down with that?" He was like, "Yeah, man." Like, some, I think some of you take this, take this too seriously. It's important to not take yourself too seriously and just pick up to find, have fun. If you get rejected, you get rejected. Another thing you should do as well is if you're doing this, don't do it on your own. Do it with someone because then you can laugh about the rejection. You can't. If I'm on my own and I get rejected, and I'm on my own, I'm like, "They didn't like me." But if I'm with you, and I get rejected, you're just going to go, "You secretly, you all wanted to see me fail. There was a part of you that wanted to see me get busted." And if I have got busted, and I kind of, I got grilled, right? But if I have got busted, even that guy that went, "Nah, nah, nah, I'm not interested in that. Not interested in that." I still spun him around. That's why I can do Financial Freedom Challenges. The reason I can start again from scratch is because I can ring them up. I know what to say. Not only am I an expert in ringing up and knowing what to say to get the viewing, I'm also an expert in then doing due diligence. I'm also an expert in then making sure I push the value up as high as I can get. I'm also an expert in, I'm super well-networked. I get hotels like that, bang, bang, bang. Pay a pound, rent it, lease it, option to buy at the end. It's just, this business is not that difficult. It just takes courage and community environment. Yeah. So, what's going to happen now is this. You got a list of people to call. Hopefully, this one guy came up to me, stopped me in the toilet. He said, "Samuel, he said, you got 10 people to call." I couldn't get 10. It was so hard. I said, "How many you got?" He said, "Five." I'm like, "That's okay. You got five people to call." Even if you, even if you've only got, if 80% of people when you call them saying no, because you're not as good as me, that means if you go five people, you should get at least one yes. One yes is a grand a month. Even if it's a little shitty apartment, because you're still going to pay a grand for an apartment, rent out for £1 pound a night, three grand turnover, one grand expenses, two grand gone towards the landlord and expenses, one grand profit. Get the [ __ ] view, man. If you get the viewing, and then you turn, and then it's like, this is the biggest mistake you'll make now when I tell you to make. Go. You'll start doing due diligence. These people I was calling, I didn't do any due diligence. Had a quick look, and I'm like, "Yeah, that looks like it probably work." Bank. The worst thing you can do now when I tell you to start calling your list, by the way, how many of you have got at least one person to call? Okay, everybody. How many of you've got three or more? Five or more? 10 or more? Good. See, most people haven't got 10. Only a third of the room have got 10. But if you got five, that's okay. You're doing good. In fact, I'm proud that you've got people to call. Give yourselves a hand. Well done. Got people to call. So, listen, here's what not to do. You don't want to call people after spending 20 minutes thinking about it. You just have to grab a glass of, glass of red, pick up the phone, bang, bang, bang, bang, bang, and start calling. And then when you get a yes, I've now, I don't know how many viewings I've got now. Two or three viewings now. And I've also got people that have, I've got to call back or email, whatever. I've got [ __ ] to do now. So, now this is when I'd go into my office, right? Get my laptop up, and I go, "Right, the viewings that I've got, let me now work out how, how I'm going to do this. Let me now work out how much I'll make on this. Let me now work out how I can structure this." What about that lady that I'm meeting on Sunday at 5:00? Now I need to go, "Okay, now how am I going to play this? How much am I going to get for this?" Okay, I could, I can make £2,000 a month from this property. Great. Now, when I go in, now I'm going to put forward my offer. Make it calm. Make it happen. There's no reason why you all shouldn't be getting at least, at least, there's no reason why you shouldn't be making at least £2,000 a month by the end of the month. At the beginning of the month, now at the end of the month, two good rental rents. Cool. And if you don't want rental rents, I met a guy. I don't really want rental rents. All right, fine. If you don't want rent-to-rents, just find them anyway to sell them, or or just use this strategy and do it with a purchase lease option agreement. So, you've got the option to buy at the end, and then it's not a rent-to-rent, then it's now a rent-to-rent. We got a bit of cash flow, but you've got the capital appreciation as it goes up. In fact, I'm going to stop talking. Here's what I want you to do. I want you to choose a partner, and then I'm going to set you a challenge. Ready? Go. Right now, some of you might like that. You might have like questions now going on in your head. What do you do in this situation? What do you do with this? Or when you've got a viewing and the says, "Oh, I want references." What are those references? How do I? I don't need to think about that now. Here's what me to think about now. Getting viewings. That's it. When you've got a viewing, we can talk about that. Do you know what tomorrow is about? Pretty much. Tomorrow, tomorrow's about due diligence. Tomorrow's about working out pricing and getting cleaners. And you don't need to worry about that today. It's tomorrow. It's tomorrow. You only need to worry about, "How do I find cleaners?" When you're like, [ __ ], "How do I find cleaners?" I've got a viewing now, and I've got this guy. I'm about to get a rent-to-rent with, and I don't know how I'm going to. Let's talk about that later. Right now, what I want to do is get viewings. The person that gets the most viewings wins. The reason I partnered you up is for this reason. I want you to hold your partner to account to make sure that during this working exercise, they're doing nothing else than on the phone. And if you want, you can go, "I make one call. You make one call. I make one call. You make one call." And you can listen to each other's calls. Fine. But I want you to hit your entire list and get at least, at least one landlord that says yes. And then we can spend the rest of the program talking about that one landlord that said yes. We can do due diligence. We can work out pricing. A V A blah blah on that property. We're just getting started here at the Service Accommodation Intensive, and I'm freaking excited. So, with that being said, the time currently is 4:00. I'm going to give you, I'm going to give you 40 minutes. That's a short amount of time. That is. That's how long I took, and I was explaining [ __ ] as I was going along. Hit the [ __ ] phones. Get as many viewings as you can. 40 minutes. And [Music] go.
If you managed to get a viewing or you managed to get a landlord or an agent that was like, "Yes, we can potentially work with you. We can do something." Um, and you got a yes, raise your hand. On the academy, we have a tradition, and the tradition is that we like to celebrate people's wins. So, can we just celebrate their wins right now? No, I can't. I can't even count the amount of people on the stage. I can't even begin to count because there's just too many of you. Um, but
It just goes to show that this works, yes or no, guys? Now, if you didn't get a yes, maybe you got voicemails. People going to call you back, whatever, whatever. It's 40 minutes. Imagine if you did that once a week, just once a week. Said minutes, does anyone here? Does is anyone that would I want? I want you to share, David, because you came up, you stopped me, and you said, "To be very interesting." David, what happened?
We called one. Uh, they said, "We don't do company lets." And I said, "Yeah, no problem." Um, "Have you ever done it before?" And they said, "Actually, yeah, we do have a few." And I'm like, "Okay, cool." Um, "Could you just tell me a bit bit more about them?" And, um, yeah, they said, "Yeah, it's a five-bed, three-B." So they said, "We don't do company lets," but then you just said, "Okay, well, have you ever done it?" And they said, "Well, yeah, we sometimes do." Okay, cool. And then you just turned it. Yeah, yeah. And it was basically because that landlord wasn't willing to uh do company lets, but the agency is fine with it. So you just have to find the right luck.
What did you learn? Uh, just don't say no. Just, just keep asking. Was it easier than you thought? Really? Yeah, a lot easier. A lot easier, guys. Was it easier than you thought? Yeah. All right, well, can we give David a hand? Give him a hand. Anyone else want to share?
I just wanted to say a massive lesson that I've learned today. So rent essays at home, I find a great one. I ring it. I get rejected. I get upset. Then you start again. And where you had the list today, I didn't really care when they said no. I was like, "Next, next." And it made it mentally so much easier. How long have you been on the academy? Since February. February. So that's literally like February, March, April, May. That's like 4 months now. And this is the thing. You said to me yesterday, you said, "Whenever I try and ring landlords and agents, they always say this, and they always say this." Is this the first one you? Is this the first one you got? No, I've got two, but they've been really hard work. And then in 40 minutes of a list where you're just knocking them out, right? So you've got two in four months, but now you've got yeses within 40 minutes. And that just shows the importance of keeping coming in the environment. So what I want you to do, I've got a challenge for you, Kell. I want you. Do you come to the dinners and the inner circles and stuff? Yeah. Every time. Which inner circle? Leads. Every time you go to the leads inner circle, I want you to find another. But it's also going to be going. Meet them 40 minutes prior. And what you just did, I want you to do that every single time you go to the leads inner circle, okay? I'm so proud of you. Well, can we give? Did you get some yeses? Well, you should be on the stage. [ __ ] that's what you doing. Come on, give him a mic.
There was a lady who I called, and I was like, "Can I, um, rent the house?" And she said, "No." And she, and I was like, "Okay, is there, um, a reason why that you don't do company lets and things?" And she said, um, "That is because she knows the landlord, um, and she's known him for years, and he, it's just something he's not going to do." So I was speaking to her a little bit more, and I asked her if there's anything else that she had in the area, and she ended up giving me two other properties that I could then view. Um, but initially, she was just trying to get me off the phone. You know what's really interesting about that? Human nature, right? When you're doing business, you're dealing with humans. Humans don't like to say no twice. So if you say to somebody, for example, "Hey, I want to rent your properties a company there," then might say, "Oh, no, no, no." But then if you say, "Oh, no, I understand that. I want for it. Do you have any other landlords?" They don't want to be like, "No," again. So that's a really good lesson. What you did, which is ask them, "Do you have anything else?"
So what did you learn from that? Um, I learned even when she says no, she doesn't mean no. She just means no in that moment. And then just keep asking, and she'll eventually say, "Right." Give her a hand. Amazing, amazing.
Um, I was lucky enough to have, uh, four yeses today. You got four yeses? Yeah. Wow. Jeez. You know what that means? That means, that means that I've got you. You giving me a room for my money now, cuz I, that's about what I got. So, okay, so what happened? Um, one of them, um, basically, I called up. It was a two-bedroom flat. Um, they say that, um, the lady who was used to occupy it or who's occupying it, uh, is pregnant, so she was, uh, renewing her contract. So I then asked, if, uh, they had anything else going on, and, uh, he said to me that, uh, he had, uh, two other, um, two-bedroom flats which were next to each other. And basically, he said to me, "If it's, uh, what you're looking for, then obviously come and have a look then." So when is your viewing? It's on, uh, Tuesday. Tuesday. Four yeses, viewings booked. That's not, that's not the, um, what I wanted to say. So I, so I spoke to this, um, um, other gentleman, and, uh, he's got a three-bedroom, uh, house in, uh, where I live. So I, uh, say to him, um, "Well, I do company lets. I've just started out and all that." So he said to me, "Explain a bit about, uh, what goes on. Explain a bit, uh, about, uh, what you'll be doing then." I, I told him, um, "Well, basically, we into like, uh, construction, and I'll be having some professional construction ads staying there for a bit." So I say to him, um, "I'll tell you in detail, uh, face to face." Then he says to me, "I don't actually live in, uh, where I live. I live in London." He lives in London. So he says to me, "If you want, you could actually, um, manage my property then we can, uh, sort out some kind of, uh, arrangement whereby he'll be paying me." Right, so you're going to run it a service accommodation? He can give you a percentage of the profits? It's amazing. Well done.
Listen, guys, as well, if you get a yes from an agent, which many of you have, let me tell you something. If an agent has said yes, do you know what that means? That means that they'll say yes again and again and again. All the people you see on Winners Wednesday killing it, growing it, it's not because they keep calling, calling, calling, calling. They just get one or two yeses. They get one or two relationship agents and just tap into that, and that agent becomes a free deal sourcer for them. All these guys that got yeses and everybody, they just made a call. I just want to say I'm so freaking happy. Okay, give yourselves a big hand. Give these guys a big hand. Gra. See.
