The Land Flipping System That ACTUALLY makes $50,000/Month in 2026

In today's video, I'm going to show you the land flipping system that actually creates freedom in 2026. Hi, my name is Ol Femi and I made multiple seven figures flipping land throughout my career. And I currently work 20 hours a week or less in my business because I've built systems in my business that have allowed me to live a peaceful, purposeful, and profitable life. And in this video, I'm going to show you how to do the exact same thing.

Now, most people talk about doing volume. They'll show you how to do deals that make 5K, 1K, 2K, 3K. But in today's video, I'm going to show you how to make $50,000 a month working as little as possible and making as much money and being as profitable as you possibly can. Now, traditional methods will say that you need volume in order to be successful. Land flipping is a game of quality over quantity. So, all this nonsense about volume, let's just go ahead and get that out of here now. We want to be doing deals that are netting us $30,000 or more on a persistent basis. And ultimately, all we have to do is the math.

So, if you want to make $50,000 a month, or let's call that $150,000 a quarter. Well, $150,000 a quarter is what? That's about five of these deals a quarter every 3 months. It's about 5 30k deals every three months. And it's about 20 deals per year. So, would you rather do 20 deals per year or would you rather do two to three to 400 deals per year that make you a thousand, 2,000, 3,000 or $4,000? I'd much rather do the $30,000 profit deals. Now, it's a matter of understanding how to actually find these kinds of deals because it's one thing to say it, it's another thing to do it. Now, we're talking about $30,000 profit deals. Well, let's just do the math on that.

Now that we've done the math on what it actually takes to make your $50,000 in profit per month, let's do the math on how to actually get there. Well, I need to position myself in markets and where I'm consistently buying for $100,000, selling for anywhere from $130 to $150,000. And just for reference, I've done multiple deals and where I've made $30,000 in profit, $100,000 in profit, $200,000 in profit, and so on and so forth. It's about the math. And so this is what we have to do when we go into markets. I want to see that properties are selling in this $150,000 range. If I can enter into properties in markets and where they're selling for $150,000 or more, well then I can enter at 50% of that market. So, let's say I'm in at 75K and I'm offering on the same kind of property that's behind me, rural recreational land. You see, we're not going after lots that we're selling to builders. We're not wholesaling these lots. We're actually getting this land under contract, purchasing it either with our own money or using the bank's money or even deal funders money. You see, my first several deals I was able to fund with deal funders. no money out of my pocket. I was able to get as much as 90% per deal before I started using my own money to fund my deals and my client's deals. So, when we do the math here, you can see 75k in, you can see 75k in, 150k out. How many of those deals we have to do to get to $150,000 per quarter? Not very many.

So, because we're not doing that many deals, then we're able to focus on quality of markets. We're able to focus on quality of processes. We're able to focus on our quality of pipeline. We're able to focus on our quality of hires because all we're looking for is about 20 deals to get to our number. So, let's say you want to make anywhere from half a million to $600,000 a year. That's the sweet spot. That's the spot where you start to feel a little bit more freedom than you normally do. You're talking about top 1% income here. Once you get past that $500, $600,000 level, you can break into a million, 2 million, so on and so forth. But this is the benchmark to wealth. This is the benchmark to hiring properly. This is the benchmark to be able to have that time freedom. And listen, you don't want to do, let's say, 50k a month and be grinding for that 50k a month. You want it to feel like it's a free 50k a month. Like, you want to be able to make 50k a month and it really like tailor to your lifestyle. You're going to be able to take your wife or your husband or your family out on nice dinners, nice vacations. You're able to invest your money well, and you're not overstressed. You see, I choose to focus on quality over quantity because I don't want to be overstressed in having to manage thousands of deals. You see, when people are talking about, oh, well, you know, I do hundreds and hundreds and hundreds of deals, that shouldn't really impress you. What's the profit per deal? Are you able to do deals where you're consistently making 20, 30, 40, $50,000 plus? Are you able to do deals where you're making $100,000 plus? This is how you create a lifestyle business. You don't want to do a thousand deals and just be grinding for those thousand deals and then have your profit margins be so low because I'll tell you this, it takes just as much effort to do the small deal as it does the big deal. And most of the time it takes a lot more effort to do the small deal as it does the big deal.

So, we've mapped out your financial goal. If we have a financial goal, then we have to figure out exactly what it takes for us to get there. So, we've we've evaluated that it takes about 20 deals to get to our financial goal of about anywhere from half a million to $600,000 in a year. Well, from there, we're looking at, like I said, markets, process, pipeline, and hires. So, for markets, we cannot be in areas and where we see property selling for $20,000. That's not going to work. We can't be in areas where we see properties selling for $30,000. It's not going to work. Every single market that we're in, these markets have to have properties that are selling for $100,000 or more persistently. And it needs to be specifically rural recreational land. Rural recreational land is land that you can hunt on, you can ride ATVs on, you can fish on, you can camp on, you can put your mobile home home on. This is rural recreational land. So, we're not building on any of these properties. This is the number one asset that I buy and sell. It is the number one asset that I teach my clients at Land Verse how to buy and sell as well. When we're looking for markets where properties are selling for $100,000 or more, they also need to be selling in 90 days or less because if they're selling in 90 days or less and you see these properties actively selling on the market, well then you are literally those are your buyers right there. They're on the MLS. So when people asking you, hey, where do you find buyers? You find buyers on the MLS. You can see that someone bought a property within 60 days, 30 days, 2 weeks, 90 days. The market tells the story for you. And then you can see the exact marketing that attracted that person to make an offer and close on the property within a fast amount of time. But here's the thing. If I'm in an area where I see property selling for 100k or more, but then the average days on market is 400 days, well then I'm not going to be in that market. I don't want to be there because that's going to take me too long. So you can quite literally find your buyers. You can find the people that are going to buy from you. And you can reverse engineer their psychology to then sell to them when it's time to sell to them with how you write your listing descriptions, with how you take your pictures, with how you take videos of the property, with the broker that you choose, with everything. You can literally choose your buyers before you've even gotten the properties under contract. And this is how we reverse engineer the process. You see, when you have a goal, it's important to be able to reverse engineer the process so that you can get there so much faster. I hear so many people saying that they want to make half a million, $600,000, a million dollar, so on and so forth. But do you actually do the math on how to get there? This is that math. We just need 20 deals a year.

Now, processes. Process is really important because how do you find these deals? Who do you talk to? How do you talk to them? Well, to start, we send out direct mail to owners all over the country. Now, we do multiple different marketing methods, but today I'm just going to focus on direct mail because direct mail has gotten me the highest and best quality of deals throughout my career. So, once we've picked those markets, we send direct mail to owners all across the country. We use publicly sourced data. We download that data and then we pull it. Then, we mail it out. Now, once we start sending out direct mail, there are principles in direct mail that are extremely important. It's all about how you're branding yourself. It's all about how you're positioned in a market. It has everything to do with how good your copy is. And it has everything to do with how problem aware you are. Because on the other end of this, someone's going to read this mailer. They're going to go through it. They're going to see who you are, what you're about, and if you're not branded as a professional company, if you're not positioned as an expert, if you're not writing to speak to their specific problem, and if you don't know what their problems are, well, then it's going to be very difficult for you to get these kinds of deals and where you're able to make $30,000 or more on a consistent basis. So, there's a process to mail.

From there, there's a process to actually speaking to sellers as well. This is what we like to call acquisitions. And this is where most people mess up because most land flippers send a bunch of mail, tens and tens and tens of thousands of mailers, and they don't know any of the things that I just mentioned before. They're not aware of that. And then when they get to this part with the sales part, they don't know what they're doing. And so you think it's just a volume game. and oh, I got to pick a bunch of markets that are really good and there's a hot zone on this new new platform and this new platform said that the market was hot and I sent to that market and then I didn't close any deals. Well, it's because you don't understand simple principles. These are the principles that I'm explaining here on this video. Key pillars here are rapport building, problem awareness, and persistence. And persistence is by far the most important one because I've seen so many people lose deals because they could not be persistent. and they thought that on the first conversation they were just going to make a bunch of money and hit the lottery. In reality, on average in my business, it takes us about 37 times to follow up with the seller before we actually get a deal under contract. And we are some of the highest skill people in the industry. And so, because of this, how many conversations do you think it's going to take you? And of course, are there sellers that we talk to and on the first time we close them and we get them under contract? Yes. But the average lead, it could take months and months and months. And you have to be prepared for that. This is not a get-rich-quick. This is a build wealth sustainably opportunity.

When you're talking to your sellers, what are you talking to them about so that you guys can actually build trust with one another and they actually feel like they they can trust you to come to the closing table? Because ultimately, that's what this is all about. They have to be able to trust you to come to the closing table. Because if they cannot do that, then they'll never do it. And then they you'll get to closing day and then they'll say, "Hey, I don't want to close. I I don't want to deal with you. I don't want to deal with your company because they don't trust you." So, how do you build rapport? Being problem aware because we're offering 50% of market value most of the time. You have to be problem aware because the problem the pain point that the seller has is the only thing that's going to allow you to where you need to negotiate to to actually be profitable on your deal. So, I'll give you a few examples. Let's say it's a divorce or let's say someone broke their leg or let's say someone has a wedding that they need to pay for. All of these things are being problem aware. So when those sellers call you back and say, "Hey, I want to sell for $100,000 and you know that you need to be in at $70,000 to make this deal work." Well, then you always root back to their problem. If you can root back to the seller's problem, well then nine times out of 10, if you already built rapport with them and you're persistent, you're going to get that deal closed. You see how all three of these principles for acquisitions tie into one another?

Now, as you become really good at acquisitions, you'll start to build a pipeline up of these 20 deals. And the leads may look like 400, 500, 600. Listen, you're looking for a pot of gold. We are gold mining when we're looking for these deals. Every deal that comes through is not going to work out for you. And you have to know that. You have to have a process for siphoning these deals out. You have to have a process for lead scoring. And these are all things that we teach at my consulting company, Landsters. Now, pipeline management is really important as well. And this also ties into persistence. When you go through your pipeline, do you have subtasks for every card in your CRM? So, if you have a conbon board, which you should if you're running a land flipping business, do you have subtasks set with a specific due date on each one? And after you talk to a seller lead or after you engage on a card, do you have a subsequent task followed up to follow up with that lead? Most people don't. And in fact, 99% of the people that come to work with me do not have this. Their CRM is all over the place. They have leads in places that don't even make any sense. And also, how simple is your CRM? You see, most people think that in order to manage your pipeline, you have to have all these different moving pieces. We have about eight functions. And we have eight functions because we want to be able to move through a pipeline process as quickly as possible. If this is not a deal we're going to do, we need to cut the deal and move on. or if it is a deal that we're trying to pursue and it's a quality deal, we need to be persistent in following up and we need to be setting subtasks. So, managing your pipeline is incredibly important. You should never have a single lead in your pipeline that you don't know what's going on with. This is going to contribute to you getting those 20 deals extremely quickly or extremely slowly.

Now, once you've gone through market selection, you've gone through acquisitions, you listed property on the market, you've sold property on the market, you've built up a robust pipeline, you're consistently cash flowing, you need to wait until you get to about $100,000 liquid in order to hire. So, my two requirements for hiring, and this is where the actual system comes into play, because up until this point, you're really you're hustling and grinding. There's no problem with that. You should be comfortable hustling and grinding because it's a means to an end. You're going to get to the point where you're making half a million, 600,000 plus if you followed all the previous steps. Now, you need at least 100K liquid to build the business sustainably and profitably so that you can repeatedly make that half a million dollars or more year after year. Not only do you need $100,000 liquid, but remember earlier when I said processes, you need to actually build out standard operating procedures into your business so that your hires understand how you run your business. So, as you start to progress in your business, you need to record the things that you do that contribute to best practices. How do you talk to sellers on the phone? How do you handle transactions? How do you talk to title companies? How do you look for title companies? Where are your title companies? How do you find markets? What kind of markets do you like to be in? What kind of deals you like to do? Do you have deal case studies? Do you have a process of deal from beginning all the way to end? These are all things that you need to have to be able to show your team and teach your team how to become A players because I look for B players, B+ players, and look to turn them into A players. The reality is someone that's already an A player will have a certain kind of ego that's not going to fit and mesh well with you when you just start running a business. Now, as you start to progress in business, as you start to understand how to hire, how to manage employees and team, the A player is going to be no problem for you. But when you start, you want to take a B player and make them an A+ player. You can only do that if you have good SOPs in your business. And you can only do that if you have capital stashed away. I've seen so many people try to run this business without having any capital and putting everything on credit cards and maxing out their cards. This is a surefire way to go broke in 2026. It is not a way to create a system that's actually profitable in 2026.

Once you actually begin to hire, the first thing that you want to hire is a transaction coordinator. Because at this point, you should still be on the phone. Transaction coordinator, we call it transaction C. I'll just say it for short. A transaction coordinator is someone who's going to make sure that your deals are flowing through title, that title's being called, that follow-ups are being made, that sellers understand what's happening from the time that a contract is signed all the way to a time that the deal is purchased. And then on the flip side, when you actually go to sell the property, the transaction coordinator fields the offer, send you the offer, so on and so forth. That's the first hire. The second hire is an acquisition manager. And this is by far the hardest hire in the business because this is where all the money is made. The acquisition manager is responsible for the sales, responsible for the follow-ups, responsible for everything that you're doing in the business when it comes to bringing in revenue. This is a person that has to be amendable over the phone. They have to be able to understand how to negotiate and they have to have a very good American accent. I've hired from Egypt. I've hired from Mexico. I've hired from Colombia. I've hired from the Philippines. I've always found the best employees to be in South America.

So ultimately, if you are running a land flipping business right now and you're trying to figure out why you're not doing enough deals, it's because you have not done the math on how to actually get to your goal. You have not done the math on the deals that you need to do. You've not gone in and figured out what your brand actually looks like. You've not figured out who you want to speak to, whose problems you want to solve. These are all things that most people don't think about, and they're just told to just send out hundreds of thousands of texts or send out hundreds of thousands of mailers. This is not the answer. We need to be strategic. We need to be targeted with everything that we're doing. We need to put brand around everything that we're doing. We need to put a bow on everything that we do when it comes to talking to sellers, marketing to sellers, so on and so forth. If you do this consistently, you will be light years ahead of everyone else just preaching this volume stuff throughout 2026. So, this land flipping system is about building an actual business, not building the hustle and where you can do a deal here, a deal there. Remember, we want to be able to do just 20 deals a year that will net us $30,000 or more. If we do this, then you'll be able to have the exact life that you want to live, the cash flow, the travel, the profitability, everything that you want out of your life and more.
