And cost for your your client depend on in your client is because luxury client middle-term client you know uh there's all all sorts of clients and resilience in colle in this case or what we're going to speak about today the generation of marketing those costs need to be in there so very mindful about the cost and also my favorite part uh community if you don't have a component of community in your class or in your property uh is not going to go well. People you pretty much you get what you pay for in a way and if you don't have a component on a reason for them to stay and make friends and stay longer uh is not going to go well. You need to be uh think about how the community is going to work out for your residents and you know even coffee in the even a spacing coffee in the morning many things work but I'm happy to tell you more in my classes and convenience. What do I mean by convenience? based on the locations, based on the weather, based on many things, what your res might like to have that make the lives better that it cost you a very nominal fee for you, very nominal, very little uh that makes you a different than many other colle that they makes you appreciate and differentiate from any other places and your res life much better just by being attentive to their needs. So that's what make u a living product successful in the long term and from that come you know the cash flow the revenue and more growth for you as an investor.

That's uh like the marketing perspective. But what I'm going to teach you all today is how to use all the tools available online and not online for you to fix uh you know the vacancy issue, right? And why is that? Because all based on your colle based on your coll uh where is it located uh what type of product do you have if it's a um if it's a lower income product middle class product or luxury product there are different platforms where you can book or you can bring your residence based on the product that you have. Not all the products are the same. Not one platform applies for everybody. They're all different. And that's where you need to really know, you know, if the 3DC's are working for you in order to have a product that's going to have, you know, more occupancy than you can't even believe.
So to begin, let me see if the this is ready. Oh, I want to I want to congratulate my friend um Majang. He just started this u this company. These guys have about 32,000 right now, 32.5 and I believe they're gonna raise their um reach the goal of a million a million rooms by 2030 at the pace they're going is phenomenal. There are yes focus the listing fee varies but the average is about 15%. So when we talk about cost think about the cost for you and for you res when you put the 15%. Okay. They do um mostly mostly mostly um uh lower not lower income like a minimum minimum wage and a workforce housing. I write a word like that and they do background checks and credit mostly no credit check do background checks and they fill the rooms extremely fast. It's very easy of use as it's 100% designed for collect one of the few that is 100% designed for cleaning. So I'm aware most likely you all know about this one.
Number two. Number two. Sillow. Have you ever tried to post in Zillow? Silo rooms.com. Silo rooms. Silo rooms is free for you to use is national coverage and you can look a lot of your comps and you know what other rooms are being listed there and pass even list in Zillow. So you have your listing in passplit. You also can you are also being advertised in CEO right and it's also national is broad again they do limited verification and I have received a complaints about people uh uh not being happy with the with the silo tenants or you know silo application that don't cover all the background checks. So I will say double the double the review. You have to double the review anyway in how you analyze your residence. Um but especially the ones from Zilo. Okay. The timing to fill is different than less fast sometimes and as body by market than than pass. It's also very easy to use and is a good specifically the colle rooms uh product is very easy to use. H the third one is the one that I have used for a long time and that's how my company pretty much started. I started just doing Facebook marketplace. Facebook marketplace na n n n n n n n n n n n n n n n n n n n n n n n n n n n n n n n n n n n n n n n n nationwide is free it's local it's broad varies a lot yeah it varies a lot um it's very easy to use is easy for colle but then you have to a and I glad I brought you uh for this before a you really need to verify your residence many people are either tire kickers or not really the right fit so you have to manually verify their residence so that takes time and I'm glad that now we have AI tools that help that and second be inside the Facebook marketplace you also had Facebook groups. So based on your area based on the area that you are in and you know in your town in your city if you look particularly for a Facebook groups or Facebook housing groups or like a school groups or like a you know employee groups that's phenomenal to post in there because it's even more targeted. Uh and from the Facebook marketplace you can target and share directly into those groups. So, that is a really good uh very good choice when you're especially when you're beginning.
Um, a third one that is also easy easy to use and very focused is called esperoom.com. I imagine many of you already know that one. Um, they have a free tier and a paid tier. is also nationwide roommate focus, not colle. Why? Because in roommate the in roommate situations the owner or the landlord handles the the house or the room is together but in colliv is the product that you sell. So it's a little different in terms of how you handle how you handle everything. Uh yes, the roomy focus is they also don't do like great in background verification check you have to do all that work moderate time but it depends on the market I will say for how the room can be filled and it's very easy to use it's very popular and when you do you go to Google or to AI you know rooms for rent near your zip code uh esperoom.com most likely is going to be in the top 10 of the top 10 of the the searches So this is more this is more professional I would say than before and it's furnishfinder.com. They're more about entire units than rooms in my in my professional experience but you can find also rooms in there um or collects in there is national and it's mostly for travel professional that stay less time. So one month two month three months and is that what you're looking for in your coll product? you want a three month stay or you want a six month stay or you want a year stay. So think about that and to post and to have a membership in for niche finder I believe is $200 a year. So think about that as well and depends on you know the product that you are building. So tailor that to your product. Okay. Of course you know the very good old Craigslist as well. I remember also posting in Craigslist because believe it or not they still drive a lot of traffic everywhere. So Craig is still a driver of traffic and crazies and silo by the way it's free but then again you can find crazy people you can find good people um I bet some of you have like a fantastic stories to tell in there and okay this one is more more pro uh and it's apartments.com apartment.com is nationwide it's one of the I think it's one of the coar products I believe um it can be free it can be paid depends on the service especially you have more than 100 rooms. I recommend apartment.com is limited, but the quality of the residence and the quality of the product is middle to high. So, there is not a lot of low low income or like a moderate residence in in apartment.com. But I do recommend it. It's really good. Third one uh well the third one not like next one roomster and roommates.com their book roomster is global so from all over the all over the world also not great in identity verification it's slow as well moderate rum.com is a little better but it's paid I don't know I have never had any success particularly in my experience with rum.com uh but I heard that they're really good so up to you um based on certain cities and you have a middle class to upper class product you can try with the guys at June homes which is Sery and their other friends uh they're mostly in higher metro cities you know Boston, New York, DC, Miami, Austin and they work they can fill your rooms but they take the whole property in um revenue share program meaning what does that mean? meaning that uh you give the apartment or the unit or the coll product to them and they are um and in the agreement they chair they fill the property on your behalf um and that's it but there is no lease and subleas method it's just they fill the units for you and they manage for you I believe so that is also another interesting sort again if you have a middle class to upper class product I also recommend colle.com kim.com um is global they have about last time I checked 30,000 rooms or so across the whole world. So from Dubai to Changai to San Francisco to Miami to London, they are Portugal all of them. And also co living by community again community call living by community. So they have co living for uh you know young professional but also have coll for people that serve or for people that are models are creatives and but are also you know they just want to be in Bali for the summer. all sorts of co and or for retired people in Portugal. I saw one that I like there's like a co living for woman in southern France for woman over 30 like what let's go. So there are many communities and I invite you to explore these sources and digs.com I never have used uh is free or paid is yeah room focus but like I don't know I have never used it so I cannot really comment on that. Roomie.com is very popular or used to be very popular. Roomie, you know, roomy focus and you see very ugly faces of very ugly photos of rooms, you know, on made beds there. Just roomy finding roommates um moderate moderate success there and I don't know so I seen some per.com doing very good in um uh broadcasting all people listings. I have not seen anything on uh realtor.com regarding that. What is your experience uh using any of these platforms and uh what has been your experience so far? So yeah, I already talked about the you know what is passed and what is passed before and the requirements and the properties silo j we'll deal all those if you have any questions on the platforms let's do let's do that now okay number one but can someone tell me and okay I already posted what is the number one feature that you need to have in order to list your property appropriately what is the most important thing anything else. The images, the photos, you know, when you go to Airbnb or when you go to Zilo or when you go somewhere like this is amazing. Now I want to stay there. Why do you think that that's not the case in Kiv? I have seen many photos in a in passplit particularly and I'm like wow. And you know people get especially property owners get lazy respectfully get lazy. you get what you pay for. So if you have a, you know, a better mattress in a photo with a very ugly bed and like, you know, the room looks like unckempt, like it's not even clean, who would like to stay there? What type of client you are attracting? Just think about it, right? You cannot command a high price or like, you know, high quality resin or complain, oh, you know, people keep leaving. I don't know why. And then I look and go watch your listing like wow this listing is really really ugly. Invest please invest in high quality photos. Either use AI or not. I prefer you do real photos but just you know hire a good hire a pro. Do it that I promise it's worth it on my in my previous company place me. We hire a professional lady. A lot of people just book because of the photos. I have sold properties just because of the photos marketing everything. Um in espanol we say everything enters through your eyes. It's the same on you can have five units, 10 units, 15 units, 85 units. Quality matters because the real thing that you're bringing and I have seen really really all things like no and then people complain why I own room you know why my rooms are photos photos photos.
Second, when you describe a property. Exactly. Thank you, man. Juliana, you are in fire today. Five stars for you, Juliana. Let's give you like a little heart. There you go. Uh the description many people, and I have seen this also all the time, freaking descriptions. People, the description not for you, it's for your resident. Write for the tenant that you want to have. Meaning, what do I mean by that? Oh, this is the I see many people. Oh, this is the room. You cannot smoke. You cannot do this. You cannot do that. Blah, blah, blah. No, no, no, no, no. Like, who wants to who wants to live in a place that is full of restrictions? They get to know the rules on the house, but need first describe the amenities. Meaning, describe the amenities. Describe how cool it is to live here. You know, not necessarily who are the residents per se, but why it like super cool to live here. What do you include as as you know your in your convenience part and who are your community members and why you have you know why you have air fryer included or a year membership including it you know bring the client in the description that you're looking to have not the one so make the description for your resident not for you you know what I mean I made it and make the description as seal as possible for the algorithm you know as same as with Airbnb and all those that the description in top says everything for the client that you want. You cannot bring an engineer saying that you don't have internet or you cannot bring you know or you cannot bring a a nurse saying that you have a road track next door. What do you have as a product is what you know and what is that you have that you bring in. So it has to be cohesive has to be cohesive. Um okay highlight the benefits in colle of course community what is shared what is private you know what do they have what don't have um if you can describe you know a little bit of their roommates that' be fantastic you know that's also fine just think about what are you bringing to them that you know I want to have like a really cute community if is that all going to be um you know some they're getting along because they all love to have pizza Friday night like I do you know I love pizza Friday nights ah so that's what we do and we play you know car things. So if you are into this, you're not super welcome. All of that um pricing has to be according to your resident to your cost and to what you're delivering. So either I see a lot of people overpriced or underpriced. So but it's also very important and be very clear about what you are outlining and what do you need from and what do you need from them in the screening process. Do you require an application? Do you require a second interview or do you require a showing? So outline what is that you need on the process before they say click is this available. Save your time. Be honest. Be upfront and say hey I need ping p I need you know application complete a background check and a personal interview. Whatever that you need to fill your space and you know to bring right people to your unit. Be honest be in front about it. Transparency save you time and money. Crazy. And If you can have and this is where Andreas and all AI is so helpful. If you can if you are able to answer all inquiries you know within an hour that ensures uh ensures not like a high retention rate for the leads and for the people that inquire about your place. So respond within the hour if possible or have AI respond within the hour. That is also very easy to do. If you are able also offer virtual tours or have your residents also do virtual tours with them. Many people do it but you know do it do do it well and uh or you have a virtual tour like a video tour that you can send before before you do a final tour when they submit the application make the steps easy for them right don't be don't make them difficult make it easy for them right accurate aility oh yeah do you know are you guys familiar with the thing bait and switch? you know what bait and switch is that you send like a phenomenal photo and they say oh no you know that is no longer available and you know the next one available is this one is like horrible that's the worst thing that you can do. So accurate accurate description of what you have available at the time be honest up front because that give you headaches they give you bad reviews don't waste your time. So the more accurate you are on time especially as you grow the better and yeah no social media of course.
So, okay. I'm going to close here for one second. I'm going to say if you guys have any questions before we continue because one thing is when you have one room one to five you know properties a completely different thing is when you have 20 plus mid plus then you expand to different properties then you invest more in these properties so it depends uh Jose 6,000 plus I think what is that what do you mean Jose Larry I want to understand what is that you mean yeah uh oh your interviewing photographers. Thank you. So Juliana, yes, they need to be um more into hospitality the photographers than into real estate. So if they have done Airbnb, they have done a hospitality hotels, things like that, that's the photographer you need. You don't need a photographer for real estate in particular, but you need one for that have done hospitality, that's the best. So if you have little rooms, you have you know one to five properties, you can use certain certain resources. Once you have bigger ones, you move into different platforms because one and and I hear too and I just sorry but I laugh a lot. I laugh a lot. My students know that I laugh a lot. Uh you cannot blame the lead generation. Your your property is not full. Oh, I'm paying X to Y and you know this is not full blah blah blah. They are a lead generation resource. They are not your legendary but the property as I always say the property is yours it's not theirs at the end the property needs to be full for you to be happy do what is needed what I have seen many people do and you know take this with any way that you like uh is for example someone has seven units or six units or 10 units and they have two or three that are fill I have a friend in in Tampa that does this he find his residents all of them He finds he beds and they stay for longer and then he plug them into passplit. Why? Because then you know they get the the background not even the background the um they get the rent he gets the rent paid on time the resident communication taken care of all of that. So but he selects his own residence and then he plug them. So he save the 10 days of um the first 10 days of uh rent that pass uses. He skip that and go straight to the 8% only because he finds his own residence for all his places and he has I think he had like 40 or 50 uh rooms just doing this happy with his method and then no complaints full control on his residence full occupancy. So do not do not rely on only one source. If you are the owner or the operator, you should be able to use and utilize all possible resources for you to have your property filled. Okay. Ah okay. You ask how many house please. Ah okay. No. How many you have now? Yeah. So it depends how many you have. But even if you have two or three, you're still the responsible one. You want the money in your pocket. Yes or no? Right? So this is what I will do. I will I do not rely on one source ever. Why? Because you have you have commitments. So if you really look into do and as the more you grow also uh you can start delegating or using AI or using that you know your property manager you know to help you grow help you you know get the rooms full and something that we not even discuss here tenant referrals many people many especially like large buildings but also please do this many residents uh many property owners hey you have a friend that you want to join especially you have like are happy with your residence hey you have someone you want to join, you know, you bring someone, I give you a week for free or I give you $50 or $100 and people love doing, you know, having friends living with them that increase community. So when you do resident referrals, uh that also help you save the 10 days uh the same the 10 days from pass are saved, you save your money. So there are many ways, but don't just sit down and expect that the lead generation is going to do everything for you. But any of these platforms the responsibility is yours and no one else. So and I rely on that like you know all the time and nice. So the loop is also good. Yeah. But I going to do a tell a I'm going to do a platform or a property manager rental um class later on. What do I mean by that? Uh and many especially everybody in my classes, everybody that see how we do on the right uh with lenders. So the beta test is coming to market. So you will be able to compare in any zip code in the United States a regular you know single family rental between co living and traditional right and you will going to have not only a suggested price per room but what is the price per room in that zip code based on how much people make use baseline right and the report is going to give you um internet return the ACR all sensitivity is called a proforma that you can share right away with a lender to get uh to get your loan approved or you have a money loan approved and it has you know I've been doing more than on writing more than 2,000 deals and advice more like a billion dollar in portfolios in like 20 something markets. So the and I see this all the time and it's a lot of people have all sorts of different spreadsheets and if you put one wrong number in the spreadsheet the deal is ruined and like what? So I sorry but I don't believe in a in so many what is that like a calculators in in cheats that in Google two or three like someone makes a mistake and they start sharing that with a mistake you're screw and I see happening that all the time so is very common so I'm going to differentiate very very soon woo thank you yes uh it's going to have not only purchase price but you know how many bedrooms how many bedrooms can you make cash on cash the increase in cash on cash it's going to be very very fantastic very and and when you finish the results, you you know press input and you're going to have a lender performant done for you and we already so it's built for three types of people. If you're a real estate investor, you need to have it because it's going to save you hours and hours of guessing. If you're an operator or a property manager, the pricing is going to be there for you. Number one B uh the covenant approach is tied to the operator. If you sell and the operator doesn't if you sell and the operator doesn't continue the income goes away. So that doesn't work. Okay. That's why many lenders is no uh the property is the property and the ARB is based on the comp is not based on the is based on the comp is not based on the NOI.
