Renting houses in England has completely changed forever from this month in May. This is not clickbait, and ignorance is no excuse.
If you don't know what you're doing, if you don't keep up with these new rules, just by making a mistake accidentally by issuing the wrong piece of paper that was completely legal two months ago, you could be fined anywhere from £7,000 to £40,000 per fine. This is going to bankrupt so many landlords that don't know what they're doing.
However, if you're aware of the rules and aware of the opportunities that these rules are bringing, this is actually the opportunity of the decade in my opinion. And in this video, I'm going to be explaining how these rules are going to affect the market, what they are so that you can protect yourself against being fined if you're in the property space, and the opportunities that are available at the moment as a result.
One of Warren Buffett's most powerful quotes is, "Be fearful when others are greedy, but greedy when others are fearful." And right now, when you look at these new changes under the Renters Rights Act, the fines and penalties that could happen to you accidentally just for being a landlord are forcing people out of the market, 'cause people don't want to be involved. They don't want to get their fingers burned from being in the wrong space. This is potentially the biggest change we've seen in this country for decades.
Look at it. Section 21 evictions. This is the standard way that landlords will evict tenants. As far as I remember, before I was even born, this has been for decades. We've had section 21 evictions. Now, as from this month, they've been banned, scrapped by the Labour government. Now, you can't just ask one of your tenants to leave your property. You need a legal ground such as you're selling the property or you want to move into the property yourself. Otherwise, you can't evict a tenant.
A lot of landlords are freaking out because they're thinking, "Hang on, it's my property." That means if I move a tenant in to my property, I can literally never ask them to leave unless I've got a legal reason. When it's my property, is it even my property? In that case, if I put a tenant in it, you know what? I'm out and they're selling.
And it's not just that. Fixed-term tenancies are basically gone. I mean, as a landlord, you can't ask a tenant to leave. They could be in the property for 10 years, and unless you've got a legal ground, like you're moving back in, for example, you can't ask them to leave. But they've changed the rules the other way, and they've said that the tenant, it's illegal to ask a tenant to sign a 12-month tenancy agreement. So, historically, landlords would usually say to tenants, "You want to move in, you need to stay for a minimum of six months, 12 months." That's been normal for decades. Now it's illegal. Now the tenant has the right to move in and then a month later go, "Nah, I want to move out." But you haven't got the right to ever ask them to leave. They could just move in and then a month later go, "Yeah, I want to move out now," and they only have to give two months' notice, which has killed the longevity, the guaranteed 12-month income that landlords have been so used to for the last several decades. 'Cause I'll tell you what eats our profits is those empty months. People forget how expensive it is changing over tenants.
And if you think that's bad, the landlord can't even increase the rent now like they used to. They can only increase the rent if it's deemed as fair. And what does fair mean? Well, it's somewhat subjective. Firstly, they can't raise the rent more than once a year. So, you have to wait a year before you can raise the rent. And secondly, you have to raise it fair, i.e., in line with what other properties are doing, which again ruins the landlord's sovereignty to his own property. Now, he's controlled as to how much he can charge, as to who can live in there. As a landlord, you can't discriminate. You can't increase the rent unless it's fair. You can't ask them to leave unless you have a fair legal reason why.
So, as a result of all of these new changes, landlords are selling their properties and jumping ship, investing in other things instead, like crypto, stocks, shares, businesses, and leaving property for for who? Well, that's what we're going to unpack in this video.
Rent bidding is also banned, and a free market where people bid and ask offer higher amounts is illegal to accept. And on top of that, when you do have a tenant that wants to move in, it's illegal to take more than one month's rent up front. So, historically, a lot of landlords would say, "I want six months' rent up front, 12 months' rent up front." You could ask what you wanted because it's your property. Now, you can't. Now, it's outlawed. Now, it's criminal just to say, "I want a few months' rent up front." Not allowed. So, you can't control how much you rent it for, how long they stay. They can live however long they want, though. They can give you notice and just be like, "I'm gone." But you can't. You can't discriminate. They've now done a ban on you banning people that have got children, pets, benefits. What I mean, I'm sorry to be old-fashioned, but the way I always see things as a capitalist, as a free market, is it's my house. I can control who lives there, how much they pay. If I say this property is not suitable for people with children or pets, my house, my rules. Not anymore.
As a result, it's no wonder people are selling their houses. It's no wonder. On top of that, you've got all the taxes, stamp duty tax, section 24 tax. They have absolutely throttled to death landlords. And now we are seeing an exodus, a mass exodus, people leaving. Can I blame them? No. This is the biggest change we've seen in my lifetime. Certainly my professional lifetime as a property investor and landlord for the last 18 years by a long way. We've not seen anything like this before. I've been talking about this for years. Well, guess what? Now it's happened.
And you know what's worse than that? You have to tell your tenants, too. You can't just think, "Oh, these ones are terrible." But you know what? Let's just continue as normal. It don't matter. It does. When you get a tenant, you have to tell them their rights. You have to give them an information sheet with the Renters's Rights Act to say, "These are your rights." But you have to evidence it too. Royal Mail with signed for or something. 'Cause if you can't evidence that you gave them that, fine. How much? £7,000. What if you just didn't know? No, you just didn't. You just didn't watch the news. Ignorance is not bliss, my friend. £7,000. That is more money than most landlords make per year in rent. Because think about it, you might make, you know, if you rent a property out for a grand a month, that's 12 grand. But after your mortgage payments and your maintenance and your management fees, it's only a few thousand. Then you're getting clobbered by taxes, and then you get a seven grand bill. Just the, just the threat of that alone is enough to make landlords leave the market. Just, just, just the idea I might have to pay £7,000 is enough is enough to live.
And they brought these changes in in such a way to kill people that ignore and or or or just think, "Ah, it's all right. Ah, I'll just continue doing it my way." You just can't. Oh, I've got a tenant and I want them to go 'cause they're annoying. I know technically I'm supposed to move back into the property. So, I'll just say I'm going to move back in. And you say you need to move out 'cause I need to move back in. And then they move out and you move in and then you, okay, they've gone now. And then you move 'cause you want to find a little loophole. Oh, that can be a £40,000 fine. They'll kill you for that. £40,000. And what happens if you don't pay it? You just, "I'm just not paying." I mean, ultimately you're going to probably end up going to prison, aren't you? Because if you have fines and you just say, "I'm not paying," they're going to take away your houses. Things get violent. We have no choice. These are the rules.
Landlord Action Legal Advice Firm, they reported the beginning of this year, 2026, a 43% increase in section 21 eviction notices just before May. May the 1st is when this came in. So, it's clear landlords are trying to get out. They're trying to get their tenants out and they're selling. Savills reported that 254,000, that's over a quarter of a million homes that were previously rented by tenants have now been put for sale in the last 12 months alone. People are leaving. They are exodusing like we have never seen before.
But why are the government doing this? What is the actual agenda? What I like to do is I like to follow the money. I like to see, okay, where's the money going? Where's the money flowing? Who's getting rich off the back of this? Are they doing it because they just feel sorry for tenants and they just think, "Oh, it's a shame. There's lots of bad landlords." Maybe there's part of that to it, but there's a much bigger reason at stake here going on behind the scenes that nobody is talking about. I talked about this in my book that I published, The Future of Money. Until you can understand money, you can't understand real estate or assets, and you can't understand why things like this are happening. It just turns into a left versus right. Who do you relate to more, the landlord or the tenant? Some people go, "Oh, it's brilliant. Yay, bad landlords. Help the tenants." Other people will say, "Oh, awful tenants." Is because they're more capitalist-minded. But the truth is, whether you're left or right or in the middle somewhere like me, you've got to look at the money.
See, let me tell you something. Money is shrinking with what's happening at the moment. Do you realize how bad inflation is right now? The cost of things going up so much, money is losing its buying power. I believe that money, the Great British Pound, is literally going to crash. We will see a tsunami and it will crash. It might even end up as bad as we've seen in other countries like Zimbabwe where it's just worthless. What does that mean? And we've seen this happen since they took money off of the gold standard in the UK in 1931. And what does that mean? That means that money since 1931, less than 100 years now, money has been made up. It's not backed by gold. It's just an idea. So what happens when they print more money? It loses its value. And then what happens to the price of stuff? Price of stuff goes up. Like what? Like houses.
See, if you look over the last 100 years, house prices double in value every 10 years. Over the last 100 years, not the value of the house, the price of the house. So what is happening is house prices are continuing to get pushed up. Now, with what's happening in the world, geopolitics with Iran and the US, and what are we seeing in the UK right now? Well, we're seeing food prices going up considerably. Food prices just in the last few months, a lot of them have gone up by close to 10%. They're talking about food shortages in the UK. Crisis. So, you need to think about this now. You need to think, hang on, if prices of stuff is going up, who suffers? People that don't have stuff. Who wins? People that have stuff. So, inflation, which we are going to see masses of in this country over the foreseeable. Mark my words, we can look back in a year's time. Inflation is really bad if you don't own stuff. If you don't own properties, if you haven't got land. It's terrible. But if you've got properties, inflation's fantastic.
And here's the thing as well. All these things that are scary. Oh, you can't put rents up. Well, you can put rents up just once a year. And yes, you can't put them up more than is fair. In other words, more than is normal. But what's normal? Rents are going to go astronomically through the roof. And the rich people know it. Can't put rents up. Yes, you can. You just can't put them up more than they're worth. But any smart business person will know you can't anyway because if you put something up more than it's worth, it's going to be empty. This is basic supply and demand. So, as a, as a capitalist, as someone that studied money, that's it's cool. Okay. You can't put rents up more than they're worth. They're going to go up still. You can't kick a tenant out unless you've got legal grounds. Great. As an emotional landlord that has one or two properties that keep an terrible. But for someone like me, I'm not bragging, but I've got over 100 houses in the UK and I'm small. I'm tiny. I'm a little speck. Some of these overseas companies, these corporate investors, they're thousands. Thousands. Do you think they care about the fact that they can't evict you? Oh, they can if they have legal grounds, though. So, what's the issue? There is none, just to scare amateur landlords.
What about the taxes? What about them? Oh, but section 24, you can't claim the mortgage payments back as tax deductible because they've... Yeah, but you can if you're a company. Can if you're a corporation. So, all of this stuff. Yes, I think there's an element of being woke and trying to be fair and equal, treat everybody well, it's their home. There's an element of that for sure. But do you know why we're woke as a country? You know why we're woke? Have you ever thought about this? We're woke because the school curriculums, the universities, and the media brainwash us to be woke. And who controls what's in the school curriculums? The government. What's in the universities? The government. What's in the media? Who controls what's in it? Who owns the media? The super rich, the people investing in property, brainwash you to make you vote for this stuff, which is actually going to get them rich and keep you poor. But because everyone's so stupid, they can't see it because they don't follow the money. I follow the money and get very rich as a result.
So, they are forcing houses of stupid people. The elites, the overseas offshore companies that aren't paying taxes are taking them off. How can, how can they take a house off of you? Let's say you own a house and you're a hardworking person and you bought a couple of houses and you see it as your pension and you're paying off the mortgage and you've got a few couple of tenants and Lloyd's Bank comes along and goes, "I want that house. Get that house off, John." All these land, how can they get the house off of you? 'Cause you know, it's very difficult to take a house off somebody. Very difficult. It's a physical tangible investment. It's part of the earth. The best investment on earth is earth. You own it. You've got the title deeds. Can't just take it off you. What can they do? Well, they can tax the heck out of you and they can scare you, bring in things like legislation. What? Why do they want to take it off you? They want to buy it. If you look at what the super rich are doing, they are buying. Look at Black Rock, legal in general, Lloyd's Bank. Look at Bill Gates. He's the largest landowner in the whole of America. Aggressively buy. Why are these people aggressively buying land, freehold properties? Because it is limited and they want it and don't want you to have it.
So, should you sell? I say no. Should you be scared? No. What should you do? I think you should buy. But buy right. I'll give you an example. One of my clients, his name is Martin Adams. When I met him, he had one house. I said to him, "What's the goal?" He said, "I want to be financially free. I want to quit my job. What else? I want to have generational wealth." And I said, "Okay, you need to buy properties." He said, "I've got one house." I said, "You should move out of that house. Don't live in the house because a house, according to the rich people now, you might be offended, upset when I say this, but the way that wealth people see houses, they don't see them as homes, somewhere to live. They see them as assets, investments that someone will want to live in, but that person that lives in that house, that consumer will pay them." If you don't like this, wake up. It's the way of the world. You don't believe in passive. Samuel talks about passive income. Passive income isn't real. Look at your bills. Your rent is someone else's passive income. Your Netflix subscription is someone else's passive income. So, I told mine, your house, you should rent it out. But you think it would be good to? Yes. And he did some training and I coached him, mentored him. He rented it out room by room. Why get one lot of rent when you can get five? That one house made him financially independent. In other words, he now can quit his job from one house because he's got five tenants. One house restructured. And then what did he do? Bought another house. How? He didn't have the money, but he used number one, he used refinances. He used option agreements. And he began to grow his portfolio. His story is well documented. I've helped thousands of people like this every single. I've got a whole separate YouTube channel, by the way. I don't brand it after me or anything. It's not called Samuel Leeds. Let me tell you something. Martin Adams, I'll bring you back to him. He saw on Facebook some landlord upset about the new renters' rights. And he said, "I've got seven properties. I'm really upset." So Martin saw this. Now Martin's one of my clients, but this guy moaning on Facebook wasn't. But you know what Martin did? Martin said to him, "I'll buy all of your properties off you in one foul swoop, but I want a discount." Bought all of them. But what about stamp duty tax? Did he have to pay a load of stamp duty? 'Cause that's another way they try to take properties off you and stop you buying houses. They want to stop you buying houses, bringing in stamp duty and increasing it really high. They brought stamp duty in during the war and said it was temporary. It's not temporary. They lied. Did he pay stamp duty? Yes, he did. What stamp duty? Up to 15%. What did he pay? 0.5%. Why? Instead of buying the properties all individually, he bought them all. So, first, you can get multiple dwelling relief. But he actually did one step better. He bought the company. Why buy the properties when you can buy the company? I'm not saying you should always do that. You need a mentor and professional people around you guiding you.
So, these are the opportunities right now. I, I've not seen this for years. Last time I saw this was when I got started. I got started in 2009. That was when I bought my first property, Merville Road for £100,000. My little first house in Birmingham. However, when I got started, people were panicking because of the 2008 crash. Properties were going down, down, down. Everyone was freaking out. Credit crunch. Banks weren't lending. So, what did I do? I started using option agreements, vendor option agreements, seller finance, joint ventures, aggressively buying. So, I became a millionaire.
But then if you look at the last five years, even, even, even after the pandemic in 2020, 2021, what were house prices doing? What were sellers? It's been a seller's market. In other words, if you're a seller, you hold all the cards and everyone's queuing up to buy and the sellers are waiting for the highest offer. That's changing now. Now, I've not seen, I've not seen this becoming a buyer's market 'cause people are so scared. This won't last long. Just the remnants, the final remnants of the mass exodus of landlords leaving. You can snap them up now.
Or another, let me tell you, let me tell you one more. I hope you're enjoying this video. If you are, hit like. But let me tell you something else. These landlords, what are they afraid of? They're afraid of tenants being in their house and not paying and they don't know the rules. And so, you know what you can do? You can approach these landlords and you can say, "Hey, I'll rent the property from you. Reduce rent, but I'm a company." What does that mean? That means I have no rights. I don't, I'm not part of this renters's rights act because I'm a company. This is not my home. So you offer to rent the property through a company and you can set up a company tomorrow. I think for about £50, 24 hours you can have a company. That company can then rent properties and what you can do is rent properties and then these properties you can put them on Airbnb. Now, this doesn't work for every single property. You have to know what you're doing.
Camden, another one of my clients, Camden Late from South Africa, came to England as a backpacker from South Africa with nothing. He didn't have any money, no qualifications, not from a family of property investors. I said, "What do you want to do?" He said, "I want to become financially free. I want to have generational wealth. I want to be able to leave my job." He was working on boats and different things, serving drinks. And I said, "Okay, cool. Here's what you need to do." Put together a plan for him. And he ended up approaching, he set up a little company. He approached landlords. He found really good properties that he knew would bang on Airbnb. And he offered the landlords to rent them. And the landlords were like, "Who are you though?" And he's like, "Who am I? A company." Which means I have no rights. Which means if I don't pay your rent, you can terminate the contract. It means you have complete protection and assurance. It's a guaranteed contract. Guaranteed rent, commercial lease, and I can pay you for the next three years. Jeez, I can even give you six months' rent up front. We can do what we want 'cause this is B2B now. B2B, business to business. There's no consumers involved. There's no tenants involved. The landlord, why would the landlord say no to that? They wouldn't. Landlord rents the property to Camden. Camden takes it. Camden now has control of the property, puts it on Airbnb and gets three, four, five times what he would have got. And all that excess profit is his. And by the way, you might go, "Oh, that sounds good in theory, but really it's much harder." Go and watch his story on Property Success Stories. Hundreds of them, hundreds and hundreds of these people becoming financially free because they follow the money. See the opportunity. And while others are fearful, they are greedy. And now is the opportunity of a decade. And don't say I didn't warn you. I'm telling you now. You'll come back to me in five years' time.
So, I've been thinking about it and I finally decided, well, now you can't do these things. Now, it's too late 'cause now everyone's all sold up. Black Rock and Lloyd's Bank and Samuel Leeds and my clients own everything. Now, soon as you lose, that's what's going to happen. So, what are you going to do? I would say to hell with the government, to hell with your job. Why are you going to work 40 hours a week and slave away in a job that gives you a few thousand pounds a month which you can barely live on because rents are going up so much and inflation is going up so much and we are going to have food shortages and then you'll come to me. Now's the time and I'm offering. I will show you everything. I will show you step by step exactly what to do. Yes, I have an academy and I provide consultation and I have a team and and and and that costs. That costs. Of course it does. How? I'm a businessman. I'm a capitalist like you should be. Anyone that comments negative on my social media, I know that they are a communist. They must be. They must be. Or they're just absolutely stupid. One or the other. And and that's fine. We need some people to just be electricians and to struggle and go, "I'm an electrician. I make four grand a month and yeah, I might have some food shortages and I might not be able to pay my rent and it's my house is owned by Lloyd's Bank and they're not going to be nice to me when I can't pay the rent. They're going to have legal ground to kick me out and I'm going to end up shaking in the corner of the street." But you know what? That's what I'm called to do. That's fine.
