So, this area is in Dallas, Texas. I think that Dallas is probably the best part of Texas. And I think that Texas is probably the best part of America. That's just my opinion. Our little cyber truck. What you'll find here is that people are really patriotic. They've got American flags just all outside their houses and stuff. And I love that. I love that the people in Texas love America. They love Texas. They're very proud. I mean, in the UK, some people think it's almost offensive, you know, to be patriotic. If you've got a British flag, should be ashamed of it. It's racist. But in America, they're very proud.

>> Rental arbitrage, this is very interesting, which we're going to hopefully get a rental arbitrage deal this week. That's where you rent a property. So, you might say to the landlord here, "Look, I'll pay you 3,000 per month guaranteed." You can still come and see the property cuz one of the things a lot of landlords worry about is that they can't see their property. They rent it out on a year lease and it could be getting trash. They they have no Where is it? Look, we'll rent it. You can come and see it. You can inspect it every week if you want, but we're going to then rent it out on short-term less. You're going to get your money. We're then going to get the uplift, the arbitrage, and we don't even own the property. So, that's I'm very keen to secure one of those this week and hopefully be able to document the process.

So, basically, we rented this house for a bit, but I really want to buy something here. I love America. I love Texas. I think there's so much massive opportunities here. I need to get Amanda on board. We've already got properties in Zimbabwe, in the UAE, and in England. And she's just a bit like, "Why do we need more houses overseas?" So, my job is to convince her, not with my words, but by showing her some nice properties and just making her fall in love with them. And I honestly am convinced that by the end of the day, she'll want to invest here. If she doesn't want to invest here, then we could just get some rental arbitrage instead cuz I need to make money in Texas.

Number three, uh, what else can I do to stop you crying? I went online and I booked her a cruise. The cruise that we booked was a gay cruise. And what I'm thinking potentially, we need to run the numbers because I want to go in with Russell as a partner. It will be a property that we can buy that we can live in when we're here and then we can rent out when we're not on short stays. But we need to run the numbers. Russell wants to put it through all his little geeky AI software to see if it will work for Airbnb. I think it will. I mean, think about it. So, it's a new day and we've managed to connect with a lady who is top of the game in Dallas in buying mansions and running them as Airbnbs. So the the type of guests that you will have are not the type of guests that you may hear some horror stories about sometimes. Not all the time, right? That's not all Airbnb, but you do have >> minimum stat here. What is it? Is it like three nights minimum? No, I I do a one night minimum and and and you know net like four >> $5,000 sometimes because you have a nightly rate for a certain amount of guests and then every guest after that is an additional >> that's like how you do it. That's how you >> per person per night, right? And then if you want to host an event and we only host intimate events. So we're not hosting 100 200 parties, you know, nothing like that. But then that's an additional fee because now you're having vendors on the property. You know, you're having visitors that are guests that are just coming in here for for a dinner. You know, we have corporate um retreats, events. We may have companies that bring in their their top salespeople, their executives, and they stay here for a week because maybe there's a meeting or a conference or something in Dallas or Fort Worth >> and and they give them an experience. You know, >> how much does it cost to run this house? >> Um, it's pretty inexpensive. >> No, it's not. No, it's not. >> Hands on. >> I'm I'm very hands-on. >> Um, this is my only one. Um, I'm retired military, so I have a lot of time on my hands. I'm a realtor, so I love everything, you know, buying new things for the house, decorating, designing, helping my guests. That's what's so beautiful about the house, though. It's also the surroundings. I had this young man and I guess he's big on YouTube. A young lady booked the house and said, "Hey, it's going to be 12 of us here. Uh, we're celebrating my friend's birthday. You know, it's just us." Okay, great. Not a problem, right? They paid a nice prize for the weekend. And and then my daughter started like texting me and like, "Hey, mom, did you rent the house out to this person?" And I was like, "I don't know who that is." So, she sends me his YouTube and um he's inviting everybody. He gave out the address and is telling everybody to come and celebrate his birthday with him. And so, you know, at first I'm like, "Okay, well, maybe, you know, not a lot of people not going to show up." No, there was lines lines of cars outside. So, you know, I had to come on the property um and tell them, "Hey, you know, you you got to go." like and so and yeah, we shut it down cuz he he kept promoting it. He kept promoting it. >> If he'd have contacted you and said to you, "Hey, I want to run a bit of a party. I'm going to have a bunch of people and just done it in collaboration with you." It could have been a fantastic >> and and we do that. And we do that because we provide our own security. When you're hosting a large event, we provide you we don't even charge you for it. We provide our own security. Yeah. um if need be we valet you know so you can have these grand parties which people have had we just have to communicate and you know you just have to pay the additional fees that come with that and and and you get to enjoy your time and I get to enjoy my time. >> Yeah. At this point, I've realized that owning a mansion here in Dallas, Texas, whilst it be great fun, the truth is I've already got mansions across the world that right now are empty. So, I need to be faithful with what I've got, manage what I've got well, and maybe I need to take my brother's advice and we need to look at some alternative investment options here in the USA.
