Claude Built a Wall Street–Level Financial Model in Excel in 10 Minutes!

Hello everyone and welcome to this video. In this video, I'm going to show you how to use Claude Co-work to build insane financial models. So, let's go ahead and get started.

So, here I got the Claude running on my machine and you can see that you have the chat option which is you can just like chat GBT, you can just prompt it, you can ask it to write emails, code, learn and so on. You can also connect it to your Gmail as well if you want. But what I want you to do is I want you to navigate to co-work. And here what you could do is you can allow the AI agent that is powered by Opus 4.6 model which is the latest and greatest model by Anthropic to work directly inside of a folder. So now I can select a folder. I can specifically say I want you to grab these Excel sheets. I want you to go and do research and I want you to build a financial model for me.

So what I wanted to do here is I would like to build a financial model. Let me show you. And the financial model that I want Claude to build for me, it's going to be related to real estate. So here's the prompt. And what you see here, I I structed the prompt as in a form of a context, instruction, input, and output. So I'm going to say you are a real estate financial analyst. I'm evaluating a Toronto condo investment, and I wanted to perform deep market research and a fully dynamic 10-year financial model to assess long-term returns and risks. I want you to first conduct deep research on Toronto condo appreciation and then I want you to review all the major Canadian banks basically like RBC and TD. I want you to tell me also kind of perform macroeconomic analysis on interest rates, immigration, absorption rate and vacancy trends. And I think we are living through singularity right now. You won't believe what the model that Claude's going to build would look like. I think it's going to take maybe a kind of an experienced financial analyst maybe a few days to build. And now the Claude co-work agent is going to build it in a few minutes for us. And then I want you to review the condo market report located in the folder. So what I've done here is I included a folder and in this folder I included the condo market Q4 report. This is simply a PDF and I just wanted to test the agent to see if it's able to search and look for PDFs or files that I included as one of the sources. I also wanted to go and search the web for me. Combine all these two information together and build a financial model directly in Excel.

So if you go back now, you should see here u let's continue with the prompt and then I want you to build a dynamic 10-year financial model for me. I want you to perform sensitivity analysis as well on the interest rate and also take a look at the appreciation or the depreciation of the investment. And these are the inputs, right? So, the property is going to be a $1 million uh Canadian down payment assumption is going to be 20%. And the mortgage is going to be 80% loan to value. Amortization for 30 years, interest rate 6% and let's assume let's say the rental property is going to generate $4,000 Canadian per month and the vacancy rate is going to be 10%. Okay, so here's the output. I'm going to ask the claude to basically do the following. Research summary on Toronto condo appreciation outlook. build a full dynamic 10-year financial model including mortgage amortization schedule all the rent vacancies and so on. Tell me what is the IRRa and the total rate of return. Also kind of performance sensitivity analysis graph equity and also give me kind of the executive investment verdict. Should I buy let's say a property or not?

Okay. So what I'm going to do here is really I'm just going to copy this prompt. Okay. So all of that copy all of that. Just copy. Come back. I'm going to go to cloud co-work and I'm going to say I want to work in a folder. So, I'm going to say choose a different folder. And now I'm going to navigate to my desktop. And on the desktop here, I included building financial models by Claude. And if you go ahead and just select that folder, just going to say select. So now I'm working directly in the folder. It's going to tell me, okay, do you want to allow access? I'm going to say sure, allow. And I'm just going to paste the prompt in here. Please note that now I'm running Opus 4.6, which is the latest and greatest uh model by Anthropic. And please note that this model actually consumes a massive amount of tokens. So here, of course, I'm on the pro plan, right? This is like $20 per month. So let's go ahead and give it a try. So I'm just going to say let's go. And now the agent is going to first go in the folder, grab the PDF. It's going to create its own tasks. So now you can see see tasks progress for longer tasks. Here you can also see if there is any. So these are the instructions that I'm providing to the agent. It's going to create a to-do list basically. And look at this. So now the agent came back with a basically a tasks list. It's going to conduct research. It's going to combine that data. It's going to build a fully dynamic 10-year financial model in Excel. Add sensitivity analysis, show the charts and so on. What you see as well here on the bottom is that there is what we call it skills and think of skills as now you have the agent and now you can simply download a skill to the agent. Okay? So for example, if you want the agent to have Excel capabilities, now you can download and this happened automatically behind the scenes. It was able to download the Excel skills and also it was able to get the web search capability because well I asked it to perform a deep research here. So I wanted to go search the web and come back basically with a detailed analysis.

Please note that there is a massive marketplace right now for skills. Let me show you. So what you see here is I got what we call it skill hub. And think of it as it's basically a marketplace where you can download skills to the agent. For example, if you want to take a look at let's say testing now, you can download all these skills. It's just a file where you can just go and upload that file to claude and that's it. Now like Claude is able to write Python code or maybe write JavaScripts or maybe if you go to let's say writing here now you can give it the ability to write let's say LinkedIn post for example. So now if you click on it now you can see LinkedIn post. So now I can just go download that skill and run it. Okay.

So let's go back and now you should see basically it's doing all these tasks here on your behalf and it's going to take a few seconds for it actually few minutes for it to run. So what I'm going to do is I'm going to pause the video and I will be back once the agent is done with its analysis. All right. So, it took around a few minutes approximately for the agent to run. And look, if you go here to progress now, you should see all the different tasks here have been kind of completed. And I was going to tell you, view your financial model. If you go ahead and click on it, to be honest, I couldn't believe that this happened because when I tested Copilot, for example, or maybe the early chat GPT versions, it was really hard having a hard time creating a very simple uh financial model. But look how insane it is. Basically, it was able to research all these different sources. It was able to come up with all the assumptions here, the 10-year uh model. It did all the amortization here. It did all the scenario comparison for let's say bare case, base case, and bull case as well assuming like massive property annual appreciation. You can also see sensitivity analysis here has been conducted and the dashboard as well charts too. So let's actually go ahead and um what you see is if you go back to the folder now, you should see the model has been created here for you and this is the Excel Excel sheet that has been created. So now if you go back to let's say dashboard maybe charts now you should see basically what is going on. It's going to tell you well the equity growth over 10 years this is the growth it's going to tell you pretty much that the property is going to have negative cash flow. So initially like we're going to lose 200k probably 2 to5 and then every year you're going to lose maybe like 40k and so on. Please note that I use that example specifically because I'm familiar with the market and actually the market's not doing great. And you can see kind of when it comes to the executive summary here when it comes to the verdict, it's going to tell you well you this is not recommended for cash flow focused investors. The investment is viable only for people who have enough liquidity and it's going to tell you this property kind of going to have negative cash flow, right? So it doesn't make sense to make that investment right now, especially at a very high interest rate environment. Okay, so I think this is incredible and this can literally automate the entire process of research building financial models in Excel and of course I can take that generate a report out of it and now you can automate an entire workflow end to end with the power of claude.

Okay, so let me show you one last thing. Let's assume that I would like to upload a new skill. Basically that's how you do it. You go here and then you go to settings and on the left hand side now you should see connectors and capabilities. So capabilities now you are giving the uh the agent the ability to update or add skills. So for example here you can just say add and now you can simply upload a new skill and now you can test test basically claude here um and you can add for example PowerPoint presentation skills or you can embed new skills as well. I'm going to cover that in great details in future videos but with that, that's all I have for this video. I hope you enjoyed it and see you in the next.
