You said I wanted to buy it. I don't remember your. It was in Georgia, maybe. I don't. How did the competition work?

Uh, it was just a presentation, really. Anyways, hey, where's uh, where's that the guy I was gonna Elijah? Where's that Elijah? I met a I met a guy who's just ripping numbers and hold my hand wholesale. This might be him and he's and he hasn't talked to us about it. He hasn't told anybody about it. He says he's a little bit shy. So, we're gonna interview him today because I was approached by a guy at Wholesaling Live. Um, and he's he comes up to me and he's like, "Hey, man. Uh, over the past seven months, I've made almost or I don't think almost, I think over $100,000 wholesaling." And not just wholesaling specifically doing creative finance transactions. And not just creative finance transactions, specifically trust acquisition agreements. So, Michael, we'll catch you later, man. But, um, we Michael just told me a flip. I'm under a contract for my next flip. I'm hoping to do another one soon, too. Um, Garrett, I can sign something, but not right now, man. I'm about to talk to Elijah.

Anyways, so Elijah, where are you calling out of, man? Introduce yourself.

Hey, Richard. So, yeah, my name's Elijah uh Guerrero. I'm out here in San Antonio. So, I saw you and I was like, man, this this guy's changed my life. I've done around 100K in the past seven months with the trust acquisition. I've even gotten the proceeds from wholesaling and I've acquired my own sub 2. It's a 2.625% interest rate. I got it for like nine grand down.

The cash flow is about $600 a month and I'm looking to buy another one. So, I'm doing about two to three deals a month and I'm just I'm stuck at that two to three. For anyone that saw me at Wholesaling Life, um, I'm stuck at two to three deals a month and I'm just trying to scale. And most more times than not, I'm actually just watching the past live streams and I'm calling during these live streams.

Um, that's why I approached you. I was like, man, what what do you think I should do?

I love that. So he has a. So so so you've done a h 100,000 a little over $100,000 in the past seven months specifically taking over other people's debt. And guys, he's been able to do it so many times that he he actually acquired his own one. So So what I've been preaching for the past four years is do a number of wholesale deals and then buy a piece of passive income. Do a number of wholesale deals, buy a piece of passive income. Eventually you don't have to show up anywhere and you're just done. So, this is this is uh.

This is really really really cool and I'm I'm really excited to bring Elijah on stage today. Uh, we're gonna break down the whole process, man. So, so first things first, uh, what was your entry to wholesaling real estate? Where did you learn about this?

Yeah. So, I was like majority of everyone probably had shiny object syndrome. So, I saw wholesaling, I saw stock trading, I saw solar sales. And essentially, I got into solar, right? And I got better at sales, knocking on doors, getting it slammed on, dealt with objections and and it just wasn't for me. I saw your content back in September last year, so it's been well over a year. I didn't start implementing this till like January, February. Um, and essentially it was just me calling, failing, calling, failing, fumbling forward. Um, and then boom, I got my first 2.4% trust acquisition, sold it for 10K, got another one that same month, sold it for 12 grand. So that month right there was 22K and it was just like wow. And I was serving at the time. So granted I was in a nine-to-five. I was I'm 22 years old. So I was just serving tables and this amount of money hit me and I was like man I could this is life-changing.

So.

So I've been doing this and it's been snowballing since.

So your first intro to wholesaling real estate was with my stuff. It wasn't with like a Jerry Norton or or Pace Morby. You saw Hold My Hand Who Wholesale first. What did you see first?

So in September I saw you and another group and that was mainly cash and I tried it for a few months and it just didn't work. It just didn't work and that's kind of where I was juggling everywhere with everything and I that's why I joined the solar but then I took everything that you said and I had the correct resources in place and the trust deal was essentially my first deals was the trust deals.

That's beautiful man. What an amazing amazing trajectory. Now, I think probably the biggest thing is we should probably first we should define what type of deal he's doing, guys, because we have a lot of people joining us. Maybe you hung out with us this weekend. Maybe you're just watching this live stream for the first time. Um, we do wholesaling kind of differently, guys. We do wholesaling kind of differently. It's a niche within a niche within a niche. And essentially, wholesaling the broad, it's what Costco does. They get items and then they sell them for a higher price, right? Um, we get properties under contract and then we sell the contracts for a higher price. Um, but sometimes.

The only way, well, not the only way to do a wholesale deal is to get a discount, guys, right? So, you could you could lowball people. And you're probably thinking, "Oh, you're a you're a lowball deal sourcer. You source houses at a at a massive discount." No, not always. Sometimes, um, it's not about the price of the house, and it's more so about the interest rate of the house. So, if somebody has a really good interest rate on their loan, you know, it's not really about how how low you get that property. It's more so about what's your interest rate and can I take that interest rate over and if you say yes, I'm going to make money. Uh, so the type of wholesale that we're talking about here is um investors have 7% interest rates available to them with 10% down payments. Um, Elijah here cultivates lower down payments and lower interest rates for investors that hold on to real estate by renting them out. And he has now become one of the investors that he serves the deal to. So his his first intro into real estate was what we call a trust acquisition agreement, which is one way that you can use to take over debt. There's a ton of different ways to take over debt in real estate, and that's the method that he uses.

Now, where do your deals come from? Where do you find these houses? It seems like you've done a lot of deals. Are you running any marketing to find these deals?

Yeah, so it's really just agent outreach. It's just kind of building that relationship. Ever since I closed that one deal, I've been able to reference like, hey, I closed that deal right there. Hey, I closed this deal. Get on the phone with that agent.

Um, but everything is strictly in San Antonio, Texas. So, wow.

I've yet to kind of venture out. And the funny thing is is I actually don't even walk the properties at all. So, I could say I'm virtually wholesaling.

Yeah, right. I'm not even rocking the properties, but for some reason I have not ventured out to different markets or nothing and it's just it's been doing pretty good. And but man, buying the property has paid a lot of dividends. So,

And it was I was so like back and forth. I even texted you one time. I was like, "Hey, I don't know what to do." Um, because I was getting offers for like 15 to 20 grand on that.

And I was like, "It's a 2% interest rate. I'm cash flowing. Help me on taxes." And it was kind of just like a no-brainer. So, I end up just doing it.

Now, how old are you now?

I'm 22 years old.

22. I was I got it in this house.

You're a landlord. What how how expensive was the house you bought?

Uh, it was comping about 320, 325.

Um, I got it with 9K down plus closing costs. So.

It it was just too good of a deal to deal to like pass up. So, wow.

It was something I was going back and forth, but I mean I it like I said, it pays a lot of dividends to this day. So,

And you're telling me seven, eight months ago, you just did not really know what to do to make money in this industry at all. And and and now you've gone from I've made a lot of money to the industry to I also own one of these properties.

Yeah, exactly. I was just working a nine-to-five serving tables seven months ago. So, eight months ago. So, I've been able to.

Pick up the phone and granted this is like a fraction of where I want to be at, but I've gotten my foot into the door. I've been able to do more than I ever thought I could do. Up.

Wow.

Um, and a lot of that has to do with the resources.

We say it out loud, but even myself sometimes I find I find myself not even believing what I'm saying because sure, I've seen it over and over again. But for whatever reason, you know, after I see it, my brain kind of resets and like, okay, I guess that guy got lucky for some reason. I guess he got lucky for some reason. Like, guys, we've we've had so many deals put in front of you, so many addresses leaked. But something that I challenge I I struggle with in my own mind is is almost like this reverse impostor syndrome where it's not that I feel like I'm in a place that I shouldn't be, but whenever I see somebody do it, I'm like, "Oh, he got lucky. Oh, he got lucky. Oh, he got lucky." And Elijah's story was just so unbelievable to me because here he is serving tables seven months ago and now he's a landlord and he's at $100,000 in income since then. So, he's got his time back. He's got a piece of passive income. It's just it's it's unbelievable in all using a singular one of our strategies in a singular market, not even going nationwide. And he hasn't said anything about it either, which which speaks, you know, miles about his character as well, just staying quiet and and and keeping his head down while making all this bread. That's crazy.

So, I got to I got to know about the first deal, man. Let's let's break down the first deal and uh, let's let's see that address.

So, 308 Musketway. It's in Schertz, Texas. It's kind of by Selma. It's in San Antonio. Um, it was a 2.49% interest rate. I got it for about 21 to 22K down.

Um, it cash for about.

That's That's What address is that?

Way. Got it. Okay.

And that was a 400k property, I think.

Wow. Okay. So, you've got it furnished. You've got a furnished property. Uh, looks like.

This is my first. This is my first wholesale property. This isn't my first. This isn't the property I acquired.

Oh, okay.

This is my first.

Right. Right. Right. Right. Right. So So the property is currently for rent by the person he wholesaled it to. Um, looks like it's a four bed, three bath. You said you got $10,000 for this deal.

Great. I did.

Awesome. Okay. So you got $10,000 for the deal. And was this on market? Was this thing just sitting for sale?

This was this was on market. This was on market.

Wow. Now, I think something that a lot of people struggle with is calling agents. I mean, how do you get past an agent not wanting to do like, you know, you know how when you call, especially in a market like San Antonio, they've heard the pitch over and over and over and over again? You've had repeat success with, you know, five to 10 different deals over the course of the past seven months. What are you saying to them to make them okay with with even presenting this to their client? That's what I'm wondering.

Yeah. So, it's all about tonality in a sense and it's all about trust. So, I mean, I could nine times out of 10, they don't really care about the tr the offer itself. It's just the rapport and the trust you're building with that agent to to where you're kind of I don't know, you're kind of with their friend almost, you know? And a lot of times I'm like, you could reference this agent, this agent, this agent, this address, this address, this address. And when they hear like we're serious and they hear that we've done this before, that's where they they kind of build that trust with me. And I don't know, it's just doing deals that's kind of snowballed it and I could reference those deals that's helped me a lot. But at the end of the day, it's just that tonality you're saying and you just being confident on the phone.

Huh. Huh. So, so guys, what I've found is that when you do a deal in a market, not only are you more confident on the phone for the next deal, but you can use that agent and your book of business grows to the point where, for example, I I had an agent in Aurora, Colorado, this Eastern European agent, and she declined my offer. But the thing is, my book of business was so strong in the area that I owned the neighbor's house in Aurora, Colorado. The neighbor's house was both more expensive um and we had the agent backing us on the method. So, I had the seller and the agent call this Eastern European agent and say, "Hey, this was an excellent opportunity for us. This really helped us out in our life." And and honestly, I think you should probably do the same deal with him as well. Now, they declined the offer, but some of you may remember on the phone I I asked the agent, I said, "Can you articulate a single reason why you don't want to accept this offer?" And at the end of the day, the only thing that she could say because of how strong that book of business had become was, "My seller doesn't want to set up the trust." And when I told her, I was like, you know, we that that's really not something they have to take care of. There was just no other objection. It came down to the agent and the agents issues and, you know, not wanting to do something new and a lack of trust and maybe being burned in the past. But guys, you really can solve every objection after you get over that hurdle of doing your first deal. You and that agent who you closed your deal with. I mean, guys, they want to make money with you moving forward. So, that that is so awesome. And now, how many deals have you done since this one? And what was your biggest one?

I have a a CRM that kind of shows my deal. I think it's 14 deals right now.

Wow.

My biggest My biggest deal is 15 grand. Biggest deal.

I have three closing right now. One for 10, one for 6.7, another one for 3.5.

That's so realistic. That's so realistic, guys. That is exactly what you should expect in when selling trust acquisition agreements. I would say a trust acquisition agreement for 20,000 is pretty rare. But guys, 10 to 15.

All the time. And then yeah, you know, you get one and it's a little damaged or the rate's a little bit high and you you only get 3 to 5K, but how many calls are you making? Because this, how many calls do you make to get a deal now? I've had a couple that just kind of were just layups. Like this one right here. I have a check right here. It's 10562 Green Rock.

It does bring dividends. I'm telling you. Just just be a person's person, bro. Just know how to talk and just be a human, you know? So, it's just I don't know. It's just truly just being personable, being real, and just being able to reference things and just articulate your words like like you do and you show on Instagram. So,

Um, I just got two properties in San Antonio for $0 down. I sold them both for seven grand and they're supposed to close one tomorrow and another one uh hopefully by the 31st. Yo, he's he's secretly wiping the floor. Oh my goodness. Okay, now we gotta break now we gotta break down the rental.

This is crazy, man. This is crazy. I I love that you're just just following like advice that I've given in a singular TikTok and it's actually working. Guys, some sometimes there's all different types of paths even within Hold My Hand Who Wholesale for you to attain this, but he's just doing one of them and it's just ripping. Don't change a thing. Change nothing except for propping up the phone during your cold calls because chat indicate would it be valuable for you to see Elijah cold call and just the way that he articulates himself to these agents? Indicate in the chat right now yes or no. How many people would have massive value from Elijah just seeing the way that he speaks? I know I would. I know I would. Elijah, these are all people who want to learn from you, man. There. Guys, you got to remember there's an avatar for every demographic. Does anybody know what I mean by that? There's an avatar for every demographic. How well do you think I speak to 40-year-old women? Not Not super well, guys. Not super well. You know, how well do I speak to 70-year-old men? Not super well. What is my audience that I can captivate? Well, just kind of given who I am and what I like. Usually it's like 18 to 30-year-old guys who are typically white guys, you know. Um, but you got to understand if somebody sees somebody who they perceive as themselves doing it, it it explodes in a whole another way. So if you're like, "Oh, Richard's already done it, but I haven't spoken to so many people who you could speak to." And now we see these people in the chat. I mean, even me, I'm like, "Oh my god, I got to know his process." We got to break down this rental, though. You you you're a landlord. Um, now you don't have to be like me and leak this address here, but but I want to I want to know about this deal, man. What.

I do. I I walked it was like I tell you, it was a really really good deal.

Wow. That's why I was getting the 20k offers. Like I literally had a $20,000 assignment offer and I was just so contemplating on it. I was like, "What do I do? What do I do?"

It's worth more than that. Honestly.

With the equity you have and I got to know your cash flow. I mean, what does this thing rent out for? Like 1,900, 2,300?

I'm getting about 2150.

Wow, man. Great. So, so, so now here's the question. Are you self-managing or do you have your own um do you have your own.

Self-managing. 78254 zip code in San Antonio if anybody who knows it's a really hot zip code. It's I can self-manage. Not an issue at all.

Um, somebody says, bro, Richard, how do you build your automation? I have 50 Richard Taylor accounts follow me every day. Somebody tell him, dog, you are talking to people from India and Bangladesh. Um, they have created fake accounts of me and they are DMing you about cryptocurrency. So, you should engage with one of them. You should engage. You say, "Hey, um, by the way, how do you pitch subject two?" And they're going to be like, "Give me your credit card number and I'll tell you." So, guys, that's that's not me. You guys got to be careful. That's But you even the even the marketing that wouldn't help me. That wouldn't help me at all. Wow.

So, what a story, man. And so this guy this guy approaches me um at wholesaling live and I didn't even know the extent of it. Now now I'm I'm learning that it's 14 deals. I was thinking like, oh, seven, eight, nine, 10 deals. U but he's got multiple in closing. So on average, how much do you make per month?

I'm trying to do between 12 to 15.

It's it's a fraction of what what I'm trying to do. It's just I'm my goal is to learn how to scale it and learn how to essentially triple that, you know. So, but I'm so grateful about how how much I've come. I used to pray for this, you know? I prayed for this. So, now I'm I'm getting there and now it's just time to get this, run with it, be consistent, and scale. So,

Now, what sets your trajectory apart from everybody else? Because you got to know, you know, this is only your your results are very, very, very rare and Hold My Hand Wholesale. I don't want to act like this happens every day. Typically I have people who are like, you know, I I've done two deals in my first three months and I'm like, great, man. $15,000. That's awesome money. You know, it's more than you would have made elsewhere. But this is like, oh [ __ ] Oh [ __ ] We're we're like making multi-six figures per year on not even year one on not even year one. And we have assets. Holy [ __ ] So So is it the time you spend? Is it how much time do you spend here?

It I guess it's the motivation part of it. It has to be greater than like the money aspect. Like I just I just have my goals five, four, three years from now and that's just what I'm locked in on, you know? So again, obviously it's the the hours that I put into it. I think it's I spent like two weeks straight just like asking questions, writing it down. I spoke to Moa time and time again uh on the Discord and I guess it's just kind of soaking everything in and understanding everything. So,

Um, yeah. I mean, that's this is like top 10 trajectories ever in in in Hold My Hand Who Wholesale. That's that's just it. Just such a such a massive spike to landlord and then landlord with equity, guys. Not even low equity landlord. Like, dude, you sell that thing, oh my god, you're making $100,000. So, uh, but but I have to know.

When you started, uh, you showed up. You you day in day out, you showed up. Got that. How much time on the phones?

Yeah. Yeah. Time on the phones maybe like four hours. Is it? It's I I'm trying to get a better schedule, but about a couple four hours I'd probably say.

When you say a lot of times, to be honest.

When you say better, you mean you want to do more than that?

No, no, no. I'm seeing better like I want to have a like make more, you know? I want to have a higher volume in this. So my trajectory is I'm looking three, four years of 10xing the amount I'm making, you know? And.

I'm still trying to figure that figure that out and I know we spoke about it. Social media is probably.

Oh, it's easy. It's so easy. I'll get I'll I'll tell you what I'll tell you what to do right after this. I've got two things for you, but um.

Wow. Okay. So, four hours per day starting off. Started with educating himself, showing up to the live streams. Um, and then immediately hitting the phone. Now, for me, it can be really really daunting when I go on like a two-hour spree of calling and I and I just hear like three nos in a row. What do you what like what are you thinking when when it's when it starts to feel hopeless? Because guys, I'm not going to lie to you. Doesn't this business feel hopeless from time to time? I've felt that. I'm not going to I'm not going to lie to you and be like, "Oh, it's always been great." Dude, dude, it's felt so hopeless from time to time. It's felt impossibly hopeless. And then you see something like this and it reinvigorates you and I'm always trying to bring out of these individuals. What the hell kept you going, man? And then and then do you still go through that or are you like, "Oh my god, I'm just ripping now."

No, no, no. It's not it's not perfect. Nowhere near all the time. So, uh, it's it's stressful. It's it's genuinely stressful. I always think like going to wholesaling live, it it genuinely kind of raised the bar of expectations and kind of helped me realize like it's normal. It's normal to feel this way and I know there's times where it's just like, man, I just feel like quitting. Like, man, like all these nobody understands you around like all your peers, to your family, nobody understands. And essentially that that difference or whatever they they think it kind of is like your fuel in a sense. It's your superpower. That's what I heard at Wholesaling Live. So that's kind of what I've been running with is is just like there's no plan B. There's none. So I mean, trust me, there's going to be it's going to be a lot of nos before you get that yes. And nine times out of 10, it's just going to be a lot, lot of stress.

Although it's a lot of money, it comes with a lot of stress.

Yeah.

Um, but I I even posted it this morning. I said, um, you're one one what? One move, one deal, or one move, one play, one deal away. I said that this morning. I post that all the time on my Instagram. One move, one play, one deal away. Like you're one deal from changing your life.

Yeah.

You know, so I've been saying that to myself every single because this translated from like sports and everything. Um, it's just one move, one play, one deal away. So it's just you're going to be it's going to be a lot of nos before you get that yes. And I don't know, just just don't stop. That's all I got to say. Just don't stop and just keep going even when you feel like you don't want to. Oh my gosh. Oh my gosh. I uh I don't even know what to say. I don't even know what to say.

But 20 $20,000 just sitting there and it feels like I had very little to do with it at that point. Now, how did I get there? Dude, here's the thing. It's not a extremely linear explanation here. It's not going to be like point A to point B, but when you start posting on social media, you're going to meet people who completely altered the trajectory of your life. Um, let me explain this Discord. I had no intention of creating a Discord or charging for education ever. I was posting on the internet because I wanted clout. I wanted a following. I thought it would be cool. I didn't know it actually made you money. And then I had a guy reach out to me in my DMs and he said, "Hey, I do editing for Mr. Beast and um, I I you know, want to value trade with you. I'll edit your YouTube videos and I and I want you to teach me about wholesaling real estate." So I I start working with this guy and I eventually bring him on to be my business partner and then he starts the Discord for me and now I just have a place to do my work as I'm doing every single day and I didn't never have to build the Discord. I didn't do it. Sure, it makes me multi-six figures per month. I did not build the Discord. Okay, that business partner goes on to start Bybox Cartel, which I'm now known for. I marketed it. I didn't build it. I I I put the equations into it. I didn't build it. That business partner last month started me a transaction coordination business, right? And then likewise for him, social media means he never had to worry about where 23 of our houses came from. Where' they come from? He doesn't know. He he he doesn't do it. He's never he doesn't do acquisitions. Never done a wholesale deal. Right guys? Chris doesn't do wholesale. So Chris without doing a wholesale deal ever has become one of the biggest wholesalers ever, right? Live restricted for 10 minutes because why? What do I do? Wait, what did I do? Um, hold on. I gotta appeal this really quickly. I didn't do anything. TikTok, let me appeal this.

Anyways, so your trajectory, man, and and and here's the thing. Much like how, you know, when I when I think about this business, it's hard for me to consistently remember that this is real and that it actually works and that you can do that. Social media doesn't feel real. Social media doesn't feel real. Social media doesn't feel like it's actually going to work. Um, but dude, if you just post those calls and you're active in your DMs, you're going to meet somebody who introduces you to a new angle and then they monetize that and it's just going to explode. It it's it's it's when we think of a video that flops and it gets 20 likes, guys, imagine 20 people who resonated with something you said. Have you ever had 20 people at once resonate with something you've said? No. No. When do we ever have 20 people like, "Yeah, I liked what he said. I'm ready to take action." When that's a flop. That's a bad video. So, so honestly, man, you're you're I can give you specific pointers. Hey, let's invest our money here. Hey, let's invest our money there. But the things that are going to happen when you start posting the skill that you've learned, that's what's getting you on that stage next year. And I and I could 100% see that happening. 100% see that happening, man. You have so much proof of concept that's going to that that because because typically I give people actionable steps to change their situation. But you you've struck gold here and you just need to show people. And when you show people, it's going to 10x. It's going to 10x. I remember I had a video that took my Discord from 1500 members. I was making $40,000 a month and that one video brought it all the way to 13,000 and all of a sudden overnight I'm doing 275 a month and I'm like.

What the hell?

But but then what that, you know what that caused? That forced growth because my company nearly collapsed at 13,000 members in the Discord. Many of you will remember that our customer service was at an all-time low. It was terrible. but we couldn't keep up with it. I was like, "Oh my god, what am I going to do?" It forced us to grow. So that so by posting on social media, not only did the money come from something else, but it also put so much pressure on my business that we had to grow in a positive way. So So it's it's a vague thing really, but honestly, man, all I'm doing is I'm propping up that camera. I'm not doing an intro. No. What's up, guys? Today I'm going to be I'm just I hear the ring and I get into the call. That's what I'm doing if I were you.

Wow. Yeah. And it's crazy because like you you do all this and like myself, I I didn't I don't realize how much I'm doing until you look back on it and you're just like, I was there seven months ago. But now since I'm there, I just want more, want more, want more, want more.

That's an existential thing that we're going to have to just work on through things that are not money-making activities, things that are activities that just improve our mental, you know, for things like that. I've been in therapy for four years. Every single Saturday, I have an hour-long therapy session. The conservatives make fun of me for it on TikTok. I think it's the best thing in the world, and I'm not embarrassed to talk about it either, guys. I I also journal a lot. I write down my thoughts a lot, guys. Um, if you continue to do stuff like that, then your happiness is not tied to the performance of your business, which I bet you're going through right now. I bet you are. And I actually bet it's even though you had all of this success and you know that, you know, 10 months ago, you wouldn't believe it.

Sometimes I bet it's like, ah, this is not enough and I don't appreciate it. And my happiness is tied to the deals that I'm doing, to the success that I'm having. I don't care if other people think I'm successful. If I am not living in this, I'm not happy. You can actually separate those two things. So that don't worry, that will subside a little bit, but the journey never ends. You will want for more, but your happiness can be separated from it for sure.

Yeah. No, definitely. And it's just weird cuz like, man, I even told myself if I'm at this spot doing this, own a property, making this much, I'll be happy.

If you guys are ever trying to find an offmarket house on Zillow, um, you'll notice that it is a little bit challenging to do so. So, I usually just map up the match up the maps. So, could we find that property? Yeah, it's going to be a little hard to do so, guys. So, I guess I'll try to match these two maps together until I can find it. All right. So, there's Milwaukee. Looks like we're right above Milwaukee. I draw a small circle right here to get rid of all of my filters and I try to match up the highways. So, there's Milwaukee. I see this interesting shape right there. There's that interesting shape on my map. We're going to be about right here. Perfect. Found it. Now I can get my filters back and I can find that property. All right. There's the property. So, you got a lot of really, really cheap [ __ ] boxes for sale around it. That's kind of a bad sign, guys. Kind of letting me know that the price point I have is not that uncommon in this area. Yeah, I'm not loving this one, guys. This is probably going to be a wholesale deal. It can be wholesaliled only for a couple thousand, but I just I'm getting a bad feeling about it, and it's kind of hard for me to articulate it, but it's largely that there's not any nicer houses for sale around it, and that there's something sitting for below what I have it at. You know, I just I just I don't love that. There's there's a house that it doesn't have photos, which means it's probably rented out and it's been here and it's a duplex and it's bigger than mine for $13,000. That's a bad sign, guys. There's a seemingly livable duplex for 13K. Um, owner occupants want will be prioritized. Oh, so they don't even own this. This is a tax. This is a tax sale right there. $13,000. They're trying to sell this for 13,000. Interesting. Now, looking at the sold properties, yeah, that's that's a no-go, guys. That's a no-go for me. Yeah, that's just there's not there's not any proven comps here, guys. So, when you're thinking about whether or not a buyer is going to pull a trigger on it, you got to you got to assess these things. What I'm showing you now is more important than than me showing you real-time deals. My reason for saying no is more important. Look at this. Is that a renovated single family for 60K? Oh, we're in the wrong side of town, guys. We're in the wrong side of town. And now I educate my acquisitions my dispositions manager as to what I think about it so that she understands what other buyers think about it. Um, it's NPC Ben. Okay. So, Shell, here's my feedback on the property you sent me. Um, I couldn't open the link to the photos, but I gota I have an idea of what it might look like because it's lived in. Anyways, uh, the properties right about here, although we can't see it because it's pending. And here's the thing that I'm concerned about. If we reset all of our filters, reset and include pending. So, what I'm concerned about is that this is 47K, right? And we got it for 30 329 or 319. This is a a property. It's a it's a duplex. It's a bigger duplex that's sitting for 13K right next door. So, when I see that they don't have any properties that are more expensive than mine, there's no real ARV comps over here, even livable properties fully renovated for $72,000. I'm just like, uh, that's not a great look. And when I click sold, I mean, we're also seeing that all the properties around it are going for 20, 73, 15K, 40K, 50K, 11K. You got one 100K right here for a single family. But all the numbers are just like way way way lower than $100,000, which kind of lets me know that this area is just not quite ready to be flipped yet. Or if they are being flipped, the ARV is like 70K. Okay, so that's not a good one, guys. So, that's that's probably not even a wholesale deal. I don't even think that's a wholesale deal because it it's just that's just not good, guys. Um, but Milwaukee, Wisconsin, what a market, am I right, guys? Holy [ __ ] You can get houses for 60K here. That's crazy. These things are still going to rent out for over $1,000 on section 8, guys. That's a renovated house for 60. I think I saw a renovated one for 70 over there. Um, the realtor just was really blunt and told me, she was like, "Okay, well, how much do you want to pay for it then?" And I was like, "Well, to be honest, I' i'd be comfortable giving you 20 grand." And she just kind of laughed. She was like, "No, that's not possible." She she came back and said 48. Um, and I told her I was like, "There's no way." And I I literally sent her a comp for one that sold probably like three blocks away for 50. And it only needed like floors and paint. The roof was fine. The front was fine. So I was like, "Yeah, there's no way I can get anywhere near that." I was like, "The best I could do is probably like 30." I told her 25. Then she said 40. And then I went came back and said 30. She ghosted me for like a day and a half and then came back randomly at like 300 p.m. one day. I think it was like on a Tuesday or Wednesday, and she's like 33. I was like, "Okay, 33. Whatever. I'll fine. I'm not gonna bite you. Like I'm not gonna fight you over 3,000." I think that's good. I think it's good. Uh, yeah. Okay. So, now it looks like somebody already got started on this. Uh, what is this? Yeah. I was kind of confused. So, I I asked her, "Was there work that was done to it before?" And I guess she said that the person that bought it was planning on doing work and fixing it up themsel, but then just gave up. Yeah, guys. Okay, man. I I do think it's probably Now I can kind of tell you where the rehab can be. Yeah, I'm going to be honest. It can probably pretty it can probably be pretty terrible and I can probably still swing it. Like this could probably be awful. It probably I'm not going to lie. It's probably going to come back pretty awful, but it's just content for me. And um I I I we my gut tells me that we're gonna we're going to do your deal. My gut tells me that. Of course, I have to get the the info back, but that's good. That's good. All of this looks really good, man. Um, I also love your process and your comps and and what you found the way you spoke to the agent. Do you have any advice for anybody who's wanting to to because this is low hanging fruit. How many calls you make for this? Um, to be honest, I I actually call a lot. My gift to gab is talking to the agent. I'm just not good with the contracts and stuff. So, I don't mind making 20 calls in a day. I can take 20 nos. It's not a problem. So, I mean, with my biggest piece of advice for somebody would just be like look at every no as a potential yes on the next call. You're going to learn from every time you talk to an agent where you might have like messed up or like if you might have stuttered and that probably might have made them feel weird. The more you kind of repeat the the process of calling and speaking, it becomes more of like second nature. And there was one thing that you said also, it's like you got to talk to them like they're people. You're not talking to them about the deal. You want to be real personable with them. And you got to let a deal kind of marinate sometimes, too. You can't just like force it off the break. You can't be like, "Okay, I'll give you 30 grand right now, but you have to accept my offer right now." No, you just make the offer, let it sit, and if you know it's a property that's distressed, more than likely someone else isn't going to grab it if they're asking either. So, as long as your offer is strong and they like the way that you spoke to them, they'll call you back. That's great. That's really, really good. And and I Guys, doesn't he sound credible? You sound like you own houses. You sound like you've done the business. It's a um it's a ser it's it's it's almost I I don't know how to I don't know how to say it, guys, but there's this serious tone that people can have sometimes. And he's like, "No." I was like, "Why don't you talk to But I bet this guy does talk to his friends like that, you know, and it just it it sounds it sounds credible, right? So everybody, no matter who you are, no matter where you're from, what you sound like, whether you have an accent, you can sound like that version of yourself, it's about inflection. It's about your inflection, guys. Your tonality, it's so much more important than we think it is. Um, now I'm just I'm just getting giddy for this deal because I'm I'm just I'm I'm real excited now. I'm real excited. Um, so I'm just looking at a couple more comps now. I'm going to price these high to low really quickly. See if there's anything else I might have missed. So we want to get him $3,000.

As we said for my my little challenge here. If I you want to stroke you a 3K check just like I did for Katalpa. Uh, so we get it at 36, right? I get it at 36,000. And and and what's interesting guys is a lot of people comp backwards. They do this this this 160 multiplied by .7. But as somebody who's actually doing the process, um, to me, I kind of want to do it the other way around. So I know this is what's coached and this is what I've coached like ARV times 6 minus rehab and such, but I kind of just want to run the actual cost.

So I, so I pick it up off him for 36, right? He gets 3K for his finder fee. Um, then my closing costs are kind of high. Five. You know why they're, you know why they're five instead of what they typically be? You're getting a loan. You're getting a loan, guys. So, you know how creative finance is like pretty fire. Well, this is conventional. This is normal stuff. And uh, you're getting a loan. Now, the loan, somebody has to find the lender. And the person who finds the lender gets what's called an origination fee. And that's like 2500 bucks. And then closing is another 2500 bucks. So, you're probably looking at 5K for closing.

So, I got 36. Uh, my lender will pay for the closing cost. My lender will pay for the assignment fee. My lender will pay for the origination fee. I'm, this won't cost me a dime to do, which is why I'm totally fine giving them $3,000 because at the end of the day, I'm not doing it. My lender is. And then, uh, what else do I have as an expense in here? My renovation, let's assume way high on this. Let's assume way high on this. Um, okay. So, 36 purchase, five origination, closing. What would be like offensively high? Probably 60. And I don't think it's that much, but probably 60 would be like a lot. So, so I do want, I do want to keep in mind that last one we looked at, Katalpa, that was that was 35. So this is another. So I'm going to, I'm going to put this at 60. Um, but that may not be the case. I'm just kind of assuming worst case scenario. Okay. Um, the job takes about a month and a half, maybe. Yeah, a month and a half. And then there's premiums at 15% interest during that time. Um, so let's add another $3,000 for just premiums. So now I'm in it for $104,000. And I really do believe it'll go for 160. I really, I really think we have the comps for 160. No problem. $160,000. We're going to want to mult, uh, we're going to want to take 75% of that. Yeah. Yeah. So, why did I take 75%? Anybody have any idea? It's my back door. My back door is a refinance. Am I safe with refinancing? If I owe 104, what, what if it appraises for 140? I can pull out 105. Guys, if this appraises for 140, I can pull out 105 and sectionate it for $3,000 per month. And if I do this on a, um, where's my offer oven? My offer oven. If I do this on a DSCR loan, by the way, rates have just gone down. It actually might be possible to get a 6.7 right now on a DSCR loan. Uh, you're looking at 105,000 on the refi. Monthly payment on that bad boy, 677. Add your taxes and insurance. They're going to be 250 in Detroit according to Luke. So, 677 plus my 250 and I'm renting for 3,000. How much percent down? Zero. This will cost me nothing to do. This is part of social media. Um, lenders think I've flipped houses before. I haven't. Okay, maybe my company has, but I haven't. I, Chris does that stuff. I don't, I don't flip houses, guys. I guess I do now, but, um, because I posted wholesale content on social media, lenders give me $0 down. And I'm like, cool. Okay, I'll take it. I had no idea this would happen, but massive plus of social media. And then I'm cash flowing $2,000 per month. But am I going to keep this? No. I'm gonna sell it and then I'm gonna use that to buy this guy and you're going to see me with that in a month and it's going to be pretty sick. Uh, yeah. Wow. I like your deal, man. So now if I'm in it for 104 and I sell for, um, remember if I appraise for 160, that's different from my, that's different from my hypothetical sales price. People negotiate and we are in a buyer's market. Um, so let's say I sell for like 150, right? Sell and appraisal are different. Appraisal runs off comps. It's numerical. Um, and then sometimes an offer is just what they can do. So, we're going to take 6% off. What's the 6% for guys? Why am I taking 6% off my purchase price or my sales price? >> Commission. That's right. Walk with 141. Um, unrealistic numbers to be in my deal for is 104. Realistically, it would be less than that. Yeah. So guys, does this accomplish my down payment? Yeah. These things are going for like 110 right now. That's okay. That accomplishes my down payment, right? That's that's fine. Um, or if I want to increase my monthly income by $2,000 a month, um, I can refinance it. I could do that. Now, would I refinance it with my company or would I refinance it with my holding company? Well, my company won't notice the income, but I will notice the income. So, guys, Gran and Taylor LLC, my company pays me $13,000 per month, right? For my, for my tax purposes. I'm a W2 of my company. It pays me 13,000 a month. Now, with that said, if I wanna, if I want to do something, I can, but I have to, you know, I have to take it from the main account. So, I have a couple options. I could be like, "Hey, let's increase the the holding company's income or let's increase the company's income or let's flip the property." And then even from before that stage, I could be like, "Hey, let's wholesale it before we go down any of this path." But badass. Badass. These multif family buildings and others alike were all purchased. Not all, but many, many, many, many, many of these, including these weird self-storage things, which, yes, we can still sell, um, were purchased with seller financing. So, so not necessarily these multifamilies, right, guys? Uh, but things like the, um, things that we're looking at that are mobile home parks were purchased with seller financing, not mobile homes. The parks were purchased with seller financing. And if these things don't cash flow, guys, do you think anybody has ever hit a mobile home park with a checkmate pitch before? You're going to find people who haven't received a call in four months, and your call is like the best thing in the world. Guys, I'm, I'm at Wholesaling Live, right? And you know, the speakers hop on and they do their thing and I'm like, "Cool. My thing is live closing and I got bested here because I didn't know I could do this. I'm going to be I'm going

To be so blunt with you. Not only did I not have enough time to do this, I didn't know I could do this." But Pace pulls out his phone and just dials one of these people full-on cold call. And he's not calling to pitch seller financing. He's calling to pitch his Mori method. But the thing is, it has a high income, so it could actually work for a deal like that. And he gets the ball in motion, but it's moving quickly.

You know, he's built a relationship with this person simply by asking about the condition of the property and what the use of it, what the highest and best use is, and she's just leaking info after info after info after info, and it almost seems like nobody's ever called her before. Whereas on all of these Zillow listings, I have. Yeah, you know, we've called a lot of them. But these guys, this isn't even real estate some of the time. We're buying a business, but we just sold the business for $20,000 and we can do it again. So, I don't know, guys. I just feel I feel like this is extremely untapped. And a couple things on my horizon right now that I that I'm excited to teach you guys about. It's not just this. We have the fix and flips are suddenly becoming like a big part of what I do. Suddenly, like I'm flipping houses. I want to teach you a lot more about that, right?

Um, we're also looking at these off-market low-equity listings coming to fruition and doing a transition from wholesaling on market and still doing on market but incorporating off-market. The amount of listings off-market is incomprehensible. Or not listings, the amount of houses off-market is incomprehensible. And and and keep in mind this wholesaling event that I was at this past week, they were doing off-market real estate. They had they had these leads coming in off-market and I'm talking to these sellers and I'm like, "This is the easiest thing in the entire world. I can't believe this. This is like fish in a barrel."

Now, here's the thing. It can be expensive to cultivate off-market leads. Let Lightning Leads do it for you. Because one of my biggest things that I touched on today when I or when I did my speech this weekend is holy [ __ ] you got a lot of marketing expenses, guys. I've spent about $150,000 in off-market marketing. That's a lot of money. I could have bought a lot of properties for all of the money that I spent on off-market marketing. Now, it didn't work very well for me, but guys, this kind of one-off skip trace call sniper tactic of offering a person who's failed to sell their house more than they were expecting to make, combined with this new Krexy strategy which also doubles as Loopnet. Because cash flow is cash flow. If these guys have histories of tenants being there for 10 years and it's in the middle of nowhere, keep in mind these tenants stay for a long time. These are mobile homes. Mobile homes are designed to be put in a spot and left there and maybe occasionally moved, but they even buy little slips of land, too. So, these these guys, these are safe tenants, safe cash flow. We want to vet the record of the cash flow and see how long that's been happening. But guys, the reason we don't do rural real estate is because there's no tenants there. But if it's a mobile home park and they just have a big history of it and just year after year after year consistent occupancy as this thing probably does have, I'm gonna I'm gonna add this to my contacts. Mobile. Uh, so Aaron Aaron mobile home park agent and she's willing to own her finance. So I just texted her. Maybe she won't get back to me today, but one day she will. So, it's really by the banks and like the fact that you have something in Tuscaloosa. I've got a a guy who's pretty high up that's uh at Bryant Bank there. I don't know if you use them or you use in Tuscaloosa, but"

"I buy with creative finance. So, I I bought all my my multifamily and single family by financing it with the seller. I just don't know if they do that in this type of real estate. So, typically I typically, you know,"

"No, they do. They do. I'm um you know that's just something you know if you want are you so you're saying like we could do if you want if you'd like to you know buy seller finance deal on this thing with the owner."

"Well no I I I'd rather come in conventional be you know because the owner may not be willing to seller finance on it. The reason that we do seller finance on single families is because for example my house in Tuscaloosa is $400,000 and my tenant pays me $2,500. If I go get a loan on that property, I'm paying way more than $2,500 on the loan. So, we have to owner finance sometimes on those. Now, I'm I'm open to owner financing, but if I can just go straight to the bank and put 20% down by showing them all of the properties that I have as collateral or or or whatever it may be, I'm open to that as well.
