Hey, what's up? My name's Samuel Leeds. I am a property investor, and in this video, I wanted to share my thoughts and opinions about what's going to happen to house prices, particularly in the UK, in 2020 and thereafter.
Now, I've been investing in property now for over a decade, and people watch my videos, and I have helped hundreds of thousands of people on their journey in property investment. But before I continue, I just want to say disclaimer: this is just my opinion. I did not have a crystal ball. No one knows for sure what is gonna happen. But my opinion is house prices in 2020 in the UK are going to drop, and this is probably going to happen worldwide as well.
And the reason they're going to drop is because right now, people can't buy houses very easily. You can't view houses. You can't even send a mortgage valuer around to a house, which means that lenders are pulling back right now, which is slowing things down. In the UK alone, five hundred and twenty thousand houses, house sales have been halted in the UK. That's over half a million house sales. And out of those half a million house sales, oh, it was seven of them because I was selling seven houses at the one auction. I had to pull them because it was just, it was just, I knew I was just not gonna be able to get hit the reserve price. I had a few really, really crazy low offers, so I've pulled it and I'm now going to hold out. So, because of that, they're gonna drop.
Now, even though house prices aren't dropping right now, according to Nationwide, last month in March, house prices went up. Can you believe it? By 0.9%. That's almost 1%. Cash prices went up last month. But why is that? Why wouldn't house prices go up during this time? Well, it's not that high. Last year, 2019, in March, they weren't up 3% generally across across the Nationwide. But the reason is because sellers are stubborn and sellers don't realize what's happening. So this happened in 2008. 2008 crash happened, but house prices didn't start going down until 2009, 2010. It took some people two years to, is does, I have to actually drop the value of their, of their property because what happens is you've got your house for sale. You had it valued three months ago for £150,000. You put it on stocking offers for £110, £120, and you're thinking, "No, it's £150. I had it valued three months ago." But that was then, and this is now.
So my prediction is probably looking about 10, 15%. It's gonna start happening over the summer, towards the autumn. But the really interesting thing is is how squatches are going to start dropping. But I think when they start droppin, suddenly banks are going to start lending again, and there's going to be people buying houses. So I think they're gonna drop, and then I think I agree of saddles. Saddles are saying that they reckon in 2021, middle of 2021, they're gonna go back up to kind of normal again, and then they're gonna, they're gonna rise. So Saddles' prediction is that they're going to go up by 15% by March 2024, I believe. But check it out on the web, on their website, eat yourself. But I believe that's what they're saying.
So that's my thoughts. So overall, generally speaking, is this: if you're buying for the short term, now it's probably not the right time to buy. If you're buying for the long term, it probably is. I'm gonna be using some really interesting content and videos around exactly what I'm buying right now because I am still buying right now. But you have to be super smart. Don't listen to those crazy people that saying things like, "Save up your pennies in the bank." Save up your pennies. That's the most ridiculous, stupid thing I've ever heard. Now is not the time to be saving your pennies in the bank. Grant Cardone says the cash is trash, and now has never been a truer time to say that cash is trash. You save up money in your bank, and that money is going to shrink, believe me. You know why? They just printed £200 billion pounds. They printed it in this country. In America, it was even crazy. It was way more. But £200 billion pounds has been printed. What's that? What does that going to do to the money you've got in your bank? It's going to bring the value of your money down. So don't listen to people that say save up pennies in the bank.
2008, 2009, everyone was saying to me, "The days of property investing are over." And what happened? I bought because you're gonna buy what people are scared. That's the time to buy. And then what happened was they did go down, but then they shot back up a couple of years later, and I was a winner, and I became a millionaire. So when the taxi drivers are talking about how Bitcoin's great, you get out. So that's my opinion on house prices. Biggest thing you can do right now is get knowledge, get education, get smart. And as Grant Cardone says as well, I'm gonna keep quoting Graham right now, "Never waste a good crisis." But I want to know what you think. So comment below, comment below, comment below.
