Today, we're talking about online lead generation for real estate. We'll focus on finding motivated sellers online—those truly motivated to sell at a discount. And I'm going to tell you how we do it for $1 a day. This is Stereo Media, no joke.

Let's get started. With online lead generation for real estate investors, we need to target the right people. A huge advantage of the online world is precisely targeting ads to your ideal customer. Otherwise, it's wasted money and time.
However, a major hurdle is targeting motivated sellers online. Targeting buyers, other investors, or even lenders (private or hard money) is easy. Advertising platforms offer many options and collect lots of demographic data, letting you create targeted audiences.
But motivated sellers don't congregate in a Facebook group or check boxes saying, "I'm financially distressed; show me solutions!" They're private with this information, and their behavior doesn't always indicate their situation.
I hear this often, especially from those who've tried targeting motivated sellers: They worry about wasting time and money and quit. The targeting tools available just don't work for sellers like they do for buyers and other businesses. It makes sense.
Motivated sellers *are* online, but targeting them requires an extra step. To get your "I buy houses" ad in front of them, you need them to raise their hand first.
There are several ways to do this. Generally, you make them identify themselves. I'll show you one effective method: our "dog whistle" strategy.
A dog whistle makes no sound to humans, only dogs. Our motivated seller whistle works similarly. We create ads only motivated sellers will notice.
For example: "I'm buying houses for cash. Know anyone in these zip codes interested in a fast cash sale?" Only those interested will watch or pay attention. We have video and print versions.
On ad platforms, you can create an audience of those who watch a significant percentage (e.g., over 50%) of the video. Another approach uses a call to action like, "Click here to see zip codes—no email needed." We use covert links with embedded tracking pixels. This lets us track those who clicked, identifying them and allowing targeted ad placement.
Another example: "How to evict a tenant in five steps." Absentee owners with bad tenants might be interested. They can watch the video or download a checklist; no opt-in needed. The action—a click, keyword entry, text message, call, or even just watching the video—is enough.
Once the seller raises their hand, you can show them your "I buy houses fast for cash" ad. Because the audience is small (only your "dogs"), it's highly targeted to your market. This strategy works well for as little as $1 a day.
