The 10 most brain-dead ways to get your first wholesale deal. Guys, my name is Rick Genin, and in today's video, I'm going to make it where you can't think about it. Where I'm going to give you precise instructions on techniques to find your first deal. So if you want to cash checks like I just—like I have this month: 10,000, 7,550, 6,700, 5,000, 10,000, 7,000, 22,000, 3,500, 00, 215—the list goes on and on, guys. Checks like this everywhere. If you want to do it, stop overthinking about it and find people that need to sell their house. If you don't have your first deal, watch this video, and let's find the 10 most brain-dead ways so we can just get to action and getting a deal.
But before we do this, do me a favor: make sure you smash that like button, hit that subscribe button so other people can find the truth out about wholesaling. So I will do my best on my graphical representation, but let's just go ahead and start. And these are in no certain order; these are just 10 brain-dead ways to find your wholesale deals.
Number one: Bandit signs. Now these are actual physical bandit signs. "Rick, do people still do that?" Yes. Number one, I know it shows my age and wholesaling, but I'm still telling you they still work. Let me show you how this works. You have a sign; it's 18x24, white, black ink. It's going to have three lines. Line number one: "Sell your house today." You can use property. Line two: "Any condition, any situation." And then you're going to put your—your virtual phone number on here and use a local one. Onesided, why? Because these things bleed through each other. And then basically, you take a stake. Here's a little secret on the stakes: go to Home Depot; they sell them in the rebar section, cut them in half, and they wind up being half the cost. Now you can cut the signs in half; the bigger sign does do better. And the main thing is you want to put them in visual spots, places like in front of Walmart, Home Depots, any high traffic. And remember, the person that's going to use these signs are going to call you is they're going to drive by and they're going to take a picture with their phone. So if it's not slow enough where they can take a picture, it's never going to work. If you do it in high-traffic areas on highways and stuff, it doesn't work. Here's a little hint: look for other signs. There's a lot of dating sites and mattress companies; this is their sole way of finding deals. Sometimes you can pair up with them, guys. "Bandit signs work, Rick, but it's too expensive." No, do it the correct way. Just go get 10 or 15 signs from a box store or find a sign company and get one of those giant, giant Sharpie markers; they're about two bucks, and write the signs out. Remember, putting out 500 signs is not going to necessarily work, and it's going to be really expensive because you got to get them shipped. Put 10 or 15 out in a clustered area. Answer your phone live, guys. I have made so much money with bandit signs. Make sure it is legal in your city or your county, but if they are, put your phone number. And the key is make sure you answer your calls live. This is so brain-dead that it works for anyone. And remember, anybody calls you off their sign, either they have a problem and you need to hear them out, or it's going to be a city or another investor busting your chops. Either way, just get through it. This is one of my favorite ways to get deals because it doesn't cost a lot of money, and you could put it in action in less than an hour.
Next one: Probates. This is basically when somebody passes away and there's a property titled in their name. Now you go, "Rick, why—why are these so good?" Listen, probates, it's a no-brainer. I know you think it's complicated; I'm not asking to be a lawyer; I just need you to locate probates. So let's figure out how we do this. How do we find probates? Go to your County Courthouse. You are looking for the PR for newly opened cases. Sometimes they're going to be called the executive. Once you find the PR, which is the responsible person to wind up the final affairs of the deceased property, is you're going to reach out and skip trace them. How do you do that? That's simple; you can go online, and you can use XLeads; you can look it up online, whatever you need to do. Once you skip trace them, you can call them. And we also want you to send them a letter. "Rick, how do I write the letter?" This is easy; remember, we're doing brain-dead stuff. Just go to freehwholesaling.com, and I have the letter already in there under uh, my probate course. And if you go there, you can get all that information. We have the letter is done for you. I want you to mix it up a little bit, and remember, speed kills and probates. I know that's like a—a pun, whatever you want to call it, but the faster you can get to these fresh leads, and what I do is like to cold call them, and I like to send them a letter and just be patient. Now keep in mind these letters are something you do in your own home or your office; control everything; it's not worth sending out to a printer. Just print the letter; we already have it over freehholding.com. Send it out, sign it with blue ink, and when you call them, just talk to them; find the ones that are interested in selling you the property. Some people connect on cold calls; some do it off the letter; it doesn't matter how you get the deal. And remember, your job is to solve a problem. If they want to get rid of the house and you make it easy for them, maybe you help them liquidate some of the stuff out of it; maybe you just take the stress of the burden of selling a house of a loved one that's passed away. Either way, if you serve people and help them out, probates, hands down, because they're vacant, typically out-of-state owners; they are perfect for a first wholesale deal. It's brain-dead, guys; don't overthink this. Probates are some of my highest-profit deals; they don't cost a lot of money; the hardest part is going to the county and getting the records. Now they're not just going to hand them over to you; I'm just going to forewarn you because there's people out there trying to collect this information, trying to sell it, which is illegal in most counties. So you need to be polite; remind them that you're a taxpaying citizen and you would like to get this information to do some research to find areas of properties where you can help out families of people that are deceased. The idea is let them know you're going to be human. And remember the person behind the counter; they're probably going to say no. To overcome resistance, you beat it with persistence, guys. Probates, I know it's a terrible terminology; it's brain-dead; I know people pass away on it, but remember, we are providing a service; don't overlook probates.
Number three: I'm going to draw the graphic best I can; we're talking about title companies. And yes, did you realize title companies do a lot more than closings? I'm here to tell you on a little bit of the secret; this is so brain-dead; I found this by accident. Your title company has access to the best buyers, to the best sellers; they have the best real agents, the ones that have cash buyers. So you know what to do; they know who the best lenders are, private and hard money. And here's my favorite part is they know when deal parts. They are like the alarm. Do you realize a lot of deals don't close, either lack of funding or the realtor and the buyer, the seller get in dispute, and these deals fall through. A lot of times you have somebody sitting in the other room that's counting on that closing to happen. Now I get it; I'm not asking you to hop in and close something within 24 hours, but a lot of times you can come in and scoop up—I scoop up so many would-be wholesalers, so many failed Novation deals, so many failed executory contracts, so many failed creative financings because I get them from my title company. Keep in mind you have to have a relationship to make this work. How do I do that? Do business with them; do your closings. Hopefully you have a preferred title company, and you can use more than one title company. I have a great relationship with about a dozen title companies, and we're constantly probing them on what's going on. All—all understand they are exposed to tens of thousands of transactions, more than you and me are going to do in a lifetime. So they have expertise; they know who the players are, and you can take 10, 20 years of information, and if you forge a relationship, mostly the owner and their key employees, you can extract a lot of great information. I also get lists out of my title company because they—they have access to a lot of court records. Um, actually, when I first did probates, I used the title company to pull it because I couldn't get access to the records. I eventually figured out how to do it. These people are an amazing resource, and if you use them correctly, you can find a deal. Sometimes you guys are overthinking; sometimes you got deals sitting right under your nose at the title company. Get a relationship; why? They want deals closed; when deals fall apart, they need someone to come in and fix it, and a lot of times these are great deals. I do a lot of probate deals like this, guys. There's a lot of investors out there that have no idea what they're doing; they put stuff under contract; they get—get it all the way to the closing table, and it falls apart because they don't understand the fundamentals of wholesaling. Take advantage; work with your title companies; remember, they work with you, not for you; take care of them.
Okay, coming in number four: Property managers. I found this by accident. What is a property manager? This is a person who manages a large portfolio of rentals, and these are mostly licensed real estate agents; usually a broker owns it, so it's going to have a real estate agent aspect to it, and most of these have between 500 and 1,000 rentals; it's a lot. Now I want you to understand about 2% of these are either vacant or in terrible shape. "Why would it be in terrible shape? I don't understand." Sometimes the tenants beat up the property real bad, or sometimes, let's be honest, some of these landlords are so cheap; all they do is look at the cash flow statement, and they never put money back into the property. So if I get a bad tenant and a bad landlord, these properties sit empty. If the property sits empty, the rental company managers don't make any money. Now the whole purpose of a property management is basically a lead generator, why? Because when these properties get sold, the idea is they usually have an agreement with the rental company to basically sell the properties, and they earn um, anywhere from 2 to 6% in commissions. So that is the goal. So if we know what their goal is and we know they have problematic properties, all you have to do is form a relationship with these property managers. Now a lot of you think you go after the broker; the key person to go after is the employees behind the desk, usually females, some males. And then if I form a relationship with them, if they can just get me access to this 2% of bad pro—bad inventory properties, I can help them out. But keep in mind, why would they give a wholesaler access to a vacant property that's in bad shape? Because you are going to pay their full commission. Trust me, guys, it's well worth it. These are offline leads; people that need to sell, and the property manager has the relationship either with the tenant and most importantly the landlord, and it's their job to convince them to sell a property if they can't rent it. And all rental companies have a portfolio of bad renters; sometimes it's just the landlord, sometimes the tenant, sometimes it's both. If you can get access to these 2%, how do you do it? You spend time with them; you build a relationship, and you say, "Listen, don't worry; if I buy it, I'll go ahead and pay the full commissions." Now obviously, we need to buy it at a discount property, and these employees have access to some of the worst properties in America, in my opinion, because these properties, when I buy them, they're in such bad shape; some have been vacant for years, and they just give up. So when they give up on like a bad landlord, they want to get that final commission. By using property managers, it is one of the most brain-dead ways to get your first wholesale deal.
Now number five: I don't even know why I have to mention that this one, but it's going to be driving for dollars. This will always be the most brain-dead way to get deals. Now just because I say it's brain-dead doesn't make it bad; in fact, driving for dollars, hands down, is one of my favorite ways to get a deal. So if I could draw a—a car here, which I probably can't—I know it's a terrible car—but what we're doing is driving around in our cars, and like some of you guys have bikes, some of you have tennis shoes; it doesn't matter. What am I looking for? Just ugly properties. If you don't know what ugly is, go over to freehwholesaling.com; I shot an 8-minute video; I think I did another one, Zack, about 10, 15 minutes where we just go through neighborhoods and show you what we're looking for. What am I looking for? Just things out of place: high grass, tarps, blue tarps, roof damage, and boarded-up windows. One of my favorite ones, which I want you guys to all understand, is no mailbox; my absolute one of my absolute favorite ones. Now once I find these, why are these so good? I want you to understand most of us are pulling lists, and it's important; you can use XLeads, whatever you need to do to get your marketing list. Why I love these lists is because they are offline; they are private; only you have it, which means you have less competition. And keep in mind it does this thing where you are basically looking at—drawing an eye here—so don't make fun of me; you're—you're looking at the visual, which means you're looking at the property motivation. Now there's two ways to find a motivated seller, two types: either the property's motivated, which is often the case, or you have a motivated seller. Now the perfect world, if I have a motivated seller and a motivated property, it's very easy to get a wholesale deal, but that is like a unicorn in today's world. So most of the time you're going to find a property motivation. What's a property motivation? Anytime you find high grass, anything out of place like this, remember, nobody chooses to let their properties go in disrepair; nobody in their right mind wants an ugly house, but life happens. To when people lose their jobs, people pass away, tough things happen, and our job is to help these people out. By doing driving for dollars, it's one of the most brain-dead ways just to find your best properties. In fact, I will tell you if you are under the gun and have to get one done, this is a huge one. Now I've been doing this 22 years; I have an addiction driving around looking for ugly properties; it's just in my DNA; it's how I started out; I still love it. Why? I'm looking for visual distress properties, and then I simply call the people up; I skip trace them; I go inside of XLeads, and I call them, and I just find if they have interest in selling the property. And honestly, if I have a list of 500 driving for dollars list, I would favor that over a list of 5,000 from any list that you got through anything else, why? Because you took the time to go out and look at the properties, guys. This gives you a competitive advantage. Is it a pain in the butt to drive around? Yes, but there's a reason it's brain-dead, and it works. If you don't have a deal, I'd get my car right away because this is the fastest way because if I—this is actually how I found out to do probates because I did driving for dollars and I found monster deals, and I'm like, "How did we find that deal?" It had all the ugly signs; then we called, found out somebody passed away, then we figured out probates, and now we figure out how to scale probate. So we're—they're hanging with me; let's flip it over and do the next six.
Okay, number six is a less-known technique but extremely effective; it's called estate sales. "What do you mean, Rick? Do I have to go somewhere and buy a house at an auction?" No, you're looking for estate sale companies. How do you find them? So how do we locate them? Actually, these are real simple; most of them are in like newspaper ads. I know that's—that physical paper that your father or Rick used to read um, and in the newspaper, it'll be in the back, the classified sections. A lot of times you can find these in um, small diner restaurants on the placemat menu, and then obviously you can do um, an online search. So I look for estate sales in my area that services my area. And once I find them, you're usually going to find um, it's a small—these are small companies, and they specialize in going into older people's homes and helping them declutter and get rid of old stuff. Now—now'll go in, take inventory of it, and then they come up in agreement, and usually they will take anywhere from 20 to 50% of the gross proceeds and organize the stuff. No, I'm not asking you to sell used furniture and all the stuff. You know, the money's in real estate, but these people find cluttered homes, elderly people that need to downsize, and a lot of times once they get into it, it is beyond overwhelming, and a lot of times they'll turn to the estate company; they go, "Do you know anyone who would actually buy the house as is?" And that's where I form a relationship with these, and I say, "Listen, what if I could find you more business, in exchange you give me the real estate?" Not only will I find you business, I'll be happy to give you a marketing fee if I'm able to buy the house. So why they sell all the chachki stuff, which don't ever do that; don't think about thrift stores; there's no money in it; I've looked at this every which way. I'd rather give them a thousand, two thousand bucks to give me the lead and give me a warm welcome to them. And then they want to sell their stuff; they make their money; they find a lot of old collectible stuff; let them sell that stuff. In fact, they can help you out with those services; all I need is the lead. And these—these companies get tons of leads; they're good at what they do. And remember, if I have an old house that's overly cluttered, nine times out of 10 the house has to be sold sooner than later. Why not strike a relationship? In fact, a lot of times I get houses are completely cluttered. I will call them, and we do a symbiotic referral relationship, guys. Estate sale companies are phenomenal; these are mostly local; I've never had luck doing it on a national scale, but in South Florida I've done really well. So if you have in your local market, look it up, take someone for a cup of coffee. I can't tell you how many deals I've bought from these companies; it's wonderful; they're not interested in buying the real estate, so you're giving them another opportunity to make more money and create what we call a symbiotic relationship. I give you referrals for estate sales; you give me referrals for properties to be sold; it is the perfect combination.

Okay, number eight, I'm going to tell you right now is X Leads. Here's the reality: some of you guys take advantage; you do deals with us, and you get it for free, which we have that opportunity for everybody watching this video. But if you get an account with X Leads, you can pull any list; you can pull lists. So let's just talk about the basic right, for $49 a month, which is pretty cheap. But you guys shop it around; tell me if we provide you great value. Not only can you pull lists, you can do all sorts of properties for pre-foreclosures, everything. You get 15,000 leads, import, export, whatever you want to do. And here's the point: you get free skip tracing. Now, why am I telling you all this? Obviously, you get the database, you get the cash buyers, you get everything else, but what you can do is use X Leads. Let's be honest, some of you guys aren't going to go through 15,000. If you guys have one of the bigger accounts, you get 60,000, between 15, 166,000. If you're only going to use like 5,000, go in Zach Discord, spread the love out, give them lists, and find people that want to work with you. A, a, uh, learn and earn is what I call it. And then basically, we'll do the learn and earn, and what does that mean? Is go give someone a list of like 1,500, 2,000 sellers; maybe it's the vacancy list, maybe it's the pre-foreclosure, maybe it's the tax delinquency, and have them call and go, listen, if you get a lead with it, I will partner up with you and split it 50/50. That's it. So if I have 15,000 leads, I, here's a th, here's a th, here's th, go get your soldiers working for you and get them some guidance, give them some training. It, you get someone who will rip through 5,000 phone calls and find two or three people interested, it's well worth it. How do I do that? Utilize X Leads for 49 bucks a month. You guys can do all this. This creates a marketing machine for you, and it is a great outlet to do JVs anywhere, why? Because you're providing value. If you, someone can just help you rip through those lists and you split it with them, it is 100% worth it, guys. Don't overthink this. A lot of you guys think you have to call on every list. Go out and find bird dogs that will help you call on these lists. You can decide to pay a marketing fee or you can split the deal with them; it's completely up to what you want to do. I use X to take full advantage of this. Cu, the whole name of the game in JVs is providing people value first. If you could have ride value first, so you got to understand most people in wholesaling are so focused on just trying to make money; they forget that our job is to solve problems and create value. If you solve problems, create value, you earn all the money you want. But if you just try to make money and you try to skip those, you're going to get extremely frustrated. Make sure you take advantage of X Leads; it is a no-brainer.
Okay, coming in at number nine, reverse driving for dollars. And I know what you're going to say, “Wait a minute, Rick, that, that is a, uh, marketing medium.” Reverse driving for dollars, and your reverse driving for dollars is basically, we take a sticky note, right, sticky note, and then we basically say, “Um, give me a call, I have a quick question, Rick,” and the phone number. Now, they go, “Hey, Rick, isn’t that little misleading?” The idea is to leave curiosity. If you tell them everything you're going to do and you leave like a full pamphlet, they, they aren't calling you. When they get this, they don't know if you're a friend, a foe, or whatever, and curiosity is going to kill them, and this is what we're taking advantage of, curiosity. When they call, guess what? Answer the phone. I know this is brain-dead, but answer live and talk to them. If they have interest, set an appointment, move forward, qualifying with the MCTP. But guys, reverse driving for dollars, so here's the key: this is a technique. What are the best lists to do this with? I'm going to share it with you right now. Brain-dead number one: pre-foreclosures. I know I'm giving you more than 10, but that's one of my favorite. I love tax delinquencies because none of them want to answer their mail or their phone. And the last one, which is probably my absolute favorite, is going to be code violations. If you pair up these three lists with reverse driving for dollars, it's extremely effective. So if I had 200 leads, I got to logistically figure out how to deliver them, and then once I do that, I create a note. Now, is it a lot of work? Yeah, it is; it's work, but the response rate's higher because it's a note; it's not a phone call; it's not a piece of mail; nothing like that. And you avoid the awkward, “You know what you doing here?” Now, here's a little tip: when they show up and they confront you on it and they go, “What are you doing here?” Go, “Listen, I'm just drop, I'm just dropping off a note from my boss; we're looking to buy a couple houses in the area.” If they want to engage and talk to you, go ahead and forward with it. If they want to be rude and aggressive, hey, I'm just delivering the message. It's extremely, if I drop off 200, imagine trying to knock on 200 doors and having this conversation. That's what Rick did when he started out, and I'm telling you, we have learned and progressed. The reverse driving for dollars is the most effective way to find and penetrate these lists and get people to call you back. Once again, make sure you answer your phones live.
Okay, we're coming in at number 10, which is going to be a little bit different, but it's not hard to do, and most people don't do this, so I'm just going to go ahead and share with you because I know a lot of what we do is redundant because we teach the fundamentals, and everybody wants to look all sexy and fun, but you've got to understand garage sales. Now, before you panic, I'm not asking you go to 10 garage sales and flip Pokemon cards. No, we are actually looking for the real estate. So what do I do? Um, you look up garage sales in your area. How do you do that? Social media; they're everywhere. Get a list, and once you have the list, you're going to cross-reference the list to your property appr, appraiser. We're going to look up and see who owns the property, and what we're particularly focusing on is it an absentee owner. If it's an absentee owner, that basically means it's a landlord. If it's a landlord, keep in mind they're having a garage sale. What do you think's going on? I already know what's going on. So December is the most predominant what we call the midnight move-out month. So if there's a garage sale going on, remember the landlord's not hosting it. So either the landlord's going to know 100% about it, but 75% of the time the landlords know nothing about it. In fact, so what do I do? I b, basically skip trace them. I go inside my X Leads account, I skip trace it, and then I just call them. I call the landlord, not the tenant. I simply say, “I'm calling about the garage sale.” Now, nine times at 10, most of the time the landlord's not going to know anything about it, and typically he's going to go, “Wait a minute, they owe me three months back rent, and I'm in the process trying to evict them. You're telling me they're having a garage sale?” I go, “Yeah, and it looks like they're selling everything.” And because I gave them that valuable information, because they're upset about it, this is what we call gold. Now I just forged a relationship with a landlord, and I gave him a piece of information nobody else gave them. Now they all don't take me up on it, but like right then I said, “Listen, John, I know you're upset with the, like the tenant thing, can we talk about possibly selling the property? It looks like they're, like they owe your back rent; you're starting the eviction process.” If he's ever going to decide to sell, GR sale is one of the key indicators. So how do we do this? I, we cross-reference it. I just like the cold call; it's the fastest way. I, I'm quick about it. Now, avoid the chronic garage sale people that do it for a living. Find the person that's doing that. Remember, we're cross-referencing the property praiser, looking for the absentee; it's the landlord. How do I know if it's absentee? They'll have a different mailing address. If they have a different mailing address, that means they don't live there, and they're most likely going to rent it out. And guys, if you this over and over, you'll find it. This is something that you can actually have a VA do and scrape the list for you, and you just make the calls, and you be a lot of times when a garage sale is happening, it correlates with somebody selling a house. Now I don't do this with regular homeowners because I don't find it nearly as effective. The key is always going to be the absentee owner. Look up the absentee owner, give him the information, you use it as a hitch to connect with them to create a bond and a conversation, and that's when say, “John, you ever thought about just selling on the property, moving on with your life?” And if you can catch them, then you have an off-market property, direct the seller that most likely needs to sell it. Is the perfect combination to get your first deal, and not only that, it was like brain-dead.
So guys, once again, I've gone through a lot; don't worry, it's recorded; you can play back with it. I have five here, and I got the other five here. Make sure you go back and look at this video. Guys, these are 10 brain-dead ways to get your first deal. Some of you are overthinking this; just go out there and find people that need to sell, the, the seller that are off-market.
