And because I got fired and basically have no income coming in, have a lot of debt I have to be paying off. So when I got fired from work, was in the contract of, we have to be in the workplace for 3 years, and if you are fired in any way from the managers, you have to pay the remaining back. So I actually had to pay 6.5k back. They did dirty, bro. Yeah, that's legit. So they fired you and you got to pay that money? You know, crazy. My Miss, she's from the very beginning. She's supported me, and I believe she's changed me as a person and is bringing out the best of me. I was introduced into Islam from my girlfriend, and I started building my relationship with the, the Islamic ways. I, I've even bought a ring for my girlfriend to one of proposed to and marry her, but I had to, um, refund and give the ring back just because I got fired. And she deserves the world, and I want to be able to give back to her. Next time you're in this room, mhm, hopefully you'll be on the property ladder, and you'll be financially free, and you'll be, you never having to think about getting a job ever again. And then we'll go out to some local networks around London and just see if we can broker a deal, just to get some, some cash. This flat has a lease of approximately 54 years. That's why it's cash only and unlikely to be mortgageable. That's actually potentially an opportunity 'cause what we could do is we could find out who's the freeholder, how much would it cost to extend the lease. So now what we're going to do is we're going to save that opportunity. Another thing we can potentially do, I know works well in London, is turn grty one-bed flats into two-bed flats. Once you've seen me do this for a little while, I'll, you'll start doing it. So the question is, that's the worst house on the street, probably. If we made that the best house on the street, if we fixed up the outside, got rid of the trees so it was more natural light to it, question is, how much would that be worth? So we figure out how much is being worth by looking at the sold properties in the street. That's 0.0 miles. Well, that's selling for over a million. So this street, they're all selling for a million upwards. But this house is only on the market for 750. We're going to work through the night doing this, man. I'm always going to ask myself a first question: What's the vision? So if I'm looking at a property and it's terraced and it's got a small garden, there's no way I can add value to it, there's no vision, then you can forget it. If there's vision, the next question is, okay, now other the numbers. Now is it viable? See this property? Oh, yes, straight away. It looks like all you've got this land at the side, so you could potentially extend that. Typically, an investor is going to pay you 2% finder's fee. So if we can manage to sell a deal for 680, assuming it's a good deal, assuming get stacks, that means that we can be charging would be about 13 grand. What was your salary previously? What were you doing again? What was your job? Um, I was a building control officer, a training one. Um, my salary, I was getting 22,000 a year. I'm glad you was fired.
