You want to make $30,000 in the next 30 days? Just go to auction.com, find a bunch of properties that are about to be auctioned off, sell them to a buyer before the auction happens, and make a ton of money. Wholesaling real estate in 2026 is literally this dumb, brain-dead simple.
If you can find properties where the seller wants to sell for below market value, and then you sell it at below market value to a cash buyer, you will make a ton of money. Here's a good example. If you're somebody out here wanting to make some money in wholesaling real estate and you've got no cash, there are millions of these free websites where you can go out here and find properties that are super distressed. There are auction dates already set, and they are more than willing to just sell the property for a nice discount. You just got to find the person, lock up the deal, and get the money. The money's out there. You just got to grab it in your hands.
And what we're going to talk about tonight is exactly how to go to auction.com to find these type of properties. So if you have no money at all and you want to make cash wholesaling real estate, screw Zillow, use auction.com. I'm excited. I'm ready to go, and I'm ready to break this all down. So if you are somebody looking to make money wholesaling real estate, auction.com is one of the easiest, simplest ways to do it. I always say, you know, Zillow.com's awesome. You know, it's really easy. It's really quick. It's really simple, which is true. But I'll probably tell you, Auction.com is just popping off. You know, I've had multiple people send me real estate deals this week just from auction.com. And it's kind of turning into this new wholesaling trend, and I'm all for it. I think there's just so many people who can make a ton of money here because it's just it's so brain-dead easy. You just copy the address, and that's it. You copy the address, you get their number, you reach out to them, you get the number, and you get the deal.
Now, there are some issues that I think a lot of people have when it comes to wholesaling properties on auction.com. And the reason is, and I say 90% of people who try to use auction.com to get wholesaling deals, they honestly just struggle. Now, the reason why they struggle is because they just try to—I ain't going to spoil the whole thing—they just try to call these people up. It's super stupid. Like, first and foremost, if you try to call somebody on auction.com, you're just asking for a world of hurt. You do not know what you're talking about. That's issue number one. Okay. Issue number two is you don't know exactly what to say to the seller. Issue number three, you don't know the main things that actually stop people from making money on auction.com because you actually don't know the right things to look at and what things actually kill the deal. And then most importantly, you don't even know the conversation. You don't even know the process to bring someone who says, "Yes, I want to sell my property. There is an auction date set," to actually get in contract, getting a buyer, getting it done, or even extending the auction. Most people don't even know exactly what to do. And a lot of people know what—again, I help millions of people out, and there's so many people that are just so brand new and they don't know what to do. And there's people that have been doing it for a while, but they have the absolute worst habits I've ever seen. And so, we're here to help everybody out tonight on exactly how you can do this. But all right, so we're talking about making money during auction.com. Now, obviously I got a lot of money. I have all this waterfront office. It's so sick. You know, awesome things. But it's because I'm just really, really, really good at one single thing, which is funny. Discounted real estate. Writing the contract and then selling the contract or buying the house or acquiring the property and just making a ton of money. That is real estate 101, baby. Now, how do we get started? Pretty simple, guys. Go to auction.com. Do a quick little market search. It's simple. It's this brain-dead easy. I promise you. So many people get so confused on exactly how to like, oh, what should I do? I want to do this. I—Okay, brain-dead easy. You don't know anything. You're flipping burgers. You want to make some money? Let me put you on some game. Okay. So, I'm recording this and we're getting this, you know, video. I mean, this is a live stream. Uh, but basically the reason I'm doing this live right now is because I just want you to send this to somebody who says, "How do you make money in wholesaling? I got no cash." Here's the video. Now I don't have to deal with you anymore. [laughter] But like all jokes aside, how do you do this? Well, first and foremost, just go to auction.com. So, let's see where everyone in the world is. Let's get some comments. Where are we at? Where are you guys? So, give me a comment exactly where in the world you're at, and I will go to auction.com in that area and we'll find a wholesaling deal. And what we're going to do is we are going to go out here and get some real estate deals.

I'm going to press single family properties. I'm then going to do foreclosure homes, and we got 516. I'm going to filter by auction date. Cool. And I'm going to look for properties that the auction date is set after 14 days. So 14, 15, 16, all the way to 50. I don't want anything within 14 days. That's just not where I'm comfortable. To be fair, I can live with myself. I could probably live with seven days if I was nuts, but probably 14 is going to be where we got to be at. But basically, what we're going to do here is let's go out here and find some property. So, we got this property set to be auctioned. This is set to be the—these are all properties set to be auctioned off. Pretty gangster. Now, we're going to filter this out really quick. So, let's go through all this. And so, we're going to filter and we're going to focus on properties that are set to be auctioned off in the next 14 days. Man, this is wild behind me, isn't it? Set to be auctioned off in the next 14 days. And so, what we're going to do is we are going to research the property and the owner. I'm not going to put too much research or not too much too much effort on here, but what I'm going to do is I'm just going to do a quick AI search. So, what I'm going to do is I'm just going to copy this and I'm just going to drag this all down here. So, you go to the top 16 days. These are all 16 days, actually. Perfect. So, what we're going to do is we're just going to drag this from the bottom. These are actually look like pretty gangster. So, let's do Atlanta's a little too specific. So, let's do like let's do Fulton County. That might be a little easier. All right. Let's do Fulton County, Georgia. So, we're going to do Fulton County area. Wow, there's a lot of foreclosures happening in Fulton County. So, we're going to go all the way to the bottom here, and I'm just going to scroll up here. You see what I'm doing? I'm kind of just copying. I'm holding it really quick. Cool. I'm just going to do a control C, copy. Now, there's a nice little like list view right here you can do. There's a little split map. Bro, you're in an age where they literally will give you AI for free. You will get AI for free. You can take property data, put it on AI, organize it, and make a killing. And you still want to tell me how hard and impossible wholesaling real estate is. It's crazy. All right. It is insane.
Now, unfortunately, I can't show this spreadsheet on the big red play button in the sky. So, I'm going to have to throw this spreadsheet on ChatGPT and just Okay. Blur out addresses. Not city, not state, so I can show on YouTube. All right, cool. So, what we're going to do is I'm going to show what Claude's showing me. Again, unfortunately, I can't show this part. Uh, but what I can show you is I can show you what the the AI is going to blur it out for you so you can see what I'm looking at. But pretty much what it did is it organized all that stuff into a nice spreadsheet. And again, I don't care how anyone says, but like, you know, Doug Douggey Fresh says it's hard because we don't know how to use it. I just showed you how to copy and paste the exact prompts in Claude.ai. You got to go to the Zackin channel on YouTube. Zack Gin on YouTube. Unfortunately, can't really show it on here. But what it popped up is all those addresses got organized in a spreadsheet. Took me 5 seconds. Simple. It it it cannot make this any easier. Okay, so here it is. All these addresses. Awesome. Cool. So, let me just go pop this image up and I'll show you what it looks like right here. So, here it is. So, this is what it looks like. Obviously, uh the spreadsheet popped all the information out here and uh what you could see is the AI went out here and organized all the data into this nice beautiful spreadsheet with the street addresses, city, state, and zip code, literally all done for me. And so when I tell people like if people think like, oh my gosh, you know, I'm I'm so behind or like I don't know how to get ahead or I don't know how to start, this is one of the simplest ways. This is one of the I say brain-dead easy. This is one of the most brain-dead simple ways. All you have to do is auction.com, copy the property addresses in your area, paste it into Claude, have Claude organize it into a CSV, then from there you have a choice.
So, it really depends on your budget. So, budgets are two things. There's a time budget and then a money budget. All right? There's a time budget and a money budget. So, in wholesaling real estate, for you to go out here and get a wholesaling deal, you either have to give up your time or give up your money. Those are the two things you have to give up to get a wholesaling deal. So, if you're watching this and you have no money, you therefore have to give what? Your time. If you have no time, you have to give up some money to get a wholesaling deal. It's either time or money. I don't discriminate. I don't care. Like, whatever you want to get a deal, power, more power to you, bro. But either you give your time or money. And so, I would prefer if you just use a skip tracing software. It makes my life a lot easier. But honestly, it's up to you what you want to do. Now, what you're going to have to do is you're going to have to go research the property owner and get some information. Specifically, you want to go out here and get their phone number. That is going to be very important to do because we're going to reach out to these sellers. Now, we don't want to call them. It's a bad idea. Some people call. Fine. You can get a deal cold calling these people, but it is probably three to four times harder to get a deal cold calling pre-foreclosure than any other government list possible because these people get so many dang calls. It's literally ridiculous. But what you want to do is you get their phone number. Now, how do you get someone's phone number? You want to get their phone number so you can reach out to them. How do you get their phone number? Well, if you got no money, like absolutely zero cash, zero money at all, I'd recommend you go to cyberbackgroundchecks.com. Go to the address, put it on cyberbackgroundchecks.com. Boom. But boom. That's all you got to do.
Now, what do you do if you go to cyberbackgroundchecks.com and you can't find the person's like information? Well, what you could do, and this is usually happens if like the owner on record's dead. I'm going to get you know what? Should I do this? I have some secret sauce I want to give to everyone. Some secret sauce I usually don't tell too much on YouTube, but I don't know if I should say it. Like I I don't know, you know, like I know we're live. Should I should I drop some sauce that like no one talks about ever on on YouTube. Do you guys want to hear it? Like I'm just kind of curious because when the person's dead or if they don't pop up on True People's Search or Cyber Background checks, you might not know who the true owner is or who's living on the property. Does anybody want to know some secret sauce? I generally want to know. Anybody want some secret? Okay. Okay. Looks like people want to know. Okay. I don't gatekeep around here. So, all right. Let me let me give you one of my secrets. All right, let me let me give you—I don't call it secrets because I tell everyone, but again, it's a good secret. There's a website called voterrecords.com. Now, the reason I'm telling you you should look at voterrecords.com is voter records do in the state of Florida and Texas and some other areas, you could pretty much know where anyone's personal address is. This is a really, really like privacy invasive website. Like, it's really privacy invasive. And the reason I'm telling you for two reasons. Number one, you're probably going to put your name in there and see your little address that you didn't know is online. This has—this website has my personal information. What you should do is on the bottom of this website, there's a little opt-out. I just recommend everyone does that. First and foremost, okay? I just want to give them some just some game real quick. It's really scary where your wherever your driver's license is, which is where you register to vote usually, it has the address just right there on that website. It's actually really not right. So, I do recommend you go to the bottom. It says, "Opt out my contact information." I highly, highly, highly recommend you do that. Opt out your personal information on there. Okay, cool. Now, we're doing that. Awesome. There we then from there, people that watch this live stream or this video will probably do it. It's cool, but most people don't. Go to that website and put the address or the name of the person that you can't find their phone number for. You will find relatives, all this other information of that person, and then you can go skip trace those people on cyber background checks, True People Search, or like other addresses, and you'll be able to just cross-reference data. So for government lists, this is a secret website. It is mind-blowing how that website works. I probably shouldn't be telling you guys, but I'm always going to tell everyone the sauce on this channel. You know, you know how I do it. But that's how I get somebody's phone number. Okay. If I had no money at all, it's a little bit of work. It's a little pain in the butt. It's cool. What's the website? Voterrecords.com.
Then from there, if I wanted to get their phone number, what it would probably take if I had about a thousand properties, it would probably take me, I don't know, 15, 20 hours to skip trace that list on True People Search, Cyber Background Checks. Now, most people don't do that. They use a skip tracing website that's really good. That skip tracing website that I recommend is called X leads. Everybody knows I love X leads to death. Version five is coming very soon. I will have a little announcement at the end of this uh to talk about it. But uh X leads version five. V5, V5 is coming out. Oh wait, no, V5 is coming out very, very, very soon. But very excited for that one. But X leads uh is just the best website. It has a CRM, a dialer, texting, D—it all for under $97 bucks. It's the only website that has a dialer, texting, CRM, everything for $97 bucks. Pretty cool. You get pre-foreclosures. I mean, you get you get all the data from there. But I would use xleads.com. I would import that list specifically from Claude. I'd put it into xleads.com. So, I would go right here. So, just show you really quick. So, what I would do is I'd get the phone number on X leads. X has the best skip tracing. So, I go here to X. I'd press import and I'd import that list. Now, this is for all government data. I'd import it. You get all the phone numbers, all the skip tracing. Now, the reason why I tell you use X leads over everyone else is because it already has the texting and the dialer, the e-signing, the CRM. It's all in there. So, it's kind of all done for you. Plus, you get a free Go High Level account with it, too. Uh, which is just I mean, they're all I mean, it's all one subscription price. But, I mean, it's it's built Go High Level is part of the CRM, and then we have our own data side on there, too, which is it's all done together. It's it's pretty cool. But yeah, you can literally do a drip SMS feature. So, someone just asked, "Can you do a drip SMS on X leads?" So, you're kind of putting the cart before the horse, but like that's the whole point. The whole point is you're going to do a drip SMS sequence to these people. So, you can send a text to them every single day for like five days straight and get a wholesaling deal. But, yeah, I'd use X leads to get their phone number, skip tracing. And again, I'm going to say this once because I don't want to make this into like some X leads like infomercial, but I will tell everybody watching this that I do use X leads in my entire business. It is one of the most used wholesaling softwares of all time. So, a lot of people use it and so I will talk about X leads today. You can use whatever software you want, but you're most I don't think there's any software that's easy texting, call I mean all that stuff for $97 bucks. There's just there's just not. So, don't know how. Um, but yeah, definitely interesting. Yeah, xleads.com is what I use for the skip tracing.
Then step number three, once you get their phone number, you are then going to contact the owner. Now, you got their number, you got their information, you are then going to reach out and contact them. Well, how do you do that? It's a great question. How you're going to do that is pretty simple. What you're going to do is you are going to outreach them by texting them first. First and foremost, the best way to get anybody's phone number is X leads for skip tracing, but you can use cyber background checks, True People Search, but now you got their number. What do you got to do with it, guys? Just text them. The amount of people who just avoid texting is crazy to me. And I I remember I remember a wholesaler on this on this stream, who will not be named, who's making like $15, $20k a month just cold calling, cold calling, cold calling. And I I said to this person, I said, "Hey, I know you're making $20 grand a month cold calling. I promise you, like I'm like begging you like I'm on my knees. You're making $20 grand a month cold calling. If you just text that list, you'll double your income." And this person took ye like almost a year to get and they said, "Okay, I'll start texting." And you know what they just you know they text me a couple months ago? Zack, I doubled my business. You changed my life. Like the amount of people avoiding texting is crazy. Now, they avoid texting because they don't know how to text. They don't know the type of text. And they're just so scared to text. So, let me tell you the truth. If you want to text somebody, number one, use Google Voice. You could send five texts per hour in Google Voice. It's not a lot, but over 12 hours, you can send about 60 texts a day. It's not awful. I mean, you can get through your whole auction.com list pretty easy. But what I recommend is you can send like 5,000 texts a day with X Leads. X leads is about one penny per text. So a list of if you want to send like I don't know 800 texts per day and you do that for like 25 days. So if you send 20,000 texts, it would cost you $200. I mean, that's that's the cheapest you're ever going to find it. And so I would recommend use X. You can use uh basically drip SMS. You can follow up, followup. That's what I'd recommend. Then from there you're going to just text the snot out of these people. Okay? You're going to text the snot out of these people.
Now, the second outreach method is going to be one of my favorites. It's called reverse driving for dollars. What reverse driving for dollars is, is you are just going to simply put sticky notes on doors. You text them or you put sticky notes. Ideally, you text the entire list. Let's say you text a thousand people. You'll get a 20% response rate. If you're good, you use my double whammy scripts. I mean, I don't know if anyone knows what my double whammy scripts are, but it's my two-prong script. So my two-prong script is hey. So again, how I do this is I'm assuming you're using Xley. So Xley, you want to make sure the algorithm—you beat the algorithm. And so my double whammy script is the first text message you send to somebody, you want to make sure that it's very, very, very, very, very curious driven. And what I mean by curious driven is you want to send a text that makes the seller be like, "Uhhuh." And they text you back instantly. Because when you're text blasting, you're I mean, every text blasting software uses Twilio usually, and X uses Twilio too. And what you want to do is the carriers are scanning it. AT&T, Verizon, T-Mobile. They're scanning all your text, even though you're ATP approved. And they need to go out here and verify that like you're not like spam texting like crazy crap. So what you want to do is the number one indicator if your text messages are spammy or not is actually I'm curious. Does anybody know even on Google Voice, does anybody in here know what makes your text messages, quote, your quote text messages spammy or not? Does anybody know what is considered spammy or not? The number one indicator and I'm just going to say it. Let's let's see. We got we got any good answers here. How much do you text? I I don't think anyone knows. How long it's been in your volume? Interesting. Okay, let's see here. Yeah. No. Let's see. Yeah. No, that's not it. No responses. No responses, guys. So, couple things. So, the number one way that I found if if your text message goes through or not, or you know, you beat the algorithm, quote, it's going to just be your response rate is really simple. Is your response rate? How many people respond to your text message? That's by far what I found is going to be the highest chance because I found you could have really spammy texts, but if you always get a text back, it's going to be good. What do I mean by this? Well, when you text blast, let's say a thousand people in a day, your ratio of people that text you back is going to be usually very small when it's like a business text, which is, you know, texting for wholesaling real estate, compared if you're texting your your your friend Joseph. Okay? Okay, so if I text my friend Joseph, hey bro, do you want to go out, you know, check out dinner, you know, watch the World Cup game or whatever. Joseph, most most likely than not is going to text me back. So I could text 500 people of my friends and just invite them to a party. And if they all text me back or 80% of them text me back, then the carriers are not going to ban me or call me a spammer. If I text a thousand people and 10 people out of a thousand, which is like 1% text me back, the carriers are going to be like, "Oh yeah, this guy's a spammer." Google Voice, whatever you do, even if you text on your personal cell phone. It's why a lot of people have iPhones actually get their iMessage banned. Don't be doing that. I would use X leads. I would avoid it.
Now, what a double whammy script is is basically you leave you leave a text that has so much curiosity that they pretty much have no choice except to text you back. This will keep your response rates well above a threshold. I think about 15%. You want always Yeah, you usually want to be above that. So, what you want to do is leave a text that gets like a 30, 40% response rate. Then you're never going to deal with any of these like issues with, oh, you're a spammer and stuff like that. So, what I would recommend for everybody watching this to do, okay, what I'd highly recommend, all right, is leave my double whammy script. So, again, what I like to do is be like, "Hey, hey, this is your neighbor Zack. I just drove by your house and something looked off or is everything okay at the house or what's going on?" question mark. Now, again, I know that sounds really crazy, but just understand, all right, just understand this, boys and girls, that if I text, "Hey, this is your neighbor, Zach. I just drove by the house. Something looked really off." I'm going to get a text back. Okay? I I always going to get a text back. Text back usually. Now, you might like, Zack, why would you say that? Well, because I never get spam and I could send 5, 10,000 text messages a day with X leads and I got no problem. That's the whole point. You see, to become an extraordinary wholesaler, you therefore have to be extraordinary. You have to be above and beyond. And doing this makes you above and beyond. Duh. Duh. Obviously. And so that's my. And then from there, they're like, "Oh, what do you mean it's going?" Hey, you know, I actually looking to buy properties in the area. You thinking about selling it or thinking of getting rid of it, right? I like to get rid of most like salesy. I don't like cash interested buy. So, it probably say something like, "Hey, like, you know, I just buy my house. Everything okay?" Oh, what's going on with that? You know, it looks like a house that you might be looking to part with. I mean, would the property be available for me to acquire? Now, I know that sounds stupid, but like it doesn't use I'll buy your house cash because then boom boom spammy text, you know, messages because you don't want to hit any of the the crazy words. So if you say the word buy house cash interested, even the words out of the blue, Verizon's like, okay, whoa, whoa, whoa, whoa, whoa. That's very salesy. Okay, a lot. Okay, people say I'm dropping some sauce. Okay, maybe I need to talk a little bit more about this because this is just all the stuff in my brain and this just how I work in my business. So yeah, maybe I uh maybe I should just drop some more maybe I should just do some more texting. I have a couple texting videos I could drop, but okay, that's how you do that.
Now, the other way, that's texting. The other way to do this is to drop a sticky note. Sticky notes are incredibly cheap, and most people have sticky notes in their house. I consider it free. But what I would highly, highly recommend for every single person watching this is to go out here and put sticky notes on houses, especially properties on auction.com. Now, you just told me that Zack, again, I'm using metaphors here, but I get this told this all the time. Zack, I'll do whatever it takes to become a success in wholesaling. I'll do whatever it takes. Okay, Bruce. Hopefully no Bruces are watching. I'm not making fun of you, Bruce. I don't I I don't know. But like, if you go if you come to me and say, "Zack, I'll do whatever it takes to become successful." Okay. What I want you to do is go to auction.com, get all these addresses, then I want you to get some sticky notes. Write on the sticky note. Hey, this is Zach. I got a quick question about your property. Please give me a call back. Google Voice number, slap them on the 10, 15 houses. I would use Gemini AI to make a little route for where you should be going and [snorts] get a wholesale deal. That's it. It's really simple. If anybody watching this just wants some sauce, you put three, 400 sticky notes out, you'll get a deal. You You will get a deal. The problem is, who in here is willing to do it? Like, who who in here is willing to do it? Guys, you got to understand, all right? You don't get absolute like biceps like this by just sitting around all day, okay? You got to work for it. And you know, like again, you know, the the Zack Gin roided up rumors are are becoming a little crazier than usual because they're like, there's no way this guy's natural. I get it. I get it. You know, I I I'll take a test for you. But, you know, all jokes aside, it's like, you know, you want some muscles, you got to go work out. You want to get some wholesaling deals and you got no cash, you got to go out here and put the sticky notes out. You see, a lot of people like hate cold calling. They hate all these. It's like, I just want to get wholesaling. I'll do anything. Okay? Go to auction.com, get that list in your area, put sticky notes on all the properties. I would highly recommend use an AI like Gemini, which is Google's AI. Say, "Give me a route, like I'm a USPS worker or a UPS worker, and give me the properties."
Now, there's two ways to do this. My first script is called the quick question script. Now what is the quick question script? Now my quick question my quick—you can tell this is live. My quick question script is I I literally write this. "Hey, this is Zach. I had a quick question about your property. Please give me a call back." And I put a Google Voice number. Now my other method I'm I'm calling it my other method, but it's not my method. It's for my friend Max Deer. He came up with this method and I have permission to tell you this method that was pretty cool. But he he and I think it's wild, but honestly, I think it's so brilliant. It's it just says this. It says, "Call me about your neighbor." And then phone number. Zack, what? Yeah. It literally just says, "Call me about your neighbor." So it says, "Call me about your neighbor." That's it. [snorts] "Call me about your neighbor." Now, what you do when it says, "Call me about your neighbor," is you put the stick on the door and they call you and they're like, "Hey, YOU PUT A STICK ON MY DOOR about the neighbor. What? What's going on?" "Hey, you know, my name is Zach. I'm actually looking to buy your neighbor's house. I was just seeing if he was looking to sell it." They're always going to say, "No." And they're like, "No, he's not." Oh, are you looking to sell your property? I'm looking to buy any house in the area. See, it's not—the reason why that's genius is because you're not really going after specifically the person. You're kind of—it's like a Trojan horse. I mean, you are looking if they never wants to sell, it's awesome. Cool. But most of the time they don't, right? And so this works really dang well. I would highly recommend you use both of them. Now, what about the quick question script? What if someone says, "Oh, what question do you have about my house?" Hey, you know, either me and my partner put the sticking on the property because we're looking to buy a house in the area. Are you looking to sell your house? A lot of people say, "Oh, well, what if they asked specifically for the address?" Okay. Well, we actually put a lot of notes out for properties that we looked like we wanted to buy. I mean, what's your address? And I can say, I mean, it could be any. I'm looking to buy any property in the area. Simple. Done.
Now, I'm going to give you a very quick rule, and this is probably one of the best rules possible. All right. And Bible Wonders actually has a great question. What about virtual wholesaling? Text blast. Just I mean, text blast, bro. No cold calling. This is another very important question and a very important answer. I'm I'm going to grab some water for this one because this is a very important thing we got to announce. Okay. Don't cold call pre-foreclosures. Do we understand this? Are we capiche? Are we are we good guys? Do do not cold call pre-foreclosures. That is the stupidest thing you could be doing right now. One of the dumbest things you can do in wholesaling is cold call pre-foreclosure. I'm not saying that you can't get a deal by cold calling pre-foreclosures, but it just gets extremely difficult to wholesale pre-foreclosure properties. Why is it so hard to wholesale pre-foreclosure property? It's so difficult to wholesale pre-foreclosure properties that you cold call because they get all these notices. Everyone cold calls. Super saturated. That I've said this before, but it's about four times harder to get a deal cold calling a pre-foreclosure than cold calling a probate or a fire damage properties or a code violation or a water shut off. It's just so much harder. Why? Because everyone has to list. Any software can call pre—can pull a pre-foreclosure list. I personally will tell you if you do it, you go straight to wholesaling jail. Okay? Straight to wholesaling jail. Do do not be going out here and cold calling pre-foreclosures. It's a bad idea. There are people and again, people come to me, Zack, here's a third check I made by cold calling the pre-foreclosure list. That is true that there are people that do that. I will I I will tell you this. Okay, there are people that do that. Okay, it is true. There are pe—there's also people that put pineapple on pizza. All right? Just being honest with you. Okay, there's plenty of weirdos out there. But I will tell you this, the amount of people that get deals by cold calling pre-foreclosures versus the ones that come to me and cry and say, "Oh, Zack, I'm trying to wholesale and it just doesn't work. Wholesaling sucks. It's the worst." And blah blah blah blah blah blah blah blah blah. Okay, let me be real with you. All right, let me just be real everyone. The main people that tell me that cold calling sucks, I just go down the list with them. Okay. Why does cold calling suck? What's your skip tracing? I use X leads. Okay. Well, your skip tracing is perfect. Noted. What dialer use? I use X dial. Okay, cool. Awesome. Well, what list do you do? Pre-foreclosures. My response rate is awful. X lead sucks. And I'm like, okay, well, you just cold call the most saturated list ever. Like, what? What, bro? What? What are you talking about? Like, what? What are you talking about? Holy moly. Like, guys, that's just insane. Okay, it's just so funny to me. Like, I I I man, dude, the amount of people trying to do this, it just it's so funny. So, I would highly recommend anybody watching this, just never cold call pre-foreclosure. Cold call pre-foreclosures and cold call another government list, you're going to see way better.
Now, what you're going to do here is you're going to reach out to these people. Now, you're going to find a certain amount of these people. You're going to call them. They're going to want to sell. All right? They're going to say, "Zack, okay, cool. I Zack, I want to sell my property." All right, cool. What we're going to do is we're going to use our scripts. Now, what is my seller script? Well, first and foremost, before I give my seller script, we got to first understand how does a pre-foreclosure seller work? How does this whole process work? Because I I think this is another reason a lot of people are so scared to wholesale pre-foreclosure. They don't even understand how the process works. And while this load this up, if you're watching on TikTok, I've got a lot of people on TikTok tonight. I think there's the most people I've gotten on TikTok in a while. There's over 50 people on. But how a pre-foreclosure works. So, if it comes to talking to these type of sellers, we got to first understand how the whole pre-foreclosure process works. So, a pre-foreclosure process. Okay, we don't want to work right now. Hold on. Let's see if this wants to work. I will draw it myself if I have to. Okay, maybe this thing's not charged. I don't even know. All right. Well, I guess we're [snorts] going to do this solo. Hold on. If this don't want to work, then I will just draw my hand. All right. Let's see. Hello. See? All right. I'll just bust myself. Okay, cool. So, how pre-foreclosures work. All right, working. All right, cool. What we're going to do is I like to think—oh, wow. Okay, I do not have my pen, so I'm going to draw this just myself. So, it's not going to look all—it's not going to look all good, but I mean, just bear with me here. So, what I'm going to tell you here is this is going to be the auction. Wow, so bad. Whatever. This is going to be the auction, like the actual auction date. This is the date of the auction. Let's just use some—let's use July, you know, July 10th as a date. And we have today, which is we're like in, you know, late June, right? Call it June 21st. All right. So what happens is the auction date is already set. This is the auction date on the 10th. What we want to do is we want to get a contract maybe, you know, 7 to 10 days before. Man, this is so bad handwriting. I usually use my pen, but, you know, my pen's not working right now. So, what we're going to do is we're going to go to get a contract right here. That means we have seven days before the auction date is set. We need to go out here and find a buyer that will pay and pay off the property by just buying it for cash. Now, there's a couple questions we have to ask when we're wholesaling these properties. First and foremost, what is the equity? Right? What is owed on the house? Is there a bankruptcy being filed? Because I have seen these railroad deals a lot. And most importantly, and this is just like, I don't know why people don't even want to like ask this question, but like, I don't know, what is the condition of the property? A
A lot of people say I have no pictures of the house, but I just locked it up and I don't even, I don't even have any pictures. I don't care about pictures. The condition is going to matter because condition has to deal with equity because if the property's beat up and disgusting, then the house is going to be worth like a lot less.
All right, so what we got to do here is we got to get a property before the auction date set and find a buyer. Now, to, I, I don't know how many wholesaling deals guys done, but to go out here and find the buyer, get it walked through, assigned and ready, set the close, seven to 10 days is pushing. That's why if you know some of these properties had like 16, 17 days before the auction set, that means you got six days to write a contract. Now, new ones get on the auction all the time, but like you got to get, you got to get going. All right? Like, you, you got to get going. So, what I'll tell you is, 7 to 10 days before the auction, you need to get a property on contract right now.
Now, can you, and here's the magic question. If a property has an auction date set, can you extend that? Yes. You can either basically call and beg somebody to go out here and extend it, which is not a good idea, but it, it happens. Depends on the bank and the state, but you could also get, and this is if you're going to buy it yourself or double close, but like you get a temporary restraining order. It's called the TRO. Uh, you technically could do that in a lot of states and get it done. In California, this happens a lot. Uh, but yeah, you can get a TRO and get that done. Don't recommend it. Uh, but if you are going to get a pick aoon on this thing, you can.
I will tell you about a personal deal I just worked on last week. I was like, "Oh, man." Like, it's kind of funny. Karma, karma's like a real thing. And whenever [snorts] I get like a really good like real estate deal, I always get sent like a stupid one. So, I don't give a shout out to a wholesaler who sent me this deal. It, it's, it's called one of my two good to be true deals. And, uh, I'm not going to mention his name. He knows who he is. He's a cool guy. But like he went to auction.com and he, he cold called the guy. The house was 300k. The dude owed like 120 and he got a property on contract for like 160. And I was like, sounds like a $140,000 spread. He got under contract for a great price. And I'm like, okay, cool. And he says it to me and I'm like, all right, cool. Like, I'll have either me or some of my team come out the property and we'll just buy this thing cash. And then I start talking to the guy. I'm like, okay, this seems a little too good to be true. There's like 140k spread and I told him I said, "Hey, like, usually there has to be a story with this. Like, what's the motivation?" Because in wholesaling, I always say we always get paid in proportion to the problems we solve. And to make 140k on a pre-foreclosure is very out of the ordinary. Probates a death, very common, but for a pre-foreclosure, you're making 10, 20, sometimes 30. I mean, you can make 50 if you're nuts. But like, something's up here. Something's really weird appeared. And we found out the guy obviously filed a bankruptcy and it is, uh, not fun. Auction date set under seven days and the resolution to that is, uh, the deal is almost dead. I am going to talk to my attorney tomorrow. There should be no, should be no holiday tomorrow, right? Okay. If there's no holiday tomorrow, we should be fine. But yeah, I, I deal sucks.
And another deal that comes in and it's just, just a heater, man. Just, just absolute heater. Absolute heater of a deal. And we got a buyer set, assigned done. JVD, cha-ching. So, usually a good deal comes in, another good deal that seems too good to be true happens. I want to talk about the other deal because I, I want to be, I'll be very quiet because I want to make sure everything goes through the correct way. Uh, but that's be a great video. Uh, but yeah, whenever a good deal happens and it seems too good to be true, it usually is, but there's been so many times that these properties have been too good to be true and end up making 100K on the deal. So, yeah, I, I, I'm just telling you, be very careful.
But what you're going to do is you're going to make an offer to go buy the property. So, you're going to reach out to them. They're going to say, "I want to sell." Then you can call them after they say yes on the text. Reach out. I would use my MCTP script. Motivation, condition, time frame, price. MCTP, MCTP script. And then from there, you either make an offer to buy the property, meet at the house, write a contract. Then from there, you need to go find a buyer. Now, before you give an offer, before you go meet someone at the house, I want you to understand this. You should calculate what the debt is on the property, the offer, and the buyer price. Now, how do you find the debt and how much to offer? I personally would use X leads because X leads tells you the equity, the leans, all the information. That's what I would recommend. But the whole, the most important part here, guys, is speed, speed, speed, speed, speed, speed, speed. The faster you get to the seller, the better. Okay? The faster you get to the seller, the better. So again, I always want to make sure that, hey, are there any leans on the house? How's the title? Ask your title company. Any bankruptcies? What's the auction status? Go from there.
Now, a lot of people have been told that they can, you know, stop the foreclosure process. There's a lot of laws coming out and a lot of people talk. I wouldn't call someone and say you can stop their foreclosure. Now, you technically can stop a foreclosure technically, but I wouldn't say you can stop. The worst is when people say they can stop a foreclosure and keep them in their homes. Like that, dude. That mess. Complete mess. Don't be saying that. My script is, "Hey, my name's Zach. I'm looking to buy properties in the area. You're looking to sell." You build some rapport, MCTP, reverse price anchor. I'd probably put get the property under contract, then find a buyer.
How do you find a buyer? Go to auction.com. Okay? Go to auction.com. Go to local property auctions. And so, go pick up one of the properties. So, let's go to Atlanta, Georgia. Atlanta, Georgia. All right, we're going to go to auction. We're going to go to Fulton County. What I'm going to do is I'm going to like this property right here that's going to be auctioned off soon. I'm going to go to, okay, they don't show where the auction is going to be set. Hold. Let me try to find one of these. Let's go here. This one's going to be auctioned off. All right, let's see. Here we go. So, this property right here is going to be auctioned off at the Fulton County Courthouse. So, what I would do is I would go to that auction if you're allowed to go in there. I mean, every auction is a little different. In-person auctions, not a courthouse are the best. But go to the auction, see who's going to bid on the property. You got to remember when you're going to see these properties, there are roughly going to be like if it's a big auction with like hundreds of properties, a lot more. But if it's like one auction, there might be like 10 people bidding on the house and one guy wins and there's going to be nine guys with a lot of money, like probably a fat cashier's check that walk out of the auction sad because they couldn't buy the property for cash. Oh, I'm so sad I couldn't buy the property for cash. Hey, hey, hey, I saw you on the house today. Get that there. Are you looking to buy houses in the area? Yeah, rentals. Like, we got flips. I'm looking to flip properties. Oh, I mean, I'm a wholesaler. I just got a property on a contract a couple streets over. Do you want to buy it? And he's all sad because he, he going to get the house on auction. Yeah. Yeah, I would. I got all this money in my pocket. You found yourself a cash buyer, guys. These are like live fish, okay? Like go to where the feeding frenzy's at. An auction cash buyers are bidding on ugly houses like that, guys. It's, it's a fish frenzy. They're looking to buy. It's easy, okay?
Also, if you're lazy and you don't want to go to the, the properties or if you're virtual, look at the property that's going to be auctioned off. See the auction date. Wait a week. Go back and track through public records or X leads who's the owner of the house now. The Maple Avenue LLC rental properties and they have a Facebook page and I can reach out to them. Call them up, get a buyer. You can also go to xleys.com, get their phone number, get a buyer there. Or super ninja trick, if you find a buyer and you know his name, but you don't have his number. Same thing with your motivated sellers, by the way. You could also just Facebook message him. This is another super ninja trick. This is another super ninja trick. They don't tell many people, but like you could just Facebook message these people, guys. Like, you, you got to understand if you're broke and you want to make money, you do not have to have any sh. You have no shame. You got no money. You got no shame. If it's a seller, spam their baby mama. If it's a cash buyer and the cash buyer does not reach out to their phone and you're trying to sell a deal, find out who the cash buyer's baby mama is and spam the crap out of them. I don't care. It's that simple, guys. Making money wholesaling real estate is simple. Auction.com. Get their phone number. Text them. I use X Leads for it. You can use whatever other software you want. I mean, you could technically do it for free on Google Voice. I would put sticky notes on the property, get a bunch of deals, lock it up, find a buyer, assign it, get cash.
