Hey guys, Fu Lamers, and I'm about to start just straight up cold calling leads. Um, we have a lot of leads in over like the last couple weeks from our campaign. Start with Launch Control. Um, man, I'm excited to cold call a lot of these leads. I can't show the actual Launch Control app yet, just because we haven't figured out how to blur out the numbers. Um, eventually, I'll probably just end up doing it anyways, whether you guys call or not, like whatever. Um, it's not going to stop me from getting deals, so all good. Um, but right now what I'll do actually is I'll be able to share with you guys like the parcels so you guys have an idea of what we're seeing. Right, so what I'm looking at: a lot of people get confused about what I'm actually buying. I think that I'm buying lots. Um, and so I'm going to show you like a lot of what I'm buying, explain to you why it's valuable. I'm going to be able to like actually talk to a few sellers. Hopefully, we can get a few sellers. Hopefully, hopefully we can also get a few contracts. Um, so I don't know how long I'm going to do this for. I have some time on my hands today, so I decided like this morning like, all right, let me just live stream. Students are doing well; my life coaching company's doing well; funding company's doing well; so everything is going well. So I'm like, all right, let me just get on here and, um, you know, I, I call the trenches work, man. Back to the trenches and showing you guys how to like really like get rich and build wealth with this because that's what—like, literally me sitting at a desk right here—um, for a couple years straight and just like grinding it out, talking to people is what made me wealthy, bro. It's what made me money. So, um, this is all it takes. And then obviously, yeah, we, we do teach you how to build your team and put your product on a product line so that way we're—um—everything is kind of autopilot. And in a way, you still got to do some things. We teach you that, but first, like the trenches work and the real work comes from sitting right here like this, having conversations with as many po-people as possible. So anyway, that's what we're about to do.
Are you pitching an offer through text, or are you just getting a yes from a seller and the call number? No. Um, we, I'm right now I'm text blasting, so we're sending out 2, 200 texts or no, not 20, 5,000 texts per day. So we're sending out 5,000 texts per day. Sellers get back to us, um, and then we have conversations from there. Now I have this deal right here. I'm gonna show you guys actually—um—just give me a second. This is my first live, so as I get—well, not my first, but by myself—as I get better at this, I'm excited to get better at this because it'll be easier to pull stuff up. So I have this, this uh, this guy's name is Chad. It's nine and a half acres in uh, Barry County, Michigan. The only problem is on our map feature I can't find the property, and so sometimes that happens, and so you have to kind of figure out how to like, you got to figure out how to find it. So what I end up doing—let me see if I can share this with you—let me see, share screen. So, so what I end up doing most of the time is just going like owner name, and usually when we go owner name we're able to find the property from there. So let me see if I can find it. So the county, so da County. This guy wants um, 160 grand for his property. Like realistically, I can probably offer like a hundred or not even 100, like 70 to 75,000. So I'm gonna show you guys some comps based upon that. I'm gonna show you guys a few comps. Let me see. I should have got some water before I started streaming, but sorry. Oh, so Chad store is—oh, there it go, boom. All right, so that's, that's nice. So what we do too—I'm looking for road frontage. I'm looking to see if there's any structures on this. I'm looking to see if there's any, any wetlands or flood plains. Even if there are wetlands or flood plains, I'm looking to figure out why—um—before I even call. And then by the time I call, like I'm trying to get a full story on this property, and you guys will see me, you guys will see me break that down. What's up, Kyle? Um, so what we're going to do is—go—hold up. I'm gonna pull some zip code comps on this right now. 49333. I'm really hoping for a good call day today. Sometimes you have days where you can call like 50 people and nobody answers. And like for me, like I remember when I started, bro, I would be so determined to talk to people. If like it was a day where it was like nobody—um—answered the phone, so I would sit, just like sit at my desk all day and just like talk, just like leave messages, send emails. A lot of people just don't realize how like simple this can be if you guys just talk to as many people as possible. Like the amount of money that you can make in a very short amount of time by just talking to a lot of people is like ridiculous. So it's important to talk to people, be very determined in that. But before that, so let me share my type with you guys. So I'm trying to pre-con this property here, and I pull zip code comps. So what I see—only thing I see here—last year, so three properties are sold in the last year. That doesn't count; that's—I don't like what I see here. Probably give a call anyways. Maybe me guy call, but I'm not, I don't really like this deal. I don't like the comps I'm seeing at all. What's this? So for 200 grand, for 200 grand. This one doesn't say how long it took. I'm just trying to get a picture of this ZIP code in this market. If I can't find the ZIP code comps, I like what I usually do is go countywide. It's probably what I love to do. I don't see any proof of concept for something moving at—I mean, he wants 160, so let's just say for the conversation sake if you wanted, if we gave him 160, he'd have to sell for like 2250. I'm gonna offer him $70,000 though, and hopes of being able to offload it for probably like 130 to 150. What he wants is market value, essentially. That's what I'm seeing here. So like this comp that I saw off for 105,000, that's why I said I don't like this area, because what he has is—it's not—he wants market value, but we don't get market value. It's not—we offer—um—you can click the link in my bio to see where I learned. Okay, so let's just go Barry County. Get the guy call because that's what you guys are here for, on the phone. So, but this is important; this is a very important part of the process, like painting a picture for yourself so that you have context before you get in, get into the call. Um, a lot of people call without having any context whatsoever, and then what happens is—too—people don't know how to reply to sellers when they're like, oh well, this property down the street sold for like a million dollars. You don't know how to reply, app, because you didn't actually do any research. And I can literally go on there and be like, well, no, that's actually not true. And even if they say that they're like, well, yeah, this property is sold for a million dollars, but it had this, this, this, and this that your property doesn't have. So that's why it's so important to paint a picture for yourself on—um—on your markets and on the properties that you're buying. Let me—hey guys, I'm live right now on YouTube, calling leads and deal making—um—from our deals on Launch Control. Do that later. So, so Hastings. Yeah, I do not like this area. I do not choose this area. So definitely will not be marketing to this place again. I can't even see like—I don't like when we have data where we can't see what something went for sale—um—that's tells me that it's weird though, because this is an underscore, mate. I don't understand why it's not telling me. Interesting. All right, well, I'm gonna call them anyways. I do kind of have context of what I want here, so I'll just get call. Let me see, just like to find one or two properties similar to what I'm looking for here and see. So you have this 150, but there's no—I can't see the marketing—this one structure, so that's not accurate. I can tell him right now, yeah, that 160 is not going to happen. The closest comp that we have to probably this property right here is probably that, but even this one—not really, because this is like—this doesn't have direct road frontage; ours does. I wish I could see these two, but I can't see out here. Yeah, so no, this is not, this is not a comp because there's like sheds and all kind of stuff on it. There's no road frontage, and there's I think there's a—what—house on it. It's not a comp, so it's going to be a little bit harder to comp this one. So I'm gonna say like, I'm going to be in the range of that. I'm gonna be in that $70,000 range, so I'm just going to get the guy call now. See.

Usually what we do is schedule appointments. There are times though when we've nurtured the seller enough to where it's like, all right, I can just call now. But depending on the seller profile, what I, what I usually do and what I've trained my team to do is, is nurture, to take their time, right, and then actually book a scheduled call. So there's a, there's a difference between like just cold calling someone and actually booking a scheduled call. Um, what I use for skip tracing—uh—Penny skips. So now I'm just going to let them know that we called. So when you talk to sellers though and you're trying to get a hold of them, it's important to be, to have as many touch points as possible. So like I said, if you have an email, email; if you text, text; if you call, call; leave a voicemail. So as many touch points as possible every time you reach out to them. And even in your follow-up, people don't know how to follow up. Like they'll just call once and then not leave the voicemail or not send the text and not send the email. You need to have those four touch points every single time. Um, yeah, I mean, Penny skips is great. I don't have any issues with it. I think that people try to find the perfect data source when it's like, you're not gonna—everything is not going to hit on any—um—skip tracing service. It's just not. So I'm more concerned with having as many conversations as I can, and then if later we're going to maximize the data, that's fine, too. But like—um—I see people go crazy over like, oh, what's the perfect skip tracing? What's the perfect data source? Like I, I don't believe in any of that. I think the only thing that, that matters is for you to put in the work on talking to as many people as possible. Um, as long as you have a—nothing's going to be perfect; none of the data is going to be perfect; the pricing is going to be perfect; your, your marketing is not going to be perfect. It's not. So—um—all right, Donald Royal, let's pull this guy up, show you guys his next property. He said that he wants a respectable offer, so let's see what we can do for him. Um, this is in Charles County, Maryland. You guys go—so you guys see what I'm doing? I don't know which guy this is; we're about to find out. Oh yeah, this right here. Okay, yeah, I like this. I've actually bought quite a lot of property in this area, too. Done really well in this area. The only thing that I don't like about this area though is that they charge you a 10% tax when you buy and sell a deal within six months. That's the only thing I don't like about this area, but it's worth it when the checks are 70,000, 80,000, 100,000, and all my checks from Maryland. I've been—I haven't had a check in Maryland for under 70,000 since we've been doing deals in Maryland. So all the deals I've done in Maryland have been bigger deals. The biggest one we had was I think was like 150 grand, and that took them like 45 days. Um, all right, so what I'm seeing here—something—so we have one point of road access. All right, on this Marshall Corner Road. The things that I'm looking at—I see that this is extremely wooded compared to these other ones. Um, if someone was to come—like the highest and best use of this is for someone to build on it, right? So—oh, can you guys still see my screen on YouTube? You guys can see it. Whatever, hopefully you guys can see it. Um, highest and best use of this is going to be building, as you can see there's houses built all around here, right? So what we have to figure out is—the other thing that I'm looking at, too—so there are—this is the biggest lot on this block. I don't—what is this? Let me see. No, it's not a—but this is like a completely different—I'm going to start looking at some comps, look at some home values and see what we can offer. I don't know. I'm gonna see what I offered in my original data set and get kind of an idea, get kind of an idea of what, what I'm looking at here. What I also like to do, too, is I look at different maps. So, and this is what I do like before I call any lead—what I'm doing is like taking this like five to seven minutes to do like some quick due diligence to just kind of familiarize myself with the property. And this is what I talk about in a lot of my content, it's like—of—like doing it quickly, like kind of figuring out, okay, here's my checklist: where is this property? What's kind of like a rough story here? Let me find a couple comps; let me see if there's any pain points; let me try to kill the deal in my head before I talk to the seller. And then what I always do, too, is when I, when I get on the phone with the seller, I already have like a couple of pain points before I talk to them and, and how, and what I'm going to use to like negotiate. So like I have, I have some pain points that I'm going to use to negotiate when it comes when it crunch time. So that's what we're going to do here. Um, and I always start out with zip code comps, too. That's the closest, that's the closest you're going to get, like things that are actually in the zip code. And then they go countywide. Let's see, is there a way for me to—I want to show you guys this conversation with the sellers, like the text conversation, so you guys can see how it looks. Okay, cool. We got to see my screen. All right. Um, so we're in Charles County. All right, I know this area; it's a really prominent area, so I enjoy it. Um, like I said, I'm doing a lot of deals in, in Maryland in general, so pretty familiar. This is like some of the higher-end stuff that you're gonna find, and these are the kind of parcels and the kind of deals I like to go after. So when you guys are like talking about infill lots, I don't like to go for the stuff that's going to make me like 10 grand. Like, no, I'll do that; it's just another product, but I'll rather do the stuff that's going to make me, you know—I rather do a lot that's going to make me $70,000 and still take the same amount of time as a $10,000 deal. So that's really what this is; it's just about the numbers. So a lot of people get confused on how to pull comps because it's really super simple. You just have to find properties like to yours. Usually what I do, too, I pull comps for the last six months, then I pull comps for last year. Now on both of these, I don't see anything selling. There's nothing selling in the last three months, six months, or a year in the zip code. So because of that, now I'm going to go wide out to the county. So I'm just going to go Charles County and trying to show you guys this, but it's not here. There you go. So now I'm just going to go Charles County. Let's see, see. So we have nine things that I've sold in the last, in the last—what is this—year? Oh, three months. Not bad. Okay, let's go out six months. 19. Let me look at my—this one. Okay, I'm looking for—like I said, you want to look for properties like to yours. So we saw our property right now. I'm, I'm looking at properties that are in the range similar to what I'm looking for. So we got eight acres, and that doesn't mean too—so I want to, I want to really be really clear with how we comp to it. It doesn't mean that if you have 11 acres you got to find 11 acres that looks exactly like that. It could be 8, 9, 10, 12 acres. So it's, it's a rough price estimate as long as the property is similar to yours. So what I see with mine is that yes, there are trees covering the property; this one, there are trees covering the property. What it sold for—270 grand. Okay, how long did that take? How did the market respond to a $270,000 listing price? In fact, it responded well, because as you guys can see right here—um—$259,000 it was listed for, and then it sold for 270. Now there's something going on right here which I'm curious to see. They relisted—what's the story with that? Everything that's going to count for big for this one is if it perked or if it's already been perked. So that's what I want to talk to this guy about. I want to come up with a rough offer. So before I even call him, let me make sure that, let me make sure that I have like a rough offer in mind. I honestly don't—I probably say like 100 grand, something like that. Come over here, this. So what's his—usually this takes me a lot shorter to do, but I'm on live, so I'm a little bit distracted. There he goes. So it looks like it's him and his brother that own this together. So I originally offered him 24 grand, so I don't know that that's going to work for him. Probably going to have to be a little bit more than that. Um, I'm curious to know if there's been a perk test done on this; that's going to make all the difference. So I'm just going to call, see if we can have that conversation.

Every, every deal that we call is not going to be a deal; every person we call is not going to be a deal, but the more we call, the more contacts we have, the more contracts we have; the more contacts, the more contracts. Usually when they're talking like price—I mean, again, depending on the seller and the seller profile—there are times when I call and make the offer; there are also times where I just kind of shoot a number up depending on what that seller is saying. So what, what this guy is doing is like, he's like, oh well, you make the first number. I have the price in mind, but you, you just say, right? So I'm going to call him because I want to build some rapport before I hit him with an offer. That's just what I prefer to do, because when you're able to build rapport and they end up liking you, then they'll actually take a lower price because they trust that you're going to perform. So who's—actually, I have a contract that we have to send to a guy. This is a deal that he wanted $70,000 at first; we talked him down to 55, um, but we're going to—what I agreed to is putting down earnest money once we actually get the title report back. And usually once the title report comes back, anyways, we're, we're closing on it right away. I don't put down any earnest money on any of my deals. So the only clause that I give is like, yeah, we'll put down earnest money after we receive a clean title report. And once we do that, then it's like, like, okay, yeah, that makes sense. They always like, yeah, that makes sense. Okay, so we end up just doing that and going forward. So there's another guy here. I'm going to—we're going to get that contract sometime today. This one is actually one that I'm, I'm more excited about. Usually I don't do deals in Arkansas—um—for no particular reason other than I just don't do deals in Arkansas, but this one is pretty large, and the seller like expressed some serious interest in wanting to sell. So let me see. Am I buying in the Atlanta area? Yeah, I've done a lot of deals in Georgia, period—Atlanta, everywhere, everywhere in Georgia. Jesse Barry, what, what's up with this? Let me just look at my St. Clair County. Boom, boom, boom, boom, boom, boom. So as you guys are about to see, this is like a multiple parcel deal. This person expressed selling their 543 acres, but they asked for $5,000 an acre. So what I'm assuming is that that's way closer to market value, and as you guys know, we don't offer market value on any of the properties that we buy. So that's going to be a lot of me, you know, building up that rapport, kind of figuring out realistically what they'd be willing to sell these for. Um, why is my—this is off—being—I don't like that. Parcels turned it off, but this is the property right here. So it's like this, this, this. So it's those three parcels, but I'm trying to show you guys—so I can—my—to—off—that's really weird. Do I text the DNC list? No, I do not. All right, let me just call. So first things first, I need to look at some comps. I highly doubt that anything that's been 500 acres has sold in this area in the last two years, even. So it's going to be hard to—something like that. But it's important to like set your intention before a call. Like instead of this—calling all day—yes, you need to be like, pinging the phone, calling, calling, calling. But like, set the intention, like, like I said, five to seven minutes of going through, doing exactly what—

Yeah, it's going to be hard to find anything that even comes close to this one, but we're going to call for the second contact anyways. So you have 95 acres that sold at 260 grand, but this is nothing like that. That one didn't take long, so it was listed, then it was delisted, then it sold. So that's interesting. I wonder if it was delisted because they made an offer, but that they usually don't take the property off of the market after an offer. Actually, I'm pretty sure you can't do that, so that's interesting. 77 AC, 300k. Forever. The thing I don't like about Arkansas is that everything that I've seen are very long listing times. Like, I don't, I don't know if I've ever heard of anyone selling a property fast in Arkansas. You have this October, November, December. Okay, that's not bad. 5 ACR, yeah, but still not going to come close to what I'm looking for, honestly. So let me see, you get this bounty thing figured out though, because I don't know why it stopped showing me bounties. Just stopped. Is this being weird today? Like, get pissed off and be like, man, I'm gonna talk to 10 people today, and out of those 10, I'm going to get a contract. That's a determination that takes you from zero to a million in cash. Say you're sending 20,000 checks a month. How many records would you typically need to go through after scrubbing for landlock and do not call to get a 20k ready to go, to get 20k ready to go records? Um, I don't know, man. You just have to do it. You're kind of asking questions that are like, that's something that you just have to do. I don't, I can't tell you like, oh, you have to get 100,000 records to get 20,000 records. You have to just download the record because I can't, I can't predict what's, what's going to be scrubbed out, what's not going to be scrubbed out. Okay, so all we do when we send out a text, we just say, hey, seller, this is your name with this person or with this company. Feel free to give me a call back as you're able. That's it. The main thing, man, is to make sure that you're just getting the 20,000 texts a month out and that they're qualified properties, that the properties that you actually like. Like, what's my goal for this campaign? Is it to get $20,000 deals, $30,000 deals, $40,000 deals? What's the, what's the goal for the campaign? Um, as long as you're not going after things that are like, you know, desert squares or properties that are just not desirable or that have very little demand, then you're going to be in a good spot. All right, who's next? So we have, ah, I did speak to this person last night, so I'm gonna call back. This is actually one that I was excited about because the comps, the comps are exciting. I actually use Land Insights to pull that, to look at some of those comps too. It was very helpful in that. So this one is in Teller County, Colorado, as you guys can see. I think in the last, what, the last 40 minutes I've shown you guys deals in like four or five different states, so we do this everywhere. Oh, offered this guy 75 grand last night. I am pretty confident that we can sell. Yeah, they turned the labels off, and I don't understand why they did that. Um, but anyways, there's comps in here that are going for like 150, $170,000. So at 75k, we can probably offload this anywhere from like 140 to 150 pretty quickly. A lot of the properties in this area I'm moving for like, you know, within 60 days, so there's definitely demand out here. And I'll just show you guys. Yeah, I'm gonna have to get a whole streaming setup next time I do this because this is like extremely slow, very annoying, but it's okay. Just going to get a PC. Teller County, Colorado. Boom. Yeah, let me go smaller though, because ours is 35 acres. So guys, 20 to 40. Um, what do I think about? Somebody asked me what I thought about tax liens. Uh, I don't really think anything about it. Think they, I, I don't think I've ever bought. You mean like tax lien lists? Is that what you mean? Or you mean what do I think about tax lien? Mean, pay your taxes. If you need tax lien lists, then yeah, they're great. A lot of people default on their taxes, but also you want to make sure that if you're pulling a, a tax lien list, you want to make sure that the, um, the person has been delinquent on their taxes for like at least three years, because there are some landowners that just don't pay their taxes. They just don't pay the taxes on the property, and that has nothing to do with them wanting to sell the property or not. And if you try to pull like a tax lien list thinking that like, oh, well, because they didn't pay their taxes, they must, they must be wanting to sell property. They must need money, especially on like some of these larger parcels. Some of the taxes can be so cheap and it's so nominal for, for them, and the, uh, the county doesn't care, and then they don't care, and then after like maybe like five to seven, eight years, then like the county starts cracking down a little bit more. But like, yeah, for the first couple years, first couple years they don't, they don't pay, and it's like in some of these areas it's very normal. So anyways, what we're seeing here, I see this 160. How long did this take? This is 23 acres. This is not a direct comp because it's on, it's on a perch, but just so you guys have an idea of what we're looking at, property types and the assets that we're looking at, it's important to kind of paint a picture. So wow, this took a long time. I don't like that at all. That took too long. So what I want to find are properties that didn't take as long to sell. I want to see what this $440,000 mark is. Wait, what happened? I stopped sharing my screen. I'm not a streamer, guys, but I'm getting it together, so bear with me. Trying to give you guys as much value as I can. All right, so this one, 35 acres sold for 440. Also not a direct comp, but I want to see how the market responds to a price like this, because if they're responding to a price like $440,000, well, when I go to list my 150,000, I'm going to be very confident in it offloading quickly because I know that the market can respond to deals that are in the range of, you know, anywhere from $200,000 to $400,000 exit price. Right? That's really important. You want to get a lay of the land of what the market is actually responding to, and they responded well. So as you can see, August, September, October, didn't take very long at all. The other thing that we see is that it went pending after a month. That's what we like, right? Went pending after a month. This is a different property, I think. Yeah, I love that. Even though it's different, this again, different property from ours, but the market responded well to that price point. Yeah, if you brought me a deal, anyone that brings me deals, he'll bring me deals every single day. Uh, we do JV contracts, yes, obviously has to be a, a deal that I, you know, it's approved, but yeah, great questions on YouTube too, guys. Um, uh, Presto, great questions. So focus on maximizing the profit of your deal as opposed to like doing hundreds and hundreds and hundreds of deals, because you could do like, like 10 deals could be life-changing for you if you do them right. So any, any deal that I've ever had where they needed to put a sand system out here, um, the buyer had to, you know, carry that cost. So what I want to see, and then it's weird, too, because there's certain areas in, um, there's certain times in the year in Maryland where it's like it's better to buy; people are going to be like, you know, more, have more urgency to buy as opposed to, you know. So like spring is really the best time to buy in Maryland because that's during the perk season. So I always have to be careful when we're in Maryland just because of we have that, and obviously the property won't perk, then it's not really worth much. Let's see, check this, hold right. For how long did it take you to get a consistent deal close since starting? Um, it took me three months of like everyday grinding and like talking to as many people as possible. And I, I mean, dude, like literally just like this, like this is not what I do on a daily basis. Uh, daily basis, I take a lot of meetings. Um, today is not as meeting heavy, so that's why I wanted to jump on here and do this. But like when I first started flipping land, I would, I would get up in the morning, like 5:00, 6:00 a.m., and I would sit at a desk like this, and I would talk on the phone to people all day, and I would get, uh, yeah, as you guys can see, I haven't talked to anyone yet, but I would sit here until I did, you know, and that's the key; sitting here until you do it. And like you, you guys, like a lot of people will ask a million questions and just won't do the basic thing of like send the mail consistently, send the marketing consistently, consistently make sure that your markets, you picked your markets correctly, and then you're good after that. Don't worry about anything else. Talk to as many people as possible. Make sure you have the right markets. Make sure you price it right, and then talk to as many people as possible. A lot of people will ask, well, how long did they take you to do this? Well, how many deals did you, you do? You're like, you're looking for all these answers that don't even matter to your success. They don't, like what you want to focus on is me talking to as many people as possible because that's all I did. Like, I didn't, I didn't, all I knew is you got to talk to people; you got to make these offers; talk to as many people as possible; that's it. You do that, you're going to get as many deals as, as, as your heart desires. There's no U, as you guys can see, there's no secret to this. There's no secret to this. Obviously, like there are things that I now have in place in my business to where it makes what I'm doing a lot easier, um, so of course, but you're never going to get around the work. You're never going to get around the work; doing the market research properly, that makes it easier; understanding how to talk to people, that makes it easier; so you practicing that skill and actually kind of having a, you know, a fast track to getting there, that makes it a lot easier. But ultimately, no matter what, no matter who you hire as a coach, no matter any of that, at the end of the day, you still have to do the work. So, uh, to answer the, the, de facto question, yeah, it took me, took me a couple months of me just sitting here and like every day grinding, grinding, grinding. Not here, but I had, we had a two-bedroom apartment in like 2021, my wife and I, and I was, I had a little office; it was like a little box space, and I just sat there every day, and I have my goals on the wall, and like I looked at my goals every day, and I put in the work to make them happen. I do. You guys can go through all my stuff. Like this is what I do. Everything that you literally want is on the other side of you just putting in the work, knowing what to do, literally. So me staying consistent is just because I know, or when I started, I knew that if I just stayed consistent, I was going to make a lot of money. I knew that, and that's what happened, and that's what continued to happen because I stay consistent. So it's like you just have to know, like why am I doing this? What am I doing this for? To make a lot of money, right? So that's what keeps me consistent. When you could take care of your family, you could say, like I remember, like I was 20, I was 20 years old, um, and I don't, like I don't like talking about a lot of stuff like this because I don't, this is not why I do the stuff that I do, but I'm just going to give a story because I never forget this, and this is the first time that I could do it. My, um, I was talking to my mother, and I think it was like December or something like that. It's like December, I don't know, I don't, I think it was like maybe December 2020, and like that year, I actually like I first started making some money, and my mom's birthday is in January, and she was like, oh yeah, I, I don't really know what I want to do for my birthday. I was thinking about, you know, going here; I was thinking about doing this, but ah, it's too expensive, she said; it's too expensive, and I was like, where are you trying to go? Like what is it? And she said, oh, this place. I said, can you send it to me? And then she's like, yeah, sure, I'll send it to you. And then I remember going to that place; it's like a, I mean, this place was like, I don't know, I think it might have been like $1,800 a night. I picked the place; I like, I just scrolled down to like the suite; I got the suite; I booked it for her for like, I think like two or three nights, and I spent like, I don't know, I don't know how much I spent; I think it was like $4,000 or $5,000; it wasn't that much, but like the fact that I did that with no hesitation because of like what I had done, what I, like the consistency that I put in, the work that I put in, that was like, bro, I, I never, I don't get any greater feeling than like being able to take care of the people around me is what I'm trying to say. And my mom was so happy, so that was like my first time like really experiencing like, oh man, like, like if I just continue to do this, I can take care of everybody around me, you know. And so when you ask like how do you stay consistent, it's like, bro, like how could you not? How could you not? I don't understand; how could you not? Cuz like, literally, bro, everything that you want is on the other side of your hard work, on the other side of you having the knowledge, on the other side of you taking action; it's on the other side; that's it. If you just take that action, bro, you do it every day, your results, like, man, you just got to take the action. And so, so some people, too, like, oh, what if this doesn't work out? Your current situation, this is not why I came on the stream; this is another stream, but your current situation already isn't working out, which is why you're here, which is why you're trying to figure out something else; something isn't working already; that's why you're here trying to figure out something else. So yeah, virtual mailbox is the best way to go, honestly; that's best with. And it's crazy how, like how mad some of these sellers get, like some of these sellers will get so mad that you're sending them a letter; it's like you got to find other things to be mad about, cuz that's like, it doesn't make any sense to be that upset about a letter, you know. And this is why you have to fail through your leads; everybody that you talk to is not going to be a deal; in fact, probably 1% of the people that you talk to is going to be a deal, which is why I like to aim for deals that are larger; we want to aim for those larger deals; we're going to make 70K, 80K, 90K because if you're sending out thousands of texts or thousands of mailers out, you know, every week, and you're aiming only at properties that you're going to be profiting anywhere from like $50,000 plus, then that's all, that's going to come into your fold when you actually close the deals; it's are deals that are making you 50 grand, 60 grand, 70 grand plus, so that's the strategy behind that. Can you imagine, like talking to, doing all this that I'm doing, like every day, and then when you actually get a deal done, the deal is like five grand? But you know, usually I want to put a number on it, and I've, I've done those high-ticket deals with like, while putting a number on something, though. So that's the other thing, but split test it; like I like when, when students come into Lambers, I have them split test, so we do the two-page, we do a one-page with something on it that increases the open rate, um, so we, we split test our mailers as well. That's funny. I'm laughing because sometimes you just have those days. It's so funny how this thing—this game works. It's hilarious. You could do—here's the thing too, like I could probably be doing this for like the next four or five hours, which I don't know if I'm going to do today, um, but like that last call that you make will be that one—that's the deal. And so that's why it's like—I can imagine being, um, a newcomer or be—or a beginner in this and like you've taken your course and you've done your coaching and you like—you have all the—you have all the strategy, but like now you still got to do the work. And what's going to separate you from actually making the money is literally like I said before—you applying and putting in that work. You got Lightning Land right here. He said that he's about to buy two properties, or he just bought one, listed one—he's about to buy another one. It's because he's been putting in the work, you know. So he's—he's—he's happy to talk to these sellers; he's happy to have as many conversations as he needs to have to get the deals that he needs to get. So that's what you have to be like willing to do, because like I said, you could have—you could have a time like this where nobody's answering, and then you're gonna—you might get discouraged. You like, "Oh well, this doesn't work," but the reality is it does. You just have to—it's a numbers game. Numbers—how many people are you—are you talking to on a daily basis? If you talk to—if you call 50 people a day, you will talk to a couple of people that day, but you got to call 50 people that day. So if I tell you like, "Hey, you got to—you got to talk to 50 people every single day to get to this profit per month," you have—that's what you have to do. And most people are not going to do that because they'll get to call 10 and be like—"like nobody's answering the phone," and then you're gonna have other days where it's extremely easy and everyone's answering the phone. So it works both ways; it really—it really works both ways, but you have to make sure that you're making the touch points. So yeah, okay, you don't answer, but I'm gonna leave a message; I'm gonna send you a text; I'm gonna send you another text; and if I have your email, I sent you an email too. Make as many touch points as possible because those sellers that I called two hours ago when I started this, now they're texting me back. That is not my ideal property type. Um, I literally just was on the phone, so you guys can hear me on the phone. So—pulling information from a seller, kind of building up that rapport a little bit, getting questions asked, getting questions answered. Usually like if I saw a property like that in um the CRM, I wouldn't have even—that's not what I'm looking for. I'm not looking for farmland. There have been like—I've maybe done like two deals that were like farmland deals, but on average they—these are like income-producing assets. So I mean, it's the equivalent of you buying uh 50 acres—I mean, excuse me, 50 units of like income-producing property for like 50% of the market value. That's just not going to work. Lightning Land said, "Way protein, bro." I don't know what you mean by that. All right, so next—yeah, but this is not our ideal property. This is not what we're looking for. On average, like something that's—okay, they're actively farming on it. So—what I tell them is that I'm going to close within a certain amount of time, and then from there, you know, we—you usually are able to close within that amount of time, and then if we're not able to close within that amount of time, then I offer an extension, and then I offer to pay them for that extension too. But you know, double closes can be tricky, and you have to do them correctly, because you can—you don't want to just try to double close everything. So Joseph, I like a lot of these people; I've seen them before, like I've seen a lot of these names before. I think like I've worked these leads before, maybe like a couple years ago, but I remember seeing these names; they're a lot of these names are very unique. Like Joseph is unique, but spar Chino is is a unique name. It would be funny if like some of the sellers on some of these properties like went and like saw my content. That's why I never did like when I when I started; that's why I never like did any content about it because I was so scared of somebody finding it and then like I wouldn't get a deal. But like, no, I don't care, because whatever. All right, nope, that's not it; it's probably the dam. This is taking a long time to find this one; hopefully this is it. No, that's not it either. So you guys that are trying to start flipping land, as many deals as I've done, like all that, it doesn't matter; it goes back to the same work of making the calls. So up until the point where you have enough cash that you can then hire people to do this for you, which I've been able to do, this is what you do: you do this until you have anywhere from, you know, 60 to $70,000 at least in cash, and then you go from there, and then you start hiring out. And while you're doing that, while you're on the phone, while you're building your while you're while you're building up your your deals and your cash and all that stuff, it's really important to like record everything that you do. Because if you can record everything that you do, then what you can do is build out standard processes for your company when you go and start start putting this product on a conveyor belt. So now it comes in through the the text leads generation system or the nail or whatever it comes in through; now you have people that are in place taking the the product from it just came in all the way till now we just closed the deal, and that's essentially what we want to set up. But it's hard for you to set that stuff up if you don't record everything. So when you when you join Landver, all of those things for me are are in the program and recorded; they're all recorded in Landver, so you can see, okay, so this is how a lead comes in, this is how we intake the lead, this is how we do due diligence on the lead, this how we talk to the seller, this how we negotiate, this how we follow up, this is the followup sequence, what happens if no one's calling us back, like the is happening today, what's happening, what happens if I if if I don't get any calls back, what happens? Okay, well, here's what you do, guys: you make this amount of touch points. So we go through like every every part of this business, and for you, like the base of like I'm saying it starts with this; it starts with like having the conversations and building out those processes. Because I'm also going to give you the processes within Landver, yes, but you also want to record everything you're doing, so that way you can show your team like, look, this is what it takes, this is what I did, right. When they can see that their operator, their manager, did it already, then they're going to believe in your vision and your system a lot more. And so that's why it's important to record pretty much everything that you do and explain it and why you're doing it, because it's all the process, bro. Like you guys see the the headlines and the like the the flashy stuff, I guess, or like, oh yeah, I just made 500 Grand on this deal, but you don't see the 20,000 calls that led up to getting that deal. So be be willing to make the 20,000 calls that gives you the headline; you got to be willing to do this stuff of like, like I said, nobody's answered today; that's F oh, maybe no one person answered today; that's fine, great; that's not going to stop me, and you shouldn't let that stop you. Just because people are not answering the phone or cussing you out or whatever it is, I don't give a; I'm going to keep doing what I have to do until until we get these deals done. That's the mentality you have to have, because eventually, like I said, you guys will have a 100 grand in cash, and then now you can you can start building a team, now you can start like taking yourself out of this the task that you don't want to be in, now you can start doing that. And once you can do that, now you have a business, now you have a land business where you can you can print 500 Grand a year and go wherever you want to go, and I mean 500 Grand a year at least. So that's the basis of this, and you have to you have to be able to see that like this like what I'm doing right now is showing you guys the building blocks; this right here is the building blocks. You got to be able to see the building blocks to then, okay, now we built to the point where now, okay, cool, now I have a couple deals, now I close them, now let me get the let me put these people, some highly qualified A-players into these positions. All right, now they're doing it; meet with them a few times a week, perfect; now everything is on a conveyor, boom boom boom. But it starts with this; you can't there are people that try to get into this and do what I just said without doing it first. Hello, hi there. This is Brandon with Point Forward; giving you a call in regards to your property in Maryland. Yes. Uhuh. Yes. So I don't have the exact information for your property; I think my system is weird, but I think it's a that 11 acre property, right? No worries; that again is that is that 11 acre property, right? Is that right? 8.36 acres. 8.36. Do you have the address or the APN by any chance? Um, it's on Brown Road in uh Frederick County, Maryland, right off of Route 77. Okay, gotcha. Let me see if I can pull it up really quick. I'm apologize for that; my system is a little bit wonky today um so it wasn't pulling up um when are you looking to get a deal done potentially? Well, right now um I'm going through Frederick County Health Department and uh they're doing a what what they call a uh site survey plan M to make sure that um there's first of all to I I identify the actual markers of the property y uh secondly to uh determine if a well could be have there sufficient space for the well uh for that size property and then if that all passes muster uh between February 1st, May April 30th uh I'd be eligible for aest which they would perform on the and then my next step at that point would be to get an appraisal for the property. Got it. So that's all underway; you know, the site survey plan should be done before the end of the year, and then I just have to wait till February for the uh perk test. So your plan is to wait until the perk test to see if you can maximize the value if it perks anyways. That's correct. Yeah, gotcha. Okay. Have you ever had a perk test done on it before? No, no. Okay. What were you originally planning on doing it like with it when you bought it? Uh, BD, which is before divorce uh we were planning on building, you know, like a little uh A-frame cabin, you know, because my wife, ex-wife, is from she's from Thurmont, which is really real close to where the property is, and uh so that went out the window, and uh you know so right now uh you know right right now the the property Z for agricultural use, and what I've been doing over the last number of years is harvesting timber off of the property, using a forry consultant who determines uh you know what trees ought to be cut, then sends them out for bid, and uh company bid on them; he takes the highest bidder; she gets a 10% commission, and uh I've made a fair amount of money, least $20,000 of every time we we've done a cut um the property if you look on Estat in the state of Maryland is valued at $1,500 because I'm in a program called The Woodland incentive program program with the Department of Natural Resources, and apparently there's been a problem in the katakan mountains of U invasive species, particularly the Japanese Burberry plant that cannot be killed, and it it's been destroying uh you know timber in the in the area, so I joined the program primarily to protect my land and uh each year it's not it's not a long-term contract; it renews each year, and uh that allows it to be under control. I have a a uh I don't know if you want to call him an exterminator, but he goes in there and uh controls any of the invasive species; he eliminates those he can eliminate, but he said the Japanese Burberry plant, it's a matter of just controlling it and making sure it doesn't uh destroy any the timber, but that's that's why the prop is is shown so low. The last tax appraisal I had was in 2006; the property was assessed at $179,000. Okay, and uh I fought it and I won, so what they did is for a threee period they they scaled it down to 149,000, then it went up to 50 something th000, and then the third year went back to the full $179,000 value for tax assessment. So right now under this uh whip program I paid $17 in property taxes, whereas before I was paying close to $3,000 in property taxes. Right. Okay. So basically now it's like, okay, I'm going to take it out of that and get it ready to be you know essentially built on; is that kind of the plan there? Say that again; is is the plan to kind of get it essentially ready to be built on by someone that comes in and purchases it purchases it from you? That's the whole idea, because you know I've gotten probably 15 calls about the property, right um and their their intent is to develop the property, not just to leave it as raw land um although you know the cuts they do about about every 15 years, so thus far about three cuts and they've all been around 20 between 20 and $25,000. Okay. Has there ever been any any thought in your mind to just sell it as is, or you know that you want to be able to get it appraised and get the perk test and then go through that process to just to get it sold for I mean maybe the highest amount of value you can possibly? On the advice of my uh for consultant, he said you know if it was his property he would have it go through the Frederick Health Department, have it slight survey plan on right uh have a perk test on and you know have everything squared away, get the maximum value out the property, right? Have you thought about another option though, just curious? No. So even if it was like, you know what, if I was to get you know 100 Grand on this property now, just I'm not giving you an arbitrary number, but if that was like something that you could do, is that something that you you thought of, or nothing at all? I I've had offers in that range; I've had offers higher higher in range, and I've had offers lower range. Gotcha. So you know at this point I am trying to do what's best for for me as far as getting the maximum value out of the proper. Absolutely. No, totally understand um so let me ask you this: so I'm still having a little bit of trouble finding it; do you do you have maybe a parcel number that I can check out um because yeah, paral ID? And a lot of people sent mail, but if I get email then I'll I'll be able to contact you and let you know what the situation is with respect to the uh if it had sufficient space for the well for a well to support the property, what the perk test results were. So the reason why I didn't press hard to make an offer is because he already has a full prof plan for it, like the average profile of person that we're buying from usually they don't have a plan for it, if I'm being honest with you. Like if they already have a plan in place and they're like, oh, I'm going to perk this, I'm going to do this, I already have a survey going, I already have all this stuff happening, then like we're not going to be able to help them as much as I would as I would like to. So it's better to just put them on a drip. So what I just did in launch control is I actually put him on a drip campaign, so now every three weeks we're GNA be reaching out to him; he's gonna get a text from me every three weeks, and then you know I have his email, I have his contact information, so we keep him in the fold. A lead like that though, on average, I mean, he's going to be winning market value anyways, so not that that's a waste of our time, but it's like we do want to work the leads; Builder report, because you don't know; something could happen where maybe the property won't perk, and then he doesn't want to pay that 40 or 50 grand for the sand Mount system; that could happen, right?
