Estate agents do not want you to know this hack, but this is the best hack I can give you when trying to get cheap properties in the UK.
So, step one, go to Right Move and put in the keyword search "cash offers." That's going to show you all the properties where the seller needs cash. They haven't got time for someone coming along trying to get a mortgage because that takes time. They need the money now. They're pretty motivated. And a motivated seller usually means you can get a bit of a bargain.
Step two, ring the agent and say these exact words. "I know the property's on the market for X, 200 grand, 300 grand, but I've only got Y." In other words, "I know the properties on the market for $250,000, but I've only got 215. Is it worth me booking a viewing or not?" And then shut up and say nothing.
The estate agent knows that they're motivated, knows what the lowest they can possibly accept is, but can't tell you because they're bound by confidentiality with the seller. But if you say, "I could only offer 215. Is it worth me booking a viewing or not?" And then you offer 210. But you don't wait to see what happens. Wait to see what they say. You do this with 10 agents on 10 different properties. And that is how you guarantee to bag a bargain.
