I don't know how this is even legal, but I'm making over $5,000 an hour scraping lawsuits with AI, and it's just broken.
Step one, go to your county's lawsuit portal. In Ohio, it's research Ohio. So, it's research.oh.tylertech.net. And you're just going to press advanced search. You're going to scroll by case file date. Go for the whole month right here. Simple. Just press search.
Now, all you're going to do is just copy all these lawsuits, paste it in the cloud, and ask it which of these lawsuits are going to be the best target for motivated sellers for real estate. The AI is going to tell you these are the ones you should target.
First one it tells me to target is State of Ohio Department of Taxation versus Vincent Sample. Looks like he's being sued cuz he's not paying his state taxes. A quick Google search on the property county tax appraiser shows that he currently owns this property right here in Ohio. So, he owns a $150,000 house, is not paying his income taxes. This means he's probably not upkeeping his house, needs the cash, and he's motivated to sell his property for a massive discount.
I'm going to copy the street address right here, paste it on this website called cyberbackgroundchecks.com, and boom, his info pops up right here. Now, it's telling me his house is worth $157,000. I'm going to call him up and offer to buy his house for like $100,000. One out of 10, one out of 20 are going to say, "Yeah, I want to sell for that discount."
You're then going to sell that contract to a hedge fund with a $20,000 finder's fee. So, they're paying for it 30 grand below the market value. I'm selling it for below market value. Seller's happy, and I just made $20,000. Do this every single week, you'll get rich.
