There's one exception to that, which [music] is property, which is a market which is totally [ __ ]. And the reason the property market is totally [ __ ] is everybody has the mentality: spend as much as you can possibly afford.

Yeah. Bankrupt yourself.

So, basically [laughter], every single person approaches the property market.

Why is that?

Uh, it's because we've been taught that it's the only tax-efficient form of leverage investment we can make in our lives.

Now, imagine if we went, if we bought cars like that. Okay. I go down the car dealership and go, "Right, I reckon I can scrape together 150 as a deposit, and I reckon if I didn't actually eat much in the way of food for the next, you know, 15 years."

I actually did do this for the LOLs, by the way. I went into the business leasing section of the website for the Rolls-Royce Spectre, right, which is the new electric Rolls-Royce, which looks, by the way, like a work of art. Looks absolutely fantastic.

And what's quite amusing about that, of course, is everything's priced by the month. So you find yourself adding something like an optional extra, and you go, '1995 a month,' when it's expressed as a monthly recurring payment on a lease car.

You kind of go, 'Yeah, it's kind of Netflix, right?' I mean, you know, one of them is a paniply of extraordinary entertainment which might entertain me, and the other one is some things around the umbrella and the doors.

Yeah.

Um, but you won't. I mean, we'd all be driving a Bugatti Veyron, wouldn't we, if we actually bought property the way we bought bloody houses, bought cars the way we bought houses?
