Hey, it's David. David Bronner. Today, I'm going to be walking you through my free course showing you step by step how to sign real estate clients from your Instagram content.

Now, whether you're at literally completely zero followers, or you maybe have 500, a thousand plus, I'm going to be showing you exactly what to do to make Instagram content a real primary lead genen source, not just a referral engine that most agents treat it as. So, we're going to be going over a few things. And that fifth one, the most important, is the omniresent agent system. But before we get there, I have to show you the reason why content like that you are creating is failing to get you clients. And it's not that it's always because it's it's your fault. I'm not blaming you completely, but I want to show you because number two is the actual content strategy. I want to show you the strategy that actually attracts qualified local leads. And then number three is my DM conversion system. You can get views and followers, but how do you actually convert them to clients and consultations? Now, the number four is action steps based off of exactly where you're at. Whether you're at zero followers, like we talked about before, or maybe you have a few thousand, and most importantly, the omniresent agent system, which is completely responsible for helping dozens of agents all across the country, even Canada, generate high quality leads who are actually like wanting to work with an agent. And everything I'm showing you is exactly what I've used to help agents close over $450 million in transactions just last year with Instagram content.

But I want to give you a quick little note. This video is not going to be one of those BS videos that tells you today, hey, just be more consistent. Start posting more reels, use more SEO, use more keywords, like just to boost your views. Because to be honest, none of those things act actually matter. What you actually need to do is start generating leads. Start signing some clients with content. And it is a way to actually make total strangers trust you enough to actually want to work with you. And that's exactly what my omniresent agent system does. But before we get into it, I want to show you some results with this system.

Now, there's a few here I'll I'll highlight. We got Daniel. He's a high-end broker in Las Vegas. Just what was this? A month ago, he got a DM from someone who was actually looking at some singlestory homes in the million-dollar price range. This is Jonathan. I want to see can I find Jonathan's win right here. He has two of them. They get they're actually kind of a follow-up right here. He got a new follower who joined the academy. He used my GPT, my custom GPT that I give all my clients. He applied it and soon after he got pre-approval going. that GPT was like all he has to do is like send in screenshots to it out of conversations that he's having in the Instagram DMs and it tells him what to say next and he signed that at $885,000 and then right here he texted me like a week later saying that it's closing next week. So that was Jonathan and even Aris let me see if I can find Aris' win right here. He was doing amazing. Here it is I made a little collage. Even when he was when he was not even 60 days in yet, he got over 9 million views, a,000 new followers, and multiple million buyers and actually booking new consultations every single week. And he's still doing that to this day. Or you can be like Megan. We added over $5 million to her pipeline in just 4 months. Here, she got she sent 47 DMs today setting up a new uh Zoom with a buyer in Austin uh sorry, Houston. 24,000 views on a real she made. These are one she has like 400,000 views, 1.8 million, 700K. This whole explanation, she wrapped up another Zoom call with an investor and some people looking to buy from California and she's been freaking killing it. There's Casey right here who's starting to get more consultations right here. There's a Stephanie who just signed actually who just right here got preapproved right here for a $500,000 listing. Sorry, I believe that's a buyer. and James, he got two under contract the other day, three new construction homes, two completed, uh, two almost done at the end of the month, three broke ground.

So, all of these are about, again, we want to get consistent views and leads, but how do we turn them into views? Because for us, views is a very easy part, but actually converting them is just a simple system that I teach. That's what I'm going be showing you throughout this video.

But that's not exactly the entire thing, because I want to move on to section one, which is the brutal truth. Because there there truly is no difference between you and any of those people I just showed you. Aside from the fact that they actually started, but most agents think, hey, if I just maybe I'm just consistent, clients will come. But the problem is content alone doesn't convert leads. And I see this constantly. Agents posting the market updates, the even the cool property tours, just sold graphics, the tips and tricks. They get views, they may get likes, maybe even a decent amount of followers, but zero clients because the viewers and followers do not trust you enough to want you to be their agent.

And here's the thing is that you're asking people to work with you with the biggest financial decision of their life. We're talking about minimum probably $2 $300,000 upwards of a million dollar plus transactions. E even $5 million transactions, that's high stakes, that's expensive, it's emotional, and it's risky. Or it can be an investment. You have to have someone with the highest status to be able to trust you. Or just the average family. Again, sometimes it takes the same amount of effort to close a $5 million property as a $300,000 home. Again, it's the trust factor of who's actually going to work with you because people do not hire agents they barely know for that big of a decision. They hire agents they trust. And that's why referrals over time have worked. But it's unpredictable and trust doesn't just build from you, you know, posting once in a while. Trust builds from you over and over and over in an authoritative position, which is just a sliver of our omniresent agent system that I'm going to be showing you at the end of this video, which is our main system that you can use after watching this video to help you close deals every single month just with five minutes a day. It's so simple. It's it's crazy that no one else is using it. But think about it. When when was the last time that you actually hired someone for anything expensive after only seeing them once or twice? You didn't. You need to see them repeatedly. Feel like you know them, trust them, and actually connect with them.

Cuz that's that's what I had when I was younger when I was starting my videography business for real estate agents. What I used to do in the past, like I wanted to to get, you know, people attracted to to me. I don't want to talk to people who do not want to talk to me. and I get to talk with people every single day who want to talk to me and the agents in my academy have the exact same experience. Here's the problem with contentonly strategies that we went over is that you're not following up. You're sorry, you're not showing up frequently enough. So, here's a contentonly approach. Maybe some of you have tried this. Let me see if this resonates with any of you. Maybe you post four times a week, which to be fair is a decent amount, probably better than most agents out there. But the algorithm actually will only show it to about 10 to 20% of your followers. It's a fact. But the result of that is that followers will only see you then two four times per month. Do you think that's enough to trust you with a multi-million dollar orund multiple $100,000 decision? Or do you think that they're going to try to, you know, talk to their friend instead? What's just easiest for someone to do? Probably just get that referral. But now think about this. That means someone is following you for a month or two and has only seen you about four times in total. They are not going to reach out just because of that. Not because your content's bad, not because they do not need an agent, but because they do not trust you yet, keyword yet. Because they barely know you. They've seen you two to four times a month. And that is not big enough to build the kind of trust required for a massive decision. by the time that they see you enough to actually trust you, they've already hired another agent. Again, maybe your partner got the Zillow lead. Maybe they got the referral. Classic.

So, here's where most agents actually get it wrong. This is where I see most agents actually make the same mistake over and over again, and they don't even realize it. Because, again, what's the definition of insanity? Doing something over and over again except expecting a different result. I used to be in that same trap. Maybe you feel like you've been there before. Maybe you, you know, zero clients. They immediately think, "Oh, it's what I'm posting is wrong. I'm not posting the right right type of content. I'm not posting what, you know, Linda's posting over there with her aesthetic little home tours." Because one of those biggest misconceptions is that you need to go viral. Because maybe Linda's little aesthetic home tours get 50,000 views every video. And then that's leaving you in the dust, upset. Because if you just think a video will go viral, you're going to get a ton of followers and that's where the clients come in. So they, you know, do the do do the trends, you know, you do those dance little videos, the little trending audios, whatever's hot in the market right now, the Instagram algorithm market. And sometimes it works and you'll get a video with 50,000 views and maybe you'll gain 500 new followers. I've seen a guy just post about a baseball game in his hometown of New York and got like thousands of followers. But what you actually see from that is not actually comparable because those viral views are just random people. A lot of times it's not the type of content that's going to bring in a qualified local lead because going viral does not equal clients. I've seen an agent with again videos with millions of views, hundreds of thousands who never even signed one client from it specifically from Instagram. And the problem is not the lack of virality. The problem is that you're optimizing for the wrong thing and not having a way to turn that traffic into real clients.

But the second misconception before we even move on to our next part, which is going to be more actionable for you, is that you you think you just need better content. Agents think that, hey, my content is just not good enough. I think I need a better hook, better editing, a better production value. So, they hire an editor, they study hooks, and they spend hours perfecting a single video. And then they post it and still get zero clients. Because the problem was never the quality of your content. Your problem is frequency. Your followers see you two to four times a month, even if you're posting four times a week. Because content does not solve a frequency problem. And because of this misconception, most agents write off content to say it doesn't work. And on the surface, they're, you know, kind of right. People don't usually see your real and immediately think of booking a consultation call with you for a multi6 or seven figure home to actually purchase for themselves. But the thing is that it's not that content doesn't work. It's that content alone doesn't work because all content does is actually help produce people to, you know, become just initially aware of you. This difference between an agent actually making content a lead generation and an agent who you know can't is honestly the the difference is someone that one agent who's actually converting has a conversion mechanism. If you're an agent who can get views and leads even bro I talked to a talked to an agent yesterday who got seven leads after a single story post. He told me his number one thing is like, "Hey, I I got to I want to take advantage of these people, but I do not know how to genuinely convert these people in the DM messages." And that's exactly what we're going to get into because what is the conversion system that these realtors who are closing, you know, 10, 15, $40 million a year, what mechanism are they using?

That is where the omniresent agent system comes in. It is an Instagram story strategy that leverages showing up to your followers on a daily routine two to three times per day. Now, this is not the simple post a poll for more engagement. Post a little questionire tab. This is something that's totally untapped and that I want you to be able to use before it's completely overused. We've already seen that before, haven't we? It's not random stories. It's not good morning. It's not did you do a workout today Instagram poll. It's a systematic framework that builds trust through consistent daily presence. The omniresent agent method does three things. Number one, this is going to be super actionable, but number three is going to be the most important that I want you to see. But number one is it builds real trust through daily presence. Your ideal clients watch your stories at a specific time every single day. You can check your analytics. You'll see when your followers are most active. After you post your stories at that time for two to four weeks, they will be invested in your journey and they will begin to trust you as an authority. Not just because your content got better, but because they've seen you dozens of times within a short time frame. Number two, before we hit number three, is you destroy objections before they ever ask because imagine how many, you know, questions people are subconsciously thinking that they just don't tell you. So every story, if you can address fears, challenges, break beliefs, and show proof that you can actually do what you say, can I afford it? Is now the right time? Can I trust this agent? Do their values align with mine? Are all big concerns that can be immediately solved with Instagram stories. So by the time they reach out, objections are already pre-handled. And number three is that it creates a warm lead, an inbound lead, not someone you have to chase. Because something I always see agents struggle with is having a conversion, sorry, and having a conversation with leads in the DMs because the leads always seem to ghost them. They're like, "Hey, can I have the information?" They send them the information to the home and then they they never respond to you. Maybe say, "Hey, you know, I'm here for any of your needs if you got any questions." It's the ultimately worst thing you could say. This isn't because they're saying totally all the wrong things, but in reality, it's also because they don't trust you. Trusting also the agent enough to have a complete conversation. Usually sounding a little bit too salesy, which I know most of you don't want to come across off, but I've seen half of your guys' DM conversations and they're still salesy. I promise you. But once you actually start using the omniresent agent system, when you DM someone, they've already consumed at least 10 20 of your stories, which immediately makes them a much more warmer lead than before. They're not a cold lead anymore. They're pre-sold. They're pre-qualified, and they're ready to work with you.

Now, this is exactly why story generated leads convert three to five times higher than contentonly leads. Because if you have content without stories is a wasted effort because you're, you know, creating posts, you're getting the views, you're building followers, but you're not showing up frequently enough to convert those followers. Stories solve that frequency problem. But for the omniresent agent system to work at full capacity, you need to get the right followers, ones who are already qualified local buyers or sellers in again, yes, your area. So before I break down the four pillars that are actually going to be the most valuable and actionable thing you can take, the omniresent agent system, I'm going to show you first actually how to get the right followers in the first place with your content.

All right, just needed a sip of water. So, how to actually get qualified leads? Again, this is the biggest thing that I've seen because now you understand that content attracts followers and then stories actually convert those followers, right? So, let's make sure you're actually attracting the again right followers. But what makes content good for real estate? Most agents post the content and they're getting engagement, but it generally attracts the wrong audience. They like to go viral with a silly trend or something like, you know, they've seen another successful agent do. get 10,000 views, gain 200 followers, but none of them are in their market. Check your insights. Maybe you've done this before. If you look in your insights and you're like, "Hey, these are all from different countries. It's not even primarily US." But good content only focuses on attracting qualified local buyers and sellers. It does not focus on views, virality, or even likes. But I want you to ask yourself something, okay? Ask yourself to see if your content is good. Is it, you know, the stuff people actually want to see? Do other people want to see my content? Do I? It's a big thing I learned when I was a videographer and editor for some of the most top YouTubers in all the United States. 10 million 10 million followers, multi-million followers, people who thrived off of content. If you don't want to watch your own content, then it's not good enough. But you also have to address like, hey, do the people who see this content also live or want to move to my market. Number two, do they actually are are they actually ready? Are they wanting to even consider buying or selling? If your content hits those like, hey, it hits people who would want might want to move here, showing them the the possibilities, the possible upsides of them either moving or buying. If that's a yes, then it's good. If it's no, then it's a wasted effort.

So, I have three types of content that I actually plugged from one of my custom AIs in my academy because I wanted to show you guys what you could actually do with just a simple prompt because you can even talk about local market insights. You can have so many subjects of videos. You can have so many topics. So, I want to give you some topics to use. But obviously, one of the biggest things is obviously the the format in which you present that information. But some of the best topics can be the biggest mistake first-time buyers, maybe if you're under 25 years old, make in this city that no one talks about. Number two is stop buying in flood zones in the city. You know, do this instead. Number three is this part of city is overpriced. This one isn't. And this works because people will only care about your market. Again, how does Instagram serve it to your local ideal buyer or seller? Let me just give you the freaking sauce right now. It's by using your city. It's by letting Instagram know through your words and text on the screen in the caption. If you know it's if if your caption says Dallas, Texas, Texas, Texas, Texas, Dallas, Dallas, Dallas, who do you think Instagram's going to serve that video to? At least the majority people in Texas. So then make a better video if it doesn't do well. But number two is you can still give buyer and seller education. Here's exactly how to know what you can afford if you buy in Houston right now. If you're preapproved, but the rates just jumped, don't be scared. Just watch this. Most buyers in San Francisco think they can't afford their home, but they're actually wrong. Here's how you could today. This only works because you actually use your word and your verbiage towards people actively looking to buy or sell. Again, maybe it's not the viral content, but that's what I said before. That's why virality does not get views. Number three is behind the scenes reality so people can genuinely connect with you. What buyers think happens versus what actually happens. The conversation that no one actually shows you in real estate. Why I told my client not to write the offer. And this works because it builds expertise and it shows the reality that it's not all hunky gory. And people do not want someone who lies. They want someone who is honest but can actually get them the result that they want. A way to view content that might help you is every video should answer a question that maybe your ideal buyer or seller is asking. Can I afford to buy right now? Is it the actually the right time to sell? Is at the top of the market? What's happening in this specific neighborhood that's making these house prices go insane or plummet? How do I actually beat someone else's like offer? Should I sell now or should I wait? Now, obviously, you have to put these into context and in a video format that people want to watch. But these are the questions that people subconsciously have that you need to solve, whether it's through your stories or through your content. But once you start approaching content in this way is when you actually start getting your ideal clients to watch your videos and to follow you. And that's why the omniresent method actually comes into full force because now you have qualified followers coming in from the content. Local buyers who are actually ready to move. So now you have to convert them into clients. But you got to remember content attracts but stories convert. So I'm going to show you exactly how to do that now.

All right. This is what you've been waiting for. Exactly. this. I'm going to give you why stories work and when post and reals alone don't convert your audience. Have you ever heard of this? Having a a parasocial relationship. It's a crazy effect cuz like when your ideal clients like come in like scrolling from Instagram, they're on there 2, three hours a day and they honestly want to skip 99% of real estate content. Let's be honest here. But stories are different because they show up in their daily routine. And after watching your stories consistently, after a few weeks, their brain treats you like someone they actually know. And what does that mean for you? That they're daily invested in your journey and they root for you. And most importantly, they trust you. Because like in general, why do stories work when poster reals alone don't convert the audience? Because like agents with even small followings are generating multiple million-dollar clients per month. Like we have Daniel DC who is literally a top broker in Las Vegas and Henderson and we have to create a system to make sure that we leverage his time in the best way. And one of those is through stories. He's already gotten million-doll like literal buyers reaching out to him from those the Instagram stories. And even Jonathan who again just closed that $885,000 property that he that he uh got from the GPT that we used.

But I'm going to give you the exact system. Like now this this I'm sorry I've held it on for so long. This is the real juice. Like this is where you need to be because these are four pillars and each pillar has a specific job. Number one is social proof. I want you to literally lock in here. If you can take a pencil and some notes, please. I will give you like two seconds to grab it right now. I'm not going to like brainwash you with like this information. Like I want you to genuinely write this down because this is ultimately what changed my business. I implemented it for real estate agents and now it's actually changing the entire real estate game. But the job for social proof pillar one before we actually get to 2, three, and four is to prove that you can take clients from point A to point B. So what do you want to post? You want to be posting client transformations, big wins, testimonials, underdog stories. If you don't even have any transactions, one of the best things you can do is like get screenshots. Get screenshots of of people who have texted you that said thank you, who said your your information was valuable. Any positive response to your real estate can be a win. Or even if you just had to totally create, again, like there's examples here. Hey, this client was like renting in this neighborhood for 8 years. They thought they couldn't afford to buy. We found them a three bed, two bath in, you know, better neighborhood for $50,000 less than expected. And now they're building equity instead of paying for rent. And how we format this is I literally just have a photo. Like you could use a photo of yourself, a home, and you just put this using text on the screen. You don't need to verbally say it. I mean, you could do a mixture, but just text on the screen is all it is. It's literally that simple. It is that simple. Post it three times a week. Boom.

Number two is pillars. So documentation. So build trust through transparency and reality. Now again like I said similar to your post you want to share behind the scenes a reality check a market insight or business transparency. What you could do is feed a custom GPT all of the information about you and your business. You could ask a C. You could ask ChatGBT to interview you in depth onto what is the behind-the-scenes questions real uh the ideal clients want to know about your business so that you can hit all four of these pillars. So if you say that interview you about these four pillars about your business, you could create a custom GPT that could help you create all of these ideas. But an example, you could you you know you've been thinking about buying for 18 months. In that time, like the market in San Francisco went up 12%. Rates went up 2% and now you're paying $400 a month more per month. Waiting does not make it easier. It makes it more expensive. You're not even selling them yet. You're just defeating the objections that they subconsciously already have. Post that three times a week.

Personality pillar three before we get to the last most important one. Literally the most important one is personalities. I want you to create a connection by showing your authentic self. Again, you can literally do this through text. You don't have to like brainstorm and record selfie videos for hours. What are your values? What's your mission? Are you religious? Are you a Christian? I'm a Christian. I have a photo of Jesus right there in the corner and it's on all of my calls. If you're ever hopping on a call with me, you'll see that photo right there. Your life, your controversial opinions. I've been in real estate for 5 years. agents, you know, burn out. You know, they actually make it their whole identity. But honestly, me, I'm a parent first and I'm agent second. This is why my clients trust me and actually come to me because I'm not desperate for a commission. I'm here to support my family. I'm here to serve other families like mine. Post three times a week.

Now, the last one, this is actually, yes, where you convert your conversations and getting inbound leads is your call to action. You do not want to spam this, which I'll show you in a second, but you want to convert that warm audience now into DM conversations. There's a few ways you can do this. You can offer free value, direct invitations to work with you, or a reality check call to action. Now, here's an example. I'll show you exactly what your home is worth. No obligation. I'm going to send you some recent sales, some market trends, an estimated value, and what buyers actually want. All you have to do is reply to the story. Just send the word value, and I'll DM you back. This is one. Now you can do one like again like I said direct invitations. Let me think of one on the spot. You could say you know maybe two stories before that you built up some value and then you said this is actually how I help my clients and I actually want to help two more clients. If you're actually a younger family I want to help two more of them this month because I've been finding these offmarket properties that they've actually been able to save over $100,000. So, if you want to see what that actually looks like and if it, you know, might be an area that fits you and your family, you know, bigger yard and closer to better schools, then just DM and reply the word value. But the thing is those all start up conversations. You don't just leave it there. You continue the conversations because they are the most qualified lead when they respond to a call to action. But you don't want to spam this. You want to do maybe one or two per week max. Or you will be training your audience to ignore your call to actions. Like I said, one to two a week. Boom. Failed spelling in fifth grade.

But right below these pillars, I want to show you how they work together. Because like I said, a lot of you understand call to actions. Maybe even just like showing some behind the scenes. But why do you need all of them? Why not just one? Why can't I just post one of these? Because social proof alone, you look like you're bragging. Because nobody likes an agent who only posts wins. If you only just document, you look busy and they they don't really connect with you personally. Personality alone, they like you, but they do not trust your results. And if you only have call to actions, you look desperate, pushy, and they're going to unfollow you or just never take your call to action serious. But when you combine all four, you completely take someone from a random follower to, hey, I'm actually ready to work with you in just a few weeks instead of 12 months.

So, how do you actually do this? This is like my step-by-step schedule framework. Now, you want to have this again, two to three of these slides per Instagram story. When I mean you're going to post one day of personality, you're going to have possibly three slides, two to three slides per day to make up one Instagram story sequence. So, you're going to post 16 stories, which is two to three per day. Monday, post some client transformations and social proof. Tuesday, behind the scenes reality check, documentation. Wednesday, post your values and a little bit of personal life. personality. Thursday, a market insight or a reality check documentation. Friday, post a call to action after a big win or social proof. Saturday, you can do a market insight, client win, post a nice poll for people that you know interact with. And Sunday, honestly, go all for it. Do some family life personality. Just like do that. And because Sunday is when you can batch. I'm honestly a person who's very bad at batching, but I know a lot of people like to do that and actually helps them a ton. And you can make all of these within one hour on Sunday. Save them in your drafts so that then you can upload them. Boom, boom, boom. One, two, three on Monday, gone. Just like that. All done.

So, step one, this is going to be how you can physically actual like physically do it and it give you an actionable step because I just told you exactly like what to do, but now I'm going to show you exactly how to do it. I want you to gather some materials. You need to gather five to seven photos of showings, closings, or you working. Two to three client client wins, questions, positive praise, screenshots, texts, or reviews or videos if you have them. One to two personal photos, families, and your hobbies, and some market data. So, this week's MLS stats, rates, anything that can give you new information. Take you about 15 minutes. next 20 minutes, I want you to write all the text in the notes app. So, all of that text that's just going to you put on that photo, just write it in your notes app. Three reality checks, the market insights, two win descriptions, two behind the scenes captions, one personal statement, and one call to action. Step three, I want you to actually create the stories. I want you to go inside of Instagram, create the story, or even, you know, upload a photo or or maybe use like white and black backgrounds. Copy and paste the text from your notes, and you save all 16 stories as drafts. Step four, just post them daily. Again, whenever your followers are most active. A lot of agents followers are more active in the evening. So, post at like 6:30 p.m. Post that day stories. Post all two to three, however many you made, all at once. Do not spread them out because if you post one in five minutes, the other one 10 minutes later, the other one 5 minutes later, Instagram wants to see consistent story views across all of your stories. The more consistency without your story, uh the more consistency through your stories, the likes, the reactions to it. People, if you post them at different times, like minutes from each other, people are going to see that and then they're going to look at your first one and not really like it, and they're not going to go to your next one. So when you post them all three in a row, it basically forces their brain to just go through all of them so they can actually complete the sequence that you are talking about and then all at once do it. Do not you know so your views don't get diluted. That's what I just explained.

If you can commit to this and once you do for at minimum just 90 just 90 days 90 days not a lifetime this is what's going to start happening. Month one and these are real statistics. you're going to actually start averaging about 200 to 400 story views per week. Sorry, per day per story. That's going to lead you to two to five DM conversations per week directly from your Instagram stories, not just not not from anything else cuz we have, you know, our other lead generations with content, other conversion methods. And you're going to actually be booking about one consultation call per week from your stories, but you're building the habit and finding your voice. Month two, you actually start averaging 400 to 700 views per story. You're going to be getting booking about five to 10 DM conversations every week. And then you're going to have maybe at minimum two consultations from your stories. Every week, not month, but week. But your messaging gets a lot clearer. People know who you are. Again, if you're if you're solving these objections every week, every day, how are they going to even have objections when they book a consultation with you? It's going to be I want to work with you, not should I work with you. Month three, you're already at 500 a,000 plus story views per story. 10 to 15 conversations per week. Four four calls per week from stories themselves. One to two signed clients from stories every week. You are now a known authority in your market. And if you stick to this, you will have people who start thinking of you first when they are ready to move. Not because not because you went viral and not because you have a huge following because you showed up daily on their story routine for every single day for weeks at a time.

But once you actually start doing this consistently, you're going to get two types of leads. You're going to get one inbound leads. That's pretty much what we just talked about. the people who view your stories who say, "I'm ready to buy. Can we talk?" These are the easiest. They're already pre-sold. You've just got to qualify them and book the call. Number two is honestly going to be like so many leads, but it's what no agent is doing this like to actually convert them nowadays. This is what like I said in the beginning that one guy who got those seven leads is struggling with in the same exact position. These are people who watch your stories every day, who like your posts and follow closely, but they haven't reached out quite yet. They're interested subconsciously, but not quite enough to make the first move. It's kind of like when you're dating when you're younger. Surprising, huh? Maybe maybe some similar things going on. So, here's where most agents make a huge mistake is that they wait and hope for these people to DM them. But in the reality is some people will literally never make the first move even when they're ready and trust you. Which is why I want you to DM them this first. I made this customized for you guys. When you DM them, this is not a cold DM anymore. This is people who are nurtured by you. Nurtured. These are not cold leads, which is why we DM them because it's not a waste of our time. Because when you message someone who's already been watching your stories for two, six weeks, likes your content, they know you and they trust you. So what do you do with these leads? When someone you know is liking your stories and likes your videos and follows you and you see them watching your stories, this is the message you send them. I customize this directly for you. You could send this again. Voice messages do amazing custom videos, voice messages, but obviously a DM just works as well. Hey, John. I just had a second to DM you. Higher positioning status. I noticed that you've, you know, been seeing the content, acknowledging like what they've been watching. I'm curious. Are you currently living in Austin, Texas, or is the algorithm kind of feeding you the content? Haha. Obviously, I said it kind of verbally, so it came across already, but now it's a curious positioning with a putting their guard down as the last question. They're not going to feel sold to, but you're going to be able to start a higher intention conversation off of this first question. This is not cold outreach. This is a warm follow-up because they've been watching you. They already trust you, and that you're you're starting to have that conversation that someone else was just too nervous to start. So both path leads to clients, the inbound and the outbound warm DM because stories are doing really all the work. It's literally just someone reached out and someone didn't, but they still have the same intention that they would want to work with you. Because whether you DM them first or they DM you, the stories have already built the trust. The DM is just the next step. So without stories, your DMs are cold and they do get ignored. But with stories, the DM is warm and welcomed. This is the complete strategy that agents are using to sign one to two deals extra on top of what they're already doing every single month and often times even more.

So here's a summary of all of the steps that I just gave you because if you don't actually know what they all look like from a kind of a top- down eagle-eye view, you might just totally forget it. And obviously like I don't want you to be a brain rot fool and I want you to actually understand it and actually be a grown-up here, right? Because action one is actually starting creating the content. So like I said, three to four videos a week, but focusing on local market insights plus buyer education, but film this content on your phone. Keep it simple because when you add these little DJI cameras and even a real professional camera, like imagine like whenever you see a super high super high production value video on Instagram when you're scrolling, what do you usually think? Maybe for a second you're like, "Hey, this is cool quality, but what does it subconsciously remind you of?" Maybe you never thought of this. To me, it reminds me of a commercial that I'm that I'm being sold to. I'm being sold something. Which is why iPhone content actually converts almost twice as much as professional filmed videography. And I was a previous real estate videographer. And that's how I know because my videos would not get as much actual business to that realtor as I should have.

But action number two before we hit number three and what's actionable for you depending on where you actually are down here, like how many followers you have because maybe you have a few, maybe you have a lot. But I want you to focus on authority because your number one priority is getting proof of people acknowledgements like that. You know what you're talking about. Defeat objections. So I want you guys again, you could get someone's DM who just said, "Hey, this was really great. Thank you for actually posting this." So you can actually get social proof as you're posting these if you do not have many already.

Action number three is actually starting the stories. When you actually hit around, you know, maybe 150, 200 followers, do not wait for don't wait for a,000 followers. What are we doing here? 75 people, 150 people, enough is enough to use the omniresent agent system. As long as someone could possibly work with you, then it's worth it. And if you're at maybe 500 plus followers, start using the omniresent agent system today. Implement the four pillars. Post two to three slides per day to complete a sequence. batch batch them all on Sunday so that then every morning whenever your followers are like 15 30 minutes before they're most active you can post it and action number two is commit to this just for 90 days don't quit before 90 adjust your messaging based off of responses and trust the process and action number three is use both DM conversation paths respond to warm inbound leads and DM the engaged followers.

All right, so Here's what happens next. I got the glasses back on. Serious time. Because I've literally been I've literally just gave you everything. I gave you the complete omniresent agent system. The system on how you can batch this system and how to actually convert DMs into actual leads and what kind of content actually brings in those leads. But in reality, you have one of three options to go from here.

Option number one is you do nothing. Now, you totally could because a lot of agents don't do anything at all. But when you watch this video, close it. Tell yourself you'll come back to it later. Tell yourself you're going to watch it later. 6 months from now, I know you're not watching this. You're going to be in the exact same position that you're in now. You're still posting content, not getting any clients from it, and you're still struggling without actually having even a real system that's customized to you. You're still searching for that one video, that one style that will make it click because you maybe don't resonate with the other styles of videos that are out there.

Option two is you could do it yourself. Take everything I taught you, implement it on your own because you absolutely can. I just gave you the complete framework and the four pillars behind the omniresence system. The weekly schedule, how to batch it, and what kind of stories to post. But here's what's likely going to happen. You're probably going to hit some roadblocks that I couldn't cover in these few minutes. You're going to face specific problems with your stories, your messaging, and your DM conversations. And worst of all, you're going to make this same mistake that I see agents make every single day. And I have to correct them every day. Posting inconsistently, spamming your call to actions, and giving up even before 30 days, not using the right content to attract qualified followers.
