Going to Companies House, hit the button that says find company information. Then hit start now. Then click advanced company search.
Under nature of business, you want to type this SIC code. It's 68100. That's the code for buying and selling real estate. Under company status, tick and then hit search again.
Then under the registered office section, just [music] type in your target city. Then update the results. What this is going to give you is it's going to give you a whole list of companies in the area that you're looking to buy that own properties where they're probably motivated because their accounts are overdue, they're about to get wound up or put into liquidation. So they probably don't like or don't want to be landlords for much longer. They may be sick and tired of the whole game or maybe they've come into financial difficulties for whatever reason and they will need to sell up.
And you can contact these companies and ask them if they're open to selling their portfolio. And if they are and if they say, "Well, what price? What's going on?" You can say, "Look, well, instead of me buying individual properties and it taking forever and you have to put them on the market and pay agent fees, can I just take over your entire portfolio [music] and I'll become the 100% shareholder of your company?" And if they're open, which they might be cuz they want out, then you can negotiate a big discount and then use the discount as the equity in the deposit.
