We just bought our dream home here in Thailand, Phuket. And it cost 1.3 million pounds. And in this video, we're going to show you the entire process. How we found it, where it is, how we negotiated it.

"This is I love it when it's hard. This is the best spot ever," and also how it makes us global citizens when we will pay zero tax on our worldwide income with our golden global citizenship.

Let's go. How was your breakfast?

"It was good." So, we're going real estate shopping today. Now, the bad news is that our agent, who'd lined up a whole day of viewings for us, has sadly cancelled on us.

"Oh, no."

"How annoying is that?"

"Oh, that's such a let down."

I know. So, I'm going to call some some other agents.

"Why don't we do a tour of here?"

100% we can do a tour of here as well. I think that the most important thing is that we get our global citizenship visa.

"I'm basically just contacting all the agents that wished me a happy birthday."

It is a Sunday.

"And it is a holiday."

It is. Which guy is an agent I took out for dinner. He doesn't really speak English, but he's a cool guy. He was a Russian soldier.

"Oh, really?"

Yan, what's going on, brother?

"Yes."

Morning. I'm sleeping.

Time to get up, man. I'm with my wife today and we're viewing some properties. Is there anything you got interested? and exciting projects that I could access today.

"Today, today all developer is uh day off and tomorrow and the day after tomorrow."

This is where the real serious people are operating. This is where the money is made. My brother, you must have something we can access today.

"So, she doesn't understand. You sometimes speak very fast."

"There is. Oh, and come and come come and see this toilet. I thought we had the best toilet in the world in Dubai. This toilet is the best toilet in the world. It's like a spaceship. I mean, it literally massages you and stuff."

It's funny because I see a compilation coming up soon of Samuel showing toilets in every house.

Okay, this is the actual seating area. This is where I like to hang books, AI, Chat, GBT, and the race that will change the world.

Mandy, you just got me this for my birthday. Skin in the game. This is about don't listen to anybody unless they've got skin in the game. So, like that agent today that canceled on us,

We should sit here for sunset. Here we are. This is the master bedroom. I think that it's rare. Most people that are wealthy just keep the secrets to themselves.

"They do. They hide away. It's like climbing up a ladder and then you arrive and it's paradise and it kick down the ladder."

"I think it's crazy though that you then get persecuted for it."

"Yeah. Because the people that are also at the very top, they climbed a whole new ladder. They're like, 'Hey, HEY, STOP PUTTING LADDERS DOWN FOR EVERYBODY.' And they then criticize me."

There's a shower, a nice waterfall shower there, but then a nice waterfall shower just next to it, which means me and Amanda can shower together and we can enjoy the views while showering. We got two scales because Amanda sometimes if Amanda weighs herself on these scales, our main scales, she doesn't like the answer. She's like, "I don't believe this." So, I had to get some other scales just to prove that these scales were telling the truth.

"I do weigh myself on birth. Yeah. And if I take the answer of the one that is more favorable."

Soon they'll but they always say the same thing. Now, I'm really disappointed. This is my worst feature in the house.

"Why? Please tell me. Would they not have a spaceship toilet in here as well? What was the architect's thinking?"

That Russian agent got back to me, who I actually really like, but today the Russian Menarines have a holiday, Easter holiday. Oh, mate, be Why do I GIVE A [ __ ] about your holiday? I don't care that you have a Russian holiday. And also, I'm not being funny, right? Let's say it's your holiday. I Do you know how many deals he sold in the last month? Zero. Cuz I asked him, I said, "How much money you making?" And he was like, "Oh, it depends what about the zero. I want to buy." And he's like, "Oh, but I'm on holiday today." Mate, my brother, I'm on my way to you now. I'm driving down. I'll be with with you in about 35 minutes. We had a whole day of property viewings booked with an agent, but then he canled like an hour before we were supposed to meet. And we could reschedule or I could chase after him or we could just say, "You know what? Leave it. It's not meant to be." Good. To hell with Greg. You know what I think it is? I think he just got spooked cuz I said I did ask him. I said, "Mate, we're going to be filming. Is that fine?" I reckon he then did a bit of research, saw that I've got quite a big following and so and was just a bit like and got spooked. You know, people say like there seems to be two types of people and both of them are complete idiots. There's the person that says Dubai is finished. Oh, Dubai is over. They're just absolute morons because of course it's not. Yes, it's going through some problems because of the Iranian war. But then there's the people that say, "Oh, you left Dubai. You're a traitor." It's like, "What?" Because there's a conflict going on and things are a bit unsettled and there are alarms and the UA government are telling you to stay inside and

"what? I'm choosing to make the most of Thailand."

"And that makes me a traitor. Like I've still got business going on in UAE. I'm back and forth there all the time."

These ones are about $3 million for a penthouse. That would be three bedrooms. 110 million bucks.

"Yeah."

"So, it's about 3.3 mil, mate. $3 million for for not even my normal purchase."

"Oh, they've got a beach here. Hang on a minute."

"This is 5 km of beach."

"This is insane."

"So, this is like one of the more familyfriendly areas. So, I've been coming to this beach since I was 12 years old."

"Yeah. This is the best spot ever."

So, you've got lots of live species, especially here. So, you see those yellow cranes there?

"Yeah."

Right there. I want to take you there because that one there, I can get you a property.

"Oh, yeah."

That would fit your visa requirements. The developer is really, really tried and tested. And you've got walking distance to not only this beach, but the other beach on the other side. You see those orange ones over there? That's Trasara. We've got like unlisted property there, which I can't show online. And that's like $17 million.

"Service is there. They're all just apartments."

Very very large apartments. You need that for your visa.

"cuz because of the freehold."

Because of the freehold. You can own a freehold unit and qualify for the visa as long as you invest a certain amount. Or if you lease a unit and you prove that you're paying over 80,000 bar a month, then you can qualify for the visa as well. So instead of owning the building and leasing the land, you would basically lease the whole entirety and then you do a different kind of contract. So you don't actually own it. You're leasing it, but it's registered and it would qualify. You don't want to come to Thailand and and and not have the security when you own your property. If you do buy property here, then you need to have all of the information, understand it completely fully and walk into it with your eyes wide open.

"But if you rent somewhere, what they can give it you and then they can revoke it and stuff. And"

So what we do is in Thailand, it's really safe. So if you do a rental for more than 3 years, which is what you have to do, you have to register at the land department.

"Okay?"

This is where people will rent a unit for five years and think they're safe. Actually, they're breaking the law.

So, you have to rent it for x amount of time and if it's over three years, you have to register that lease in the land department. Right.

"All right."

Lawyers, people like myself, like, you know, you've got to do it properly.

So, when you look at purchasing property here, you've got to understand that you're purchasing with cash. There's no financing for foreigners here. So I say that as we enter Lagona because this is the one that we give financing for our clients and we can give 5 years post construction and obviously you've got uh uh 0% financing during construction for good luck.

"Wash away your sins."

"Is it like tradition? Is it showing respect?"

Yeah.

"Oh, in that case I have to show respect."

Yeah. So your actual situation, you want to buy a place for your visa. Okay.

"your lifestyle situation for your four children as well as you you can rent somewhere and legit the ownership here is not as easy and understandable as as people think. And that's why when you go for a freehole condo, that's the easiest way. When you start going into villas, free condo, 20 million, get our Visa, rent it out, make an 8% yield, boom. The other way to really strategize as well is not just buy something that's for investment for the tourism market. Do it for the residential market because if worst comes to worst, you could rent it out for long term."

This is really cool. He seems knowledgeable. I guess he's lived here for a long time.

"I think we landed on gold with him."

"Do you?"

"Yeah."

"I think he's cool and he gets taxes. the fact that we've got multiple passports and residencies."

Big picture.

Annie literally speaks fluent Thai.

Lagona. You've got these villas on the beach and also we've got these condos which I think would fit your requirements. They're nearly finished. This is more for residential. This is more for investment.

"Oh wow."

Yeah. This is this is an immersive experience.

So a condominium building means that you can have foreign ownership in that building. All right. An apartment license is completely different. Okay. So let's say for example like if you just buy a block and you don't go for the condominium license. You can't do that divide. If you go for the condominium license, you can divide it with foreign ownership. Okay. 49% of the building and let's call it 100 units in the building all of equal size because it goes on square meters not on the actual how many units. Yeah. And then 51% of the building should be leaseold or tie owned.

"We're looking at the one of the lobby. Yeah. This is this is ready. This is You can buy this today."

"Wow."

"Is that the beach down there?"

"Yeah."

"So you can That's Nomad Beach Club. Yeah."

"How much is this on for?"

"285."

"That in dollars that is about $700,800 maybe. So fully furnished, freehold, qualify for your visa."

"Yeah."

"And it would rent out really well. Understand that when you purchase a property in Thailand, the exit is a lot slower. Also, there's no bank financing. So when you look at the market, what rents really well are three bedrooms, four bedrooms because there's not so many. But everybody's entry point is what they can afford or what they can afford to lose. So they end up purchasing one bedrooms and studios and that's what the market is full of, genuinely full of. When you start going for two-bedroom and threebedroom, the rental demand is so much higher, but the entry point is a lot."

"How much would it would a one bed cost in this complex?"

"Uh about 12 million."

"Okay. And what about a two bed?"

"They're sold out, but closer to 20."

"Oh, wow."

"Yep."

Beautiful. On the evening time, this is the best sunset.

"Oh my goodness."

"How high are we?"

"Very high."

Where are we heading now, then?

We're going to go and see a place called Sedara. It's off plan. It's not ready soon enough for you, but I still want to show it to you. One of their projects, Andara, is one of my favorite hotel residents. Right, let me give you an overview of this. The complexity of this project is just wow. Now, this is the first like affordable residence that they've done. They've pictured and focused on every single material that's for this climate.

We could live here. And then you get drawn into that way of thinking. Then there's the off plan. Okay, I could buy this before it's built and then by the time it's finished, we've potentially made a lot from the capital appreciation. And then there's just it's already built existing. Then there's the emotional side because we're in an absolute paradise in Phuket. It's like I need to have it really close to the beach. I need to but actually I think what's the best thing is to say what do I actually want? What are my goals? My goals are to make money. I want to get a good yield. My goals are to be able to qualify for the residency. That means I can live here if I want. I got the option to live here and I can pay zero tax on my global income. To do that, I need this, this, this, this. So, it's about getting really clear. This next property is strictly business, getting the residency, making a good yield, and uh I think we're in the best hands anyway with our guy Asa. So, let's go. By the way, I had to tell you this. "Yeah. For £100,000 more, we can get you a threebedroom. All of the condominiums, even though we're right by the ocean, it's not a sea view place. They all look into the whispering woods. Okay? So, you've got skypool villas, you've got beautiful three bedrooms, and you've got lovely two bedrooms. This property has been purchased by a lot of Thai people as well, more of the upper epsilons of society. And the people behind it are I wouldn't say royalty, but they're they're"

"they're well respected. Now, understand that this is more of a exclusivity project. if that makes sense. And they pick who who eventually buys in here as well. So,"

"what do you mean?"

"Well, you know, it's not everybody can get in here."

This is a three bed. This is beautiful.

I need to get my jaw off the floor. Like, this is really I want you be I want you to be completely honest.

If we bought this property, would you actually want to stay here?

"Yeah, cuz it's right the location of it. Babe, this three bed, how much is this three bed again?"

"24."

"£573,000. And that includes your visa for 5 years, but we'll get you onto the LTR later. But this is just like a stop gap."

"and it includes the furniture and it includes free hold."

"And with the rent, how much would it rent out for if you just did it over the long term? Would you do it like a fully longterm? rent it out for the whole high season and just let it be for low season for example. Like it's really"

"high season now. Uh, you're coming into low season. So this is the hottest time of the year. High season's over Christmas, New Year."

There's basically there's the one option which is just rent it out all the time and see it as an investment property and make five, six, 7% yield. Great. That's option one. Option two is live it when we're here. We live in it of all of our stuff. Obvious number three is that we buy it and we rent it sometimes and we live in it sometimes. But the problem with that is if we're renting it at all, even for just one day a year, suddenly we can't keep all of our stuff in it.

"Yeah."

So, actually, we have a service where we can like store your stuff and put it all back in.

"Um, yeah."

So, there's two four bedroomedroom apartments available. One is on the first floor.

"What's the most expensive um property in this entire complex that's available and not sold?"

"This one. Duplex ACP 2011 4bedroom. And how much is it?"

"This one is 55.8 million t."

I think we'll take that one. There's only one left. LET'S [ __ ] TAKE IT.

"You also have your own elevator to go TO YOUR ROOM."

We've gone for a duplex apartment, which is incredible. over two floors, four bedrooms, and it's got this really cool cave room that you can see the infin infinity pool, people swimming in it whilst you're inside. Like absolutely phenomenal. I can't wait. I'm actually really really excited now. And I can't wait to see it when it's all completed.

"How do you feel?"

"Excited."

"Getting ready for your Muay Thai."

"Yeah."

"Yeah."

"This will be your walk in the mornings basically. Just go straight to the beach. Oh, Nutella and banana."

We don't drink champagne when we celebrate a deal. We drink coconut juice, you know. Thank you. You know what? As well, to live a really good life in some countries, you're talking tens of millions. But to live a really good life here, you're just talking about 1.3 million. So, we're back in the showroom. Deals all been negotiated, agreed, done. So, now it's just time to sign and make our first payment.

"Honestly, I think I'm processing. I'm just like, what? Really?"

Just like our rented mansion that we're in at the moment, we're going to make, if we want to rent this out, we're going to make, this isn't the salesman saying it, this is me saying it after I've done my serious due diligence, over £100,000 a year net.
