But the first thing I want to talk about is back in May, you were diagnosed with liver cancer. >> Yeah. >> Straight up. You're dying, bro. You'll get your affairs in order. >> The end was near and they said, "Hey, you know, you're you're you're basically dying and um you know, you better get your affairs in order." And so >> did did did did your stomach drop out of your body? At that time I was already bleeding out of my body uh to be you know to be frank. So I I literally fully hardily believed it. And so at that time I doubled my life insurance. Um >> did they let you? >> Because it hadn't been officially diagnosed like right when they said hey this is what you got. I was like okay go double it up. And then I started buying like as much investments as I possibly could knowing that if I was going to die and this was end of it like forget the empire you got to set up for the kids and the wife to to be good.
>> Were you like freaking though? >> Uh if someone told me if someone said Brad you you have the cword you know I know me my stomach would drop and it would just be devastating. I you know what the crazy part is? The most devastating part was I realized I spent all this time trying to build my empire and I spent a lot of times away from my kids and then as well as like you know spiritually like I didn't live my life for him and I didn't get right with him. So if I was dying now it was in desperation of trying to get both of those affairs order. Um also the >> which by the way is not against the rules from what I hear. >> Yeah. Yeah. It just and the hardest part for me is I didn't tell anybody. So I didn't tell my mom, I didn't tell my dad, I didn't tell any of my kids, my wife. It was just like dealing with it internally because I didn't want want anyone to feel sorry for me. But then as well, I didn't want anyone have to take on those burdens. Like I wanted to like if it was going to happen like >> they say how long >> they I mean they were basically saying that it's it's terminal and you know you could have 3 months, you have 6 months, you could have two years but it's it's coming.
Did they have did they do biopsies and all that? >> Well, that's when from the time they were like, "Hey, this is what we think you have." They started doing MRI, found something, blood abnormalities, and they're like, "Okay, you got to do the colonoscopy, take biopsies, and and get prepared." So, during that time, as I was after the colonoscopy, they found a bunch of, you know, um, things in the stomach, found, you know, growth and all kinds of things. Um, then they said, uh, you know, wait two weeks to get results. I'm like, dude, I just waited 3 and 1/2 months to get here. Now I got to wait two more weeks. So at that time, that's when I told my mom and dad. My mom said, "Hey, I have this homopathic doctor. Go talk to her." Called her up, went her over everything, sent her all my results. And she's like, "You're infested with parasites." I'm like, "Ifed with what? Yeah, you're infested with parasites." So she's like, "Are you willing to do whatever it takes?" I'm like, "I'm willing to do whatever it takes." Like, of course. Yeah. Like Like I'm thinking I'm dying. And she's like, "And if it is if it end up is cancer, which I don't believe it is, we'll deal with it that time and whatever you're doing right now will just help you."
So, I went through a like a basically a 30-day intense cleanse that was like all homopathic, all natural. Um, >> and of course, you were doing it with no problem. >> No problem. Like three It was three times a day, you know, uh, 5 days a week and then you do an egg cleanse and then back to the parasite cleanse. >> Did you say egg? >> Yeah, for like the parasite eggs. So, it's crazy when parasites are dying, they lay a bunch of eggs. So, you can do a parasite cleanse and actually end up hurting yourself more than you were before because now instead of having a thousand parasites, you have a million parasites and then they come up and they just start eating. And then also when they feel themselves dying, they go and start hiding in all different types of places, your brain. And I literally think it's part of where cancers are coming from and and causing it. After I did the cleanse for a full month, I haven't had one single symptom. I mean, I've had IBS my whole life. Had Crohn's disease, like the worst of the wor. And I haven't had one single symptom. Like, everything's been good. Um, of course, the doctor when I went back for my results, okay, you don't have cancer. I was like, oh, that's nice of you to tell me now. And we went over everything and I was like, well, what's causing this? Well, it's probably just you can't intake sugar anymore. You know, you've had IBS your life. There's just a bunch of inflammation in your stomach. I'm like, yeah, but what's causing it? No explanation. Oh, we're going to put you on medication. I'm like, "Well, I actually did a parasites cleanse and all my symptoms went away." And he literally, we fought over it. I showed him pictures of >> When you say fought over it, how? >> He didn't believe it. He was like, "Oh, why would she believe it's parasites? There's no signs of parasites. I didn't see any parasites. You know, everything that we biopsy didn't have any parasites." I'm like, "Were you looking for them?" "Well, we don't. That's not what we look for." I'm like, "Well, then how are you going to say that they're not?" Um, and then once I told him I did the cleanse and told him all my symptoms, he literally his answer was, "I'll see you in 3 years for a colonoscopy and literally walked out the door." I was like, "Are you going to go get a colonoscopy >> in 3 years?" No. Like, unless I went to a like, unless something happened, but there's no need for me at this point in time.
Um, so, >> you know, there's a whole colonoscopy industry and people don't realize, and again, get your own medical advice, people. I this is just my belief. Um people don't realize that colonoscopies can can go wrong and do, but you don't see people dying from a colonoscopy. Why? Because that's not what you die from. If they perforate the colon, you die from septic shock and these other things. And they don't list it. So, so it looks like >> nobody dies from colonoscopies. And that is not exactly true. they they die because of the colonoscopy but not from the colonoscopy. In other words, it's from something that that it caused. But my point is they don't talk about that. So, it's like everybody goes in and gets put to sleep to get those. Why? Cuz you cannot move or you could perforate your your your colon and die. >> So, like that's why they put you out. Well, dude, it's 2026. They still have to kick stick a camera in your ass >> and down your throat. I got an endoscopy too as well done. So I had them both both. >> Yeah. But again, I mean like and they still misdiagnosed you. >> Yeah. >> Did you get those to get diagnosed? How' they diagnose you? >> So they basically the doctor who I was seeing was like I believe you got cancer. Like all your symptoms, the abnoral in your blood, the MRI and the CAT scan shows um gross and things. So like that's that's what you got. So, what was it showing? >> So, I had a bunch of different palyps. I had a bunch of inflammation. And then I still do have a little growth on my liver. Um, they're just now believing that it's not cancer. So, >> So, what do they think it is? The >> Is it still there? >> The liver, the one on the liver is still there. >> Well, at least I believe. I haven't got an MRI since. >> Why wouldn't you? >> Uh, I don't know if I fully trust the like the whole situation. >> Well, I still want to see if it's there. >> Yeah. I No. See, cuz if I was a doctor and I was your doctor and you came back and said that, I'd go, "Are you [ __ ] me?" Well, let's do the tests again. >> I'd want to see that everything's gone now. >> Because again, it's almost like doctors aren't allowed to prove these things.
But you're not the first story I've heard about. Friend of mine had a melanoma on his nose. >> They said, "You're dying. It's terminal. Get your affairs in order. Nothing you can do." Well, this guy freaking did a parasite cleanse. Now he sells parasite cleanses. He is the most passionate dude about parasite cleanses that I've ever seen. And I bet you you are too now. >> Yeah. No, I tell everybody about it. We've done with my with the the homopathic doctor. We've done three different Zooms just inviting everybody just saying, "Hey, here's my story. This is what I witnessed." And she's not selling her secret potion. She's literally saying, "This is the recipe. Go to Whole Foods, Amazon. Go get it online. make your shake and like >> I want that recipe. >> Yeah. No, I definitely give it to you.
>> Um, yeah, that is crazy. And again, I'm not a uh what do you call it? I'm not a conspiracy guy, but at the end of the day, I don't think there's a bunch of evil doctors that are all in on anything. I just think doctors are taught what doctors are taught. And you got to search back. Well, who taught them? And then you keep searching back and then you realize like a long time ago some capitalists intervened and built these medical schools and were focused on medicines that were petroleumbased and I don't I don't think they know. So I don't think there's a bunch of evil doctors that I want I I think but what I you I don't want to lose my license by saying that I've seen the same thing. So like I don't like the fact that doctors aren't willing to give up their license but I can I can understand why. So, I don't get into that too much because again, conspiracy. There's nothing I can do about it. But I do want to bring attention if anybody out there has a loved one that has the Cword supposedly. I wouldn't, you know, I would just go do a parasite cleanse regardless cuz again, what's the worst that can happen? >> IBS, Crohn's disease, really any kind of digestive disease or illness, I would say go do a parasite cleanse. >> I would say do one anyway cuz I don't have anything. Thankfully, >> I'm doing one. >> Yeah. They they say other countries kids will do a parasite cleanse every month and and grown-ups will do one every six months. Like it's just part of the protocol of what you do. We all naturally have parasites in us. I fainted sugar. I'm not an alcoholic, but when I drank I I like I loved to to have more than one, let's say. Um those are all just different signs.

Get a parasite cleanse." I I've I've had multiple stories. The lady that was here a while back, she was didn't have cancer, but she was, you know, debilitating. She was like on a cane and she had fibromyalgia and she had blah blah blah blah. She was overweight. blah blah blah parasite cleanse. Bam. >> Better. >> All problems are gone. And a lot of And a lot of people think that the tumors are your body enclosing those parasites so they don't spread. And then when you go and do a biopsy, it opens it and then they spread. And then sure enough, they come back, well, your cancer is spreading. >> Is it cancer though? Right. >> And then people, you know, will say, well, Brad, come on. I mean, you think, look, a parasite cleanse is a couple hundred bucks. It's just worth doing is all I'm saying. >> You ain't got parasites then and you do it, you're not harmed. It's papaya and pineapple and pumpkin seeds and >> organic herbs and spices. Like what's the harm in doing it >> right? 100%. >> You should you should give me your your your recipe and I'll put it on >> what's up >> the notes so you so you don't get blown up because there's a bunch of people who have loved ones with cancer. They don't want to get cancer. Like I would do this no matter if you have it or not. >> Yeah. >> If you're healthy or not, I would get rid of your parasites.
But anyway, to the to the good part. So you're the founder of the complete real estate group. >> Okay. And and really you specialize in senior transitions. Like what does that mean? >> So I help seniors and their families plan for the future and beyond. So we all have loved ones. There's 7,000 people turning 65 every single day for the next 20 years. But no one really knows how to help them. So we help them age in place then come into and start planning like when when we talk to seniors one number of things I'm going to die in my home over 90% of people will say that less than 18% of people actually get to be fortunate enough to die in their homes. So we talked to them about you know if you god forbid if you had a crisis you fell down broke your hip you went into the hospital and they said you're not allowed to go live back at home it's not safe for you where is it that you'd want to go so that you're in control of that go you know today's senior living communities are not our old mom's convolescent homes it's not a nursing home these are places where you can thrive it's like a a fraternity sorority for for seniors so we help them with that >> um >> if they want it >> if they want it we help them with the decluttering the organ is the pack and the moving. That's the problem with most agents is they're like, "Okay, I'm ready to sell your home." It's like, you know, how much things are inside their home and how many memories are attached to it. It's not just about selling the home. It's helping them before the transaction, during the transaction, and after. And you need more handholding. And that's why a lot of people just don't specialize helping seniors cuz they just it's not sexy. It takes time. You actually have to go and get things spilled out in person. They don't want to do Docu Sign. Um, but it's 72% of the segment of real estate transactions involves a senior. So whether a seller or buyer, someone is a senior in that transaction 72% of the time.
>> So is that why you started it? Cuz it's just a huge market. >> No, really. What it was is I' I've always believed real estate was my calling. I I mean literally hearing outwardly voices from God saying get into real estate's your calling. I first one was when I was in jail. I literally studied for my real estate course in jail. Um, got my real estate license next day, broke my ankle. Uh, you know, basically in a wheelchair doing knocking for real estate deals. Uh, had success was mostly doing loans back then and then got mortgages. >> Yeah. Doing loans. Uh, mortgages. >> So, you know, that angle too. >> Oh, yeah. I I've When you said you had 236 banks, the way I was successful is I called all 236 banks. >> 286. >> 286. So, I called all the banks and said, "Okay, what's one product that you have that nobody else does? What's one product that you have that you can slam through faster than anybody else and what's one product that you can have that has the best rates? Now I had basically, you know, we had 200 banks at the time. So we had 600 now products that now I went to all the brokers across the country and said, "Give me your turndowns. The ones that you guys can't do, give them to me. I'll I'll be able to get them through." So I was doing 20 to 30 loans a month just helping all the subprime deals or the deals that no one could do. Um, I'm probably part of the reason the 2008 crisis cuz I was pushing loans that probably should have never been done. When the market crashed, so did my business. Went to the film industry. Uh, basically hated that. Did that for almost 10 years. Every year I'd say, "God, is this here? Let's get back into real estate." I swear I'd hear a voice saying, "Yes, it's your calling." Had a huge neck surgery. Woke up basically one morning screaming in pain. Uh, I thought my wife actually stabbed me in the back of the neck. Not to show you how good of a relationship I had with my wife at the time. Um, ended up we, you know, 3 months of trying to figure it out trying to pump me with medications, uh, did an MRI and found out my spine had slid into my spinal cord. So, I had no spinal fluid. My spinal cord looked like a heart. I was one bump away from going paralyzed. Uh, so I had my surgery and I remember waking up saying, "God, I'm listening. I'm getting back into real estate." first three real first year real estate did 17 deals when most real estate agents do one to maybe three their first year uh second year I did 26 third year I did 41 so I was in the top 3% going dude life is good this is my calling but at the end of it there was no fulfillment so I said god if this is my calling how come I am not fulfilled so he said listen for opportunities one of the reasons why I'm here is listening for opportunities which could be even bigger than I thought um and I went a broker called me and said, "Hey, I I want to pay for you to go to our big mega agent camp and if you don't hear something that resonates with you and a right opportunity, then this isn't the brokerage for you." And I said, "That's what I'm listening for." So, I went and some guy got up on stage and he said, "I help people build wealth and transfer the wealth and I help seniors and their families uh basically plan for the future." And I said, "That's what I'm here for." So, I became a certified real estate planner, which means I'm certified in trust, probate, 1031, DSTs, senior transition specialist, senior relocation specialist. So, really helping be more than an agent just to buy and sell the home. And that's really where I feel I feel my calling and why I specialize helping seniors because and there's stories where went into a hoarder's house. They were referred to me from their kid went in hoarder's house like a rat's nest living inside of her bed. It was it was disgusting. So, I helped her move to another place. We got her a hard money loan, which she was eventually we're going to sell her her house, pay off the hard money loan, and then do a reverse mortgage. Um, I did everything I was supposed to do in my mind. 3 months later, she calls me and goes, "I'm about to lose my house." What do you mean you got a reverse mortgage? She's like, "No, my kids convinced me not to do it, and they stole $429,000 in my bank account." And that's when I realized like my job isn't just to come up with a plan. My job is to see them through it. And so now I want to like help more people really make sure because there's a lot of ultras out there and sadly they come from within the family. So that's when I was like okay start the complete senior transition specialist start a decluttering business. Um I'm actually partners with Matt Paxton from the show Hoarders. He now has Filthy Rich. Um >> do you ever find treasure buried in that junk? >> Oh, he does. Like that's what his whole filthy tre or filthy riches is all about that of like there's I mean you'd just be amazed. I mean we saw one episode or we went there and filmed it. Um, there was a guy who does art, but he had like probably I mean hundreds of thousands if not millions of dollars in like artwork and baseball cards and memorable that like and the guy literally was a house in Compton totally hoarded out that you'd be like that guy has no wealth and he was literally sitting probably a million dollars plus >> and someone might have went in and just tossed it all. tossed it all. Yeah, >> cuz how I would handle a hoarder's house once they left >> is a dumpster outside and a bunch of workers throwing it out. I wouldn't be looking through everything. >> And that's I mean that's part of like what we do is we tell people is like don't sell it to an allcash investor cuz all they're going to do is exactly what you said. Let us come in, declutter and organize it. The wealth is in the home for the most part, but there's times you can find treasures. Um I just talked to another lady. She's sitting on $1.3 million of equity. Owns her house outright. she can't afford to take her dog to the vet. And about five uh maybe seven years ago, she said she sold her gold and silver uh that she had like a pretty good amount for her for pennies on the dollar. And now I mean if if someone just would have watched out for her again, so many vultures out there.
>> And this is what you do fulltime. >> This I'm a certified real estate planner. I mean I make most of my money by helping people buy, sell, and invest. Last year we helped 77 families. Um but this is what I do. And then I have a family of companies. So I own the complete senior transition specialist, a junk removal company. We have a company that's called the dream home program. So you have a distressed home. Instead of selling to all cash investor, we'll clean the house out and shell it out. Then we put the house on the market and allow the new buyer to treat it like new construction. So they can decide to put this kind of countertops, that kind of flooring, whatever they want to do, we will do for them in escrow. And the best part is the seller gets to actually take part of that value ad that we're doing. So, they're making more money, the buyer's making more money, and then me as an investor or my investors, they only have to pay for the rehab. So, they're the seller's not getting taken advantage of. So, to me, it's like a win-win situation. Um, we do another thing called the Care Bridge financing, which lets say there's a senior, same lady, she has $1.3 million. She needs to sell her house to go into assisted living, but she can't afford it cuz she has no money. We will fund for her to go in assisted living. We'll fund all the decluttering organizing that needs to happen, the transition costs, any legal costs to make sure she has her trust in place, and then when it sells, we'll just get our money back plus our percentage.
>> So, two things are popping in my head if I'm listening. A, I'm a realtor. Why wouldn't I call you and say, "Teach me that." >> So, that's where like talking about again further callings. I'm actually with real coach. Uh, I want to I want to help as many people as I can, but I think it's more powerful if I help more agents cuz then they can exponentially help more people. So, we have two platforms there where we teach basically one agents that want to specialize with seniors and their families. We're teaching them how to build their family companies and have their full resources, what are their pain points and what are the solutions. And then we have another one uh called visionaries collaboration network which we teach people or agents how to be more than an agent. So, as an agent, you want to sell your home. I'll give you what's called a seller's net sheet. And most agents will give you what escrow fees, title fees are. We'll negotiate our commissions. We'll complain about them. We'll finally agree on them and say, "This is what you're netting." But no one will actually talk about capital gain taxes. And capital gain taxes, especially in California, could be one of the largest items, line items on that seller's net sheet, but it's left out. So, we actually >> I wonder why. I think it would stop people from selling to tell you the truth. >> So they're hiding them. >> They don't want to stick it in your face. >> So agents also go, "Well, it's out of my lane. You're dealing with someone's biggest asset. That is your lane." And you talk about escro fees. You don't do escrow. You're talking about title fees. You don't do title. So why wouldn't you talk about the whole picture? And then I also think it's just from lack of education. Most agents won't empower themselves through education. So how can they empower others? Um, and even CPAs don't know, like I've had a CPA miscalculate capital gain taxes by 200 something,000. So, if we wouldn't have gotten involved and showed the client exactly what they should have been paying, that CPA would have filed and that person would have overpaid by 243,000 and the government's not going to say, "Hey, you've overpaid on your taxes. Here's your money back." No, they're going to take and smile.
>> I wonder why. They tell you when you underpay. >> Uh, yeah, they tell you when you underpay. They they come after you if you if they think you underpaid, >> which which bothers me because like if they just sent me a bill at the end of the year and they said, "Here's what you owe." And I just write a check and be done with it. But no, they make me go hire a bunch of people, figure everything out, we do the best we can. Of course, I'm not doing anything. I'm just paying to have it done cuz what do I know? They tell me how much I owe. I write a check. And then a month later, the IRS goes, "Nope, you're about this much short." And I'm like, well, if you knew, why wouldn't you just send me a bill? You're making me go through all this crap. >> So, I'm not a fan of the IRS because of that. Then secondarily, where's the money going? >> I I I demand full transparency for tax dollars if they want to continue to tax us. >> One of my full transparency, >> one of my favorite lines is if anyone's going to misspend and misuse the money, it should be you and your family, not the government. And I don't care if you're on the right side of politics, left side of politics. They both misspend and misuse our money. There is so much fraud, misuse, misspending, and like just like healthcare. I don't want to pay for your healthcare if I can't tell you how to eat. Fortunately, I don't want to tell you how to eat, so don't make me pay for your healthcare. Uh same things like I don't want to pay for other programs that I don't agree with.
So, what I, you know, I always, you know, one of my favorite sayings when I'm teaching is there's two tax systems in America. And most people go one for the rich, one for the poor. But it's one for the uninformed and one for the informed. and one gives you a huge advantage over the other. They're both totally legal, but I would rather have the advantage. So, you teach that? >> We we teach strategies and I also teach like having the power team. So, I believe every individual should have a financial planner, should have an estate planner to protect your assets and not one that just believes in the living revocable trust. There's other trusts that you can do to protect yourself. Um, a tax planner. So, a CPA is just there to say, "Here's your income. Here's your expenses. This is what you owe. I want a tax planner that's going to strategize and go," okay, this is how much you're planning to make. If you do X, Y, and Z, you don't have to pay as much taxes or any taxes. Um, and then an insurance planner. I believe everyone should have insurance. I, especially if you have kids, you should have enough insurance to take care of your kids till you're 26 if you were to pass away tomorrow. Uh, and then I believe you should have life insurance until you're 81 because that's the average age that men live right now. Um, >> and what happens after that? >> After that, hopefully you've done well enough for yourself or it's convertible like like you know you should. But before that point in time, true generational wealth generally is defined on how many homes you own and how long you've owned them. Life insurance is a good subsidy for that. Uh, life insurance can be used to pay capital gain taxes upon passing. Uh, so it just really depends on like what you want to do with your money, who your beneficiaries are, but by having this power team. Now, you shouldn't just have them. All five of us, which the real estate planner would be the fifth, should be in the room and should be saying, "Okay, here's your expenses. Here's your income. Here's your goals. Here's your life. Here's your beneficiaries and collectively work together."

I'm not saying estate planners are all evil, but there's some estate planners that might leave things in or out of your trust that cause litigation upon passing because the first person the family's going to call is that a trust attorney to go litigate it. Well, that's how they're really making money. Cuz ultimately, a trust, I mean, you can get one done for 1,500 bucks, 3500, maybe if you're really wealthy, it costs 5, 10, 15 grand, but how much it's going to save you is insurmountable. And if you don't have one, the government will have a plan for you. You're just not going to like it. It's going to be very public, very costly. Um, again, I don't sell insurance, I don't sell estate plans, I'm not a financial planner, but by all getting together, we really make sure that we're all working collectively together. So, >> tax tax shelters, everything >> is a good tax shelter. Uh it's one of the few assets that you can >> actually get a tax, you know, deduction off of your taxes and your earned income. Uh you can leverage real estate. So again, you have $100,000 stocks, you get $100,000 stocks. If it grows by 8% in the S&P 500, you're making 8 grand. You could take the same $100,000, get a $500,000 house and make 3% and make $15,000 appreciation. But I think people where they get shortsighted is they think it's a passive income play. And I think long-term it's a good retirement passive income play. So I can buy a house, it going to maybe make me $100, $200 a month in positive cash flow to be like for most places. Um, but in 20 to 30 years, that rental income on three to five homes can become 20 to $30,000 a month. And most people should be able to live off of that in the years of retirement. Plus, they're going to have a bunch of wealth of the houses. The houses are no going to be worth 300,000, 500,000. they're each going to be worth a million and a half, two million in 30 years from now. Um, but I don't think all real estate is is a good investment. I think that you really need somebody that understands like what is a cap rate, what is net operating income, what is cash in cash return, are you trying to get cash flow? Are you trying to get both. People that invest in California, I think, are as nine. California does and California, New York, aren't even in the top 10 appreciating states.

Um, so yeah, so they're not even in the top 10 appreciating states and they have the lowest cap rate. So it's like and the worst rental laws. So why would you want or for landlords, why would you want to, you know, invest in California? Um, so that's one of like our niches is like if someone's going to sell their property, we look at and say, okay, you have your primary residence. Why are we selling this just to go buy another primary residence? Whether you're downsizing or upsizing. What if we looked at and said, "Does this asset make sense to keep as an asset? If it doesn't, what if we can buy your primary residence, but then also go buy a small investment property?" So now we're not going to one to one, we're going one to two. Now you do it now 3 to 5 years, you want to move up or move down. Now, can you do it again? Now you own three investment properties and another primary. Second homes are a joke. I don't believe anyone should ever have a second home. Like, uh, it's there's no tax advantage for it. And when you go to sell it, there's no there's no exemption that you can use. You can't use the 121c and you can't do a 1031. So, you are paying heavy taxes on the second homes and you don't get write-offs for it. You don't get to claim depreciation. So, have an investment property and go live in it or go visit it for 14 days. Um, or 10% of the total time you rent it, you can go use it.
>> So, that how did you learn all these rules? Just looking them up. >> Uh, looking them up. I mean coming in forum but it's also working with tax planners like really understanding tax planners going okay what are the rules listening to them empowering through education we do a lot of free webinars and lunch and learns where we'll come and teach 14 different strategies to uh you know eliminate capital gain taxes how do you build who you teach that to >> everybody everyone from the consumer to agents and so if I'm an agent listening to this I'm thinking dude I need to get with this guy it's the largest market nobody's tapping into it I can make a lot of money cuz there's more agents not making money than making money. >> 65% don't even do a single transaction. >> So, if I were those guys listening, I'd be running over there because you're what you're saying is this is a very underserved market >> and misunderstood. >> And I think the the the seniors deserve it. Yeah. >> Even though I'm about to be a senior and and I don't like the word senior cuz I feel like I did when I was 30, but you know, 65 nowadays I don't think is is really a senior. I think they should move senior up to 75. >> Yeah. You know, aging adult. Um, and you'll see like we >> How old are you? >> 45. >> Yeah. You're not far from a senior. >> Yeah. You know, I would embrace I would embrace being a senior, tell you the truth. >> I don't want to be a senior. >> To me, like baby boomers in the silent generation, they've built this country on their hard work, their their ingenuity, the fact that they were doing something not for them, but for the next generation. whereas now I I don't want to be called a millennial by any means because >> Gen X >> like >> that's the best >> that's the you know it's better. Um but you know I just think like look how much wealth the the baby boomers came in with something like 7 trillion. They're leaving with like 70 something trillion maybe 90 trillion by the time they pass. It's never been done in the history of like the world. Like it's crazy. And yet everyone wants a handout that's below them. Like oh wait for mom and dad to die so I can get mine. It's like you don't deserve a penny of that. But I also believe some seniors aren't teaching and training their kids the right way, you know, and it's like I always tell like, you know, our fans when we sit down with them, like do a family food prevention plan, but also bless your kids while you're alive. Teach them how to own a home. Why don't you just have like a whole resource on this? Not because I have a training technology that you could leverage, but because like this is stuff that most people don't know. And and if I were listening to this podcast and I had like a mom that that's getting older or you know, in other words, I if I'm listening to this, I'm thinking, you know, I need this for them. If I'm in real estate, I'm thinking, man, I need to know this for me. If I'm a real If I'm a homeowner, I'm thinking, I want this dude to handle my stuff. So, it just sounds like a lot of education needs to be given.
>> Yeah. And it's not going to happen on a podcast, but but like people from the podcast now that they know who you are, you're going to get hit up. You're going to get follows. You're going to get DMs and you're going to get probably house deals. You're definitely going to get people interested in the whole planning aspect cuz I mean, you'd be a fool not to. Otherwise, you're giving it to the government. >> Yeah. and and my free I do free strategy sessions so that when I sit down with a person it's like hey let's look over the situation and then let's see what your options are let's see how do we put that that plan in place I mean the alternative motive is trying to get in with you to say like hey how do we how do we really scale this thing and teach more people I mean I >> you get a training system that has all interactive courseware so you don't have to say it repeatedly cuz if you say it once perfectly >> this the technology ology will deliver, track and measure and role play and practice and test and to make sure that that they're that they understand it and then it would lead to any services that they want you to do for them. It turn out to you actually make a bunch of money. That's what's crazy is when you put together valuable resources coincidentally you make a bunch of money and then everyone wants to blame you that you made a bunch of money. >> Well, why wouldn't you just do it all for free? It's like, well, number one, it ain't free. Number two, uh again, I mean, if I give free information all the time, >> Yeah. >> but I don't give all my time for free, >> right? >> So, at the end of the day, it's like, dude, if they want the free [ __ ] follow you. >> Yeah. >> Yeah. You you're dropping it. Attend those meetings. Take action. But I'm listening as a uh when I'm doing these interviews or or conversations really, I always listen as a listener and I'm thinking now what would I be thinking if I'm listening to this [ __ ] And then I try to ask or say what I assume somebody's thinking to me. I'm thinking as a realtor, dude, how do I work with you? Or how do you teach me so I can make money doing this? cuz I cuz it's it's it's almost philanthropic sounding like you're helping seniors so they don't get jacked, >> right? >> Like dude, who doesn't want to do that? And it's the biggest market. >> Yeah. >> And you're helping homeowners eliminate capital gain taxes. I mean, that that goes like cuz there's 14 different legal strategies. They just need to know about it. But that's what the Visionary Collaboration Network is is doing is trying to build a platform where we can teach more people to help more people. U I'm an idea person. my ego gets struck by, hey, that was my idea that went out. I do well enough for myself where, you know, we're good. And that's where I like I think last year was the blessing of like, okay, I'm building an empire, but I was building my empire and I think I need to build his empire. Um, and then also get the right connections to help more people. Um, >> well, I I'm a connection for that. I can help you scale this thing and I can help you like do it with with a lot less brain damage. But at the end of the day, it's marketing. >> Yeah. >> Right. You know, if no one knows about it, it's not going to help anyone.

What What were you >> felony arrested for? >> So when I was 18, um I became started selling pot and then started manufacturing my own hash and became a little kingpin in a town called Calabasas. Uh, and it ended up like if you if you got pot, I was it probably came through my apartment before it came to your hands. Um, and then my house was raided. So, >> you were selling weed. >> I was selling weed and smoking a lot. >> And now that it's legal pretty much, how do you feel? >> Uh, I feel I was always ahead of my time is what I feel. Um, the crazy part is I mean I did 6 months in jail for essentially they ended up only catching me with a half a pound, but they knew they had just missed me. Um, and then I made my own hash that day for it was like my birthday.
was coming up. So, I made some hash for the whole, you know, for the people coming over. So, they got me manufacturing hash, which is a like a class one drug. Like, it's the same as manufacturing, you know, meth. And I'm like, dude, I literally took pot, put alcohol on it, and burned it off the alcohol off and now has hash. Like, come on.
Uh, so I did 6 months. There was people in there that had like arrested for guns and and stealing cars and like I'm like, dude, I sold pot. Like, what the [ __ ] Uh, but I I will say like it if it wouldn't have happened, if I wouldn't have got my house raided, I would probably be dead or would have ended up selling harder drugs and then wouldn't end up dead or, you know, stupid and in prison.

And >> you're smart though. Some people get arrested and they don't learn. They just go right back.
>> Uh, well, I mean, I learned I learned not to sell pot again. Um, but yeah. No. So, I mean, it's it's really learning and listening.
Um, and I think it was funny because like I again, I studied got my pass all my real estate courses, which is way too easy. Real estate license should be just as hard to get, you know, your FLP license. Like, you're dealing with someone's biggest asset. You should really understand it. Not just be pretty with big boobs or really good-look with a good smile and know how to market. You should really understand it.
Um but uh you know I I think you know so I studied got my license and the day after I got my license which took me over to almost two years to get my license because of my felony. And the day after I got my ankle snapped literally like in a wakeboarding accident I tried to jump over my brother's rope. He let go of it. It wrapped around my ankle. So when I landed in the water I was still attached to the boat and it just like just just just hanging. Uh, so that's how I started my real estate career was in a wheelchair.

>> most people would just wait till they're healed.
>> Yeah. Or say, "Hey, it's not your calling." No, I I literally believed it was my calling at the time in my wheelchair door knockocking. And literally got my first listing. Cuz the guy was like, "Dude, I feel so terrible. I don't even really want to sell my home, but I will let you list my home to hopefully you get more business from it." Then while doornocking for that listing, I end up meeting somebody that was the second largest owner of a brokerage and said, "Hey, if you got this much hushel, I'll make you a millionaire. Come work for me." And I was like, "Okay, I'll come work for you." And I liked it better because I was still in my wheelchair. And I was like, "I can't keep showing homes like this, but doing loans, it's mostly on the phones on the computer even back then." So, I knew I could do that.
Um, but I did it the wrong way. like I I was chasing the transaction and just wham bam thank you mamming people. I wasn't really caring what was best for the client. I was just thinking like how do I get this deal closed? And now my second time around I knew like I got to do it where build relationships and make partnerships. Like I tell every agent it just if you just instead of going wide if you just say you know what there's a hundred people in my phone that I'm going to build a relationship with. I'm going to bring them value. I'm going to empower through education. I'm gonna stay in the flow with them. I'm going to be there for more than just the transaction. You will be do 20 to 30 deals every single year. Like like it's easy. Like I always say, getting business is the easiest part of this business.
I'm going to this year of like my coach always asked me when is good enough going to be good enough? And I would always be like, "Oh, when I do this." And then and I just kept pushing the bar because of the health issues and everything. Last year I was like, "You know what? I know what good enough is good enough." And now it's it's not the transactions. It's like, okay, now how do I help more families? And that's helping agents help more families. That's the only way to really do this. Um, so yeah, see how easy that is, folks.
So, last question. What can the Bomb Squad do for Corey now that you're you got a new lease on life?
>> So, you know, one, I mean, I think having the opportunity to to meet Yeah. get in get in the inner circle and help scale help like I'm with real coach but really help get it and make like I believe not to you know toot my own horn but I believe there's a bunch of knowledge up here that's like really powerful and can be really powerful but it's how to get it out to the masses and how to get it out in a way that people understand it and then can go apply it. Um I don't manage people well that's that's a true thing. Um, I think I inspire people well, but I don't hold people accountable well. And I think that's what would be needed to really scale this thing. Um, other than that, just being on the podcast, I think we'll

Um, and it's usually like a 60 to 90day turnaround and it's straight interest. So, we charge the 12% whether you use it for 90 days or a year, we charge that same that same uh straight interest. And same with the dream home program. Like we want people to come in that have experience with flipping homes and doing quality work because you're flipping it for the end use buyer. That's who your actual client is now instead of you know yourself being the client. Um but they they make 25% on their money. And usually a flip I mean you can do it in 60 90 maybe 120 days if they're asking for a lot.
