Curative Title Explained How to Make $100K+ on Every Deal!

I'm going to make over $150,000 on this deal right here. I'm buying it for $3,500 and I'm going to put it on the MLS for over $200,000. That's almost a $170,000 profit.

And the reason why I'm able to do these type of deals is because I'm not wholesaling. I'm doing something called title curative. And what I'm going to do today is show you exactly what is title curative and how you can start doing these deals today using one of the oldest yet newest real estate investing strategies.

Now, this is not wholesaling real estate. Now, I used to be talking a lot about wholesaling real estate. That's how I primarily make most of my money. But most of my deals that I make over $100,000 on are title curative deals. So, less than probably 5% maybe like 3% of all my real estate deals I do are title curative, but almost 20 to 30% of my income comes from title curative deals.

Now, the reason for this is because the sheer amount of money you can make on these deals. Like this is a deal right here, right? Where we just signed a deed to actually own the property on April 20th. Now, this is takes a little bit of time to edit this video, but basically see here I took this over for $3,500 to own this property. Now, I'm actually owning only half of her property. And I'm also getting the other interest from the other person, which I'll explain how that works. But pretty much I'm buying the property for $3,500. And this house is currently estimated to be worth over $200,000 on Zillow. I don't want to give the address out because this is actually one of my favorite markets right now. But by the time I do my pump launch, which you'll see on here, I have all the addresses out there. But the reason I'm showing you this is how important title curative is and how much money you can make from this.

Now, you might be like, "Okay, Zach, what's going on here? What is title curative? What's the difference between this and wholesaling real estate? And how can I, specifically you, make hundred thousand dollar plus spreads on these real estate deals?"

Now, most videos I you on title curative are super boring and super redundant and honestly they're all pitch fest to go out here and sell you some 30 or 40 thousand dollar program and they're all very vague on the information. Not everyone but what I've generally seen. What I'm going to do today is give you none of the fluff and just show you the information so you know exactly what you're getting into.

So specifically what we're talking about is called title curative and you've probably seen this name kind of turned around. It's kind of weird I don't understand why. Some people call it curative title, title curative. The reason why I call it title curative and not curative title is first and foremost I've been doing these deals for over six plus years and my dad Rick has been doing these for over 20 plus years. And before everyone online started talking about title curative deals, well they all call them curative title deals, I just knew this process as title curative. And the reason I knew this process as title curative is if you look up title curative online, these are going to be a bunch of lawyers, you know, title curative action. Title curative, title curative, escrow title curative, title curative, title curative. So all the YouTube videos say curative title but if you look at mortgage companies, like this mortgage company is looking for a title curative specialist. All real estate professionals and lawyers and jobs in title companies to go cure title is called title curative. It's actually kind of hilarious. Even the US government has a job called title curative. Literally called title curative.

Now if you look up curative title, there's a lot more explanations but most of them all legally when they talk about something like a real lawyer, they all call it title curative. What I want to do is give you the legal definition and the actual like exact definition of what title curative is. So first and foremost this is straight up from Barnes Walker which is a legal glossary. This one's actually called curative title. You know what? Maybe it is curative title. I don't know. But if I look up title curative, it says title curative action. See that? They've switched the definition on me. This is great. Okay. Title curative action refers to the legal or administrative steps taken to correct defects, errors, or irregularities in a property's title to ensure it's clear and marketable. These actions are necessary when issues arise that could affect ownership rights or the ability to transfer, sell, or finance the property. That is one of the most boring things I've ever heard.

So, the exact definition of this is a lot simpler. What title curative to me is going after properties or specifically deals that can't be sold traditionally because there is a title issue. And there has to be a person to go out here and cure that title issue. So, it's title curative.

Now, you might be like, "Zack, what in the world is title? What is a deed? Why are you talking about these crazy things?" It's actually pretty easy to explain. So, in real estate, there are two things. There's deed and there is the title.

Now, a deed is a document and this document shows what we call, I'm going to put this in red, proof that someone is the owner of a property. So, a deed is right here. It's called the deed. And the last guy who owned it signed it to the next guy. And it says that Zack Gin is the owner of the property. So, for example here, on this property, the seller deeded the property over to me with a warranty deed where we'll get into that, to me and my company. So, it's basically a receipt or a document showing who is the lawful legal owner of the property.

Now, a title, a little different than a car, is what I consider a theory or a concept. The way I like to describe it is, is something wet or is it not wet? I know that sounds really weird, but it's just a theory. And it's the theory or concept of who is the owner of the house. Now, you might be like, "Zack, these are completely the same thing." No, they are not. They're completely different. What I mean by this is, a title is a theory. It's not a tangible thing. Is Is this phone wet? Most people can agree that it is not wet. Now, if I dump this thing in water and ask people if it's wet, yes. It's pretty much most title for like 99% of properties. It's very much cut and dry because most people, and specifically a judge, can go look at the deed or the document and the history of the document and the chain of ownership to make a determination of who has the title and who's the correct theory of ownership of a property.

Now, it kind of gets into a theory into actual reality when you get into lawsuits and court documents. I don't want to get into that right now. But, for most cases, title's very clear. The house got built and a builder owns the property. He deeded that over, which he signed the deed over to me who bought this new construction house for me and my wife and kids to go live in. We live a nice happy life. Now, once I'm 80 years old and I'm going to retire to Florida to go live in my nursing home, I'm going to put my house on the MLS and when I sell it, I'm going to deed this house to another nice couple in their 30s with kids. And the theory or the concept of who the owner's really easy. I was the first guy to ever to own the property, and then after 50 years, I sold it to this guy, and it's pretty simple and easy. The theory concept is really easy. I think we can kind of conceptualize that very nice.

Now, the real question here is let's say I died and then my wife died a year apart from each other and we had no kids. Okay. Well, technically, we have a deed here and it's pretty clear that Zach's the owner, but here's the issue. Zach and his wife died 3 years ago and they have zero kids. Who's the owner of the house? Well, there's a lot of laws, laws of succession, if there's no will or will. I don't There doesn't really need to get into this concept right now. But, usually it goes to the next of kin. So, it depending on the state, it could go to my nephew, it could go to my sister, my brother, my dad, my mom. There's so many different laws of where it would go, but technically right now, who owns the title of the property? I It's kind of all over the board. You could kind of say that maybe my brother owns it or my sister, but every state's a little different here.

Say I knock a girl up who is pregnant in Thailand, and now that kid's 30 years old and he wants part of the action and he says he's the known owner, and there's no paternity test because I'm dead. Oh my goodness, there's like four different people claiming to be owners of this nice beautiful property. Well, the theory or concept of who the owner is is a little messy. Well, we don't know. Now, there's clearly a document showing that Zach who died is the owner, but the theory or concept of who is the owner is a little jaded or clouded or maybe the title is a little clouded or messy. The point here is there is a big issue. The title is not clear. And specifically the chain of title has been broken here.

And this might seem like an absolute mess. And why this is a mess is maybe, you know, Zach's sister answers like a cold call that I did saying, "I'm looking to buy properties for cash." And she says, "Okay, sure. Right here, I'll sell my brother's house who died. Let me just go sign a contract. The house is worth 200k." And she negotiates for 160 thousand dollars to sell the house. And she's like, "Okay, cool. Uh I want to go get paid in 1 month and I can go out here and get filthy rich and make 160 grand because, you know what? My stupid stupid mom, who she might think her mom is really dumb or whatever, I don't want her to get any of this 160k. I want it all to me, right? So, she signs it with a wholesaler thinking that, yeah, you just give me 160 grand. Hopefully no one knows about my mom.

Well, guess what happens? This contract goes to a title company because all most these transactions go through a title company and the title company issues title insurance because what if I'm the buyer? Just think like you're buying this property for cash cuz you're buying this as a rental property and you bought it for $160,000. But what if the mom was the actual rightful owner of the property? Well, the mom would sue me and sue the sister and a court would probably find the actual title of the property, the rightful owner, the heir to this house might be only the mom. Well, guess what? The title will get moved over and the mom would own the property and I would be out of $160,000. Now, I could probably sue the sister for damages and all that but like this is why we have title insurance because just in case the chain of title's not good or there's some issue, the title company issues me an insurance policy just in case the title's all screwed up and there's some sort of issue or claim. Because if you put all your money into a house and you actually didn't buy it from the rightful owner, you technically bought a stolen house per se, you're out all of your money and it could take a very long time to get it back. So, that's why we have title insurance and title companies.

Now, title companies kind of act as third parties now through the whole transaction and they're pseudo transaction coordinators but pretty much what you need to know is a title company is not going to let you sell the property and issue a title policy on a really bad title messed up deal. Why? Because if the mom is the rightful owner, the title company's going to do a quick preliminary check to see who they roughly think the concept of the owner is and if they find they think the mom is actually the real owner or the real heir, guess what? They're not going to let this thing close and no title company's going to let it close because they know for a fact this is going to trigger a $160,000 claim which is super expensive and if you know insurance companies, they don't ever like paying people out. So, this title company will say, "No, we can't close it." And for most wholesalers, you've probably dealt with transactions like this where the title of who's the owner is all messed up and they're like, "Dude, you need to do a summary of administration. You need to go file a probate. You need to clean this up. This is all screwed up. We don't even know who the right person is and maybe the sister might want to go file a summary of administration and a probate and talk to a lawyer, but guess what? She might not have the three or four or five grand to go out here and file a probate or do the legal document."

Now, again, I'm being very vague here and I'm not trying to be very specific or give you legal terms because honestly, every state is very different of how they all work. Cuz I'm not getting specific like this is Texas and you need to do an affidavit of heirship or summary of administration and all this. I'm I'm not getting the legal like legalities of this because honestly, it's way too confusing for anybody on YouTube right now. Let me just give you the answer.

What I try to do is I actually go after these type of deals because no wholesalers want to go deal with these things and I kind of make an informed decision of who is the actual owner on title. I sign an agreement to go buy the property from them. I give them a little bit of money. I cure the title and then I'm now the owner and I go sell it and make big profits.

Now, the big important part of this is on a deal like that, right? I will go out here and I will find the messy title, that deal. I will determine if it's good or a bad deal. Then from there, I either won't go after it because I don't think the title's messed up. It's actually pretty clear title or if it's bad title, I will go reach out to the who I believe is the right person, who I believe is the right heir or heirs. I sign an agreement and this is very important. I go and pay a lawyer to cure and clean the title and then I am the owner and then obviously, I profit, right?

Now, the very important part here is guys, I'm not a lawyer. I am by far the utmost pure title curative expert in the entire world even though I make more money than most of most people that claim to be. And this is because I leave the curing part to the lawyers. If the lawyer says, "Hey, after my experience, you probably need to do a summary administration." or "From my experience, you need to go do this." or "My experience, you need to get this document notarized." or "My experience, you need to do an affidavit of heirship." "My experience, you actually need to go out here and do a deed and not an option." or "From my experience, you need to do I just let the lawyer, who is the actual like lawyer, tell me what to do.

Now, here's the issue. To cure title, and this is the biggest issue with title curative, it's going to cost between $7 to $15,000 in lawyer's fees to go out here and clean a really bad messed up title deal. Now, you may be like, "Well, Zach, I don't have much money. Like, I don't have 15 grand to drop." And that's why most people don't do title curative stuff cuz it's very expensive. But, I'm going to show you exactly today how you can almost do it pretty much for free or for a very, very, very, very low cost. We don't have to go out here and spend all this money and go crazy.

You see, I'm able to get these type of deals where I'm going to make over $150,000 on one of these deals because I'm going after deals that they don't have 15 grand to drop with a real legit lawyer to go do this thing. I mean, guys, if you look at my deed here, this was prepared by my lawyer. Most people don't have the money for this. That's why there's virtually no competition on these type of deals. That's why I can make almost a $100,000 spreads on each one of these deals. And the best part about it is to find these really nasty, messy title deals. To be fair, you got to call 50 or 60 of these to get one deal. 60 calls get one deal. Holy crap.

Now, you may be like, "Well, Zach, uh uh this seems very complicated, this process." Guys, it's actually like really simple. I've been doing these deals for over 6 years. I'm actually the first person ever on YouTube to do a title curative deal. I'm very proud of. So, for example here, over 5 years ago, we released a video called the $500 creative finance deal. And I actually didn't know it was called title curative. We just called it creative finance cuz I was I was trying to get views on YouTube. Uh but, pretty much we found this mobile home that the brother of somebody died. So pretty much this guy died and we reached out to the brother and we said, "Hey, can we buy your property, your dead brother's house basically?" And we wanted to write a contract for like $40,000 and sell it for like 80 or 90 grand and make like a $50,000 probate wholesale deal. Like that, duh. But the issue is the brother died and we didn't know who was the rightful owner because there's guy had no kids. He had multiple brothers and sisters that a lot of them died and then they had kids and it was like, "Who's the actual owner?" And the title [snorts] was screwed up. We signed a contract, we couldn't get it closed because the title said, "You can't get it closed."

So what we did was we gave the guy 500 bucks and we offered to just give him some payments while we were curing the title and we had an option agreement to go purchase the property if the title was cleared. And we obviously had someone in there renting the property out. So we gave the guy I think like 500 bucks a month. We had a renter in there for 1,000 bucks. And it took over 2 years to cure the title. But once the title was cured, he deeded his ownership to us and we sold it for over $120,000. This was a massive deal. So I was making money in the beginning because I gave him 500 bucks a month. I put a renter in there for 1,000 bucks while I was curing the title. Once title was cured and the lawyer said the brother's the rightful owner, I already had a option agreement signed with him. He signed the deed over to me and now I'm the owner.

Now you might be like, "What if he decides to screw you on the deal deal and not sign the deed over?" Well, there's some special title curative stuff I know that makes sure that doesn't happen. But the really cool part here is we did this deal over 6 years ago and my dad Rick's been doing this for over 20 years curing title. Pretty much what he He's He just used to think they're called probates where the person died and he didn't know who the heir was. So he just signed an agreement to go purchase the property from the person, basically their interest in the property for being an heir. Then he paid a probate lawyer a bunch of money to clear the title and then they deeded it over at closing. Basically curing title. He's been doing this for over 20 years. And we really didn't know what is called title curative and we all we just pretty much pulled the probate list and just called high equities and found these deals. But we got very good the past couple years finding these specific deals out like pinpoint sniper. And that's how we're able to do this really well.

Now, you might be like, "So, how do I do this on like a really low budget? How do I find these deals?" And specifically, Zach, if this is such a secret niche for you, why in the world are you teaching me this for free? Pretty simple and easy. Number one and always number one is I just want to do these deals with you. That deal where I'm making over $150,000, this was a JV deal. This was a guy that I taught how to do title curative and he sent me the deal. Because if I could teach over 500 to 1,000 people how to go after these deals and you all send me the deal and I fund it and we split the deals, I make a lot of money, millions and millions and millions and millions of dollars. That is legit the entire point here.

So, the process again is really simple. You find messy title properties, you figure out if the title's messed up or bad, you reach out to the right person, you sign the agreement. And honestly, if you go to your entire city or county, you probably have 70 [snorts] phone calls at most to make to go get one deal, which is insane. And there's multiple deals per month in your market and no competition.

So, how in the world do you go out here and do these type of deals? Well, I have a specific method to do title curative deals and you probably heard me say it a couple times hinted before, but it's pretty much an acronym. It's kind of like burr, I guess. But it's called pump, p u m p. Pretty simple. If you want to do title curative deals in 2026, this is literally the only way to go out here and do these completely for free. It's called pump. That's why I literally coined the phrase pump. Pump stands for pull, underwrite, market, and profit. Pretty simple. Like basically what you do is you go out here and you pull basically lists, which I'll show you today, lists of properties that are most likely to have messed up title. And then what you do is you take those lists and you underwrite it, right? You do some research. You do some research to figure out which ones are messy titles and which ones are good titles, which is technically bad. And then from there, you market to the messy titles by either calling, texting, whatever you want to do. There's some other methods. And then from there, you find somebody that wants to sell, you send the deal to me, we cure, and we make a profit. We sign a 50 We sign a JV agreement together, and we do it. The cool part when you send it to me, I will fund the deal myself. So, if it's $5,000 to give to the seller and then 15 grand to lawyer, I will fund it all myself. If we have to go put it on the MLS and fix and flip it, I'll fund 20, 30,000 of my own renovations cuz I'm a multi, multi, multi-millionaire, so I have lots of money, which is true. I just want to make more of it. I'm Mr. Moneybags over here, but again, I'll fund all of it. And the reason you can trust me is I've never screwed one person on a JV deal in my entire life because I have a perfect reputation on JV deals, which means if I go out here and have a $200,000 deal, I'm going to pay you on our agreed JV split cuz I've never screwed a guy ever. And if somebody And if I signed a JV agreement with somebody and you found out I sold it and screwed you on the deal, you can make a video and destroy my reputation. I make millions of dollars a year doing I make millions of dollars a year doing JV deals. Why would I screw somebody up and destroy my reputation because screwing you out of a 100 grand of real estate deals is going to stop me from making millions of dollars. That's just a bad business idea. So, you send the deal to me, we fund it, we cure the title, and then boom, we all profit and make money together. This seems like a perfect plan.

So, Zach, what list do I pull? How do I research? How do I reach out to these people and how do I profit? Well, I have good news and bad news. The good news is this can all be done in under an hour, and you can find these deals really fast, really easy, and pretty cool. Now, I actually did a beta program for these title curative deals over 4 months ago. And pretty much what I said is, "Hey, we're doing a secret method. It's not wholesaling. It's not PPL. It's something very, very, very secret. And these deals hit our desk at 60 to 100k spreads. It doesn't cost really any money to start outside of just paying the software, outside of paying for the community. And pretty much we're going to do this for 3 months with nobody else joining. We'll do the JV deals with you. And just trust us, bro. We'll get you rich." I know that really wasn't like a good sales pitch, but we had over 1,000 people sign up. And the results were absolutely incredible. So, over seven figures of JV deals actually done through our little beta program we had where we taught people this entire method. And it was absolutely insane.

Now, the really cool part is we actually didn't tell anyone that this came with a software included to do this. But pretty much that was what it is. So, basically I actually have a community for curative title. Before you say anything crazy, I will always teach wholesaling real estate for free. The reason wholesaling real estate is for free is it costs no money to get started in wholesaling real estate. To do title curative, it's actually costs money to go right here and do it. And let me explain exactly why. The reason why it costs money to do title curative is the lists are actually free. The marketing, you can call for free. The profit, I mean to JV with me is free cuz I'm funding it all. What's the actual expense with this? Well, the actual expense here is the underwriting portion. This is the part that can't be free. The reason is to research if a property has a messy title or not is actually very, very difficult. And the reason for let me explain. 95% of title curative deals, like once it actually close and they're over 100k spreads, they literally only have two factors. I know this sounds in crazy. So, let's talk about the list really quick. They only have two factors. There's only two criteria's to figure out if a deal is going to be a really, really good prospect. One out of 50 ends up being a deal. and it hits these two criterias. You know what it is? Number one, it is a tax delinquency, which means the person didn't pay their taxes the past year or year before that. And number two, that the owner is dead. That is it literally. And basically what this means is the owner died and no heirs stepped up and started paying the property taxes because there's really nobody knew they were the even heir of the property. So, for example, if dad dies, the son or the only son, maybe they're only child, or probably pay the property taxes and file a probate to get the property themselves so they can sell it, right? There's an actual like real like heir that cares about the property, that pays the taxes. Cuz if they don't pay the taxes, then they're delinquent and the property can get auctioned off or something worse. What we find is when somebody dies, it doesn't automatically mean it's a title curative deal. But it if it if they're dead and after a year or two, no one pays the taxes, I don't think there's anyone taking care of the property. Usually something's messed up on the title. I've seen deals where basically the heir thought he was the heir, he paid the taxes, he wrote a contract to sell it to a wholesaler or on the MLS, and the title company said, "No, the title's not clear. You might not even be the actual owner. We don't know yet. You have to have to file this with the courts." And he said, "Oh, I'm done." And he doesn't pay the taxes anymore. And the other person didn't know they're the heir, or maybe the son or there's like 1/4 of heirs. Sometimes if someone dies and there's like four kids and one of the kids died, but they had six kids and like there's all divided, one's a minor, one it's the title make it's really messed up here. The one person can't sell on their own. We have found these messy title deals having these two criterias.

Now, it's pretty easy to pull a tax delinquent list. I've been teaching this for over 10 years now. You can pull it straight from the county. The The county tax collector actually has this list. You can pull this list, and it's really easy to find this property list. What's very difficult is figure out if somebody is dead. Unless you're Unless you're like a prophet or you can talk to like angels and the Holy Spirit. It's very, very difficult to figure out if someone's dead or not by just thinking about it, right? And don't do the Holy Spirit joke. Unless you can get connected with the man above, it's going to be very difficult to figure out if somebody's dead or not. It's not like you can call them up and they don't answer and say, "Oh, that guy's dead then." It's actually kind of difficult to see if someone's dead or not. Now, obviously there's a couple ways you can search online, you can see if someone's talking about them, you can call the brother or sister to figure it out if they're dead or not. But usually it it's very difficult to figure out if someone died. And especially at scale because you got to remember, if you pull a tax delinquent list, there might be 5,000 people on that list. So, what are you going to do? You're going to call everyone and then everyone that doesn't answer, you're going to do deep research on let's say you call 5,000 and let's say 1,000 pick up. So, then now there's 4,000 tax delinquents that didn't pick up. Are you going to actually go out here and spend 2 minutes per record to figure out if the person died or not? That would take around 133 hours. I mean, that's it's almost 30 hours every single week to go out here and physically look online to figure out if somebody died or not and hopefully it's online. That's like brutal. And most people don't do that. And online searching isn't that accurate.

Now, there are ways to figure out if somebody's dead or not. You can actually do a TLO report. The issue with the TLO report is it costs between 20 cents on average to go do that. And the TLO report will actually tell you based off the Social Security Death File Master Index if somebody's dead or not. Now, the problem is at 20 cents each, that's going to run you about 800 bucks. Actually, got to do on 5,000, probably over 1,000 bucks every single month to TLO this list, which is like super expensive. So, what we did is we actually made a software that helps you organize the pump method really well. And my favorite part is it actually tells you yes or no if the owner on record is dead or not. So again, if you go back to the pump method, you pull the list into the software. The software tells you if the person's dead or not. It ranks it from A, B, or C, which ones you should be going after, and then you reach out to the ones that are A or B ranked, get your title curative deals, send it to us, and profit. Like makes it really easy.

So, we call this community pump, and pretty much what we do, it is a community and proprietary software. It is not wholesaling related. It's the only title curative software or curative title software literally out there. Nobody else has a title curative software. And pretty much what it is, you get inside the school community. We actually have daily coaching calls in here. You can actually message our pump coaches. So, this whole community was created by me, my dad, Corey Whitley, and Evan Hamilton. So, all four of us, we all love doing title curative deals. And I think Corey and Evan are probably one of the best title curative people on the planet. I'm actually really good, too, but like they're really, really good. And all four of us came together to make this community over 4 months ago and put it in a beta. So, you can learn exactly how to find and do these deals. But the problem is it was very difficult to do without a software. So, we developed the software over 6 months, and we're the only software in the real estate space to actually figure out if somebody's dead or not like really accurately.

So, how it basically works is you get the community, you get the daily calls, you can message our coaches 24/7, and you get a login to our pump stacker software. So, this is basically what our pump stacker looks like. And pretty much how it works is it's basically a title curative CRM that has data included. So, what I mean by this is the pump stacker just shows you and gives you a journey of going through the pump method, so you can go out here and get a title curative deal. So, pretty much how it works is you got all your property records right here. So, all the property records you have that you logged in. So, you got all your properties here. You can filter, you can tag, you can export it to a dialer. You can do your statuses. It's pretty cool.

So, you start it with P pulling list, right? So, basically, you can add your links here. So, if you want to go pull a tax delinquent list, you go find where the tax delinquencies are. Our pump coaches will actually give you the exact link of how to pull a tax delinquency. It's also in the course. And then you put the link on there, so you never forget it. So, if I were to do St. Lucie County, for example, I would have find the tax delinquent list in St. Lucie County, go to the St. Lucie County tax collector. I'm going to go to search records, run a report, I'm then going to go to real estate, I'm going to go to all delinquent taxes, and all the delinquent taxes. Let's say I want to go for like 2 years ago, 2024, it can pop up right here. They all pop up right here. I can download on a CSV, right? This person right here, specifically, has unpaid $37,000 in taxes, $6,000 in taxes on this address, right? This is how I can export this data, but if I want to keep that link, I'm going to copy the link right here. I'm going to put it in the pump stacker. So, this is Florida, this is St. Lucie County, St. Lucie County tax link, and I can favorite, set as my default for the county, and boom, now I have the link here. I can click it whenever I want, and boom, I can go out here and open up the list, right? So, now it's stayed on there. So, if I want to re-pull the tax delinquency list, for example, in Florida, they actually all pop up there, which is really cool. So, you can do that if that's a specific link you have. Now, really, we actually have all the tax delinquencies for you if they don't have it. So, for example, if you're in Georgia and you want to pull a tax delinquency list in Bibb County, we just show you which counties are good or not. You literally click it right here, and the Bibb County tax collector pops up right here, which is really cool. But basically, if you have like a specific link, you can do it your own research on here for probits and everything. All you do is basically import the property, and you pull your liens, your pre-foreclosures, all your county data. And what you do is you go next here to underwriting, and you basically do what we call a death scrub. Now, how the death scrub works is you import all your data, you can literally press it right here, you can scrub as many properties as you want, and then you press Q death scrub. And what's going to happen is it's going to go out here and figure out if the person's dead or not with a live hit. Now, I'm not going to give you our secret sauce, but we can figure out if someone is dead or not and give you the date of death and everything on here, which is pretty insane. And once they find a possible match, like right here on this property, for example, 1219 Tuley G, if you go to death scrub right here, it's finding that today we figured out that this Michael guy is who is the owner on this property, right? He's possibly a dead person, right? There is a Michael Zingari who lived in Melbourne, Florida, and this guy owns this house in Melbourne. His name is Michael Zingari, but we saw a Mike Zingardi. And it's saying here that this guy passed away in Melbourne, Florida, right here. So, what we can do is we can actually be like, "Okay, this is something we got to look into." So, maybe you want to look up this guy online, and we see he actually got cremated here. It's actually pretty obvious he got cremated. And it says he actually passed away literally today. I mean, guys, this is insane. You confirm he's actually deceased. And what happens is you get thrown right in here on the deep prospecting, and pretty much you start you go down the pipeline to go reach out to these people to see if they actually want to sell the property. So, the marketing part is the pipeline. You reach out, you call these people. And then from there, you submit the deal to us. You submit the pump deal, and you get a profit. So, it's really cool is you can pull like 2,000 of these properties. You can pull like 5,000 of your tax delinquent list, import it in, and then you're going to go to the death scrub category, and then scrub all the properties to see if the person died or not. And if they are dead or a possible match, you figure that out. Once it's confirmed, then you reach out to these specific people, and one out of 50 ends up being a really good deal. Which means you don't need to put too much marketing. I mean, 2 hours, I mean, maybe 5 hours a week at most, and you make insane profits. I mean, we have another deal right now where we're buying the property for I think $75,000, and we're going to list it on the MLS for 350. Like, we're probably going to put 125k, but it's going to be one of the biggest deals I've ever done in my entire life. And you may be like, "Oh, Zach, why are you making all this money?" Well, it's cuz the title's messed up. It's like buying a car without a deed or title or don't ask me. Just buy the car. Okay. Well, it's going to be cheaper. Same exact method. And most people are like the title's messed up. I don't know if I'm there like they just take care of it and get rid of it for me. That's exactly how we make money here.

So, title curative is probably one of the biggest new things publicly going out there. And honestly, I haven't really been public about title curative for a while. I've been very quiet over the past three or four months on this. And the reason is because I've been developing this debt scrubber for a very long time. And now we're able to do it. And then you need to do it yourself and you need to fund the deals yourself. And you need to pay for the skip tracing. And you need to figure out if they're deceased or not.
