So, in 2026, if I had not really any money and it was just me and I had to go out here and make $25,000 a month, I'm going to be showing you exactly what I would do step by step to make 25 grand a month solo. No VAS, no team, just a one-man wrecking crew.
Now, honestly, you don't need to go out here and have a massive team or all these members to go out here and make a lot of money wholesaling real estate. All you really need to do is have yourself a sniper approach and an actual dedicated like just plan of action for you to make a ton of money.
You see, I was 17 years old, made about $25,000 my first wholesaling real estate deal and it changed my whole life. It absolutely changed everything for me. And what I want to do tonight is really break down live because obviously we're live here on how I would do this all over again. How I would build this one-person $25K a month wholesaling real estate operation directly from scratch.
I know there's a lot of questions of, you know, Zach, what about this? What about this? What? Guys, we're live. So, if you got to make 25,000, Oklahoma, California, Oklahoma, Orange County, Georgia, Raleigh, Jersey, Oklahoma, Prosper, Pennsylvania, Indiana. Awesome. Okay, we got everyone ready to go. So, if I'm starting out no money and I'm solo, you know, I wouldn't freak out. I don't think you need this massive team. And you got to remember, you're making a lot of money in wholesaling real estate. Like, when we're talking about $25,000 a month, it's just one wholesaling deal. That is it. One wholesaling deal. And it only takes one wholesaling real estate deal to completely change your life. That's all it takes. And so I I think we got to really understand that it's only one deal. It's all we got to do. One deal. And if we can pull like there there's certain list only takes two or 300 sellers and you get a wholesale deal. It's pretty simple.
So we got to break down this whole wholesaling business and really condense it into some really simple bite-sized pieces, right? You know, uh, one of my favorite sayings is, you know, how do you eat an elephant? You know, if someone never heard the saying, they're like, what do you mean how do I eat an elephant? One bite at a time. That's how you eat an elephant. And getting a wholesaling real estate deal might be confusing. It's like, how much do I offer? What kind of list do I pull? H, what's the script I use? And there's all these different questions. When honestly wholesaling real estate I if I could break it down to anybody and again like even making 25k a month we could break this down really simple really easy okay when I break it down I I make it simple okay wholesaling real estate I know there's a lot going in your head your your your your mind is a storm right now but if you can find finders number one if you know how to find sellers write a contract okay write a contract and and sell the contract. Okay, that all equals 25k a month, guys. You don't need a software. You don't need a fancy system. You don't need any anything else. If you're just watching this, you're going to make 25K a month. One person, and I'll be honest with you, okay? And I'm going to say this really selfishly as a guy that makes millions and millions and millions of dollars every single year. Uh I you know I I got the business down to like 15 hours a week and then obviously I started X leads and I started probably the one of the largest uh title curative operations in the entire country uh and all these different you know hands and everywhere right uh I'm back to like 45 50 hours a week probably uh just working in general now which you know I don't think it's bad I I don't think that's bad but like you know going back to 40 45 hours a week I mean I decided I want to make millions of dollars every single month. I was kind of, you know, there's only so much anime you can watch, man. So, you know, back to making millions of dollars every single month. Still watching a ton of anime. Dragon Ball. I'm going through Dragon Ball Super right now. Dude, insane. I just went through the Tournament of Champions or Power. Wherever the one Zenu stopped uh that sick, but basically, you know, 40 45 hours a week, it's not not too bad. But I'm really jealous because honestly like looking back, you know, now now I'm married so obviously I got people to take care of now. But like dude, like man, there's there's there's this little voice in the back of my head, you know, it's like the reverse Green Goblin. It's like, man, you you legit I legit could work about 5 10 hours a week solo in Fiji. You know, you know, another version of myself single. Uh, you know, Fiji, Bali, you know, five hours a week wholesaling real estate with VAS, just solo by myself. I I there's a version of me that works just five hours a week just doing nothing all day. A little bit of wholesaling here and there, but like, man, holy moly, man. That that that version of me if I was if I was a lazy bum, man, I'm telling you that's probably what I do. I'd work like 5 10 hours a week. I'll show you what I would do. Uh, if I only had 5 10 hours a week and I was just a lazy bum after, you know, getting a wholesaling real estate deal. But, you know, making man, I sound like a jerk saying this, but I'll just I just got to tell you the truth, guys. Like, making $25,000 a week, sorry, $25,000 a month is easy. A week's a little more hard, but like $25,000 a month, it's a simple operation. It is a really simple operation. It is lists in, leads out. That's the business. Okay, that is the business.

So, if you want to think about making this operation, divide it into three specific sectors. Okay? Number one, finding motivated sellers. Number two, writing contracts. And three, selling the contract. $25K a month right there. Now, if you're watching this and you're like, "Well, Zick, well, what about the offer calculation and how do I talk to the sellers and blah blah blah?" Okay. But hey, hey, you are overthinking this. I promise you, you are overthinking this. How much do I have? Just write a contract, bro. Write a contract for the lowest price you can. But where do I find a buy? It's all in the course, dude. Zillow, X leads, Facebook groups. It's all in there. You can JV with a million people, dude. It is literally all there. How do I find sellers, bro? How many times do I talk about pulling less? We're going to get in details today cuz obviously everyone wants the gory gory details of this. So I I I'll be breaking down the details. But I just when I give details and you start feeling overwhelmed, I I want you to understand this. Okay? I really really really need you to understand this. But it comes down to these three things. Finding the seller, writing the contract, selling the contract. If you just focus on these three things, it's all you got to do.
So this business is honestly like I said it is a machine okay it's a it's a magic box okay where it's a list in pow leads out and then leads equals money that's wholesaling real estate baby so if you want to make a marketing machine Okay, if you want to make a marketing machine, that's the lifeblood of this business. It's all marketing. Marketing is 80 90% of wholesaling real estate. If you could focus on marketing, that's all you need to focus on wholesaling real estate. But it's all about list in leads out. Listening, leads out. So if you can put the right type of gas I, you know, call it gas in the tank and the marketing is exactly your calls, your texts. You can even get in reverse trying for dollars if you want. You're reverse trying for dollars. What these three things starting out, right? You can go out here and get leads out. That's it. It's a simple business. You throw the right list in. You do the marketing the right way. Leads pump out. That's marketing 101. So if if anyone tells me, "Oh, but sick. Oh my gosh, Zick. How do I get leads?" Okay, this is how you get leads. Leads equal money. Okay, Annie Joshmo off the street. We You all know exactly how to talk to motivated sellers. I teach in free.com. It's all in there. But just think about it. If you want to run a business to make 25K a month, you just got to focus on listing leads out. Listen, leads out. Listen, leads out.
So, if there is something in your marketing, if so, if anyone here watching this is saying, "Zack, I can't find sellers. I can't get deals. I I I can't find leads." Okay. Well, what's breaking? Is it the list that is breaking? Is it your marketing that's breaking? Or is it just your qualification that's breaking? For 99% eh, I'd say 90% of people, your main issue is actually the marketing. It's not the lists. You're not even getting leads. it the marketing is going to be your main issue. This is the reason why you're not getting any leads and not getting any deals. Okay, why is that? Again, it's because you are not putting in the special sauce that pushes from there's a magic lever, okay, to turn lists into leads. How do you turn a list into a lead? You have to go through marketing. And marketing, I mean, to be honest, like a lot of people want to call marketing like it's marketing, it's called, it's not really. It's to be fair, it's not even marketing, it's time. I like a lot of people like we call the your marketing channel the calling and texting. You know, calls and text is converting, but honestly, it really boils down to time. How many how much time are you putting in on marketing the list? For most people, that's the main issue. That that's the cause of your problems. That's why you're not getting anywhere. It's because you're not putting enough time into these calls, the text or the reverse shrine for dollars. That's most the issues. Now, what's time? You might put three or four hours in for a day, but you're not doing it every single day. For for the vast majority of people, and it's not crazy. If you put 10 hours a week into calling the right lists, dude, you're Gucci. Like, you you have leads, you have deals. I love it when someone tells me, "Zack, you know, I had a guy on, you know, TikTok complain to me." Like, "Oh, you know, wholesaling is a lot more work than you say." What do you mean? Oh, it's more than it's more than five hours a week. Bro, you spent I'm like, "Dude, you've spent more time on your Safari incognito tab uh this week than than you did co- calling, homie. Uh, you've spent more time doom scrolling on Instagram uh than you ever have coal calling." Like, dude, if I could look at anybody under the age of 20, and we love our young hustlers out here, okay? I dude, I love the young hustlers. If you're 19, you're hustling, doing deals and wholesaling, bro. I I commend you. You go, bro. I love it, dude. You are the few, the proud, love it. But I would tell you, the majority of people watching this at 19 years old, okay? If you're 19 years old and you're not getting deals, you probably are six six to seven hours a day. Okay. Watch. Yeah, exactly. Watching girls twerk on TikTok. Okay. That's just the truth. All right. I Dude, this young generation's cooked. If you can get out of the matrix and actually start getting whole thing, you're going to be great. But like the majority of you guys, and I could say 67 because today is 67 day, by the way. Don't tell your kids. Basically, you guys, that's that's how many time how much time a day you spend just absolutely doing stupid stuff. If you put that energy into cold calling, I I promise you, your life will be changed. Your your complete life will be changed. And so, if you could put 10 hours a week just randomly cold calling, just just straight up calling the right lists, you're good.
So, we got to boil this all down. We we got to get in the details of each thing, but let's get in the details of all the stuff right now. Okay? So I don't want to get into you know list in leads out right now because the truth is we gota we we gota first talk about the market. Okay so let's talk about markets for really quick. What I found is let's actually list our part of market. So we we'll talk about that. Okay. First and foremost 10 hours a week is super cat. Okay. Why in the world do I have these people without any names at all like talking smack? This is just insane. Okay, let's I'll talk about this really quick. 10 hours a week. 10 hours a week. 10 hours a week is cap. M Tyler M.TV 954. Okay, I promise you. I'm just telling you the truth. Again, I I've not found a hater to prove me wrong yet because they all ain't getting deals because they ain't following what I say. Holy moly, man. All right, back to what I was saying. Markets.
So markets are the type of areas inside the list. What I could tell you is if you're in an area there's over a 100,000 people in the county, which people in the county and the median home price is under 500K or below according to Zillow, you are in a good wholesaling market. That is a list that looks really good. Awesome. Now the next question is what type of list? What type of list should you be going after? That's another great question. What other what is the type of list we should go after? Well, it's government lists. Pretty simple. Government lists. Specifically, if we're going to do a hierarchy chart, we're going to do probates, tax leans. I mean, they're kind of different everywhere. Then I would put the tax delinquency list, code violations, pre-foreclosures. We're going to add water shut off. We're going to space the fire damage property list. Afflictions and just leans in general. So I if you're somebody who's watching this, if you can get in a market that hits this criteria right here and then you start going after these type of lists, you're good. Now the question is before M do I don't do deals, M.CAP cap telling me on here. And by the way, bro, I'm not mad at you, but I'm telling you, you can't say I I cap without me asking you, "Okay, well, show proof." I show me guys calling probates 10 hours a day getting deals, man. Like, it don't happen. Holy moly. So, again, like I said, everyone got excited when I said 10 hours. If you are coming to me and say, "Zack, I don't want to spend too much time, but I want to get a deal." Okay. Well, here is our list. Okay. Okay, we'll make it blue to make it a little easier. But if you want to start from the top, this on the top is the least amount of time to put in per week to get a deal. I would be I'd tell you you need about 10 hours a week of cold call and probates straight calling to get a deal. If you know how to skip, trace, reach the airs, 10 hours a week. That's what it takes on average. Okay, it's a lot more calling than I honestly can see right now. I I probably say it's a little more calling than it probably should. Uh, but to be honest with you, I would say 10 hours is probably all you need. Now, tax leans, tax delinquencies, really depends the owner's alive or not, you're going to be roughly 15 25 hours. You got to you're roughly about 30 here. Pre-foreclosures, you got to text these. So, I'd probably say about 2,000 texts. I'm not going to say tell you to cold call pre-foreclosures. What are shut offs? I mean, dude, like probably 12 hours. It's just hard to get that list, but if you can get that list, it's Gucci. 15 on the fire damage property list, you're probably at I'd say 25 for evictions and leans are 40. So, it depends how many hours of actual cold calling. And by the way, guys, 10 hours of cold calling is rough. That's like two or three days. Just going to be like completely transparent with you. Like, it's 10 hours of cold calling is a lot. I mean, five hours is brutal. Okay, I I'll I'll tell you that it's a lot of work, but if you want to talk about just wholesaling real estate, like specifically, this is how many hours it takes to get a deal doing this. Now, for a lot of people, and you know, to be fair, you are going to to call 25 hours is probably a full week. Just just being honest, like just being completely honest with you, that's probably how many hours you got to put in per week to do this. But I'll tell you this, and again, a lot of people say, "Zack, you make wholesaling too simple." Bro, wholesaling is, "Dude, 25k a month. We don't need to go ma. We don't need to go nuts. We do not need to go insano." Okay, you pull lists in these areas. Okay, maybe I can make a little chart on this, but like there we go. We're going to turn this into an infographic to make it easier, but like turn this into But honestly, if you can just have this machine where you put in the lists in the right areas into here, you put time with these specific lists, you're going to pop leads out, and then all you got to do is close the leads. This is how you run a wholesaling real estate operation. Okay, that that's it.
But the real question, and you know, I I I don't want to call people out, and hold on, let me just show everyone on TikTok really quick this, but how many people in here, we're going to ask live. I'm I'm just going to ask this live. How many of you guys in here? Okay, bro. Dude, I thought I told you not to mention cold call, bro. Is there is there an hour next to pre-forclosures, bro? And I'm not saying that because I'm a hater. I I just I just know the vast majority of people, they might pull one or two of these, but they ain't going to pull all of them. Give me a number. I've listed one, two, three, four, five, six, seven, eight, nine. I've listed nine lists. How many of those list have you pulled in the past 30 days freshly skip trace ready to go? How many? Uh, but basically 100,000 people in the county, 500,000 or below for the median home price. The gas in the tank is this list. These the list you need to pull are probates about 10 hours a week. Uh, I mean 10 hours to get a deal there. Tax leans about 15 hours. Tax delinquency 25 hours. Code violations 30 hours. Pre-foreclosures, 2,000 texts. They're norally cold calling pre-foreclosures. Water shut offs 12 hours, fire damage prior 15 hours, evictions 25 hours, leans 40 hours, and just pure calling. So, you're turning lists into leads by putting time in actually calling, texting, and driving for dollars lead. That's how you end up actually getting wholesaling real estate deals. What are the lists? Probates, tax leans, tax delinquent code violations, pre-forclosures, water shut off, fire damage properties, evictions, leans. That's how many hours it takes. Now, the truth is, all right, and just telling everybody watching this, it's I mean, calling the probates is not the majority like of the work, okay? It's not the majority of the effort. I will tell you right now, the majority of the issues that you're going to have is going to be actually pulling the lists. Pulling these lists are going to be the most difficult part. It's not like it's not even the calling, you know, the the 15 20 hours of cold calling the leans. That's not the hard part. It's pulling the lean list, organizing the data, and getting it done. That's honestly where a lot of people get, you know, you know, they get they get in trouble. Like, okay, let's let's look at these. Okay, one list. Young Primo, bro, why are we pulling this list? Like you guys don't even understand like like where I'm at in Florida, if they eliminate property taxes with the amount of pre-forclosures and probates and motivated real estate coming in and the amount of just real estate that's about to spike up on demand. It's insane. Like it is absolutely insane. Okay. Like it's crazy to me. Like guys, there's going to be more probates going on in the next 10 years than there probably was the 10 years before, okay? And you're seeing me more pre-forclosures happening more than ever. There's just more government data coming down the line than ever before. And you're still crying to me, "Oh, wholesaling's hard. Wholesaling's difficult." Dude, it's the best it's ever been with all this technology and AI. Oh, man. It's money, dude.

It's about 100 120 if I can negotiate down maybe 140 grand I can make on this deal. Uh next week I'm trying to meet out trying to meet up with the person who sent me the deal and all the heirs together. I'm just going to meet them at the house and they have already verbally agreed to everything. It's $140,000 and the pro is basically already done. They just want to get rid of it and there's a couple title issues, couple corrective deeds be done. But like just think about this for a second. Any one of you could have gotten this deal. It's just sitting there on the government data. Anybody, $140,000. Just sitting there. Insane. I had a whole conversation with um one of our pro probate lawyers, uh Al Nicollet's team. He's awesome dude. And we needed some help on this crazy reverse mortgage like deal in Florida. and we're set to if I can get this done right, make about $120,000. His law team's awesome. I, I was talking to this very, very well-known real estate lawyer who's been doing title curative since 2011 and he was just telling me about all these other guys and it's just crazy, man. Like, there's, there's just people so angry, so angry that like I'm successful. It's insane, man. Man, it's lonely at the top, dude. But, uh, yeah, it's so fun, man. I, I, d, dude, I, I just have such a blast teaching you guys, man. Like, it's just so fun, dude. My favorite part is like, I teach you, you guys become successful. When we make, and by the way, when I brag about like JV deals or like some of these title cured, like for example, those lots where we're going to make probably 80 grand on 40 grand to the guy that sent me the deal. Like, that's what excites me, dude. I'm going to hand the guy 40 grand when we close these things. When I, when we get the deed, we got the affidavit of heirship going to be done this week, but like when that, when that thing closes and we're the owners and we go sell it. I'm going to physically, I think I'm going to fly out to where this person lives, which I know where. I think I'm going to fly out and, and like just hand him 40,000. I'm just going to take 40 grand out of the bank and I'm just going to hand him 40k in cash and say, "Thanks for sending me the deal. Let's keep it up." But like, it just, man, this whole concept of let's teach people for free and then like from there, they send me deals is, and just people get so insane about it, man. It's, it's crazy.

Uh, and I, I don't say that in like an arrogant way. I just have a lot of followers, man. Um, yeah, it's a little hard. Uh, can I submit a curative deal without being in pump? Unfortunately, no. I hate to say it, you know, like, unfortunately, uh, we're only doing deals with pump students right now because you, you got to learn how to underwrite the deal. You got to learn how to talk to the seller. And if you're giving us a lead and you didn't know how to talk to the seller right way, it just, it's not going to work well. And, and to be fair, we have more deals than we know what to do with. And I mean, let me, let me pop up the amount of deals we got in right now. I mean, I think every single person in pump, if you look at a like numbers wise, again, it's an average, but like almost a lead a week from each person. Dude, it's a lot of deals, man. And so, we're trying to close roughly 40 to 50 a month. That's my goal in the next couple, like maybe in a year I can get to that point. That's like five, it's like five mil a month. That's where I want to be at in title curative. Oh, geez, man. We got sent in a stupid amount of deals over this weekend. Uh, 7, 15, 17, 18, 27, 30. Holy moly, man. Yeah, we, we got a lot of kills, man. Holy moly, dude. And these are all, these are all people that are ready to sell, dude. Oh, man. Dude, dude, these lawyers are gonna get paid, man. Uh, but no, you got to be in pump. So again, I don't want to talk it too much because honestly, like I'd rather you go through some wholesaling. I'd rather you do a deal or two and then you can join Pump. I mean, you don't need to do a wholesaling deal to join Pump. But you got to be motivated, man. I, we're still opening Pump. We're, we might be close to closing it soon, dude. Like, I, I'll be honest with you. I think once we hit 700, we might pause it for a month or two because I want to be able to work everyone's deals and I don't want to, at this rate, we're going to hit a thousand people by the end of the year and pump and we're at like 620 right now. Dude, a thousand people in Pump, man, we're gonna have 70, 80 deals being sent in a month. And I, I might have to pause that, just hire a bunch, and it's going to take three or four months to train everyone, go out here and close it because, dude, it's like I can raise the price for everyone to pump and just get bless people or I can like just pause it, get the infrastructure in place. I like it's, it's, dude, it's the amount of deals being sent is insane, man. It's, it's, it's fun, man. It's the only thing that's killing me right now is I, we have so many deals being sent in in Kentucky, man. Like, we're really, we got a lot of meetings with lawyers in Kentucky, man. Uh, it's been a great market. Uh, how do I scrub numbers in Canada? I would not do any deals in Canada. You do in United States. So, you got to remember the utility department, you're going to need to build a relationship. >> You're probably a nice, great, great dude. uh, probably won't be too, too hard for you to do, but like, you need to really build that relationship because I, 90% of the time on the water shut off list, they're just not going to give it to you. You're going to have to really make a good impression. Talk to a manager and, you know, they're, dude, they're going to get a rigma roll. Like, do, do you rent or own a house in Idaho? Probably in that area? >> Yes, I own a house and I have found. I think you even mentioned it. I just referenced the Freedom of Information Act a lot of the time that's helped me get through to the water shut off list. Are you getting the list? >> I've gotten, I've pulled them in the past and I'm just now starting back up after being dormant. >> So, you need to just basically say like, "I need this list every single month. I'm a taxpaying citizen. We don't have the list." Well, so you're telling me I just don't have to pay my water bill. Oh, well, actually, you know, somebody comes out and they shut it off. So I started text blasting and I'm keeping that going through the summer. Um, hopefully trying to close a deal before my next semester starts. But I, I guess I wanted to like tell you my stats and make sure I'm doing the right thing.
