We live in a completely different world with AI technology. The real estate market is all over the place. And so I'm going to share with you what I am doing across all my businesses. So if you are a business owner or a real estate investor, you're going to be able to take some really good ideas from this video and apply it to what you're doing.
So the first thing that I am hyperfocused on, especially with my marketing and content, are memberships. To this point, I've now realized that memberships are so important for two reasons. The first thing is if they're structured correctly, they give you predictable recurring revenue. But what I've realized now starting lots of different businesses and now with multiple membership communities, when your membership cost is a lot less, you get people to stay for way longer. And not only can that be an extremely profitable business on the front end, but it also now gives you the ability to make a lot of money on the back end. And the way that you do this is by selling services and other things that your members will need.
So, in all my businesses right now, I've got four different types of memberships. The first membership is Wealthy Investor. This is where people can pay a monthly fee to get access to one-on-one coaching, our community. We even give them leads and softwares, a CRM. They get all of it as long as they are a member. Now, this is very different than most online coaching companies because now it's not even about the information or the education. It's about getting leads. It's about getting access to your softwares and things that you were going to buy anyways because people can start with us for as low as $1,000 a month. Whereas before, if they didn't have at least $10,000, then they probably couldn't work with us.
The second membership that I started this year that has been my best membership by far is Mastermind 19. Essentially, it's a digital country club for high-end entrepreneurs who love to golf. And so all of our members pay $5,000 a year on a recurring basis to get access to the club, be able to go meet other members. They can go golf with one another. They can go hang out and then they get access to our bucket list golf trips. In 2026 alone, we're going to have eight different trips. We're going to places like Pebble Beach and Bandon Dunes, Kiwa Island, Pinehurst, and so many others. And if they ever want to go on any of those trips, then they just pay for the trip. But if they're not members, they can't go on the trips. And in that business, we went from zero to seven figures in less than 90 days, which was the fastest I've ever grown a business that way. But what I also realized was the profit margins on memberships, if done right, are insane. And the real key here is as long as you keep people in this system, you can end up selling them other services, do deals, and create other opportunities as long as they stick with you for a longer period of time. And I'm doing the exact same thing with our new event called The Forge. Before I had wealthcon and you could go attend any wealthcon that you wanted as long as you buy a ticket. Now we're doing quarterly events with the forge and the only way to go to those events is if you're a member. So as you can see the theme of all these new ideas is that instead of trying to go get all this money upfront like 10 20 $30,000 with people like most online communities and education and masterminds are. We said let's do the opposite and make them all significantly less so that they stay for years. And by going the membership structure, we should be able to have a great net margin just on the front end with all of those monthly or annual recurring memberships.
But that leads me to the second thing I'm focused on, which is acquisitions. So, I'm actually looking for service companies that can serve all of those members across the different things that I'm doing. For example, all of those people need tax services, and so we're going to have tax services. All of the real estate investors need a title company, so we're going to have a nationwide title company. And there are so many other things that all of these people could need. They might need marketing agency help and funnel building and everything else. They might need help with their IAS. They might need a place to park their cash and invest with. Or they might want to work with me one-on-one. The point is, if I build the memberships up enough, there are going to be so many different other services that they're going to need to buy regardless. And so, if they have to do it anyways in order to run their business, they might as well do it with me. And the way I look at it is this. With a title company, the average fees are about $3,000 per file. And so, you start thinking about these things and you're like, well, for them, it's not like they worry about whether or not they want to pay this. They're going to have to pay it anyways. This is what most businesses don't understand, myself included. I was never really operating this way until recently when it just dawned on me that you know what, the hardest thing to do is to get somebody to know, like, and trust you. And so if you build this amazing front end with events and memberships and communities and everything else, as long as you just keep serving them and doing a great job, why wouldn't they do the things that they're going to do anyways with you? And so for me, when I say acquisitions, I've now come to the point where instead of trying to go start all these things from scratch, it's far easier for me to go either buy a business, buy a franchise, or whatever else. We're actually in the process of buying a title company franchise. That's the first time I've ever bought a franchise. And so I'll probably share it here on this video about what that process is like, what I learned, and all these different things. So that's what I'm looking at on the grand scheme of things when it comes to communities, memberships, and then what to sell those members.
The third thing that I'm focused on for the real estate side of things is wholesaling. About 3 years ago, when the market took a massive dip and interest rates doubled or tripled, I got burned heavily on my house flips. It was an absolute nightmare. And it made me realize that, you know what, if I'm this good at running other types of businesses that carry significantly less risk, right? Having a membership business is way less risky than flipping houses. People pay you on a monthly recurring basis. You don't have to take on debt. You actually get to have fun. You know, like it's completely different. And I said, you know what? I'm just going to apply that to real estate investing. Instead of having to take on the risk and deal with contractors and all this stuff, I'm just now going to focus on wholesaling and doing marketing and sales at a high level. Today, our wholesale business is very different. We used to only be in Las Vegas and we would just only do deals here. But now, we run deals all across the country. We're able to get leads cheaper. It's easier to lock up contracts and we're able to just get a better return and net more. And it actually diversifies our risk a bit because, as we know, when the market shifts, some markets go really cold, some markets go really hot. But when you're nationwide, you are very diversified. And so, this year for us has been very consistent. even though the market has really slowed down the last 6 months of this year.
The fourth thing I am focused on is my nonprofit, Tentmakers. If you have no idea what it is, it's my ministry I started a few years ago where our mission is to bring the kingdom to the marketplace. And the way that we do this is through launching Bible studies all across the world and doing live events. And so, at the time of this filming in 2025, we've had over 5,000 meetings of Bible studies this year. And it's just really, really cool. Then we've also had big massive events. We have small events here in my office and everyone loves those as well. But for me in that ministry, my goal is to go launch more Bible studies. I want to have a,000 active Bible studies happening every week. If that happens, 1,000 times 50 weeks in the year is 50,000 meetings. I don't know if we're going to be able to get there in 2026, but we now finally have a system in terms of how we get people into Bible studies. All we do is just simply run ads saying, "Hey, if you're an entrepreneur and you want to be a part of a Bible study, then just click here." And then we onboard people into Bible studies every single day. The problem is we need money to run those ads because there is no monetization method. Like unlike my other businesses where we sell these products and memberships and everything else, it is completely free to be inside of Tentmakers to join a Bible study and it will always be that way. But we do need money to run these ads. And so, not only do I give, but we've also created monthly memberships. Like I said, memberships are really important um of donors who give to us. And so that's allowed us to continue to spend more money to get more people into these small groups. But I know if I want to hit my goal of having a thousand plus of these going every single week, I got to raise more money. And so for us, I'm really thinking about what kind of business can I start in that space that can just fund the entire ministry? cuz right now, yeah, I could go just make more money myself and give and then I could go to people who come to our events and say, "Hey, you know, do you want to give to this?" And that's kind of what we've been doing to this point. But I really think that there's a good opportunity um for a business that all of them would want to take part in where we could take a massive percentage of the profits and reinvest it back into the ministry. I mean, at the end of the day, if I want to grow it, I'm either going to get more donors or I'm going to start a business that can feed it financially. and I'm going to pursue both options, but we're going to see which one ends up panning out here in 2026 because we're gonna have to get more money into the ministry if we want to hit our goals.
The last thing that I'm focused on is creating more golf content. So, if you haven't yet, you should definitely go subscribe to M19 Golf here on YouTube. It's our brand new channel that we started. I actually just converted my old podcast channel, which I hadn't used in years, into this golf channel. And we're going to be showcasing all of the different bucket list trips that we do. So, right now we've got some videos of rounds that we did in Stream Song. Uh, we just got back from Cabo in Mexico and we're going to have some videos showcasing that. And we're just going to showcase the experience all throughout the year. And for me, I am really all in on M19. I think that it has the biggest potential of anything that I'm doing. It's clearly the most fun. Starting a golf business where you have to go and play golf for a living at bucket list destinations. Like, what else would you want in life? like it's literally the best business I've ever started. Nonetheless, I am now doubling down on golf content, not just on the M19 YouTube channel, but also on Instagram and everything else. And I can already see within 4 months by putting out that content that we're just growing really rapidly in that business. And so, I'm very bullish on the future from that standpoint, but I'm also bullish because I see that the game of golf is also on the rise. I think there's about to be way more golfers all across the world and especially in America than there are today, you know, in the next 5 years. I'm watching guys like LeBron get addicted, guys like Kevin Hart and DJ Khaled and all these A-list celebrities. If these guys are now talking about golf and really telling people how much they love it, I can guarantee you lots of other people are going to start playing as well. So, I think there's about to be way more demand for something like this. And I always want to be in an industry where the wind is at our back. Not where it's contracting and getting smaller, but where it's actually increasing and getting larger.
But to wrap all this up, this is a completely different year for me. Before it was always real estate heavy and then just kind of doing education and content and all this stuff. Now I feel like from everything I've learned over all these years, it goes so much deeper. There are so many new ideas out there that can succeed. There are so many services that people need where they're happy to pay for them cuz they got to pay for them anyways. There are a lot of ways to do real estate even when the market is very uncertain. And so I'm trying to apply everything from all the mistakes I've made and do what's best.
