I've recently invested millions into the Dubai market and now my bookings have dried up. My return on investment has diminished for the whole of May. Not a single booking. So, am I selling? Well, absolutely not. In fact, I'm buying more because as Warren Buffett says, when people are scared, you should be greedy. And when people are greedy, that's when you should be scared.
Although the Dubai market did take a hit because of the tension in the area with the war, when everyone's running away, that's when I think you want to get in on the discounts on the opportunity because after a fall will always come a rise. I decided not just to invest more money into the market but document it so you can see exactly how I'm finding deals, who I'm working with, and exactly what I'm buying in this market. Today. Good to see you.
>> Loving the car as well.
>> Thanks, mate. It suits the house. So, thanks for sorting us out with this place. We really want you to help us buy real estate that's going to make money. And I know you want to show us some villas. Everyone does. I reckon the only reason these guys show us villas is because that way we look at the villas and we're like, you know, 70 million AED, 100 million AED. And then when they show us like apartments to buy as investments, they're like, oh, 3 million. Oh, yeah. Right. You check right now. He's just given away the track. Just giving it away.
>> I think that's what it is. Cuz you do see it as smaller, don't you?
>> Yeah. Yeah. Suddenly, that's actually really
>> Yeah, it is. But no, we're really keen to buy something today.
>> We want to get something wrapped up today.
>> Oh, I like this.
>> I love that black marble.
>> Yeah, they've gone in for the grand entrance kind of style. I'll let you look at the view first cuz that's kind of the main thing that draws you in.
>> We've actually never viewed a property on this side.
>> Okay.
>> Is that not the thing that we can see? No. Yeah.
>> Yeah.
>> It's the same view.
>> Yeah. Same side, just on the other side of the front.
>> Yeah.
>> But it looks the same view, but it's so far away.
>> Anyway, I'm an idiot.
So, I'm Stefan Nokovich, one of the directors at Exo Property. Today, I'll be guiding Samuel and Amanda around, showing them some villas in the Palm. So, I've actually sourced a few villas and apartments for them already, and I know if the numbers are right on the next ones, they'll be pulling the trigger on them as well.
>> Another thing we really like is grass outside. Like our house has got a lot of grass,
>> but this has zero grass. But it's it's amazing.
>> No, but that's why for you guys, I think the plot sometimes is going to be more vital than the villa itself.
>> I actually had a conversation recently with someone. They was like, "Oh, yeah, you're only here for the taxes." Like during this comp, I said, "Tax me then." And I still stay.
The weather is going mad, isn't it? At the moment, the oven. I like it. I like it. I don't I DON'T CARE. BRING ON 50°. I'm not worried about it. From the UK, man. You've not told me how much she's on the market for. Maybe Shall I guess?
>> Should we do that game? Yeah,
>> I'll have to do the game. That is my game.
>> Right. So, do you remember what Russell is worth?
>> Hold on. I'm trying. Russells is the garden home, is it? Okay. Russell's was probably worth what? 50?
>> 30?
>> Really? 35?
>> Eight.
>> Mate, my one's probably worth 75.
>> You think so? Yeah. You put the value?
>> How dare you? How dare Who do you think you are valuing my home? Um I think I think I think uh depends on
>> maybe preconlict it was
>> I think it was 75
>> but if I bought it now
>> 55 60
>> yeah this one's really nice well this one's got to be probably similarish maybe a bit more than Russell's isn't it's very similar this is you want me to tell you yeah 40 million
>> 60 yeah
>> and you just valued mine at what they've spent what they've paid for the plot extension.
>> Get out of here, bro. It's a lower number. It's nowhere near as big. I've got noisy stuff outside right now.
>> That's your car.
>> Oh, is that my car? Yeah. I'm trying to devalue the house.
>> Tactics.
>> How many rooms is four bedrooms?
>> Well, four upstairs and they've converted one downstairs, so five in total.
>> Okay.
>> Well, this is a question for you guys. Would you pay more? Now you live in a Palm. Would you pay more to live at the end of the front or towards the end of the front? You would. Yeah. Okay.
>> Oh, yeah. Like now we don't want middle like low. No, if it's a low number, we're not even interested.
It's not about trying to close a deal quickly. Also with us, we have to create relationships and make sure that we offer value to you guys because you want to you also want to understand that this is the right place that you're buying. But from our side as well, we want to offer agents. You anyone can make a quick buck where you want to actually build that relationship where you go actually Stefan's my guy here. Speak to this guy. And also, you know, with people like, "Oh, us investors like, oh, you know, we'll buy again and again and again." This is probably
>> going to be the fourth, third, fourth piece of business that we've done.
>> So, when you've got that relationship,
>> it, you know,
>> Yeah, it's great. I do like this this front,
>> man. You can just feel the richness of the higher end of the street, can't you? You
>> The air is different,
>> mate, isn't it? That one is ridiculous, isn't it? What was that a signature? And they just knocked it down.
>> Wow. That is
>> And this is an extended garden home.
>> Extended garden.
>> Wow. This is an interesting view. Is the Alantara just there then?
>> Yes.
>> Yeah. It's the best when they move the pool from the side to this side, doesn't it?
>> Oh, yeah. These gates are the best. These ones. Mandy, come down. Sweet. Oh, so the Alantara then it must
>> is over there. I was playing a joke. I said you can see.
>> No one knew that the higher numbers would have value back then.
>> Oh yeah. That mad. Yeah. Right.
>> That's never been done before. Now Jabali everybody high number.
>> I'm not convinced though that with the Jabali will make much difference
>> cuz they've obviously made the front wider except
>> Yeah.
>> I feel like some people just like to say
>> it's like a status thing.
>> Yeah. But I think that here a low number like if you've got like less than number 10, you can't swim. It's just rubbish.
>> But in Jabali that could be completely different.
>> What are they asking in for this?
>> This is 60. They would prefer to rent it for 3.5 million.
>> Wow. 3.5 million.
>> More important than getting a good deal is having a good relationship with the right people and we've known Stefan since last year. He's brokered many deals with us before and he really really knows his stuff. So, we're looking forward to seeing some investment opportunities now this afternoon and we're ready to pull our checkbook out. Just to give you a quick brief on the current situation, a lot of investors actually holding off at the moment and they're waiting to see what what the media portrays, etc., etc. But the smart investors like Samuel and Amanda, they're actually pulling the trigger now. Now, what's the difference? Well, 10 weeks ago, the unit that potentially we're going to close on today was worth around 3.2, 3.3 million. Today, if Sammy pulls the trigger, we're looking around 2.6, 2.7. So, massive discount. While other investors are waiting for the media to portray good news again, those prices will jump back up. So, let's go through and see if we get it close. I tell people like you're paying us for a reason. So, I understand this ChatGPT. I understand his lawyers, but just and when your lawyer says I know and ChatGPT says no,
>> that's Stefan says yes. I was stressed to be fair cuz there was so much money. Of course, 100% worth me to pay him. How much was it? Two. No, it was about 1.25 million. 1.25 million without a contract, without nothing.
>> And I did.
>> And we're here now. And we're here now.
>> Stephan was just telling us about the Bugatti building for 120 million. The penthouse uh pounds. as someone dropping £120 million on a penthouse. Like I remember back in the day, like I I used to wonder how people could justify spending £100 in a hotel when it's like how can you justify it like that?
>> But there's levels and Stephan's helping us work up the levels.
Take a seat, guys. Get comfortable.
We're going to talk about Aida Residences located in Dubai Island.
So this was actually supposed to be Palm Deira. So there supposed to be three Palms.
Okay. So Palm Jumeirah, smallest Palm Jabali, then Palm Deira on here.
Yes. So Island E is where the villas are.
Imagine living on an island.
I know.
It's quite cool, isn't it? But we probably need to stop thinking about villas.
I know. We're not We're not looking for us. We're looking for investment, aren't we?
Yes.
Most of this infrastructure at the bottom, it's not just buildings. You've got schools, you've got hospitals, like everything.
You literally wouldn't need to leave to leave the island. We have a a 70/30 payment plan with two years post handover. So 70 during the construction and after the handover you have two years for the payments of the 30.
Wow. So you can use the rent to help pay off the unit.
And right now we have an offer. It's coming with 15% discount.
Is that because of the conflict going on?
Yes, that's correct. And we have another payment plan 60/40. This is non-post handover and it comes with 18.5% discount.
So you'll be talking about what's that like 1.8.8
and you're going to get you're going to win twice once with when the war finishes and secondly the uplift.
Okay, now let's talk about Ark and Clay by Atmosphere Living. It's a branded residence in Dubai Islands. We are bringing the essence of the Maldivian lifestyle now to Dubai Islands. About the payment plan, we have a new payment plan 50/50 with 2.5 years post handover payment plan. We also have this payment plan 40/60 non handover, but it comes with 3% discount in the full price.
Oh, there's some two a lot. Oh, they're all two beds.
So, in terms of price, so you're starting at
2.5
2.6
and all the amenities that we have here are very nice because we have this lagoon pool like in the Maldives. We have another pool right here. If you can see here, we have the cinema outdoor.
The question is, which block do you prefer?
These have got two beds.
I like I like this cuz it's really big, spacious.
Mhm.
Even just me checking through the availability, there's not many units on it that would knowing you guys that would tick your boxes.
Mhm. That 506 is interesting cuz the fifth floor is actually like the seventh floor cuz you've got the two podiums.
I think we've I think we've seen enough. I think
you think this is the one.
Yes.
Yeah.
That's what I would go for. I would go for for the fifth floor facing towards that side. It is a little bit more expensive.
Yeah.
But when it comes to resale, when it comes to rent,
yeah, it will be
and that's 2
2.6
2.6 million.
Yeah. That's by the end of next year.
Yeah. With the discount and everything right now I think use their time. Oh, 100%. If Well, firstly, even in a month's time, they won't have any liability. So, it's not like we can
Oh, yeah. No, totally. M What you saying?
You think can go for it?
Good.
Yeah.
Let's do it.
Awesome.
Really exciting. I can't I want to get on a helicopter now and do a uh
We'll do a tour of it.
Do a tour of it. And
we need to now get another property. We can watch the construction. We love doing that, don't we?
Keeping an eye.
Yeah. Keeping an eye on it.
Yeah. Yeah, that's brilliant.
Cool. We'll get that lined up for you.
Get that sorted.
Done. Pleasure doing business.
Good to do business once again.
Yes.
You've seen what we've done today. Two villas taken Samuel also to the sales center. Managed to get a deal signed. Hopefully another one on the card as well. I need to quickly rush back to my laptop and send him through all the details for Aida. So, there we have it. It's a wrap. Contract signed. Money's paid. We paid how much deposit we paid?
20%.
20% deposit plus 4% sales tax. So, it's locked in. It's going to be ready in about 18 months. And we've invested where?
In Dubai Islands.
And this is the thing like anyone can get started in property. You might be thinking, I don't have the money to put down millions of pounds in in in all these properties that we seem to be buying. I started from absolute scratch, nothing. and became a millionaire, UK millionaire from packaging, sourcing good deals, negotiating good deals, and then passing those deals on to investors and taking a small fee of maybe five grand. If you can do that just once a month, you can replace a really good job and just be full-time in property. If you can do that two or three times a month, then actually you can now start putting money aside to buy properties. Then you can start partnering, joint venturing. I really believe anybody can get into property. How many properties we got now in the UK? Over a hundred now.
And then we've got like a bunch here. Nice big one being built right now in Thailand.
That's exciting.
Investing millions into the States. But it doesn't start like that. First, you just got to learn the industry. If you want to learn the industry from people like us that have actually been there, done it, got the t-shirt. I've been full-time property now for 18 years. What's your background?
My background is in quantity surveying,
construction. So, we work well together. But we're going to be running a completely free online training. Doesn't matter where you are in the world. We started in the UK, but whether you're in the UK, the USA, the UAE,
join us and I'm going to be breaking down step by step how you can get started from nothing and become financially free through property investing and entrepreneurship. So, we'll leave a link down in the description. Amanda, you've been a pleasure to be married to for 11 years, continue doing business with, and uh we make a good team.
You're awesome. So, guys, see you on the other side. Click the link and join us on the free online training. Peace out.
