In my hand is over $100,000 of cold hard cash. And this is actually how much money I'm making on a real estate deal right now as we speak. And to be fair, my average wholesaling real estate deal is around $25,000. So literally half of this. But there are many deals where I make over $100,000.

And what I want you to do is literally just copy me and I'm going to give you my entire system on how you're not just going to make $25,000 but $100,000 right here on a real estate wholesaling deal, real estate investing deal, whatever you want right now and exactly how you're going to collect this in under 30 days.

Now, the craziest part about this is you don't need any money. You don't need any experience, credit, capital. I ain't going to go out here and sell you some secret system for you to get this much money. You just need one thing: finding discounted properties, specifically discounted real estate.

If you can get really good at finding discounted real estate and getting that under contract and connecting that with willing and able rich landlords and buyers, they will give you hundreds of thousands of dollars every single month of finders fees on literally just one to two deals.

So, if you're watching this and you're broke, you're in a job, you're stuck, you want to actually get some cash, I'm going to show you everything you need to know today so you can actually go out here and make a bunch of money, change your life, and get rich with real estate.

You see, over 10 years ago, I got started in real estate investing and wholesaling, and I was 16 years old. I was making $8 an hour working as a bag boy. I knew my life was destined for much more than making $8 an hour. And I didn't really have any crazy advantages. I was 16 years old. I didn't have a lot of money, but I just got really good at one specific thing, finding distressed real estate. And that's what wholesaling real estate is. You find an ugly house, you write a contract, you sell the contract, you collect your finder fee. One deal can make you 5,000, 10,000, 25, even $100,000.

As of the recording this video, I currently have about six deals in my pipeline that are over $120,000 plus in profit. And these aren't flips, by the way. Literally, just one wholesaling real estate deal of $50,000 could just change everything for you. Like, it would change your entire life. It would change everything for you.

So, let's get the nitty-gritty how you're going to make some life-changing money right now without spending any of your own dang money. And the best way to do this is by just wholesaling real estate. Simple as that. Wholesaling real estate, baby.

If you're used to watching me on this YouTube channel, you know I talk about wholesaling real estate a lot. But let me just break down wholesaling in the simplest way possible. Wholesaling real estate is when you find a property for a discount. So maybe the house is worth half a million dollars and you got it under contract for 400,000. Then you sell the contract. You don't own the house, right? You just wrote a contract to buy it for 400,000 and you sold it to a rich landlord you found on Zillow for a $50,000 finder fee. So, he bought that for $450,000. And then boom, at closing, you collect $50,000 of your finder fee. It's literally the difference between the contract price and the price the cash buyer buys the property for. You didn't buy the house. You didn't fix it up. You didn't use any of your own money. You just used a bunch of grit and determination to talk to a seller, lowball them, negotiate, and then sell the deal to the buyer for a massive finder fee. That's the power of wholesaling real estate.

Now, a lot of beginners WILL BE LIKE, "OH, WELL, WHAT'S THE SCAM? WHAT'S THE ANSWER? WHAT? WHAT? WHAT'S the real gist of this?" Well, the truth is you got to understand the psychology of wholesaling. You know, why in the world, and this was my biggest thing getting started. It's like, why in the world would a seller want to sell their property for a discount? That doesn't make any sense at all to me. Like, so you're finding a house worth half a million, and the seller just says, "Sure, I'll sell for $400,000." How in the world does that even make any sense?

Well, the answer is pretty simple, but like, not every seller wants to sell the property for the most amount possible. I know that sounds insane. Some sellers want the speed of a cash sale and they just want the convenience of it. Like especially if the house is ugly, damaged, there's a lot of problems going on with it. The house has code violations, they're behind on their mortgage payment, their tax payments, they would rather just get rid of the house and not deal with the hassle of the realtors and the showings and the inspections. Just get a simple cash offer and get rid of it. For a lot of people, it's like that that doesn't make any sense. Well, maybe you're not in that situation.

Also, think about when people trade in their cars. When you trade in your car for, let's say, $10,000, you probably could have sold it for 12 or $13,000, but you chose the easy simple cash tradein offer because honestly, it was easy and simple. I don't have to go list my car on Carfax or Autotrader, pay their whatever crazy fees, meet a random greasy dude in a wife beater at 2 p.m. at a Starbucks, him test driving it, he smells terrible, and then have him go back and forth haggling with me on price and doing about seven times before someone actually goes out here and buys the property. Then someone goes out here and actually buys the car, then do the title, the DMV, the bill of sale. It's like, "Holy moly, can I just get rid of the car? I don't even want to deal with this." People will legitimately pay thousands of dollars in lost equity for trading in the car versus just going out here and selling it themselves. It's the same thing as wholesaling real estate, except you're adding an extra zero.

You see, the dealer at the car dealership, he's going to make money on that trade it. He might make 2 $3,000 on it. Well, in wholesaling, we make 20 $30,000. we just add an extra zero on that sucker because honestly the bigger the problem somebody has on the property, the bigger your payday is going to be. And so if we can identify these type of properties and the type of sellers that just want to sell it for a discount, you can get massively rich.

So to get started wholesaling real estate, you honestly just got to learn the basics. How to find the deal, how to talk to a seller, how to estimate the property value, how much to offer, how to find the buyers, and how to do the contracts. Six simple things. And really, I can put it into three simple categories. Number one, finding a discounted property. Number two, getting it under contract. Number three, selling it. Simple as that. So, you find the discounted property, you write a contract, and then you sell the contract. That's wholesaling real estate, the whole business.

So, let's get started. Number one on how to actually find the discounted properties. This is like the first real like action step to finding these properties with all these problems. And there's honestly like two ways to find these type of deals. There's the free way and the paid way. Like I said, you could start wholesaling real estate without any money, no budget. But it is a little more difficult when you have absolutely no money or no budget at all to get started in this business. And if you have no money, there's plenty of ways. You're just going to have to put a lot more time into this business than if you had a little bit of money and a little bit of a budget.

Let's start with the freeway. You have absolutely zero dollars at all. No money at all. That's fine. You're only going to go to one specific source to find these real estate deals: your local government. That's it. You're going to go to your local government and you're going to pull a list of properties that they actually have of ugly, distressed real estate.

So, the first and probably the most popular list is going to be a pre-foreclosure list. This is a list from the local county clerk of the court of people not paying their mortgage and you can actually reach out to these people. You can get a tax delinquent list, a list of people not paying their property taxes. They probably might want to get rid of the property for cash. Code violations. These are properties that are ugly distressed. They're going against the local code. So, code enforcement's finding them every single day. Properties where they shut the water off due to non-payment. So, basically, they didn't pay their water bill. They shut the water off on the property. Fire damaged properties, houses that literally went up in flames. And these lists are super powerful because there's a ton of motivation with them and most people just don't go straight to the government to get these type of lists. And in 10 years of wholesaling and millions and millions and millions of dollars, this has been my number one data source for finding these type of properties. And my secret one, my favorite one is actually the probate list. So this is a list of people that died and the heirs are trying to inherit the property through the probate process. And you can actually reach out to these people and get a contract and help them go through the probate process, which makes a lot of money wholesaling real estate. So, you're not going out here and just randomly calling people out of the blue and they're just random sellers. These are highly targeted people you're calling that have distressed real estate in a lot of situations. And specifically, you're calling people who may have a strong reason of wanting to sell the property for a discount so we can make money wholesaling.

So, the next step here is how do you go out here and get their phone numbers? Well, this is really the difference between the free way and the paid way because the paid way is also the free way. What I mean by this is even if you have a little bit of budget to put into wholesaling, the paid budget is going to come in the phone number gathering than anything else. And so you're going to get a list of all these government data sets and if you have absolutely no money at all, you're going to be going through a lot of free websites to find their phone number because you need to get their phone number. So let's say we get a list of tax delinquent properties, people not paying their local property taxes. Well, how you going to reach out to them telepathically? No, you're going to get their phone number and call them up.

Well, if you have no money, you're going to have to go to websites like truepeoplearch.com, cyberbackgroundchecks.com, white pages, like the free people searching websites, and they're about 60% accurate. The issue here, it's going to take about 1 to 200 hours of manual research every single month to actually get a list of, let's say, a thousand properties to get their phone number, which is also called skip tracing.

Now, if you have a very small budget and you actually want to get skip tracing done instantly where you don't have to go out here and do this and you want like 80 to 90% accuracy, you can use a paid software. Now, I'm going to say this once and I'm not really going to get in this too much. I'm literally wearing a hoodie, but my favorite software is X Leads. X Leads is one of the most popular real estate investing wholesaling softwares. It's about 97 bucks a month, which is about 30 to 40% cheaper than pretty much anybody else. And it comes with the best skip tracing data. It comes with a dialer, you can text blast from there, a CRN, comping, all that stuff. And I highly recommend you do it because you get 25,000 skip traces for under 97 bucks with basically everything included. And you save hundreds of hours. You get higher quality skip tracing. Comes with a dialer, the CRM, and everything.

The point is, you're going to have to pay to get into wholesaling real estate. You might not have any money, but you're going to have to put time into it. Or if you got a little bit of money, you don't have to put as much time into the business. And then from there, you start calling these people up. You keep it simple. You don't sound crazy. You don't sound robotic. This is my script: "Hey, is this the owner of 123 Main Avenue?" "Yes or no?" If they are, say, "Hey, my name is Zach. I was seeing if you're considering selling your property." That's it. 99 98% of people are going to say no. That's fine. For every 100 calls, you're going to get one to two people that says, "Yes, I actually am looking to sell." That's fine. You got to remember it's a numbers game.

Now, I usually don't give this as dating advice, but this is wholesaling, so a little different. You should mostly expect rejection. So, if you call a thousand people, you're going to get like eight or 10 yeses and you can convert two or three deals and that's going to make you over $100,000 easily. Like, we're not needing many yeses out here to have success. It's kind of like that guy that asks all these girls out. And if a dude tries to pick up like 50 chicks in a night and two say yes, then they consider a success in their book. But, it's kind of the same concept in wholesaling except don't be doing that. Don't be a creep. But honestly, like one out of 100 should be a yes, especially on the government data and if you're using X leads for skip tracing.

Then from there, once they say they're interested in selling the property, I usually ask a four simple questions, which is my script for qualifying sellers. It's called MCTP. MCTP stands for motivation, condition, time frame, and price. So basically, Motivation, ask them why are they looking to sell the property? C condition. Can you tell me more about the house? The roof, AC, any repairs need to be done on the property? T time frame, when are they looking to sell the property? And P, price, how much are they looking to get rid of the house for?

Then from there, you're going to try to figure out exactly how much the property is worth. And to be fair, you can do all these comparables and comps and say, "My property property this guy has is a three-bedroom, two bath, how many square feet, and then you do some cross regressional analysis and back and forth and all these things." And to be fair, I can go on this whole 4hour rant on this, but if you live outside of Texas, which is a non-disclosure state, and because that you need to use X leads, and you have like absolutely no money at all. I know I'm going to be attacked online for this, but to to be fair, and then ask ChatBT, "Well, I want to make $30,000 wholesaling this house. How much should I offer?" And I don't care what anybody else online says, if you are a complete complete complete newbie, whatever they say, just offer that. I know that sounds insane. That says, "Hey, you should probably offer about 180 to go make 30 grand on this deal." Then roughly that's what you need to be at. That's roughly what the value of the property is going to be at.

And then comes number two, making a low offer. Now, here's the secret. If let's say a cash buyer, a rich landlord investor will pay $210,000 for this property and you wanted to make $30,000. That means you need to get under contract for $180,000. But here's the problem. You're not going to offer 180. That that's the newbie mistake. Beginner mistake number one. What you're going to do is actually offer 130, 120. You Here's the thing. Think of what a lowball offer to you is. Think of an embarrassing offer like, "Oh my gosh, if I offered 120, I'd have like a pit or a knot in MY STOMACH." WELL, THAT'S WHAT YOU'RE GOING TO OFFER. OKAY? You're going to offer such a stupid low low ball offer that sounds super embarrassing and frankly scares the crap out of you. And that's what you're going to offer. Cuz I can tell you one secret: the lower you offer, usually the more money you make. Cuz what if the seller would have taken 160 for the property and you offered 1 120 they said no 160? Guess what? You would have made not $30,000 but $60,000.

And you might not know this if this is like your first interaction with me, but I've done thousands of wholesaling real estate deals and make millions and millions of dollars. And I'm the number one educator in the wholesaling real estate space. I'm known as the guy that shows people how to make a lot of money wholesaling real estate and a lot per deal. And one of the best ways to do this is just by lowballing the crap out of people.

Now the question is, what do you say to lowball somebody? I mean, to be fair, I like to do a reverse price anchor, which is basically finding a partner or friend. You can even use me as an example. "Hey, Mr. Sellers. Talk to my partner Zach about the property, and he said he wanted to buy the property for around $140,000." Shut up, say the reaction. "Oh, I know you he always wants to buy it for super super low. I mean, what works for you?" And then you go back and forth on a price. Now, if you're more experienced wholesaler, there's plenty of other strategies to do this, but like I'm just assuming you're like super super super green, super brand new.

Then step eight, you go and get the contract signed. By the way, there's a free course in the link in the description here. You might not know this, but I do have a free wholesaling course. Then you go out here and find a cash buyer. You know, those rich landlords go buy the property. They'll pay your finders fee. The buyer can be a landlord, a house slipper, hedge fund, another investor. It really can be anybody. And there's really three main ways to go out here and find these cash buyers. Number one, you can go to Zillow and co- call the four rents and see all these landlords that are listing their property for rent to see if they're looking to buy any more rental properties, which they could from you and then pay you a finder fee. Number two, you can go out here on Facebook and look for Facebook groups for real estate investors. Or number three, which is the most tried and true way, you can use X leads. So again, Xleeds right here is also a dispositions platform. So you can use AI to find that most likely buyer. Xeds has cash buyers already skip trace. You can go on the cash sales. The AI will match it for you and find the biggest landlords and the most investors and the biggest fix and flippers in the area. Get them skip trace where you can reach out to them really easy. Most people just use X leads for it, but honestly, there's free and paid ways to do this like I said.

And then from there, once you find the cash buyer, they walk through the property, they sign an assignment of contract. So, in wholesaling, you write a contract to buy it and then you sign an assignment of contract, which is you selling your contract to the investor for that finder fee. And he goes to closing, you get paid, and we all make some money. Simple as that.

Learn the basics of wholesaling real estate. Pull a list, skip trace the list, call these people up, get a contract after lowballing them, sell to an investor, get paid tens of thousands of dollars, repeat the process to a multi-millionaire.
