Hello land seekers, if you're looking for land, I have great news for you because on this video we have 58 properties. And the best part is that it all of them are available with owner financing. What does that mean? Means you can invest in the land that you see on this video without having to worry about a bank, credit check, income verification, none of it. And that's the beauty of owner financed land.
Now, I'm not going to waste any more time. We're going to jump right into it. We're going to start talking and we're going to look at our first property and here it is. It is in Izard County, Arkansas. 0.45 acres. Cash price on this one is under $3,000. But if you don't have $3,000 laying around, no worries because the owner will finance it with $79 down and $79 a month until you pay it off. Now, and for 48 months by the way.
Now, here's the deal. Here's how you're going to get more information. Number one, I'm going to give you two ways to do it. Number one is right over there. You can scan that QR code. Scan it with your phone, tablet, whatever it is you have, and it will take you directly to the website for that property listing. And you'll be able to go down, get the relevant data, and request more information.
Now, I always say request more information. Do it for every one of these properties, even if you're not interested in that state, and here's why. Because what it's going to allow you to do is it's going to allow you to get to know what questions to ask and sellers, etc. You get to deal with them. You get to interview them. Think about that for a second. Normally, if you try to apply for a bank loan, they're interviewing you. But not the other way around. Not with owner financing. You get to interview them. That's cool, right?
Now, if you don't have the QR code scanner, no problem. Right over there is also a property number. In this case, it's property number 370902. Go there and you can use elamoto.in. That's the website. Put that in your browser, elamoto.in/370902 and you'll get all of the information on this particular property.
All right, next up, man, look at that blue water. Diamond Lake, .56 acres on this one, 4750. This is what I call a Ben Franklin property. The last property was a Ben Franklin property because anything $100 a month and $100 down and less is a Ben Franklin. He's on your $100 bill. So, in this case, we got this one going for $96 a month for 40 48 months.
This is property number 352217. Izard County, Arkansas, .31 acres. Cash price on this one is 3663 with $99 down and $99 a month for 36 months. This is property number 344475. Uh Mojave, that says Arkansas, but that's not right, man. It's Arizona, AZ. This is a 1-acre property. Cash price on this one is uh 4995. $499 down and then $129 a month for 48 months. This is where you're going to build your estate, man. You're going to get the heck out of Dodge. You're going to be out there by yourself, basically.
This is property number 373659. Apache, Arizona. 1 acre here, $6500 with $199 down and then $159 a month for 48 months. This is going to be near Cochise Con- Concho, sorry, Concho. This is going to be uh property number 344111.
Next up, Apache, 1 acre on this one, 4733. That's the cash price, $4733 buys you 1 acre of land. 125 down and then 96 a month for 48 months. This is property number 374486.
Normally about this time, I start to get pushed back. People say, "Well, I want trees." Hang tight with me. I'm going to get you back to more trees. You just got to hang tight with me. Because we do this in alphabetical order. That's the way that it works.
Apache, 1 acre on this one, 3800. 199 down and then $99 a month for 60 months. This is property number 35 4678.
Apache, 1 acre here. $7500 with 150 down and 150 a month for 55 months. This is where you're going to pitch your tent on the ground. It's what it says up there. This is property number 365580.
Apache, 1 acre. 7540 with 100 down and then 124 a month for 60 months. This is where you're going to build big build big dreams. That's what we're going to do here. And this is property number 375319.
Apache, check this one out. Let me see. How do I make this change? Boom, there we go. Look at this one. You got your uh truck with your fifth wheel out there. 1 acre, $6500. This is your recreational getaway. 150 down and 150 a month for 48 months. This is property number 359821.
1 and a quarter acre lot here in St. Johns. St. John? Hm. Maybe. 40 $4900. That's less than $5000, which you knew that by a dollar. 130 down and 130 a month for 48 months. This is property number 373582.
Cochise, Arizona. Half an acre here, $2,000. Come on. Half an acre, $2,000. Look at the down payment though, $29 down. And then $249 for how many months? Yeah, 12 months. 12 easy payments and it's all yours. It's all yours. This is property number 37 2900.
Gila, Arizona. Gila Gila Gila, Arizona. What is this saying here? Hold on a minute. Okay. Uh this is saying that the property is $2,500. And then when I look at this picture zoomed in, okay? The assessed value the full cash value of the land is $16,000. But they're saying that it's $2,500. So the Ben Franklin property for 30 months, you can check this one out and get all of the details. Glance at that picture even in more detail at property number 373579.
Now, look, I have to address something here because one of the things that people will stop me and say, "Hey hey hey, hold on hold on hold on." If the land is worth $16,000, why are they selling it for $2,500? And the thing about assessed value is that assessed value is what the county says that it's worth. That's how they determine the value of it. At the end of the day, it's what two people think it's really worth. That's between you and the seller, okay? So I don't think that they're wrong and they're not selling you something that's too good to be true because if we go back to that one and this is where I'm going to call it out, okay? If we go back to that one, you can see well, you can't see it now because my head's in the way. Let me make my head go away. Look at this. Look at the bottom number down there. Okay, the bottom number down on says that the secondary assessment is $2,500. I don't really know what that truly all that adds up, but what I don't want you to do is I don't want you to think, "Well, that's too good to be true." I want you to get more information on it. I want you to go to this listing and look at it with your eyes. Go look at it and then determine for yourself what's true and build your own case on that one, okay?
Okay, moving on. 2 and 1/2 acre No, 2.35 acres. Cash price on this one is $9,000. It's $200 down, $200 a month for 59 months. This is property number 373699.
A Mojave 1 and 1/4 acre lot here, $5,500. RVs welcome. Says it up there at top. No HOA. That means no property owners association, no homeowners association. You can basically do what you want. Okay, like literally this county touches Oregon. So, you're right below Or- uh Oregon. You're up in Northern California. Look at the trees. The area here is always so beautiful with these trees. One acre of land is around 8,500 10,000. So, you got to steal here. And it's 249 down and then 250 a month for 60 months. This is property number 370223.

Changing states to my home state of Florida and we're going to Charlotte County, Florida. We have a quarter acre lot here. $18,000. With $299 down and then $295 a month for 84 months. This is property number 343302.
Charlotte County, Florida is located between Sarasota and Fort Myers on the Gulf side of the state. So, you're on the west side of the state. And what I love about Charlotte County, Florida and look, I don't get paid by Charlotte County. I'm not a paid pitchman for Charlotte. I just like Charlotte County. And what I like about it is it you're minutes from the water. You're like 30-40 minutes from the water, max. You know what that means? You also get beautiful breezes coming off of the Gulf. It is just paradise. And you're not in an overdeveloped area. It's still way, way, way underdeveloped. Now, that also means that you get things like this. Look at this. You Look at the Look at the more of the nature that you have around here. Right there, not too far from the from the Gulf. That's what makes this area just so appealing to me. And I hope it does to you as well. But, this is property number 34 3302.
Citrus County, Florida. Now, we're moving north of Tampa, just outside of let's say Ocala on the Gulf side as well. We have a corner lot. It's a quarter acre. 13,200. With $200 down and then $209 a month for 84 months. This is property number 355822.
Jackson County, Florida. 1 acre here. Cash price on this one is 16,500. With $799 down and and $297 a month for 72 months. This is property number 352953.
Check this one out. You know what I like about these listings right here? If you see like the big elevated map there, that 3D map, let me tell you what I like about it. What I like about it is that if you go to this listing, for example, you can get a three of a full 3D view, 360 view of that lot. You can see it in a completely different way, including the elevation. I want you just to go to this listing just to check it out, but this is still a good deal. 1 and 1/4 acre lot, Jackson County, Florida. It's North Florida. 15,500 with 200 down and then 335 a month for 59 months. This is property number 37 347286.
Putnam 1/4 acre lot, 9,000 with 199 down and then 120 a month for 72 months. This is property number 37539 Uh let's do it again. 375343.
Putnam .44 acres. It's 199 on this one. With 549 down and then 423 a month for 84 months. This is property number 28 5495.
Now we're at a 1/4 acre lot also in Putnam. This one is 133. With 249 down and then 199 a month for 72 months. This is property number 34 No, 374342.
Putnam 1/4 acre two and a quarter acre lot. Wow. This is not Putnam. This is Arizona. You see, I got to pull back the curtain here and tell you what happens. What happens is that the sellers fill out this form and they tell us the information, and then sometimes people make mistakes. And this one is not in Florida. It's in Arizona. It's a 2 and 1/4 acre lot, 11,900. It's zero down, 225 a month for 60 months. This is property number 348760.
Okay, moving on. Putnam, quarter acre lot here. It's actually a fifth of an acre. This one's $9,000. With 199 down and 199 a month for 60 months. This is property number 34 uh let's do it again. 374320. Listen, it's it's late in the day. I'm tired. No excuse.
Here we go. A 0.22 acre property also in Putnam. It's $8,000. With 149 down and 149 a month for 56 months. Property number here is 366481.
People will say to me, "You messed up. Why didn't you cut it?" Because we don't cut on this channel. I want you to see I'm a human, you're a human, the sellers are human. We're all human. We all make mistakes. Who cares? We're all imperfect. I'm not editing that. I want you to see the raw. See the raw.
All right, now we're going 7.8 acres, Cibola, New Mexico. It's a big lot, guys. 22,500. It's zero down. And then it's 425 a month for 60 months. This is property number 374054.
Next up, Cibola, five acres. 23,900. Check out the elevation, though. Private five acres at 8,200 ft. You know what that means? It means it's not hot. That means it's not hot. And look at your trees. You got nice weather. It's not hot, and you got trees. 23,900. With 1,200 down and then 342 a month for 72 months. This is property number 36 68 45.
Tell you what, in Florida it seems like I don't know, like we are just a few miles away from the sun. That's how hot it is right now in Florida. But, don't let that dis- the distract you from like looking at a property in Florida if that's what you want. It's just hot. It'll be cold again. Then we'll be complaining it's cold.
Okay, Luna, New Mexico, half acre on this one. How much? $1,400. That's right, $1,400. $42 down and $42 a month for 48 months. This is property number 374988.
Uh Socorro, New Mexico, 1 acre on this one. 4680. $4,680. Come on, for a 1 acre lot. That's $80 down. $80 down and then 100 a month for 46 months. This is property number 370940. No HOA. I want to call that one out. No HOA.
Valencia, New Mexico, quarter acre lot. Quarter acre lot here is $900. Or $3,900 or $39 down and $39 a month for 41 months. This is property number 370948.
Valencia, 1 acre. What's this saying? Neighbors since 1960. Okay. So, I I think this one's kind of funny. I think this one's kind of funny because here's the deal. Uh these two parcels are saying that they've been neighbors since 1960. I think that's when this area was was uh like subdivided. So, you have a 1 acre lot, that means that you have two acre two side-by-side half acre lots, $4,000. It's 125 down and then $99 a month for 60 months. Now, what I think is funny about this is that technically speaking these two lots have been neighbors since before 1960. They've been neighbors since the beginning of Earth. This is property number 375331.
Elko, Nevada, 10 acres. Here we go. 10 acres. Can't afford a house? You can afford land in Nevada. Yeah, you can. It's 300 down and then 250 a month for 72 months. This is property number 369901.
You know, the world the world sometimes the finances get crazy. Stock market does crazy things. The cryptocurrencies, they do crazy things. Oil up and down, who knows? Like we we don't know. Literally, a couple weeks ago we couldn't buy I couldn't fill my tank of gas for it was right at $100. Today it's cheaper than that. Okay, gas prices have gone down. Whatever. It's all It's always changing, right? But I want you to think about that. Put this into perspective for a minute. A tank of gas literally the other day was $99. I think it lasted me a week, maybe 6 days. Look at this. Okay, in a time in which the price of housing is through the roof, you what can you buy for $12,500? You cannot buy a car. Maybe you can buy a used car, maybe. I don't know about that. Okay? And that used car is not going to last forever. $12,500 buys you 10 acres of land. That what's going to happen to the price of land 10, 20, 30 years from now? It's just going to go up. It's just going to go up. That's the way everything is. They say that the best time to buy land was 20 years ago. The second best time is today. Same thing with planting a tree, by the way. Which by the way, if you buy this land, you can go plant your own trees, too. Okay? This is property number 369910.
Another 10-acre lot here in Elko. Make me go away. Hold on a minute. I want to give you the whole view here. Look at this. There you go. Okay, 10 acres 33,950. You can't see the property from the road it said. That's pretty cool. 350 down and 350 a month for 96 months. This is property number 373716.
1 acre in Elko. 12,400. With 170 down and 170 a month for 72 months. This is property number 373522.

You know, when you think about the pricing like this and it's like, I don't know, $359 a month. What is that? 30 30 days in a month? Uh what are you talking about? $12 a day. $12 a day. That's like a Starbucks and maybe I don't know. Maybe So or it's like one of your lunches pa- you can pack a lunch. Think about what you could do with with that. You're like, all right, pack a lunch. I don't know. $12 a day. Come on.

Uh what is this? Hardeman, Tennessee. Quarter acre lot here. $9,000. 200 down and then 186 a month for 60 months. Look at where this one is located compared to the river, to the lake. Rogers Spring Lake. That sounds just lovely. This is property number 354635.
Culberson, Texas, 5 acres. We talked about Culberson before in this particular area and Jeff Bezos being your next door neighbor. You know, it's interesting because the thing about the thing about this land that I think that sometimes people miss is you look at a piece of land like this and you never really know what's going to happen in a particular area. You know, this is bring this back up again. This is Van Horn, Texas. And again, this is where years Jeff Bezos came in and started buying up land in order to build his, you know, space launching center out there. Whatever he calls it, Blue Origin. Okay? Now, what happens to what happens to land in the future? I don't know. Let's see. Number one, guess what they need. They need places for people who are working at Blue Origin to live. What happens to the price of land? It goes up. Supply and demand. What happens if Mr. Bezos decides that like, I don't know, he needs to expand this place. What happens to these lots? We don't know. We don't know. But the only way that we can even be in the market is to, well, own it. And then a little bit of luck. You never know what's going to happen. This is property number 370844.
Look, this doesn't have anything to do with land and look, I I but I want to tell you this story because I was telling this story to someone else the other day and I think it's I think it's powerful. I was to actually tell it to a family member because they were saying like, well, man, you know, you got to be lucky. I'm like, well, okay, I hear you on the luck. But at the same time, it's not just luck, it's also being in a place in a position in which you can be lucky. So, one of my favorite stories about luck that I keep telling myself, this is what the stuff that's in my brain. One of the things I keep telling myself is that, you know that song from Cops? I can't play it, but you know the Bad Boys song? oh Okay, check out the Check out Check out this luck. The The band, it's Inner Circle. Check out how lucky they were, okay? Here you go. They worked hard to put that song on the radio. They got their song on the radio in in Jamaica. It's on the radio, Bad Boys, what you going to do? Don't give me a YouTube strike or anything, please YouTube. I'm just telling everybody what the song is. Now it's singing in your head, you got it. Okay. The producer of Cops, he was creating the Cops TV show. He is in Jamaica. When he's in a cab or whatever, this song comes on the radio. And he's like, "Holy cow! This song is perfect for my TV show." See, they got lucky. But they didn't just get lucky, they got lucky because they were already good. They'd already done the work. And I was telling somebody the other day like it's not about that. It's like putting yourself in the position to be lucky. And then I was telling somebody else the other day about that story and they're like, "Oh, well, that's a lot like land, man, because you don't know where something's going to pop, whether it's I don't know, one of these evil data centers or Jeff Bezos trying to make Blue Origin bigger. You don't know. You don't know where the luck is going to be, but I can tell you one thing, without that opportunity, you're never going to get lucky. And that's where I think about land, too, is like, hey, when you find something that you want to invest in, whether it's for home, bucket one, a place to live today, bucket two, a place to live in the future, bucket three, recreational, or bucket four, you're thinking with a long-term perspective, you got this. You got this. You just got to let some of that fear that you have go away. Cuz it's that fear that's going to hold us back and stop us from getting the land that we want or living the dream that we want, okay?
I'll past in Texas, here we go. Now, look, this this is not >> [laughter] >> This is not 78,000 acres. I can assure you of that. I don't I don't know what what it is here. And look, I broke my rule here. I did break my rule. I'll confess it. Um because I brought my cell phone into the studio. I tell everybody there's no phones allowed in here, and then I just felt in my pocket. But, I'm doing this for you. I'm breaking the rules for you. And this is a 5-acre lot. See, if I didn't have that, I wouldn't know. I don't know why it says 78,000 acres. It's a 5-acre Oh, it says at the top up there. I didn't have to go look at it. It says it dead on, 5 acres. $25,000 with $200 down, and then $262 a month for 109 months. This is property number 369624.
