So, if I could only buy three types of businesses this year, there would be these ones only. And the third one, I think, is the one nobody's talking about, so I'll save it for last.

First up, we got the addiction recovery centers. Why? Well, addiction is an epidemic in this country, sadly. And the market for treatment is skyrocketing. I'm talking $35 billion a year, up 10 billion in just a decade. And thankfully, now insurance companies, they have to pay for it. So, even the biggest players also, they only own like a few dozen centers, which means it's super fragmented. So like little guys have growth potential and yes the money is really good but you're also funding second chances. So every $1 invested in recovery communities get like $140 back in impact.

And second I'd have to go with senior living facilities. By 2040 there'll be 80 million adults over 70 in the US which is wild. So that means an explosion in demand for assisted living. And it's like not just rent, you get diversified revenue streams, care services, amenities, specialized programs, and you can convert like single family homes into small hightouch assisted living homes. They generate like four to 5x the income of a normal SF.

Also, what I think is really interesting and the third that nobody's talking about, it's also tied to an aging population and is covered by insurance and creates recurring monthly revenue and that is sports and injury recovery centers. So from physical therapy to cryotherapy to nutrition counseling, it's actually a booming industry. People are getting older, staying active, and spending big on staying healthy. So, you know, it's the kind of businesses that I think win now and you continue to win for a decade.
